We were relying on walk-in tenants, which has not been a good source for 5-10 years. AppFolio is one-click to post to multiple free websites and syncs with Apartments.com if your company goes that route. Ease of use and great training/help files will keep us with them for years to come. Pros First and foremost, the value of the product. You get everything you need for cheaper than most of the other products out there. For my company, we transitioned from Buildium to AppFolio and instantly reaped the rewards. AppFolio provided us with an inexpensive company website, a quick and easy tool to post our vacancies to multiple websites, and great assistance during set-up. Cons I know some of the more expensive options offer more competitive pricing tools and a little more automation. Also, AppFolio had a few issues (like maintenance personnel not being able to see pictures on work orders using their mobile devices) that took AppFolio a while to start addressing. For the most part I did not find that it was worth the initial investment, it required too much tinkering with to make fully functional, and customer support was often lacking. AppFolio was often overly-focused on rolling out new features, and not focused enough on fixing what was already there. Pros It was pretty good for accounting purposes, although there was a lot required on the back end in order to make it work well for my company. The mobile app was mostly functional (after like 2 years) and allowed me to do almost everything I did on desktop on mobile as well. Cons Mostly everything. It's a simple website, but this has overly complicated things for no reason. Pros Everything regarding the apartment is in one place like paying rent, viewing lease, etc. You can easily click the buttons, and you can log in just fine. Cons The AI chatbot that took over the maintenance request section. It is very difficult to use and seems impossible to be heard when talking to the robot. I had not used AppFolio for 6 years, and when I used it again, it was as a multi-family property manager. The experiences as a customer for each of these asset types was drastically different. I am sad to find out they are next to my Alma Mater. I hope no one from SB wants to work there. My experience is I am trying to cancel and even that has become an epic journey. Pros None there is nothing positive I can say about AppFolio and that should tell you something. Use a pen and paper is easier and more efficient than their software. We used to be able to write an e-mail, or make a phone call whenever we had a concern. Now we are forced to use the AppFolio platform and believe it or not, 100% of our business does not fit into their AppFolio system. The system has some gaps that simple human interaction does not have. Pros It is easy to access from anywhere. It does a good job of storing our HOA's historical records as we conduct business throughout the busy year. Cons Before App Folio we actually had a relationship with our property managers over the years. They actually knew the business side of our HOA. Since AppFolio was implemented a by the management firm a few years ago, the staff has completely lost all touch with our HOA (our condo building). When I manage more units I will most likely switch. Pros I use AppFolio Property Manager for property management. From listing properties, managing leads, processing applications, signing leases, collecting rent, handling resident communications, submitting and tracking work orders, paying bills, to providing accounting and income reports for owners and vendors Cons AppFolio's accounting doesn't sync well with other PM tools, and tasks require too many steps. Customer support is awful, often taking weeks to reach a live person who escalates issues. The system is clear, clean, and easy to follow and learn. A lot of the fields are self-explanatory and the help button is just a click away and the team with AppFolio does a good job with I ask for help. The explanations are clear, concise, easy to follow, and make sense. In the past 15 years, I have used many different software systems to track property management. AppFolio has been the easiest to navigate to get me the information I need and easy to use to manage all my properties. Pros AppFolio allows me to access my tenants and their information with a click of a button. It keeps all data about my tenant at my fingertips and also allows them to know what is going on with their lease, rent amounts, work orders, and other tasks they or I need to complete to keep our relationship working the best. Cons I wish that the tenant's application would stay with the tenant as the entire process progresses. When a person no longer is an applicant, but becomes a tenant and moves in, that application is stored elsewhere in the system. It would be more helpful to have the application stay with that new move-in. The application is always needed for legal issues. The system makes it easy to find but it seems it would be better served to stay within the entire process of the new move-in. For several years we have used it as its minimum abilities but more recently discovered it has many other features that make managing properties easier and more efficient. The online training articles are very helpful and most of the time answer all of our questions. Pros The software was easy to use. I started using it without any training but because I was familiar with several pother software programs was able to navigate through pretty easily. It's intuitive and user friendly. The self help articles are also very handy and most of the time answer my questions. Cons There is a minimum number of units we had to maintain in oder to begin using AppFolio. And a minimum monthly amount to spend. For serval years we had to pay for more than we needed to meet this minimum amount monthly. Because we bill our properties back per unit, our company had to incur the additional expense until we were large enough. Using numerous other property management software, this was my lease favorite. It doesn't offer a lot of resources like Entrata does. But on the pricey side" February 8, 2024 5.0 I still compare my new property management software that we use to Appfolio. There are things I miss about it, but both have their pros and cons. However, with competitors offering equivalent software functionality while also being cheaper, we ultimately chose to switch to a different company for our property management software needs. Pros Appfolio is ubiquitous and versatile in its uses, and its design is easy to figure out and navigate. I most frequently used it for keeping track of rent payments, communications with tenants, track/generate/sign leases, and for tenants to use its tenant portal. We liked that tenants were able to pay their rent at 7-11. Surprisingly, a high percentage of tenants opted to do this as opposed to setting up payments via credit card on their tenant portal. The software itself ran smoothly, had no shortages or timeouts in the 6 years we used it, and didn't take up a lot of memory to run on our computers. We liked the phone app as well. Cons The company I worked for did not use the banking and accounting elements of the software to their full potential, due difficulties with the owners using Plaid via Appfolio to connect to their bank accounts, as well as privacy concerns with other owners who used the software as well. This made accounting/reconciliation difficult. The cost of the software is what ultimately lead us to decide to go with a different property management software. We could get all the same functionalities except two , plus more privacy, for 2/3 of the cost with a different property management software. One thing we really like about our new software that Appfolio doesn't have is the ability to sign documents besides the lease within a Docusign subplatform within the software, which is a feature we really like and will use extensively in our new property management software. For example, we can run credit and background checks through AppFolio, making processing applications smoother. Pros I can't imagine managing rental properties without a management software. I use AppFolio every day to look up tenant, property, and owner information and take notes; enter and pay bills; communicate with tenants, owners, and vendors, and more. Cons I wish you could search for "guest card" (inquiries and leads) info in the regular search bar instead of going into the guest card section first.
