Terrible, except for the help from customer service.

Pros

The two gentleman we spoke with in customer service were nice.

Cons

a. The software is NOT user-friendly. Data input, editing, and overall use of the system is not streamlined. There are unnecessary steps to complete tasks. b. There needs to be more reports and functions. I need other information compiled than what this software offers. I was told I would be able to do it, but was not. It's our fault. We chose the wrong system to utilize. c. There were a few inaccuracies in what we were told in the sales and training sessions that actually did not hold true. The main is that we were told that our tenants would be charged $1 to process payments. Right from the start, they were charged $3 for using EFT payments and $9.95 for debit card payments. d. We were told that the rent payments would reach our bank within 3 business days. That is ABSOLUTELY NOT TRUE. It typically took 6-10 business days. Unless you are a large company, you can't afford this to happen. e. The salesperson was relatively pushy and on the verge of being argumentative with any issues, concerns, etc. that were brought up. He was very convincing with his sales strategy. Again, our fault for choosing the wrong system. f. It isn't typically easy to reach customer service. We had to email or leave a message and wait for someone to contact us. On a couple of occasions, I did not get a response and had to request it again. I feel fairly certain that at the time we were training and setting up the system, there were only two gentlemen in customer service. g. I have my own lease and was told that I could create it in the software. That IS NOT TRUE. There is a basic standardized lease that is stated to be the one "necessary" for our state. Only basic, simple clauses are included in the lease. I couldn't use the function of having tenants electronically sign a lease because the lease that is available is worthless for us.

Here is my testimonial. You are welcome to post my attached picture or picture of my signature block below. What review sites would you like me to post this on? As the owner of BoDo Property Management, I needed a solid platform to build my business. Initially, I signed up with Buildium, but I quickly became disillusioned with their high costs, lackluster customer service, and expensive training fees ($125 per hour). The breaking point came when, after four weeks of trying to get assistance with my e-pay application, I still hadn't received confirmation that my driver's license and utility bill had been reviewed and approved. My mantra became, "This shouldn't be this hard." After extensive research, I discovered Simplify'EM and was immediately impressed. \[sensitive content hidden\] reached out within minutes and fit me into a same-day demo. Despite being a bit frazzled from a typical day in property management, \[sensitive content hidden\] recognized that my time was limited and allowed me to take the lead in asking questions. We ended up talking for almost an hour. Over the past week, I've trialed Simplify'EM and am very pleased with the program. It meets the needs of my tenants, property owners, and my business. The cost is a fraction of Buildium's ($3,756 for two years), as I'm paying just $840 for two years on the 20+ property premium plan with Simplify'EM, which includes a 30-day refund period and UNLIMITED training. They even threw in two extra months on top of my two years. What really sealed the deal, beyond the great customer service, price, unlimited training, and quality of the product, was the ability to get my company, tenants, and owners signed up for e-pay in less than five minutes. The most unprofessional company we have ever used. SimplifyEm charges regardless if their product is being used. All customers are locked into an annual subscription that can't be canceled until it expires. In which you must cancel before it expires to avoid an annual subscription charge that is non refundable. Ultimately SimplifyEm does not care about their customers but money is their upmost concern and importance.

Pros

Nothing. Outdated, no real customer support, and difficult to navigate simple managing.

Cons

The entire system. When needed to help support was given just email response to youtube your issue.

SimplifyEm has made it so that I get paid on time every time by my tenants.

Pros

I love processing tenants through the set up and rent collection. It is easy, secure and quick.

Cons

There are lots of places on the website to get to for managing real estate property, so on a rare occasion I forget where to go if I don't use the feature too often, but SimplifyEm support has helped immensely.

It's still a bit early and because I'm very busy juggling many things, I would say that I feel I have the right software solution for my overall accounting needs for managing our investment property.

Pros

It has be their customer support. I've had many questions and made some errors in setting up my first property. The staff @ Simplifyem has been excellent at providing guidance - special shout out to Alex, who's been very patient and helpful!

Cons

There've been a couple of situations where I felt there could have been easier ways to resolve or reverse some bad choices in set up.
