Pros

The people behind the software is what makes this so valuable. Is we need help with something they are only a phone call or email away. They always get back to me the same day. I love this kind of support.

Cons

The needs of our business keeps changing, keeping up with these changes are hard and sometimes take longer then I would like. I know the developer of the software are working hard to implement the changes.

I came from one of those larger companies, that promise everything and delivered nothing. Since I have been with Liverez they have always been upfront and truthful. If something didn't work they let me know. For me business is more than just business, I want a family relationship. The people that care about you more than there bottom line and want us all to succeed.

Pros

Ease of setup and support doing so. Use of the software is very hands on and if not support is always there. Support is huge for us as we had none with our old company.

Cons

I came here as they are an all in one, as time has gone on they have branched out(which I am excited about) but my cost has gone up adding all these other systems to run my business. However, if I want the top of the line everything, one company can't do it all. I am thrilled with all they do, and glad they allow other businesses to work together with us.

I wanted support!!! I was at a company that shut down my online booking for $85, they earned $700,000 from me a year and shut me down for a clerical error on their part for $85.00. When we needed support for anything, whether urgent or not it was a week minimum to get it taken care of, many times it took weeks. We paid an extremely high amount of money for software that wasn't upgraded often as well.

Pros

We were very excited during our on boarding at the promise of features. Unfortunately, most features that were promised were not functioning properly.

Cons

The new Ignite system has many bugs, making day to day operations very difficult. Support is almost nonexistent after onboarding.

Our experience has been awesome. We love the company, the the support and engineering staff, and everyone we've had the pleasure of meeting or working with. I don't think we could have made a better choice for a platform to support us and out growth.

Pros

The team behind the product! There is a real partnership between us and the software pros that created the platform and maintain it.

Cons

Some of the functions are a bit outdated and cumbersome, but effective. This might be a real hinderance if there wasn't an awesome support team to help navigate thru it.

Reason for choosing LiveRez

I found the features and benefits, for the cost, to be most affordable. Liverez was the only software company that offered to partner with us - meaning the monthly cost was related to our monthly gross instead of a flat fee which was more expensive and harder to make work. The company, its' \[SENSITIVE CONTENT HIDDEN\] and the people we interacted with were way more friendly, down-to-earth, and "family-like" right from the beginning. We still love Liverez and its' amazing people!

My overall experience with LiveRez has been wonderful. From using the software as the GM of another company to setting up my own company with LiveRez, I have found the software and the team to add extreme value to my life as a vacation rental manager!

Pros

I have several favorite features; the website, trust accounting system, the calendar. Everything is easy to navigate and presents very well.

Cons

The only con is within the integration with Airbnb. There needs to be a way to import external OTA calendars to Airbnb to avoid double bookings without having to use a channel manager.

They don't take the time to finish what they start, always off to the next shiny object, but they never seem to complete the one they started. Modules cost extra. They have a small base of users that make direction decisions without the broader input or consideration. This is typical of their management. Management focus isn't in the right direction.

Pros

The dashboard for recent bookings, updating reservations.

Cons

Accounting system is full of holes (additional module you have to pay for), reports don't match owner statements, labor intensive - LiveTrust is a major issue. It takes 20 clicks to enter one expense into an owner statement. Broken. We have to manually back taxes out of reservations from Airbnb because they didn't finish the software with the user in mind, and it has been years.

The platform we were on was more than we needed. At the time in 2013 LiveRez was a good product.

Terrible support. Count on spending hours putting together your case for submission. You cannot report an issue without putting together proof of your issue. They don't resolve issues, but rather close the ticket if you don't respond within a tight timeframe. Difficult when you have multiple tickets open. Spend most of the day managing LiveRez issues.They truly are awful.

Pros

They were good years ago, but their offering has deteriorated to the point it requires so much management and constant system checks. I don't know if its their poor integrations, but default settings disappear without notice and you find out the hard way. DO NOT GET INVOLVED WITH TH IS COMPANY.

Cons

Their new product is a shell of the original. Many "partners" have moved back to the legacy system that was about to crumble under the weight of poor design. That says a lot . . .

\-Huge learning curve-Lots of bugs-Must export data to make sure things are running smooth with your reservations (for example if a reservation is made online and the cc declines you have to run a report to catch it because it approves the reservation and puts it due on the day after check-in)-Double enter property information to use the work order portion of Live Rez-Only one owner can see statements-The legacy system is not hidden causing confusion for those not using the old system-Help files are outdated-Help files do not show many aspects of the system-You cant change a guest on a reservation-You cant have weekday vs weekend rates-You cant send a quote while setting a hold (we have to manually type the quote when the system has all the information it needs to make a quote)-Esign for waivers doesnt work as a docusign should (no way to tell what is still outstanding)-No way to merge guest so to try to find a reservation you have to go into many guest records to find the one you need-Limited reports-Some reports do not work-Tickets with proven issues left open for months at a time-Community boards left with many unanswered questions.The list goes onI am invested and cannot change systems. I am hoping they start fixing issues instead of adding new features.Do your diligence in the software review of Live Rez. I cannot recommend it, I have spent countless hours trying to prove issues and trying to find workarounds.

Pros

I like the way you were able to easily sync in all regarding to your guests and the properties they would be staying at. Everything was very straightforward and easy to follow up with.

Cons

I did not like that they do not offer calendar syncing to other websites. They need to modernize this aspect of the software.

The design is great however many bugs that randomly affect all property management users at the same time. Example: all CRM emails went out to all of our clients at once versus the rule that was set up. We are talking about thousands of emails from our company alone which caused lots of frustration both from our guests, employees and owners.

Pros

LiveRez's design of the software is great and is very easy to use! Training new employees is a breeze.

Cons

It takes a very long time for any changes to the software to be made once they are given to LiveRez. The software is the same from several years ago which is pushing companies to other software such as Streamline.

All features are great! Live Manager is great - our maintenance team says it's much better than the previous software we were with. So much easier to learn...everything blends together!

Cons

Still needing to learn Live Trust better.

I have worked in property management for 5 years now. I was very proficient with my former reservation software but I wasn't getting the full-service I needed from it. When I found Liverez at one of the conferences I was drawn in by real people. They weren't wearing suits and ties and shaking hands. They were having fun and showing off their products. The entire team was in baseball caps and Jersey's. I still think that's why I connected. Because regardless of my excellent website- I'm still one of two small guys managing multiple properties. I'm not rich or famous and I don't have time to fix a tie in the morning. Liverez offers me functions at a glance that I need to know. Sales reports, Reservation Re-caps, the ability to oversea all of my properties occupied calendars- and also easily send guest automatic emails (HUGE PLUS). With my former software I could only take reservations. They had reports but they were so complicated and hard to read- it was easier to create them manually than to try and decode the jumbled spreadsheets I could print out. Another great thing about Liverez is they are listening to their clients- and the industry. This is going to be the key as they go into the future. Other companies that are going under the Homeaway umbrella (which still isn't a bad idea) are working against the evolution of vacation rental management. We are in a new error and the functions we need are not to sync only with Homeaway anymore. Let's face it Homeaway (as large as it is) is not the be-all/end-all of booking properties any more. I think Liverez is a an excellent product because it's listening. And it's growing with me. They often refer to me as a partner. And honestly, I don't feel like a "client." Not because they call me a partner but because they are listening and delivering to my (and other's) needs in this industry.

We changed over to Liverez several years ago and couldn't be happier. I am no expert with software, web design, or computers but they make it WONDERFUL and easy to use. They have come up with and are still creating so many new things that make our lives easier from functioning in all the various departments to our website itself. FANTASTIC folks to work with across the board! Don't know how to work something? It is as easy and fast as an email or phone call away. We love our Liverez Family!

Pros

LiveRez was our 1st Vacation Rental Software that we used other than manual. It was user friendly, and it synced with our travel protection agency which was AMAZING! It assisted us in keeping all of our reservations, unit information, etc in one place! Customer Service was always willing to lend a helping hand when we needed assistance.

Cons

The accounting portion of this software was not the best. We didn't really utilize this portion except for running reports.

Great solution and by far the best I've ever used. I "interviewed" all the top players and determined that LiveRez was the best solution. Over 2 years later, I am glad I picked them as it was a perfect fit. Probably the smartest developers and "nerds" in the business. Every employee at LiveRez thinks of ways to make their product better and help me grown my business.

\* Web Based \* Easy to use \* Integration with QuickBooks \* Seamless integration with website \* Mobile Websites \* Ability to create multiple websites (we have 10 separate sites that all tie into 1 reservation system) \* True "Partnership" business model (its in their DNA - not lip service) \* Great Support

\* Very few. The only con I can think of is that if you grow the business to a large number of properties, the monthly fee can start to add up.

Pros

I was so apprehensive about change, but guess what? Changing over to Live Rez, was the best thing I have ever done that was associated directly with your domain and website work and my future. You really have the ease of knowing you are in good hands and SAM is doing our SEO work. So many companies are taken by fake website companies and once you are burned it is hard to change. I was burned and my domain taken, so go with someone you can trust 100%, I would say GO FOR IT! Once you setup and build this business relationship, all you have to do is keep a professional staff and get ready for the bookings.

Cons

Truly, really do not have one I have quick responses, someone always calls me back or emails within 10 minutes, so these two attributes alone would outweigh any con...

We started our company in 2008. In early 2013 it was time to redevelop our website and take our online presence to the next level. I started shopping for a cloud based reservation system. One that would embrace technology and evolve with the changes in my marketplace. After much research and a trip to their headquarters, I chose LiveRez. Their staff was friendly, helpful and patient with my questions. Although no software is perfect, they continually strive to improve and develop a better product. I admire the passion and commitment LiveRez has for our industry, it's the same passion we have for our owners and guests. It was great to partner with a like-minded company. Almost a year later, I can tell you choosing LiveRez was a great business move. Make the switch...you will be happy you did.

Couldn't be a top vacation rental manager in our market without LiveRez! Love everything LiveRez has to offer - web and mobile design, online bookings, Quickbooks integration, SEO services, automated communication & guest surveys, and linking to strategic partners for online payments solutions, travel insurance, etc. System is robust, seamless, efficient and streamlined. Customer service is top notch - responsive and service oriented. I'm a "Partner" for life!

Pros: We have used several different software systems for property management company, and by far, LiveRez beats them all. Liverez encompasses your reservation system, your website and an accounting system. We haven't found another system that it does it all and does it this well! Cons: If and when we find one, the support team finds a way to fix it. Overall Impression: LiveRez is not only a great reservation system but they are tops in customer service also. They have an amazing team behind the scenes. Liverez is a great product that I would recommend to any professional property management company.

Pros

LiveRez backend software has proven to be very user friendly. The website offers an inviting presentation to visitors and we have received numerous compliments on the ease of use and structure of the site. Our web traffic has more than tripled since implementing the product. Customer support is second to none, VERY responsive and VERY willing to meet needs.

Cons

We have had no issues with this product since we began use.
