Property Manager and Owner Real Estate Used the software for: 6-12 months ### "The Only (Not) a Bank Management System for Landlords" June 18, 2025 5.0 I used to have a bunch of accounts through my personal bank for all my rentals and it became very confusing. Baselane allows you to quickly and easily open more accounts (Security deposits, Bill payments, Maintenance and Emergency Accounts, what ever you need!) You also receive MUCH higher interest than you would in a traditional bank account. The more money you have in the account the higher APY you receive. It will also be a nice bonus for my long term tenant when they move out as their security deposit has been accruing such great interest! Tenants pay their rent online, late fees are automated and my lease is right there for everyone to view and renew. Pros I love Baselane! I use it to manage my rentals and it has streamlined almost everything for me. I am able to collect rent, manage money, have multiple accounts, physical and digital cards and link to my personal banks. You can even create a lease through Baselane- all for FREE! Cons The ability to use recurring transfers is a new feature that is long overdue. The site only recently came out with an app, which is okay but needs more improvement so you are limited to using the online site. Pros Easy to set up and user friendly interface. Features are comprehensive. It's easy to open a ticket if I experience any issues. Cons The only issues I've had so far with Baselane are the banking withdrawal and deposit limits which can be changed by contacting customer service. While I'd like real time customer service instead of talking to a bot, the response time is within 24 hours so very reasonable. The three times I needed answers from customer service, they were prompt to solve my problems. Pros The legitimate way to collect rent and provide the tenants with their login and choice of payments. Also, the checking account has a competitive APY over other business banks. It's nice to use and leave much of the capital in this account without transferring to another. The function I didn't realize I needed was the cash flow and spending analytics by connecting other financial institutions, which then can be exported for a tax preparer. Cons Tenants must have an email to sign up. So, older or technology deficiency people might have a more challenging time. I'm looking forward to the banking to provide checks to use and a mobile app for more streamlined services to utilize. Pros Baselane has helped me and my wife manage our rental property and keep all our payments and expenses in line. Its been a great help for us beginner landlords. Cons Using Baselane on my phone doesn't allow for a lot functionality. I have to log on to a computer to use all the tools to track expenses ect.. The icing on the cake is that Baselane pays a good interest rate on the funds we hold in our reserve account. Pros There are two things I like about Baselane; 1) Baselane pays us a good interest rate on our reserve fund, and 2) It is very easy to receive our rent distribution and send out each partners' individual rent distribution. There are not charges for ACH transfers and we are able to give all of our partners their share of the rent proceeds within a day of receiving them. Cons There is not read only access to the account for all of our partners. Also, while they do have helpful customer support, there is lag from the time of your request for support until someone gets back to you via email. Reason for choosing Baselane Ease of ACH transfers with reasonable daily limits, good interest rate on our reserve fund. Definitely recommend Pros It streamlines the rent collection process online. We were using physical checks mailed to us until somehow did an unauthorized change of address for ownership and then we switched to online rent collection. And they provide great customer support. For now, if a lease starts on the 1st with a 5-day grace period, to accommodate the grace period on the portal, owners must enter a due date for the rent as the end of the grace period, while the lease and other places in the portal indicate rent is due on the 1st.
