Accounting reports that tie out the balance sheet and allow you to drill down.

Cons

Prepaids is a bit confusing. Budget vs actual report cannot do thru the month vs the end of the year without picking up some of the current month. Some CS reps are better than others but overall helpful

Pros

We liked that we could have everything in one place. Also, that the owners of our associations can pay their monthly fee online and not worry about sending payments via mail.

Cons

We wish that some of the features were more clearly labeled. At the beginning it was difficult to find were certain things were categorized.

Everything it has to offer. I believe once I figure it all out, it will be great.

Cons

I am still learning the software, so not much to say but I am still confused. The academy is somewhat of a help, but I feel it is not complete, or I just need to hire and accountant to do it. I am so confused right now.

Buildium on the computer never disappointed! It made managing close to 400 properties easy for our team. It kept everything well organized and made everything from accounting to repairs much easier.

Pros

That it seamlessly allowed me to integrate leases, accounting, properties, and repairs in one place!

Cons

The app that came with Buildium left some to be desired but did it's job well enough. If the app had more features it would definitely be an upgrade.

Simeple and easy to use. Customer service is relatively quick to respond, but if you have basic plan, you are limited to only email correpondence. Overall the buildium costs less than other products but they lacks in reporting options for commercial buildings.

Pros

They are simple to manuever and easy to implement the functions. Overall compared with other products on the market, it is relatively easy to use.

Cons

Many times the system is more geared to apartment/residential type buildings and residential tenants. This might be something to consider when you are commercial property manager since the reporting functions for commercial management are some what limited and not so friendly. I strongly suggest that they implement more functions and reporting options for different types of commercial properties.

Easy to set up, helps to keep track of finances, properties, owners, tenants, basically I can do all in one program no need to use any other.

I can't schedule EFT payment for my customers. I can't add more charges when using Applicants other than application fee I can't modify statements

Because It was not easy to use, you have to enter basically all the accounting manually, It has to be updating often, backing up for hours if there is a problem with the server you can loose all your important data, It messed with payments, delete checks, accounts were difficult to reconcile, had to be connected to the same server and it was very expensive

I have tried many Property Management Software items throughout my career. Still, Buildium offers far more features for the price than any other software, along with the Buildium Academy, and continually updates the software to include more features.

Pros

I like the multitude of features that Buildium offers, with work orders, rent tracking, and accounting among the most helpful.

Cons

In my opinion, Buildium's many features are hidden by an antiquated interface, making it difficult to learn initially. If this interface had a more modern feel, it might attract even more customers once they could see its many powerful features.

### "Buildium has given me the freedom to manage property from anywhere"

I am able to run my entire business from anywhere that I have wifi or service on my phone.

Pros

I like that there is one place that all parties involved can use to run a property management company. I have about 45 properties in three separate towns in Montana and I use it daily for the entire property management process from listing properties to screening applicants, writing leases, maintenance, rent collecting, renters insurance, owner payouts, management agreements, vendor accounting and debt collecting. I had to teach myself how to use Buildium and it was easy because I can just call Buildium support and they walk me thru anything that I need to do.

Cons

The number one thing I don't like is the mobile app because it is not user friendly so on my phone I just go to the website instead and that is a bit difficult. The other thing I don't like is if a tenant pays their rent before the first of the month, it requires some extra work on my end to catch it and then go in and do some accounting changes so that it is allocated to the correct month.

Overall, Buildium saves me a LOT of time and hassle. Having everything organized helps daily life immensely.

Pros

Buildium helps keep everything organized. We have about 70 properties and I cannot imagine keeping track of everyone's rent, leases, contact information, maintenance requests etc without Buildium. I use it almost daily and it makes my life much easier/saves me a lot of time and hassle.

Cons

We have the business version with great customer service. However, I also use it privately and I wish that the customer service was offered to all levels of memberships. Also, it would be great if old applicants could be completely erased. That option does not exist once they've submitted an application and it's hard to filter through all the applicants for a property when there's so many. We do not need to have those on file anymore and there is no option to remove them. Also, the Credit Card fees seem quite high for those paying rent without a linked bank account.

### "Best decision I ever made"

I love Buildium. They followed up a couple times after I made the initial purchase. The people that called me were respectful of my time and interested in my business and how they could help. I couldn’t ask for better. The platform was easy to figure out simple to enter all of my properties, tenants, vendors, and reoccurring charges. I recommend this company often to friends.

Pros

I own my own properties, but I have 60 doors, and that is far too many for me to use a simple accounting software. Of all of the different platforms I have used, Buildium has been the very best. My building managers can all log into this one platform to view and schedule repair requests, add rent payments, and pay vendors. It was easy to set up. It’s simple to add bills. I can pay vendors directly through Buildium. And with the fantastic, multifaceted,reports, I can see exactly how I’m doing on a property without having to search through files or sifting through complicated reports. Buildium has really nailed the business.

Cons

My least favorite feature is the bill pay. When I enter a bill, I don’t like having to click a second time in order to pay the bill. I want there to be a place where I can enter the payment on the same page. If I don’t enter payment then that it should be listed as outstanding, but doing a second click to make the payment and a third click to record the payment is a little inconvenient.

Reason for choosing Buildium

I found the cost of Buildium appealing. Once I saw the demo, I knew it was for me. It looks simple, and it was. It takes all the grunt work out of bookkeeping because all of my building managers are able to enter bills.

Overall, I would say since day 1 of using Buildium I was easily able to navigate through it and udnerstand where everything was. I would say this has been one of the most user friendly tools I have worked with, so if you're looking for a user friendly platform this is it! There's also a ton of features and a lot of ways for one PM company to use this collaboratively which only adds points to it. I've had a really good experience with Buildium, with their support and I can comfortably say I would reccomend them :)

Pros

I mainly work with application processing and screening, as well as applicant/prospect communication. I've experienced other softwares where it's super difficult to track stages or completion of certain "checkpoints" but with Buildium it's super easy! You can customize checlists on the application to easily keep track of what needs to be done and also so your team can easily view the current status. Another great bonus point is the screenings are very thorough and are ready within minutes of requesting them and overall the platform is super user firnedly, all information has a place and I find it really easy to operate.

Cons

Overall I really don't have any major issues with the platform, my only one is the security measure it has in place sometimes while running payments with the same payment method. If it happens to be that 2 applicants submitted a payment with the same card, it requires a small buffer time between each application payment being processed. It's not really a big deal but I'm big on having my "flow-state" so it just kills my vibe sometimes a litte bit, but outside of that I believe strongly that Buildium is a tool that is constantly maintained and updated and there's no major flows to its functionality!

My overall experience with Buildium has been good. It has taken longer for customer support inquiries over the years of use.

Pros

I like that it is online based. Tenants can view their ledger and documents via their portal. Owners also have an online portal they can view their statements and documents.

Cons

Some of the accounting features can be a bit confusing for the user and owners. Like the tenant prepayments, the calculation of management fees, and the owner contributions distribution among a single owner who owns multiple properties (if there is an outstanding balance)

### "Updating Bank Account is a NIGHTMARE - Beware"

I am pulling out my hair over here. I hate even the thought of logging on to the system. It makes my skin crawl.

Pros

Getting ledger for court filings and Tenant evictions

it allows for time wastingNo parking and vehicle data, Tenant can not update their own informationLeasing process is an absolute chore! Don't even use maintenance, its a nightmare!Understanding the accounting - not possible Printing ledgers in a format that is useful for court - not possible, it shows one this on the screen and print something else.Sending messages to all parties that need to see it - what a jokeManaging, deleting, adding and other property tasks like this - OMG - it is soooo bad!Telling these guys you have an issue that they should address to make life on my end easier. I think they take that as a joke! They announce crap development that we do NOT use and announce that as "great and new" . Stuff we suggest is thrown in their trash bin.I wrote a review on Mar 24, 2020, 11:46 AM and since then my suggestions have NOT been addressedThis company and their software makes a mockery of my time.

We have enlarged our client base with Buildium's features thanks to their focus on speed and accuracy with payments, reporting, and accounting ease.

Pros

Online payments are a game-changer. Owner/tenant/HOA access allows each respective person the ability to view important reports and property status in real-time. The property database is completely searchable from anywhere on the site.

Cons

The task feature is a bit wanting. It's good for what it is, but dedicated project management or to-do list applications work just as well or better in most cases.

I love being able to tell our homeowners they have the (highly demanded) option to pay online through the resident portal, that they can also view and have 24/7 access to any important documents they may need (like bylaws, violation notices, various rules and regulations, etc.).

Pros

I love the ease of use whenever I need to update a homeowner's information, or to add/delete/edit files that property managers need changing. I love the automatic email updates, and the ability to include or not to include, the homeowner's on certain task updates. Never have any issues with the program lagging

Cons

My suggestion for this software to make it even better, in my opinion, would be to somehow integrate current open/in progress tasks to a homeowner's main account page. The current process has us looking up current tasks under the task button, and filtering by property and then unit number. This can sometimes be hard to do/hard to locate an address, and takes up a lot of time. I think it would be amazing if when we searched that resident to see if they already have a task open, it would show up on their main page (where we store their phone number, email address, mailing address, vehicle information, emergency contact information, etc.). This way we can look from their "home page" and see if they have an open task, and potentially, what that task is. It would streamline and make looking up current in place tasks, and updating open tasks, a much easier and quicker thing to do.

The benefits of utilizing Buildium for home construction companies are too many to list here. From management being able to see the project all at once and not have to look in different sections. Subcontractors being able to log their hours per project tasks for easy invoicing. Owners with the ability to go on and see how the construction is going, choosing selections, and keeping in contact with management. For bookkeepers the easy integration of Xero and Quickbooks online is fantastic. If you haven't tried Buildium and are looking for a superb property management software, sign up for their free trial and take it for a test drive.

Pros

There are several items within Buildium that by far surpassed other property management companies. The ability to upload subcontractor paperwork and have all the information in one place securely online with reminders set up when expirations or missing information is needed. The ability for everyone with accounts set up to communicate, check on tasks, and proposals all in one place for easy referral. One of the easiest implementations and setups for property management software. But the absolute best thing about Buildium for me anyways is that you can list as much information from sales, tasks, proposals, selections, etc. I truly believe that all companies need to keep as much information as possible on file and with Buildium you can put as much information as you need, place tags for easy reporting, and this information is for authorized users to see. To me, you can never have too much information and it makes is so much easier if you have a person leave and the new hire to move it and look at the information to be brought up to date.

Cons

When I first started working with Buildium I wished that there had been a step by step workflow check sheet because at times I had to go and research if I was entering the data correctly. But that was quickly solved while speaking with Buidium's excellent customer support team members. Finally, I would recommend a Buildium forum where all users can go on and if they have questions can post it to the forum as another user may have had the same problem.

Would not recommend. Its worth it to pay a little more for another program that doesn't always have some glitch causing misbilling's or has a customer service that is knowledgeable and able to assist in a timely fashion with all issues. We would change today if we weren't in a situation where time is limited due to staffing issues.

Pros

It is a online portal that allows tenants to pay online and view their transaction history

Cons

The Customer service is terrible and the consistent inaccuracy for bill backs for service is horrible. They bill the owner for service dates that do not accurately match the funded dates they list on said bills and are terrible in providing the proper information needed to get that information to the owners. Hold times for assistance is always longer than normal and once you do get someone on the line they typically cant help you if its not within their normal "script" to reference for said issue. They just submit a support ticket and then continuously send follow up emails but never respond with a solution to your problem. Just feels like a never-ending circle of buildium confusion.

Our company was new to the online portability so we made a decision with limited knowledge as well it seemed like a good program until we got into it and experience has taught us otherwise.

GREAT. I am overall a happy customer. The helpdesk team is AWESOME! I have never had to wait long for help and they are always willing to stay on the phone with me as long as I need to solve a problem.

Pros

The functionality that you obtain with this product compared to the price makes it the best in class.

Cons

I wish the owner portal and maintenance piece had more functionality. I do not use the online leasing piece because it was cumbersome and problematic.
