Good - difficult in the beginning to reconcile bank accounts. I think when you start a new bank reconciliation it should show up as the next date to be reconciled instead of a current date.

Pros

Tenant Management and ease of use. Payment processing and automatic deposits are also easily reconciled. Report and accounting. The monthly fees are acceptable and is a good value for our money paid. The User interface I have not yet really dealt with. I like some of the bill pay features and warnings of needing id numbers, etc. I am able to use the help features to resolve problems.

Cons

There needs to be some type of register that drafts can be entered and make it easier. We have a lot of drafts and either have to be entered as a journal entry or a check with no number.

Good, helps to have good control of tenants and make their payments easier through the resident center. I can see any outstanding balances at a glance

Pros

The ability to set up tenants, keep control on their leases and see their payment status easily. Payment processing is excellent with tenants having their own platform and provides a good reporting to see my metrics easily. User interface for tenants is excellent

Cons

The user interface for admins could be more consolidated and easy to navigate, with the options being better categorized.

Very good. Outstanding customer support. Sometimes peoples accent makes it challenging to understand.

Pros

Easy to use. Great customer support. Love the range of reports I can run. Good user interface makes it easy to navigate

Cons

A very basic bug was not able ti be fixed. The name of my banking account was wrong. I tried to have the name of the checking account in the banking tab changed and it could not be done. I was not asking for any account numbers to be changed just the name of the checking account. Also dislike the fees charged for ETF transactions

Overall, my experience with Buildium has been very positive. It has helped me stay organized with property management, tenant communication, and tracking tasks. Once I learned the system, it became a valuable tool for keeping everything in one place and running things more efficiently.

Pros

What I liked most about Buildium was their customer service. Every time I had a question or ran into an issue, their team was responsive, patient, and easy to work with. They took the time to explain things clearly and helped me find solutions quickly, which made managing properties much less stressful.

Cons

What I liked least about Buildium is that some of the features can take time to learn when you first start using the platform. There are a lot of tools available, which is great, but the setup and navigation can feel a little overwhelming in the beginning.

We replaced another management company for this owner and had to step right in with no previous knowledge of Buildium or training program available. I found it simple and straightforward to learn on my own, and the phone support is excellent when I have a question.

Pros

Easy to learn and understand with clear instructional information and well designed pages. Great reports are easy to order and read.

Cons

Can't think of anything. I do not have access to all the features, but the necessary portion I use regularly contains everything I need.

Good product and much better than Tops. Support needs improvement. Finding solutions to issues is much harder than it should be. AI can likely help.

Pros

Integrated accounting and building management. ACH billing is good but needs some enhancement

Cons

The requirement of entering 64 individual annual assessment amounts. With 3 unit types it would make sense to have a table that drives unit / owner maintenance, special assessments, etc. We have asked about this for years with no improvement or acknowledgement. This is a basic feature of any database driven product.

My experience with the program once I got the hang of it has been very good. Good guidance videos and written material to help you thru an issue/question you might have.

Pros

Having all the tenant's information in one spot. For example work orders, emails, payment history and making payments online. Also it interlinks with our rentals and advertises vacancies and takes them off when rented.

Cons

I haven't really found anything that I least like about the program. Some things were a little challenging but I got thru the issues by looking up information on buildium.

Mostly good! There has been a slight learning curve coming from AppFolio, but I love Buildium 100% more than I ever loved AppFolio. With AppFolio, I was constantly wanting features to be added, or things to be made simpler. With Buildium, it's basically doing everything I wanted AppFolio to do.

Pros

Simplicity, ease of use. I appreciate that everything important is on the home page and that I don't have to go through various menus to get crucial information. I appreciate how easy it is to add new vendors and homeowners. I like that application fees are not charged until I charge them.

Cons

Mobile support is lacking, and many features available on desktop simply cannot be done on mobile. If they can be done, it certainly isn't easy to figure out how to do them. Additionally, I do not like how adding properties/documents works. For instance, when adding a single house, there is the "property" as well as the "unit," and the photos and documents upload to the two separately. I think this would make sense for apartment buildings, but it does not make sense for houses, where there is a single property AND unit.

Generally a good experience overall. I like the program and find it very helpful in my day to day activities.

Pros

Updates reflect immediately upon entering info throughout the platform, making results available right away.

Cons

There are bugs, examples: when composing an email, the cursor jumps to the body of the email while you are in the middle of trying to type in the subject line. No matter how many times you go back to the subject line, it immediately jumps back to the body while you are trying to type. Very frustrating. Login always has to be done multiple times, because it keeps saying your login info has expired. The limit on how far back you can search past emails is very limiting. These are all frustrating.

The onboarding was great and geared toward the properties needs and follow-up's were always on time and I was presented with a wealth of knowledge in learning the new dashboard.

Pros

Everthing from beginning to end has been a great experience. Ir's a stremlined platform with the ability to streamline tasks.

Cons

Nothing. The offerings of buildium are great for property management. the task of entering the data into excel was tedious but served it's purpose n the end.

Incredible, they are always there to help when there's issues and there are rarely any bugs to fix. It is overall easy to use.

Pros

Texting features, tasks are easily located and key words give easy access to past records. The projects that link a task to another are also very useful to pull up past actions.

Cons

It moves very slowly on older computer models, though it moves very well on mac OS, any other brand with slower processors doesn't do so well.

I primarily work in the accounting side, but I reference the Tasks and Properties sides as well. I have over 30 years of experience.

Pros

It is thoroughly integrated between accounting, tenant, and property recordkeeping tasks. The online tenant portal is very effective. And being able to open more than one session at a time is extremely helpful.

Cons

Some of the data input and lookup functions lack consistency throughout all areas of the software, such when searching for a vendor or property. In some instances a search field is automatically populated as you input the value, in others it requires a subsequent click on a button to affect the search. The accounting side is not as developed as other accounting software I've worked with, but it is still useful.

Overall, Buildium is an all-encompassing property management platform. I used Yardi many years ago and Buildium seems to have much greater functionality.

Pros

I like Buildium because I can access all of the landlord and tenant information, lease agreements, etc. relatively easy. I served as the Maintenance Coordinator for Sunset Property Manager for a year but now act as a Leasing Agent.

Cons

Some links aren't identified as links (e.g. tenant names) which was confusing when I began using Buidium two years ago and sometimes I need to click on multiple links to retrieve the information I need when I should only have to click on one.

It is not the best for reporting in my opinion. There should be more areas for better reports with better details.

Pros

The application links are easy for prospects to fill out.

Cons

The time for the processing fee to process for applications. We are looking 3 to 4 days at times. You cannot merge people together that are moving in. Not so user friendly at times and a lot of steps to navigate though.

For instance, if a payment is submitted late on Friday, it won't start processing until Monday because banks don't process on weekends. Buildium was a program new to me but it works very well once I learned all of the basics and the befits it has to reduce my workload.

Pros

The ease of leasing and payment processing. I don’t have to stress over tenants making payments on their accounts.

Cons

Charged late fees on items that don’t receive lates fees so I have to go in and delete them each day.

I have setup Buildium accounts for three separate Management Companies and have found the team members I’ve worked with to be fantastic each time, and would continue to recommend Buildium to any property management company looking to get a system in place to streamline their operations.

Pros

Customer service and ease of use of the software. Once you have your charts of accounts, leases and vendors in place, using the software is a breeze.

Cons

Some features are not ideal for working with Commercial Properties. Specifically, some of the reporting features and the “resident” portal being a bit confusing to commercial tenants.

We are very satisfied with this program. Very affordable, and keeps everything in line. Separates escrow/property management, gives reports to owners, keeps us in line for leases, and gives automatic charges for monthly set ups. Couldn't be happier.

Pros

It's ability to keep track of fixed lease time frames, and also the set up of the rent roll. Also, Reconciliation is very user friendly.

Cons

The inability to remove past transactions from history that won't reconcile. I have to go through a 3 year old queue, just to get to the current transactions to reconcile every month.

I would like to see an area to add internal comments or notes for work orders and dates of when a work order was reported, if the tenant failed to enter it in the system.

It's better than it was 8 years ago. Now it's possible to do more tasks simply, but still cumbersome at times.

Pros

The ability to move applicants into tenancy directly from the application feature. The ability to compose emails to an entire group or individually.

Cons

Many roadblocks to achieve a simple task. You cannot delete a draft email once you have started to compose one.

Overall it has been a great experience, from onboarding to going live and as we grow, Buildium support is there every step of the way and helps whenever we have questions. The Customer support really is some of the best I have ever experienced with a company.

Pros

Buildium has helped greatly in every aspect of managing our properties. It has been incredibly beneficial as our small company grows, e-leasing and collecting rent has never been easier. The portal is easy to use, and our tenants love it as well.

Cons

There are a lot of different avenues offered with Buildium. At times it can feel overwhelming and like I'm not using it 100% to our advantage.

Good experience overall, especially for accounting, but the lack of automated legal notices is a notable gap for property management.

Pros

The accounting features of Buildium are intuitive and user-friendly. Account reconciliation is as easy as it gets, and the support team is responsive and helpful. I also appreciate the built-in leasing functionality that allows applicants to submit forms via a link - very convenient.

Cons

Buildium doesn’t generate key legal notices like N1 (rent increase) or N4 (non-payment) the way Yardi does. These have to be created and calculated manually, which is time-consuming and increases the risk of error when managing multiple properties.

Very good. Disappointed that I didn't know the contract renews every March and it is a lot of money. If I was told this, I don't remember.

Pros

Customer Support is fantastic. I all ways get help when needed. Easy to contact.

Cons

Not being able to text the vendors so that they can communicate with us. This would make our jobs easier. Seems the program is slow. And, the emails kept longer than 3 months.

Learn more about it by going to your Help & Support menu and selecting Buildium Help Hub, then clicking on the Knowledgebase link. From there, search for "Texting with Buildium." Buildium is contract free, but subscriptions do renew automatically. You can review your subscription details by going to the Account and Billing page in your Settings menu. Hope this helps!

I have had an excellent experience working with Buildium. The help desk has always been prompt and easy to access.

Pros

Ease of use and customers service. I also enjoy the dashboard features and tenant notifications. Customer service help line is great.

Cons

Banking and accounting a little complex and set up was a time consuming. The mobile app could be better and the application process is sometimes cumbersome.
