Overall experience has been great. While I understand profitability and making money the company needs to talk to its customers more and get feedback. For example the ACH thing could have been better received of they would have understood how associations and budget planning works. Increasing in the middle of the year didn't allow any time for any of us to possibly raise our per door fee to unit owners. Charging them per owner is not the right answer.

Pros

Loved that it has free ACH for my associations which has helps us grow. Overall reporting is very good. Sales support (\[sensitive content hidden\]) is very in tune with thing and very responsive.

Cons

The over all way the communication was on the ACH charge wasn't what I would have like to see from a large company. Needs to work on the app more to make it more friendly.

Overall, Buildium has been mostly helpful. Buildium would be wise to give some review and consideration to the additional accounting apps that are being connected through their system to make sure that they are functioning as they are meant to. The normal payment processing of co-owner payments and also making vendor payment is quick and easy. Customer support is always eager to help. I cannot say whether or not it is a good value for the money since I do not use all aspects of the system. Based on the news letters, I feel that it is geared more for rentals than for a condo association that has only 10% rentals, which are only rented through the co-owner of the unit. Therefore, I cannot comment on any portion of the lease management either.

Pros

Buildium is super easy to use for the most part. It has a great layout that is user friendly. For the accounting forms and co-owner forms, one only needs to enter the requested information, everything else is done behind the screens. The speed of transitioning from page to page and updating of information is excellent. Recurring transactions, that on our previous software had to be processed on a certain day of the month, have now all been automated with Buildium.

Cons

Closing work orders is not yet being closed by our maintenance staff, so I get a stack of them to close. I have tried several different ways to just go back to the list. The program will not take me back to the list. The best way that I have figured out how to do it is on the first time in the work orders list is to put in a filter for the work order number, then after closing that work order, go back to maintenance tab, then work orders, then putting in the new work order number. Basically, going back to the beginning for each work order, except that the filter will stay as long as I work on them consistently at that time. On our previous software, there was an option to search for a dollar amount, which was very helpful, especially in the banking area. Buildium does not have that option except to use the computer keyboard functions and only on the current page. When paying a vendor by an EFT payment through Buildium, they each have to be paid separately so the exact amounts so up in the banking area to balance the bank statement. If they get paid all at the same time, Forte will put the total amount into the bank account in Buildium instead of posting them individually. I was unable to link the auto reconciliation for the bank statement because there was an issue with app that is being used for that purpose. Buildium could not help me resolve the issue since it is not their app. There was no support for the other app. The lock-box files from the bank also have to be entered manually into each individual co-owner ledger account. Our previous software allowed that process to be done through a list and searching for the account number.

We don't have many options that work in Candada but Buildium is great! A great update since we needed to upgrade from Property Ware and it it felt familiar but a lot more intuitive, fresher look and user friendly.

Pros

We don't have many options that work in Candada but Buildium is cost efficient. I love that it synchs correctly and easily with all the tools we use. Their customer support is great, whether on the phone, email or chat. Payment processing is somewhat slow but good and accurate. Their interface is sleek and user friendly. Lease management is also nice and practical. I love that is has a variety or reports you can explore.

Cons

I'd love it if you could correct a lease without having to resend from scratch. Payment processing could be faster. And it'd be great that you could give vendors access to upload their bills without giving them access to all accounts which opens a big room for error.

•Overall Experience: Indispensable. Buildium builds trust with tenants through improved communication and transparent services, leading to higher retention. It is a critical, high-value management tool. I found Buildium to be a critically important program that allows me to manage my residents with the same effectiveness and efficiency as large landlords with developed front-office staffs. As a landlord without onsite staff, I can personally stay on top of rent performance, lease management, and service requests. The resident app provides full transparency, which builds tremendous trust. When residents see their rent applied, track their ledger history, and submit maintenance requests that are responded to with alacrity and experience transparent resolution steps, they value their apartment relationship highly. High-value management leads to higher resident retention and supports rent increases. Buildium helps landlords manage and market better and very cost effectively, which builds their brand. Savvy residents now expect the efficiency and transparency that digital management programs afford. I would not manage my property portfolio without Buildium."

Pros

I find the Buildium program and indispensable asset for landlords of any size but especially the small start ups looking to grow their brand image with exceptional service, marketing and resident web-based features. Residents will be impressed by the initial contact with marketing and the application process. Then once a resident, they will enjoy their unique web platform that affords access to everything that is important to them including 24/7 transparency in lease, lease documents, communications, payments and options to pay, as well as reminders. Landlords can manage single handedly from anywhere they live in the world easily staying on top of rent payments, ledgers, service requests and can easily communicate between established vendors and residents. The program keeps trak of everything that is important to landlords all either in a PC or cell phone.

Cons

Opportunity areas are two. 1)The current accounting aspects are not as intuitive as most are accustomed to and there was a long learning curve to use the feature. I wish there was communication with Quicken Basic software as that program offers intuitive easy to use features not yet duplicated in Buildium . This is unfortunate as I still prefer Quicken because use of the Buildimh accounting isn’t ideal. 2)) While linked to Happy Inspections – the link and process is not as fluid and efficient as I had hoped for and somehow images and inspections should be part of the program and not just a partnership add on feature.

I loved Propertyware and found Buildium even easier to use and just as fully featured as I was accustomed to and better value too- it was a most excellent decision. When it came to time to sell property, nothing supports value better than accurate critical property management and lease info digital form all which can be easily accessed for the Buyer. That alone helps support max property sale value. Then the Buyer upon purchase became so impressed with Buildium that he onboarded because he realized my residents were used to a highly sophisticated management platform and anything less would mean he risk resident retention, losing the trust and confidence the Buildium program helps landlords install in each resident.

I looked at many options but ultimately landed with Buidlium. I loved Propertyware and found Buildium even easier to use and just as fully featured as I was accustomed to and better value too- it was a most excellent decision. Pros

Value for money. Allows a reasonable price as you grow your portfolio. The 1099 process and statement of Owner's accounts are pretty easy and straight forward.

Cons

Reconciliation often has problems. I have to unlink and link bank accounts or wait a couple of days for it to get fixed. Always works eventually, so not too terrible. Also, when collecting mgt fees and maintenance income fees, they get charged on two separate account lines and since there is no way to automatically pay them out like a bill, I have to manually transfer those funds through my bank accounts in multiple transfers or they will not match my Buildium Reconcile.

Amazing!!! Buildium nails customer service, handles small and large businesses, and keeps improving with new features- tax season is smooth!

Pros

Value for money customer service I love the user interface. The rent collection is amazing. The reporting is extremely helpful

Cons

The platform doesn't allow me to customize different contract templates- so i cant create distinct leases for my houses and separate agreements for my camper rentals. In the ledger when the tenants pre pay before rent is due the pre payment entries are confusing.

You can access this by going to Leasing &gt; Draft Leases &gt; click the eSignature Documents button &gt; go to the Templates tab. From there, you can create different lease agreement templates depending on your needs. Regarding prepayments, if you have the automated setting turned on, what happens is this: early payments made to ledgers with no balance are recorded as a liability, effectively holding the money off to the side until rent is due. The system automatically creates a charge on the tenant ledger to offset the payment, so that the balance remains at zero. When the recurring rent charge is applied, the system issues a credit to offset the balance the recurring charge creates, which turns the prepayment liability into rent income. This is to help recognize the funds as income in the correct month. Hope that helps! Check with our customer care team for more details.

Tenants love the ability to pay through the app. It lets them make multiple payments and see what is happening any time day or night.

Pros

Love the integration on payments email etc. It gives a quick iverview and you are able to access information at the drop of a hat.

Cons

The way it handles documents. Leases and the way it fills in fields feels clunky. It should know how many tenants and adjust accordingly instead of just leaving a bunch of blank space. You should bbe able to adjust on the fly. Also you enter the appliances and all information but cant retrieve the information for the lease.

The software handles functionally everything we need to do very well. They consistently develop new features and fine-tune existing ones.

Pros

The trust accounting and lease management features are solid, and run smoothly. The user interface is fairly intuitive and easy to navigate.

Cons

There are a few gaps in existing features that could make a big difference for our team. While they have been consistently working on this area over the last couple years, the project management pieces need some work to make them truly functional so that external tools (like spreadsheets) are not necessary.

On 10/22/2025, Vendoroo (our maintenance coordinator integration) was removed without any proactive communication to impacted customers. To restore API access, we attempted to upgrade; the app wouldn’t allow it, directing us to sales. Support initially confirmed Premium 150 at $337.50 now/$375 effective 11/1, I approved conditional on pro-rating, and then they changed the price to $400 “for existing customers.” I have screenshots of my billing screen showing $375 + tax and an 11/1/2025 next charge, plus the full email thread. The combination of no-notice integration removal, blocked in-app upgrades, and shifting phone-only pricing felt like a forced upsell rather than a customer-first solution. The core product is capable, but this experience eroded confidence in Buildium’s pricing transparency and change management.

Pros

Solid core accounting and trust accounting, clean owner/tenant statements, bank recs are reliable, resident portal and ePayments at times bounce back after the already clear and cause accounting issues since we pay owners based on clearing these payments, and the UI is generally stable.

Cons

Buildium terminated the Vendoroo integration without advance notice, disrupting maintenance operations. Then they blocked self-service plan upgrades and forced “sales-only” pricing that didn’t match the published rates. After confirming $375/mo for Premium 150 in writing, support later said it was $400/mo for existing customers—an opaque, moving target that undermines trust (Case #02258492). Escalation required multiple emails and still lacked a clear remedy.

### "I do not recommend this company"

We have been with them for about 4 years, I wouldn't recommend anyone else to go with them. Their cost increases constantly and they say its because of new features - in Canada we can't use most of the features. The software for owners is hard to understand. We are just stuck since we pay large amounts of money for service that we have trained out property managers, owners and tenants on.

Pros

Not much at this time. It keeps the clients information and there hasn't been much down time in the last 4 years. Tenants can pay through the portal.

Cons

Terrible Customer Service, long wait times (50plus minutes),6 price increases in the last 2.5 years. You pay for a years worth of product, and they let you know about changes to it a couple months in advance. Do not get involved with them.

I have been using Buildium for almost 10 years now. For smaller, just starting Property Management Companies, it is an affordable option.

Pros

Community facing website where tenants can pay rent, and owner portal. The tax reporting process is simple and straight forward. Communication with tenants, (text and email) is very helpful. Creating work orders is also an easy process.

Cons

Inspection integration with HappyCo. They changed their application. I cannot get the same reports as before. I used to be able to pay for this (inspections) on a yearly basis. Last time I checked there was still the option to request it, but when I called, I was told no.

Would recommend the others. very good bang for your buck and has so many features you would not find on other apps.

Pros

It is very user friendly. The interface is straightforward via desktop and on mobile devices. So east to adapt to and understand.

Cons

Not being able to search specific keywords or phrases in text messages. I like how we can find names quickly for messaging but the keywords or phrases would be nice so that we do not have to scroll constantly searching for messages.

The service has been great! I am happy to stay with Buildium but hope that some improvements may be coming.

Pros

I like that it is relatively user friendly, easy to look at and understand, and the customer service has alwasy been professional and helpful. I love having so may integrations with outside vendors.

Cons

I find the reports less easy to understand than other platforms I have used. My clients tend to have lots of questions. I also am no at all satisfied with the online Help & Support offerings. I was previously with Propertyware, and it was very easy to type in what you wanted to do, and the system would give you step-by-step instructions. While that exists here, it is limited to seemingly only to most basic of processes. This could be much more robust, which would save time calling the help line. I am disappointed that There were integrations that were not an option because there is an exclusive account already in place with another vendor, while this does not seem to be an across the board policy on your part.

The system requires me to send the same notice separately — first to all owners and then again to all tenants. I would like to request the addition of an option allowing notices to be sent to all owners and tenants at the same time.

Nothing but great. Buildium works great when your portfolio of properties is medium to big size. For bigger management account this is not recommended

Pros

Very easy to use and navigate. The app on the phone is simple to log in for tenants and for the staff, payment processing is live and the features are easily to identify, great value for the money. The customer support I received during the 3 years I used this software was great, tenant management was simple as well as the user interface.

Cons

The accounting side is not line by line as many bookkeepers like to see it. Specially on deposits but once you lear how to find the data then is becomes more managable

Very good. Your customer service team is very knowledgeable, and they always call back when I leave a call back number.

Pros

Lease Management, Accounting, Reports, Reliability. I like that the property management data base is fully integrated with a double entry accounting system.

Cons

I would like to have the ability to make journal entries specifically for accrual basis accounting and specific entries for cash basis accounting. In particular, for management reports I would like to easily spread the annual payments for real estate taxes and insurance as a monthly expense on an accrual basis report.

Until not so long ago, I didn't like the fact that if I assigned another person as a collaborator on one of my tasks, that person could only visualize the information there, but could not make updates. I haven't assigned anyone as collaborator recently, so I'm unsure if this issue still exists. What I'm really not happy about at the moment though is that recently, some changes were made regarding security, which I understand is important. However, since these new security features were implemented, when I use the mobile app, I have been repeatedly signed out of the system while I'm writing an update. When that happens, everything I've written disappears, which has been extremely frustrating. Please address this issue as soon as possible, as in the meantime I've decided to only make task updates from my home computer until this problem is resolved...

Very Good Experience. Everything is very easy to find and use. Reports are great for sending to rental owners.

Pros

Very easy to use, easy to navigate and find everything you need. Beginner friendly, payments easily recorded and eft payments easily sent.

Cons

Wait time for technical or customer service. Maintenance part of Buildium is not very user friendly and hard to mix with tenants, owners and bill out correctly. Owner log in is very hard to find for our owners. Making their own tab or making wording a lot larger would benefit all.

### "Great for residential property management"

I've worked with Buildium for the past 5 years. For the 75% of the time, I love it. It is easy to learn, has lots of ways to upload files and make notations.

Pros

User friendly, lots of resources in the Buildium Library to figure things out. Easy to communicate with tenants- all emails in one place so you can go back to a conversation without plowing through 1000 emails

Cons

Its inability to handle multi year leases and commercial properties. Payment portal should have an end date or "amount of times" payment can be made. Tenants overpay at the end of their lease all the time! I wish the reports were better-more options

Having an end date or number of times option could be worth exploring if enough customers are looking for the same feature. If you haven't already, search feature requests that other customers have submitted by going to the "Suggest a feature" page in your Help & Support menu. If someone else has suggested it, you can add your "plus 1" to it. If not, you can submit the idea for other users to vote on.

My overall experience with Buildium has been so good. We went from no software to this and it has been such an easy transition for not only us at the office but our tenants have had a smooth transition as well!

Pros

How there was an onboarding specialist helping us learn the software every step through the set up process. She answered all of our questions and was so nice.

Cons

My only complaint is that we use Buildium for a commercial portfolio, one of our strip malls has separate fire (street) numbers for each unit. This means in Buildium each unit is its own property instead of being under one property. It isn't a huge deal but just a bit frustrating.

From a client perspective this is ahead of the Yardi accounting system we prevously used, and having the front end viewing ability for board members and owner notifications of fee payments is excellent for a communication tool

Pros

Transparency, and ease of use of software from a condominium managers perspective. Downloadable PDFs, and shared viewing is great.

Cons

response time from customer support could improve. The bundles that are overa and above should be available on the dashboard to view, cost, and initiate.
