How quickly they address my concerns and questions. The techs are very helpful and listen to all your concern and help you no matter how long it takes.

Cons

I Have yet to encounter any Cons with Buildium, so therefor I can't elaborate on this question for now.

Pretty solid. I like it so far more than any other systems I’ve used such as yardi and doorloop. I am glad I got a system training as without it it would be difficult to figure out solo.

Pros

Ease of use. Option to expand into HOA management. Like the texting feature with clients. I like the automation of releasing charges without having to manually go in and send. I like being able to collect management fees thru the system and pay landlords thru the system.

Cons

The user experience could be better optimized visually. Length of time it took to approve for ach and debit/credit payments. Not offering onboarding complimentary. No bank account integration for running applications on prospective tenants. Don’t love the 20 doors or less for the price. Think it should be a higher quantity like 50. Especially because some properties have multi units or I’m managing by the bedroom.

Thanks for your review, Kasondra! You actually can use ePay to receive for rental applications received through your Buildium account. Simply go to Settings &gt; Application Settings &gt; Application Fees. You'll be able to choose which ePay-enabled bank account you want fees to go to.

We enjoyed working with Buildium but needed to change for different options. They offered most of what we needed.

I've been using Buildium for 2+ years and love it. It's much more streamlined than other property management software I've used in the past. Any time I have an issue or a question I'm either a couple clicks away from a helpful video or article OR I know I can speak with a real person in just a few minutes. We also love the portals for clients and tenants!

Pros

It provides everything you need in property management software, while being easy to use. The Buildium Academy and Help Center are unmatched!

Cons

I do wish there was more ability to customize reports. It would ideal to be able to create one from scratch, rather than modify an existing, as the option to modify are not what I need

Overall I am happy. A lot of features I do not know how to use, however that is my fault. I would be very interested to know if they offer live trainings.

Pros

It is a fairly easy way to manage and list rental properties. I like that it pushes rental listings, easy communication, and ease in collecting rent/fees.

Cons

Since being sold the prices went up a lot and I can no longer make a call for help. I need to upgrade for $1000 additional a year. When I open a trouble ticket it takes a while and I find that I sometimes get AI generated answers that are not helpful. Also, they are making money on my tenants purchasing insurance through their site and I do not get a portion of this.

Pros

Easy to use. Communication with tenants is good. Integration with Property Meld. Visually appealing dashboard etc.

Cons

Accounting weaknesses and customer support in the area. Our head of accounting has been trying to get help with an issue for months, and no response or help.

Very good. Your customer service team is very knowledgeable, and they always call back when I leave a call back number.

Pros

Lease Management, Accounting, Reports, Reliability. I like that the property management data base is fully integrated with a double entry accounting system.

Cons

I would like to have the ability to make journal entries specifically for accrual basis accounting and specific entries for cash basis accounting. In particular, for management reports I would like to easily spread the annual payments for real estate taxes and insurance as a monthly expense on an accrual basis report.

Very Good Experience. Everything is very easy to find and use. Reports are great for sending to rental owners.

Pros

Very easy to use, easy to navigate and find everything you need. Beginner friendly, payments easily recorded and eft payments easily sent.

Cons

Wait time for technical or customer service. Maintenance part of Buildium is not very user friendly and hard to mix with tenants, owners and bill out correctly. Owner log in is very hard to find for our owners. Making their own tab or making wording a lot larger would benefit all.

My overall experience with Buildium has been so good. We went from no software to this and it has been such an easy transition for not only us at the office but our tenants have had a smooth transition as well!

Pros

How there was an onboarding specialist helping us learn the software every step through the set up process. She answered all of our questions and was so nice.

Cons

My only complaint is that we use Buildium for a commercial portfolio, one of our strip malls has separate fire (street) numbers for each unit. This means in Buildium each unit is its own property instead of being under one property. It isn't a huge deal but just a bit frustrating.

Pros

In my opinion report and accounting and ease of use are the best options. This reduced my time and increase my production.

Cons

I think the journal could have the ability to include more than one property; sometimes I need to create several journals for a simple entry that could be done directly between the properties.

Pros

Buildium's intuitive database design allows us to manage our 15 unit property entirely in one place.

Cons

The Buildium phone app could be a bit more powerful but that is never more than a minor inconvenience.

Mostly good! There has been a slight learning curve coming from AppFolio, but I love Buildium 100% more than I ever loved AppFolio. With AppFolio, I was constantly wanting features to be added, or things to be made simpler. With Buildium, it's basically doing everything I wanted AppFolio to do.

Pros

Simplicity, ease of use. I appreciate that everything important is on the home page and that I don't have to go through various menus to get crucial information. I appreciate how easy it is to add new vendors and homeowners. I like that application fees are not charged until I charge them.

Cons

Mobile support is lacking, and many features available on desktop simply cannot be done on mobile. If they can be done, it certainly isn't easy to figure out how to do them. Additionally, I do not like how adding properties/documents works. For instance, when adding a single house, there is the "property" as well as the "unit," and the photos and documents upload to the two separately. I think this would make sense for apartment buildings, but it does not make sense for houses, where there is a single property AND unit.

We are very satisfied with this program. Very affordable, and keeps everything in line. Separates escrow/property management, gives reports to owners, keeps us in line for leases, and gives automatic charges for monthly set ups. Couldn't be happier.

Pros

It's ability to keep track of fixed lease time frames, and also the set up of the rent roll. Also, Reconciliation is very user friendly.

Cons

The inability to remove past transactions from history that won't reconcile. I have to go through a 3 year old queue, just to get to the current transactions to reconcile every month.

It's better than it was 8 years ago. Now it's possible to do more tasks simply, but still cumbersome at times.

Pros

The ability to move applicants into tenancy directly from the application feature. The ability to compose emails to an entire group or individually.

Cons

Many roadblocks to achieve a simple task. You cannot delete a draft email once you have started to compose one.

The system requires me to send the same notice separately — first to all owners and then again to all tenants. I would like to request the addition of an option allowing notices to be sent to all owners and tenants at the same time.

Pros

Buildium is phenomenal! It is so incredibly comprehensive for property management, I know it has many features I don’t even use (yet). It covers EVERYTHING needed for successful property management. It is highly reliable - In my 2+ years of using it I can’t recall a single time the system was down or a technology or web “glitch” occurred. Customer service support is also outstanding. I can’t imagine a competing product being better.

Cons

Honestly, my entire experience is only positive. I should have started using Buildium years before I did.

Pros

The ability to set up tenants, keep control on their leases and see their payment status easily. Payment processing is excellent with tenants having their own platform and provides a good reporting to see my metrics easily. User interface for tenants is excellent

Cons

The user interface for admins could be more consolidated and easy to navigate, with the options being better categorized.

Pros

Easy to learn and understand with clear instructional information and well designed pages. Great reports are easy to order and read.

Cons

Can't think of anything. I do not have access to all the features, but the necessary portion I use regularly contains everything I need.

Generally a good experience overall. I like the program and find it very helpful in my day to day activities.

Pros

Updates reflect immediately upon entering info throughout the platform, making results available right away.

Cons

There are bugs, examples: when composing an email, the cursor jumps to the body of the email while you are in the middle of trying to type in the subject line. No matter how many times you go back to the subject line, it immediately jumps back to the body while you are trying to type. Very frustrating. Login always has to be done multiple times, because it keeps saying your login info has expired. The limit on how far back you can search past emails is very limiting. These are all frustrating.

I love the onderful service, functionality, relevance and format of the website. I like the reports as well. Very professionally done.

Pros

I’ve been using Buildium for over 5 years and have been extremely happy with the functionality and the customer service. I’m a very small property manager under 20 doors but I’ve needed the support for applications, screening, accounting and posting listings which Buildium has fulfilled those needs flawlessly. Granted my experience with this type of software is limited but I can’t imagine better support than I am receiving from Buildium. The wait is rarely long and the team has almost always answered my question or guided me to fix my accounting issue promptly.

Cons

I don’t like paying my premium but it’s would be unreasonable to think this support would be free. I’m hope they can keep it at the current rate.

I have setup Buildium accounts for three separate Management Companies and have found the team members I’ve worked with to be fantastic each time, and would continue to recommend Buildium to any property management company looking to get a system in place to streamline their operations.

Pros

Customer service and ease of use of the software. Once you have your charts of accounts, leases and vendors in place, using the software is a breeze.

Cons

Some features are not ideal for working with Commercial Properties. Specifically, some of the reporting features and the “resident” portal being a bit confusing to commercial tenants.

Good experience overall, especially for accounting, but the lack of automated legal notices is a notable gap for property management.

Pros

The accounting features of Buildium are intuitive and user-friendly. Account reconciliation is as easy as it gets, and the support team is responsive and helpful. I also appreciate the built-in leasing functionality that allows applicants to submit forms via a link - very convenient.

Cons

Buildium doesn’t generate key legal notices like N1 (rent increase) or N4 (non-payment) the way Yardi does. These have to be created and calculated manually, which is time-consuming and increases the risk of error when managing multiple properties.
