Like the customer facing portal which makes it easy for tenants to make payments, submit work requests, receive documentation, etc

Cons

Landlord user navigation and experience is not the most intuitive. Could use more 'task-driven' navigation.

Pros

I liked how Buildium keeps everything in one place. It's easy to use and makes managing rent, maintenance requests, and tenant communication much more efficient.

Cons

Since I manage timeshares, some features aren't always a perfect fit for my workflow, which can make certain tasks a little more difficult compared to traditional property management.

So far, it has been a good experience. Very user friendly for the most part and also very easy to pull reports and billing that we need. And the customer support folks are very knowledgeable and easy to contact.

Pros

The Resident Center is very easy to use, so that our tenant can see the progress of the maintenance we do for them and pay their rent. And our maintenance crew loves the app on their phone because they can update their tasks in real time as they are working away from their desks.

Cons

We are not able to set up a recurring preventative maintenance task for multiple years. It's extra work to re-input the task again after completing it.

Overall, my experience with Buildium is positive. It is a huge time saver compared to manually tracking, but there are definitely areas that need improvement.

Pros

Buildium works really well for payment processing and the user interface with tenants. It is easy to use for lease management and saves a ton of time over our past methods.

Cons

It does not have a great accounting system build in. The accounting is very lacking compared to something like QuickBooks and it lacks any export feature as far as I am aware. It is also a bit clunky for commercial properties/tenants.

My experience has been positive. I would pick it again if needing a new property management program.

Pros

I like that in the 7 years I have been using Buildium it has continued to add services and system updates. It is easy to use. I like the customer support. If I don't know how to do something and can't find a tutorial, they are a phone call away.

Cons

I still am concerned about electronic payments. I don't know what we could do to limit the reverses. The fact that you can't edit an incoming EFT is a problem if you need to catagory a payment a certain way or move the date up or back a day.

Used it for over 10 years and will continue to do so. The most common reports i use are the general ledger, income statement, and tenant statements.

Pros

Tracking the expenses by vendor and tracking rent across multiple properties. The ability to generate custom expense reports, and start to see trends over years.

Cons

I use it internationally, and it doesnt have options for multiple currencies , i have to switch all accounts to euros, and back to dollars, depending on what account and property. Also when batch entering id like it to auto populate or suggest the property and expense account from list. It is a little expensive considering i dont use the tax forms, bank synchronization, or tenant portal.

It's functional. I only use it for lease management and data entry to generate owner statements. I also use the.tax filing service. This has been worth the investment.

Pros

I use the Lease management and invoicing features the most. It helps me to keep on top of rents and expenses by property fairly efficiently

Cons

The preset reporting options is limiting, making researching my data difficult. I would prefer an option for report layouts to be customizable .

Buildium has been excellent for tracking payments and applicants. I would highly recommend anyone in property management to utilize this software.

The application section of the software sometimes would lead to errors and not saving the applicants. This was a very rare occurrence.

Overall I'm very satisfied and it has changed the way that I run my business. I am still building out processes and trying to utilize more of the functions.

Pros

That most everything that revolves around property management is centered in one location and connected seamlessly.

Cons

I wish I could have opted in earlier in my investment career with fewer properties, but it wasn't cost effective with low numbers of units. However, that is helpful to keep competition lower.
