Just understand what you are paying for and make sure your business is large enough to 'need' a package like this. Pros Robust program that offers a lot of ability for customization. Cons It is a bit too robust for small and mid-market companies who don't have the ability to pay for the required customization. Yardi is second to last, and eSite is last. It took me two full months to get accustomed to their platforms, which is far too long to figure out a property management platform. Pros It is somewhat easier to navigate after you learn it a little bit. Cons It is a very dated leasing platform. It is not very user-friendly. From the end-user apartment application process to utilizing the inventory module, Yardi Voyager provides a solution for managing units and tenants that is so much better than previous software we've used. Cons Portions of Yardi are considered "more important", so their developers focus on upgrading certain features, while letting other useful objects deprecate. They "a-la-carte" every module and the functions within each module can be limited unless you license everything. The main reason was we could not get customer/technical support. Support emails would go unanswered, phone numbers disconnected or unanswered. Their management team would get involved and still nothing would be responded to or helped. Pros User interface was easy to understand and use. You could create your own customized reports. Cons That is a long list. Rent Cafe (tenant portal) never worked right for our tenants. You could never get two different reports to give you the same answer. Not nearly enough automation options for day to day functions. The primary con was little to no customer/technical support. Even the numbers on their "Support" site were either disconnected or unanswered. Pros What I like most about Yardi is the ability to document everything from start to finish. The ability to have other systems integrated so you don't have to switch often between sites and dashboards. Cons Yardi is a bit complex. While it is not the most user friendly software that I have used, there is good training available for it and once you know what you are doing it becomes easier. I am usually able to find the answer if I don't know where to look for something or a process. Pros I like it for posting charges and revising ledgers. I enjoy how the ledger is set up and easy to read. Cons My least favorite would probably be document management for residents. I have seen it laid out easier. It has some weird workflows in older versions but you get used to it. Cons Sometimes it's not very user friendly. Sometimes it's overly customized to the customer and there is a wish for more standardization so we can work together for better training and resource materials instead of having to write them all yourself as the customer. It is very user friendly. Pros I enjoy different ways to pull up information so that I can easily tailor it to my needs. Cons It can be slow to pull up information during major accounting deadlines. IE rent day, or around the end of the month when the rent is being posted. We have also had problems having our third party tenant portal integrate with Yardi with it comes to Tenant Promotion function. I do have a ticket in and they are researching the problem. Tech support is quite good at times, but I find that they do not look at the documents that were uploaded on help tickets and we waste time going back and forth when all the information was provided at the beginning. The chart of accounts is easy to create and the custom reporting is helpful in disseminating information to particular users. Pros My favourite feature of Yardi is the ability to drill down to the original transaction to see how it was coded and the associated PO and invoice, if applicable. The amount of detail that can be found with relative ease is very helpful in creating financial reports. Cons The inventory management module is lacking and can be drastically improved. I have found the system to be a reliable tool for Accounts Payable, General Ledger and Budget Creation & Management Pros Ease of use is at the top of my list regarding ... our company moved over to Yardi from another Real Estate Management Software about 12 years ago bringing us into the 21st century ... I love the ability to scan invoice images so when you need to refer to it later, it is at your fingertips. I rarely need to refer to hard-copy files anymore. Cons This would likely be report customization - though I could not say if that has more to do with our system administrators than Yardi itself, it can be time-consuming and (probably) costly. The people have been great to work with. Pros It is such a large package that it has everything you need to manage rental properties. Having a Canadian module is a great help too. June 2, 2018 2.0 Pros The pros do not outweigh the cons. 1) One can use it online (same as lots of others). 2) One can use it for accounting AND property management. Not sure what else. Cons 1) Times out "for security" very quickly, yet it requires NO password to sign back on. It's just a nuisance timeout that makes you lose your work OR have to constantly remember to refresh. 2) Slow 3) Clunky system that doesn't really do a lot 4) WAY TOO many pop-up windows constantly opening. Let ME decide if I want a pop-up. 5) Way too many fields that do absolutely nothing 6) It probably can do a lot, but who knows since it's not designed by property managers and has too much non-usable information on every screen (tons and tons of non-used fields). Pros is a very powerful option for property management. It is very user-friendly in the sense that you can manipulate lots of data in different ways, it is organized, and can handle high volume. Cons The software could definitely use some optimization updates. It is designed for use with IE, and does not typically work well with other browsers. The system is completely customizable so that almost any company's business practices can be reflected in the workflow patterns, menu-sets and reporting. Cons Some of the new websites and software that are designed for client access to records are pushing the boundaries of what traditional software providers (such as Yardi) currently have on offer. Yardi are in the process of updating to try and match the new offerings that are available though - although the enhanced features are sometimes within whole new modules and options (such as Concierge) which are additional costs on top of the base Voyager package.
