We have been quite pleased in the decade that we have been using Rent Manager with the product, the support and of course, the streamlining it has provided our business.

Pros

We were among the first to convert to Rent Manager's stand alone version and we continue to use Rent Manager for every aspect of our business (approx. 1000 residential and several commercial buildings). The software is very user friendly and intuitive making it easy to onboard new employees. The comprehensiveness of the online training through Rent Manager University is invaluable for new and long time user employees. We use several of the integrations and are currently looking at adding several more. The allow us to adapt to every changing technologies and industry best practices. The customer/technical support is outstanding. I really cannot say enough good things about the support department. Whether it is technical support or assistance in scripting to help you streamline or create custom reports, they are always extremely helpful and responsive.

Cons

Any cons that we have found Rent Manager has helped us find work arounds for or has upgraded to in their regular updates. I would like to see more options for "batch" operations.

We have used Rent Manager for many years now. It has been a great software for our rental business. It keeps us on track with the variety of reporting options for tenants as well as financial reporting.

Pros

It is a great software for tracking tenant transactions. It is set up to be easy to use and navigate through with very few bugs or issues.

Cons

It does not have a payroll module. Also, some of the reports we used with the desktop version are not an option in Rent Manager Express.

Mixed bag. The software is extremely rich in functionality, but that makes it complicated and difficult to learn. Add to that the fact that we have come across many bugs, and it has been an uphill experience. Hopefully once all of our functionality is properly set up and actually working correctly, I believe this software has the potential to be incredibly helpful in streamlining property management efforts.

Pros

Extremely customizable and robust functionality. Very well set up for manufactured housing property management. Automations are helpful. Tech support staff very knowledgeable and helpful.

Cons

RMX is buggy and seems to have a lot of glitches. The help pages spell out the obvious facts about the screen in question, but don't actually answer questions about how the functionality works nor how it might interact/impact other aspects of the data.

Our business would not exist as it does without Rent Manager. The onboarding and installation was a bigger time commitment than we anticipated, but it was well worth it, and Rent Manager's support team stuck with us through our struggles implementing it.

Pros

What I like most about Rent Manager is that it is, without question, the most complete property management and PM accounting software - and they have the support to back it up.

Cons

It has thousands of features so it is complex, but the complexity once optimized is an incredible tool and business engine.

We used Rent Manager from 2019-2022 then we tried Buildium and TurboTenant in 2023 but they were not even close to being adequate for what we do. Called a few other companies and got called back by annoying sales dudes that did not understand real estate.

Mixed experience. It's better than spreadsheets. I have put in many feature requests over the years, none of which came to fruition. Wish the student housing features were more robust. Student housing is a different animal. I would love to be involved in a focus group on how to tweak the system.

Pros

Customer Support is very good. Reps seem to care and work hard to resolve issues. Rarely a long hold time. I like the app too.

Cons

In trying to convert from RM12 to RM Express there are not any tutorials specifically to guide me through the differences. Many features could be more robust.

Pros

Making adjustments to accounting features is very convenient and easy to do without much additional support needed. The support team is always there to help and are able to assist with anything you need. Overall an excellent way to manage the communities lot rentals.

Cons

I'm not a fan of the late fee structure as it doesn't show up on our end right away when a resident has a late fee added.

Easy to use! I love the search bar. Scripting option is a dream since my company sends a lot of Agreements and letters.

Cons

Sometimes there is a lag while tying an email. Rare, but it does happen. When the lag happens, it does take longer to send an email.

Cons

So far, I have no dislikes. It really is great to have for a rental management. Monthly reports make my life that much easier, and I have been using it for 3 years now.

Great product, great service, great people. Overall happy with the product. It came highly recommended from other users in the industry, and so far, we're happy with it as well. It has made rent collection from the tenants easier as well. The CashPay feature works well for those tenants that don't use online access.

Pros

Support team is very helpful and pleasant to work with. I really like how easy it is for customer support to log into our system and walk me through any changes that need to be made. If there a question that is posed to them and they don't immediately know the answer, they will immediatley ask their team and resolve it while on the support call.

Cons

There are some great features available that make regular daily operations much easier, but they are financially out of reach. In order to get some of the additional features you might want, instead of those features being available a la cart, you have to make a leap to a tier change which can almost double your monthly expense.

Overall, I have had a very good experience with RM. Despite some complaints, Rent manager continues to prove themselves as the right choice for my company. The customer support and drive for improvement make them a clear winner.

Pros

My favorite part about Rent Manager is that they are able to offer customized solutions to my company's complex problems.

Cons

My least favorite part about rent manager would have to be the process for setting up the rmvoip service. I would have liked more direction in using the phone system and how everything works together.

We have been able to save much time by being to to generate templates and automate actions through certain triggers. Our top management team loves the idea of seeing what's really important from anywhere.

Pros

The platform offers strong security features, including role-based and user privileges, ensuring sensitive tenant and financial information is protected. It's a robust suite for accounting, service issues, communication, leasing, and reporting- all in one platform. For an organization like ours, managing complex portfolio, it gives back value through its automation services. The implementation and onboarding process was exceptionally helpful. The continuous access to Expresshelp and other learning materials, like Rent Manager University, provides help to users in my organization to resolve issues promptly. Aside from the unlimited online resources, Rent Manager offers different ways to reach their support team. The TWA has provided transparency, thereby increasing integrity and reliability. The dashboard customization and command launch feature make it very easy to navigate through the system.

Cons

The time difference. Currently, we are subscribing from a different region, so most times it's difficult to join webinars.

The customer service is the best I have ever encountered. Personable, knowledgeable and quick to get internal support for any "new" to them issues. My issue is resolved 100% of the time.

Pros

I love the all-in-one availability of the add on apps that make all our day to day functions seamless.

Cons

Only thing that does not work as far as I am concerned is that we can only have 2 tenants show on our monthly statements. Some of our units have 3 or even 4 tenants all on the lease. We have created an internal work around but would be nice to have the ability to automatically list all tenants.

My experience has been nothing but positive. Their whole staff is professional and knowledgeable. Everyone is nice and extremely helpful.

Pros

Rent Manager is easy to use. When you do have an issue or question, there Customer Services is excellent! They answer the phone and resolve the issue right away. No waiting like some other companies.

Cons

There are a few small extra clicks that I feel can be tweaked. Nothing major. For example, the 1099 button on when you enter a bill, doesn't need to be the 3rd space. I never use it. So I just click past it.

Rent Manager makes its program (easy to do business with) Owner friendly and onsite friendly. Rent Manager offers great training as well. Every property I manage the one thing I require is the use of Rent Manager. Such an effective business solution.

Pros

Rent Manager has provided my company with excellent service since 2013. I find it a great value for the money. Excellent report options. Easy to train on. Best record keeping. The customer support by far is the best of all. I used a couple other software programs in the past that did not offer me the same level of service nor reporting. Our industry is all about time management. Rent manager makes our daily functions move quickly and effectively. I highly recommend Rent Manager. The admin feature allows you to create any fail safe you choose.

Cons

I honestly do not have a concern about anything with Rent Manager. If I have concerns about the ability to do something, I simply call the toll-free support line and am quickly assisted with a resolution.

Pros

I can easily get to the features I need, and they work as expected. It has great features and great price. We trust our business to the data and it's provided great security and peace of mind. Customer support is top notch!

It's so robust, I haven't taken the time to learn everything. I think there are features that could save me time.

I have been using Rent Manager for 11 years and the product keeps improving and simplifying the daily demands of overseeing multiple communities spread out over the Midwest. It allows me to stay on top of the day to day operations, rent collections, violations and be able to provide valuable feedback information to my managers.

Pros

As a regional manager of multiple manufactured home communities across the Midwest it is the perfect tool to track all aspects of the manufactured home business.

Cons

I don't have any cons with this product. Rent Manager provides everything I need to stay on top of daily operations.

Pros

How comprehensive and customizable it is. The system brings leasing, maintenance, accounting, reporting, and tenant communication into one easy‑to‑use platform. The search tools, workflows, and automation options save a tremendous amount of time. I also appreciate how smoothly it integrates with third‑party tools and how powerful the reporting features are.

Cons

There is a learning curve because the system offers so many features, but once you understand the layout, it becomes very intuitive. Any initial complexity is outweighed by how much the software can do.

Over all experience with Rent Manager is 110% all the time. Their sales department is extremely helpful to add and explain all new technology, they will set up meetings over the phone, zoom, or come to your business for training. Rent manager's customer service department is great as well they will help you with all issues and if they do not know the answer they will ask their team leads so that all information is accurate the first time. Best company for Rental management companies.

Pros

Rent manager is a great software for rentals and more. The reporting for end of year documents are helpful for tax season. Tenant management is very important to get them in and out of rentals this system makes it super simple. Customer support is always great and with low wait times.

Cons

Rent manager for the most part is great, I wish the journal entries would be attached to tenant files though.

Customer product support. Is the absolute best!! They are so helpful and polite and never make me feel "dense".

Scripting ... but I'm learning! It has nothing to do with Rent Manager and mostly everything to do with me.

### "Rent Manager Ties Everything Together"

Rent Manager's setup team was incredible, and went a long way into making this system usable for us quickly. They were able to take all the work we'd done prior and incorporate it relatively seamlessly. We had many specialized data sets we wanted to include, that were unique to our line of business; and through a mechanic called User Defined Fields, they could basically create landing spots for any data we wanted. We frequently find ourselves in positions where we think of something we need, and find that Rent Manager is capable of doing that for us. Again, someone on our team needs to know the system well enough to do the up-front work (that's me!), but it's an acceptable outcome to say, "You only need to do the hard part once." A special mention needs to be made here regarding tech support: Rent Manager has an absolutely phenomenal team of tech folks who will make it happen for you, and are willing to work alongside you on setting up whatever you're trying to do. Of particular use is the scripting team - I'm not a coder, so when I want to make a form and pre-populate data, I need their scripting help to get the right info into the right places. I cannot say enough about how positive these support calls have been - a rarity, and a standout feature!

Pros

Rent Manager puts all information - including the interactions between staff and renters - in one place, where everything can be reviewed and tied together. Communication and record keeping is improved significantly by this.

Cons

Rent Manager has powerful automation, but only once you've set it all up. This takes time on the front end, when you're already likely in a position of changing drastically from the methodology you used before. The language of Rent Manager can be, at times, obtuse and difficult to interpret; the difference between the Compose Letter, Letter Templates, Signable Documents, and Signable Templates, for example may seem arbitrary, but you won't find the form you're looking for unless you select the right spot.

Positive. I enjoy the software and think that it will be work sticking with the software because of all the big leaps forward I've seen in the last few years. It is not where it could be, but the RM team is going in the right direction.

Pros

Customer support, customizability of features, and user interface. The product support team is extremely helpful. I like that I can mess around with different settings and create my own custom layouts that work best in my workflow.

Cons

The software is often buggy (Express). I find myself running into a variety of bugs repeatedly. It is also very clear that certain features are underdeveloped. I will open a page like Budgets and see a bare-bones tool that really limits its usability.
