Pros We were among the first to convert to Rent Manager's stand alone version and we continue to use Rent Manager for every aspect of our business (approx. 1000 residential and several commercial buildings). The software is very user friendly and intuitive making it easy to onboard new employees. The comprehensiveness of the online training through Rent Manager University is invaluable for new and long time user employees. We use several of the integrations and are currently looking at adding several more. The allow us to adapt to every changing technologies and industry best practices. The customer/technical support is outstanding. I really cannot say enough good things about the support department. Whether it is technical support or assistance in scripting to help you streamline or create custom reports, they are always extremely helpful and responsive. Cons Any cons that we have found Rent Manager has helped us find work arounds for or has upgraded to in their regular updates. I would like to see more options for "batch" operations. " February 19, 2026 5.0 Rent Manager makes its program (easy to do business with) Owner friendly and onsite friendly. Rent Manager offers great training as well. Every property I manage the one thing I require is the use of Rent Manager. Such an effective business solution. Pros Rent Manager has provided my company with excellent service since 2013. I find it a great value for the money. Excellent report options. Easy to train on. Best record keeping. The customer support by far is the best of all. I used a couple other software programs in the past that did not offer me the same level of service nor reporting. Our industry is all about time management. Rent manager makes our daily functions move quickly and effectively. I highly recommend Rent Manager. The admin feature allows you to create any fail safe you choose. Cons I honestly do not have a concern about anything with Rent Manager. If I have concerns about the ability to do something, I simply call the toll-free support line and am quickly assisted with a resolution. The software is extremely rich in functionality, but that makes it complicated and difficult to learn. Add to that the fact that we have come across many bugs, and it has been an uphill experience. Hopefully once all of our functionality is properly set up and actually working correctly, I believe this software has the potential to be incredibly helpful in streamlining property management efforts. Pros Extremely customizable and robust functionality. Very well set up for manufactured housing property management. Automations are helpful. Tech support staff very knowledgeable and helpful. Cons RMX is buggy and seems to have a lot of glitches. The help pages spell out the obvious facts about the screen in question, but don't actually answer questions about how the functionality works nor how it might interact/impact other aspects of the data. The onboarding and installation was a bigger time commitment than we anticipated, but it was well worth it, and Rent Manager's support team stuck with us through our struggles implementing it. Pros What I like most about Rent Manager is that it is, without question, the most complete property management and PM accounting software - and they have the support to back it up. Cons It has thousands of features so it is complex, but the complexity once optimized is an incredible tool and business engine. It allows me to stay on top of the day to day operations, rent collections, violations and be able to provide valuable feedback information to my managers. Pros As a regional manager of multiple manufactured home communities across the Midwest it is the perfect tool to track all aspects of the manufactured home business. Great support, intuitive interface, easy training... incredible experience! Pros I've been a long-time fan of Rent Manager. No other systems we've used before came close. First of all, their customer support over phone and email is UNMATCHED. Their reps are knowledgeable, polite, kind, and so easy to talk to! Honestly, the reps have the patience of SAINTS! Software customer support is one of the hardest jobs out there, but Rent Manager reps slay! We love all their features, and the "hyperlink-like" interface that allows you to jump around within different parts of the program. Love that you can have a few windows open at once, which many other programs don't offer. We've always felt secure in our cybersecurity with Rent Manager. Their features are robust, tenant and rental management is a pleasure, and they really understand the minds of property managers! Workflows and process management are intuitive and easy to use. I feel so completely that it's worth the monetary value - their support is unmatched, and that's really what counts! Oh - and their training materials? Top notch! From Rent Manager University to the in-program F1 shortcut to get to the support page FOR THE PART OF THE PROGRAM YOU'RE WORKING IN - absolutely genius and so thoughtfully user-centered! Cons Hmmm... I don't know!! One thing - I wish that all Windows shortcuts would work in the desktop version, but that's to be expected when you're remote-logging in. Pros The people at rent manager are great. Every time I've interacted with the team whether it's customer service or sales, they're always very helpful. Cons The number of integrations and updated technology is a little lacking. The differences between the express / 12 version are a bit stark. Cons My least favorite part about rent manager would have to be the process for setting up the rmvoip service. I would have liked more direction in using the phone system and how everything works together. I have always found their support people to be the best part of the organization. They truly are dedicated to making sure you have a great experience. Pros If you are in the property management business you want this software. Not only do you want accuracy in the automations that work behind the scene doing all the things property managers must do (like sending monthly statements, receiving rent checks, attending to work orders, etc.) you want a robust accounting system that is detailed and accurate. Cons The web version still does not have all the features of their remotely hosted service, RM12. Though the web version is the direction everyone is being gently pushed to use, the Windows version (that runs on their servers through Remote Desktop Services) is loaded with features. July 3, 2025 5.0 The customer service is the best I have ever encountered. Personable, knowledgeable and quick to get internal support for any "new" to them issues. My issue is resolved 100% of the time. Pros I love the all-in-one availability of the add on apps that make all our day to day functions seamless. Cons Only thing that does not work as far as I am concerned is that we can only have 2 tenants show on our monthly statements. Some of our units have 3 or even 4 tenants all on the lease. We have created an internal work around but would be nice to have the ability to automatically list all tenants. November 20, 2025 5.0 Great way to track processes, tenant notes and property maintenance. Doc storage & e-sign is 100%! When a new prospect calls or walks in, you are able to quickly enter key vitals, gives the leasing agent the opportunity to "claim" the lead and all members can watch the progress. The beauty part is that if a team member falls short of a close - or leaves the company - the remaining members are able to pick up right where the first member left off. The document storage has proven to be a great resource too but I am most excited about 2 features in particular. e-Signable docs - import ANY form or letter into RM and use their merge fields to drag and drop key information to auto populate into the form and then send it for e-sign. The other feature is MASS TEXTING - oh my goodness! As both a loan originator and property manager I find myself needing to send the same messages over and over and in the past meant - from my cell phone - 1 tenant or borrower at a time. No more! Now I can create a template specific to either group, use merge fields to personalize the message and send them out all at once thru RM! Game changer! Pros Incredible customer service, great document storage, easy to import docs for e-sign, user friendly! Super easy to drag and drop docs and pics right into the Notes section. Mass texting is quick, you can create re-usable templates with merge fields to personalize to tenants. We are using it for our borrowers loans as well and has been fairly easy to create UDF to customize the information required for each new borrower. My favorite part is being able to import (or internally create) ANY form for e-sign! Cons Setup ease is only possible with proper permissions in place from the start. Ensure user access. We are using rmVoiP along with the web version of RM. The softphone set up was tedious even after getting ALL THE PERMISSIONS set correctly on my user profile. The reality now is sometimes the office phone rings thru to the VoiP #, you can actually hear the pc alert you to the call but the rub is that you can't always answer it - using a bluetooth headset as recommended. You are also supposed to be able to make and receive calls from the app on your cell phone. This too has proven to be a challenge - especially when both the cell and pc have competing bluetooths. This app. was already installed and being used when I came to the company I work for. No one to train me on much. So I learn as I go. The choices offered are substantial. There are more choices that i am using at the time but look forward to trying. Pros Rent Manager gives the user many options for the price. The customer support is wonderful. the software is user friendly. The tenant management helps guide me through the process of moving residents in and out. The user interface is easy but even if i cant find what i am looking for the seach box always gets me there. The rental management portion make the rent collection and reporting easy. Cons there is a report that i would like to run but can't seem to find the menu and parameters to make it happen. Have been a RM user for 5 years now, over that time I have been able to scale our operations, add features, integrations and more. Like any software, there have been challenges learning, but nothing that can't be figured out. The platform is adaptable, easy to manipulate and use. I would recommend Rent Manager to anyone looking for a property management software. Pros 1\. Customizable Platform ... from UDF to layouts, the ability to setup the platform for efficiency is critical 2. Customer Support ... top notch, available, knowledgeable, effective and friendly. 3. Integrations .. ability to add in outside apps / integrations for further efficiency. Cons In RM 12 there were limitations with document creation, uploading and such. I like that I can mess around with different settings and create my own custom layouts that work best in my workflow. Cons The software is often buggy (Express). I find myself running into a variety of bugs repeatedly. It is also very clear that certain features are underdeveloped. Support Team is awalys helpful in solving issues I may have. Pros Rent Manager has the option to open multiple tabs without losing sight of any information. The system is very useful to track the work I do. Cons Rent Manager Express is a little difficult during this transition process.
