Would love for them to bring back history recorded calls, though. Their product is awful. They hide the constant extra costs from you, but some of them are basically mandatory like the training program. If you don't use all your implementation hours before your "launch," they just take them even though it's what you paid for, even though you likely still need them. They just would rather take the money. We will not be renewing this contract. Pros There's nothing to like about Rent Manager. I suppose if I had to choose something I would say I'm glad we can text and email within it BUT the filtering function is NOT great for that either. Cons We were sold on this product by an EXCELLENT sales team, but if you prefer NOT to burn your money, buy something else. Their customer support is clueless and half the time they just tell you they'll suggest what you need to development as a change to the program even though that change is BASIC COMMON SENSE and no other software functions in such a stupid way (like that you literally can't print checks in number order--it randomizes them). It is not user-friendly. It is not intuitive. My staff struggles every single day. Deposits are taking me EASILY four times as long as before we had this program. It is definitely better than Buildium. It has everything we need for all the properties we manage across the US. Pros The system is really easy to use. Anytime I have issues, you can call the support number and they will screenshare and help to resolve any problems. My company uses it for tenant management and accounting. I really like the accounting features as it allows you to do bank sync. For as many features as it has, the fees are reasonable. Great product overall for rental management and accounting. Cons Some of the financial reports are not as easy created like Quickbooks. There are work arounds but would like more standard reports for financials. Cons Recently, there was an issue with the function to send emails; however, the support team was helpful when I called. It came highly recommended from other users in the industry, and so far, we're happy with it as well. It has made rent collection from the tenants easier as well. The CashPay feature works well for those tenants that don't use online access. Pros Support team is very helpful and pleasant to work with. I really like how easy it is for customer support to log into our system and walk me through any changes that need to be made. If there a question that is posed to them and they don't immediately know the answer, they will immediatley ask their team and resolve it while on the support call. Cons There are some great features available that make regular daily operations much easier, but they are financially out of reach. In order to get some of the additional features you might want, instead of those features being available a la cart, you have to make a leap to a tier change which can almost double your monthly expense. Every property I manage the one thing I require is the use of Rent Manager. Such an effective business solution. Pros Rent Manager has provided my company with excellent service since 2013. I find it a great value for the money. Excellent report options. Easy to train on. Best record keeping. The customer support by far is the best of all. I used a couple other software programs in the past that did not offer me the same level of service nor reporting. Our industry is all about time management. Rent manager makes our daily functions move quickly and effectively. I highly recommend Rent Manager. The admin feature allows you to create any fail safe you choose. Cons I honestly do not have a concern about anything with Rent Manager. If I have concerns about the ability to do something, I simply call the toll-free support line and am quickly assisted with a resolution. It has been a great software for our rental business. It keeps us on track with the variety of reporting options for tenants as well as financial reporting. Pros It is a great software for tracking tenant transactions. It is set up to be easy to use and navigate through with very few bugs or issues. Cons It does not have a payroll module. The user interface is easy but even if i cant find what i am looking for the seach box always gets me there. The rental management portion make the rent collection and reporting easy. I wish that my company would switch over to RM Express instead of what we're currently using. Pros It's pretty easy to use, and if you're not familiar with it, to me it's self-explaining as you click around - you can see different reports. There is always your support team, which has always been great when I need help or have questions. Cons I hate that you have to use the RM upload folder. I wish you could upload items normally like other software programs.
