Also the service is amazing. Cons The only con is the office accounting has to be done as if I had an extra unit and charge everything there or split charges between properties so its not always even splits between all units even if some take a little bit more care than others. Owner Real Estate Used the software for: Less than 6 months ### "Incredible reporting and robust accounting" December 13, 2020 5.0 Pros I have known many of the founders for several years and they have an impressive record of successful ventures, so I was lucky enough to get invited for an early access trial. So far I've found it to be incredibly intuitive, easy to use and above all the speed with which I can generate my reports is incredible. From a tenant perspective, the portal has greatly improved my communication and allowed me to easily track maintenance requests submitted by my tenants. I'm excited to grow with the product and already see huge benefits implementing this into my business. Cons As I noted, I'm one of the first users to gain access to the system so it's still missing some small features, however after speaking with their support team, even the smallest functionality I will need for my business is on their roadmap to be released over the next couple of quarters. Looks like they're taking on average 7 days from the day the tenant pays before you receive funds. Nobody told me about that when I signed up. I could just get checks and get the funds quicker than using their ACH scam. Pros Door Loop is very intuitive software. It was easy to set up and had videos readily available to learn almost every detail for setup. We have approximately 70 units over multiple properties, the layout of the program makes accessing each simple whether it's tenant or property information. Pros Being able to access the database via multiple platforms whether mobile or desktop is a game changer for our office. The home page modules and the ability to set it up for each user is a big plus. We were able to get up and running much sooner than I expected with both the tech support and support within the program making the transition very smooth. Cons Sometimes, there are several ways to accomplish a task in DoorLoop but only one "correct" way to complete that task without our accounting being affected. We've had to back track quite a bit to correct our accounting because it wasn't calculating properly. Pros Doorloop has a plethora of features that have been critical to our processes and day to day regimen. One of the key elements that makes DoorLoop standout is the amazing customer service. Cons There are a few features that seem to be hidden away and you have to do a little bit of digging to find the right page sometimes, but once you understand the way the website is laid out, it becomes a lot easier to navigate. Cons Processing payments by tenants vary and some have taken over 5 days to process before either being deposited or kicked back if a tenant has NSF. While I get in a way it should increase, we were not aware that it was going to drastically go up. So far, we've had great customer service with technical support and general advice when compared to other property managers. Cons Maybe there are ways to implement these things and I just haven't found them yet but I'd like reminders 30 days before a lease is set to expire and I'd like a reminder to make management fee bills. I have not mastered the bill payments yet and that is user error but I'd like to know if the system offers reminders so I do not have to remember. Before I went with them, I did a ton of research and everyone else was way overpriced. But Door loop offered everything and was not over priced. Pros Features in the program are easy to use and understand. The customer service is amazing and they are always quick to respond.
