Not complicated like lots of the other software we've used in the past. By far the best feature is the customer service. I wish the call in feature was still active. That was vital when getting things set up and extremely helpful when experiencing problems that need a "right now" solution. The call in feature allowed you to deal with issues in the moment which I've found to be extremely vital. Cons Some of the features that have not been fully developed yet. CAM rec would be one that I would love to see asap. Also, would love to see the call in customer service reenacted. I know it has to be a time suck on the company end- but I think its one of the features that made doorloop so attractive. Number 1 reason for choosing/staying was the prompt customer support. Cons It's not 100% user friendly for those without an accounting background and the pricing is a little higher than some others. There are some drawbacks, such as less integration, however I feel Doorloop will continue to improve until they are superior. I couldn't handle Buildium's lack of timely support. Set up was easy and integrated very well. Customer service by far always exceeds my expectations. Cons The only con I have seen with using DoorLoop is that some of the reports could be a bit more customizable. However, I will say they always take feedback and are constantly improving. Our last software took us months to figure out, and cost a fortune for training. After a few painful years, we finally made the switch because they didn't have certain features we wanted that doorloop offered. To say the software is easy to use is an understatement. We only needed two training sessions (an hour each), and felt like we were proficient enough to get going. What took months before, not only took a matter of days. It definitely took the pain out of migration and training. Cons I'm still waiting for the Zapier integration to be fully connected with all the apps so we can start doing some automation with our other programs. November 9, 2022 5.0 We have over one hundred residents - half of them trying to work out payment terms and all of them asking how much they owe. We were creating ledgers on spreadsheets. DoorLoop has organized us in ways we didn't know we needed to organize. Onboarding through Zoom has been very supportive. Pros From the dashboard to the auto-responders for late fees to the tenant portal and online payments - this system has literally changed the way we do business. It was easy to set up, easy to manage, and allows our residents to easily view their ledgers, report problems, and pay their rent in a timely manner. Seriously awesome. It's integration of third party api's like Box Sign, and Plaid for bank connectivity are seamless. These guys definitely outperform the larger, more expensive (and more complicated) legacy peers. Pros The simple and intuitive user interface makes this application very easy to onboard with very little training. Cons It lacked certain critical features specific to commercial real estate. However the data team is working on implementing those features, which will undoubtedly benefit commercial property operators. They assisted with setting it up. Along the way, I had special circumstances and they gladly assisted me with that as well. DoorLoop is a business in a box. Pros Doorloop is a business in a box. The tenant and owner portal, the website, and the tenant screening are amazing. The customer service is A1. Door Loop truly cares, and it shows up in their customer service. The training is top notch and they will also be there to help you each step of the way. Cons I have no complaints or cons about Door Loop. They are amazing, and their team truly cares. Reason for choosing DoorLoop They have everything you need to run a property management business. All the training and all the support. April 9, 2025 5.0 I am truly happy that I chose to use this software package for our property management. I have been impressed with this product from the beginning and I am still HIGHLY please with it after using it for over a year. Pros I truly like the fact that it is easy to use and the tech support that the company provides to it's users. Cons Don't really have any cons with this software. Cons There can be elements of Doorloop that are not intuitive. Also, because they system is constantly evolving, it's not uncommon to come across bugs within the system. We have 35 units mixed between commercial and residential. I suspect once we pass 200 units DoorLoop will no longer be the most economical choice but for our size right now it makes the most sense. Pros The set up process for DoorLoop was very easy. Learning how to navigate has been very straightforward and simple and their support team has been easy to get ahold of and quick to answer. Cons Most of the Cons I've had so far have been user error that the support team was able to help me navigate or that they didn't use unit based accounting but that feature was just added. Not being able to add a tenant without contact info was slightly irritating but we've found a work around. They are always improving based on customer input. Pros DoorLoop has it all. I am a small property management company (manage about 40 doors). DoorLoop allows me to find tenants, screen, sign leases, manage repairs, receive rent payments, pay vendors etc. It's truly a one-stop shop for everything property management. Cons Took a little time to learn the navigation of the system and get it set up correctly. But once we got through the growing pains, it's been easy to use. The customer service and training are out of this world. Cons Would love to see adjustments to support commercial leases - which I understand is already in the works. The entire team is very responsive. Customer service is easy to access and helpful is solving any issues we encounter. Pros Integration with DoorLoop helped us streamline our accounting and internal systems to be more uniform. For example, each rental property was a separate company with it's own chart of accounts. Now all of our companies share the same COA and reports can be generated and compared across companies easily. With the DoorLoop app we also have all property information at our fingertips at any time. Cons Nothing about this software is difficult to use. Pros I think the most impactful part of DoorLoop is rent tracking. It is very useful and convenient to take a quick look and see who has paid and who has not. Cons There really has not been any cons to Door Loop in my opinion. When i do not understand how t do something i send a message to support and they respond quickly and explain it step by step. Having the interface connect directly to my my bank has made my accounting so much easier. The reports are quick to run. I also really enjoy the online help feature. Cons So far if I’ve had any issues with doorloop a quick conversation with a doorloop employee has solved that quickly. I feel like I always have help if I get stuck. Cons I would like to be able to message my tenants directly from their page/account info. I would like to be able to import or create budgets for my properties and create monthly variance reports. I would like the onboarding and uploading of tenant info to also include input from me on what features I would like to include rather than having to figure that out later and make tons of changes. It gets the job done and the technically support staff is there when you need them. Pros The service. The staff responds quickly and is very helpful. Cons The set up took longer to get the Chart of Accounts like I wanted them to appear in the financial statements. I had some problems with the General Ledger report when a new version was created, but the staff had it taken care of by my next reporting period. The rental roll is in real time so making a report to reconcile a detail Accounts Receivable to the General Ledger balance for the end of the previous month impossible. It might work it you remember to do it on the last day of the month. I have to use an excel spreadsheet to get that done. Intuitive dashboards, a lot of different reports. The DL team constantly improves the product and gives the best customer support. Cons Online payments are set up via Stripe - it is taking time to set up auto payment to each account. The bank connection with BofA is not stable, and once a week, you need to reconnect it manually, which, with 30 accounts, takes forever. Cons Sometimes the financial accounting sections are a little hard to follow but that is likely a user error. A customer support person is always a chat or call away to explain.
