The ability to generate e-signatures for leases is a huge plus as well. Overall the platform is very user friendly and I would highly recommend it. Cons The only thing I would like is to be able to send longer text messages for the tenant communications/announcements. Reason for choosing DoorLoop Doorloop gave me an option for the size of my rental portfolio whereas some competitors required higher number of rental units. I have used other software programs in the past and nothing compares. I give them 9/10! I see my business using DoorLoop for a very long time! Pros Everything! But I would have to say that the immediate online help center has been huge for me being new to this program. But also the overall ease of use and super friendly interface. Another major perk is the owner and tenant portals that your clients have 24/7 access to all their financials, rent payments, and maintenance needs. Cons I wish they could update or switch their outgoing payment processor. I do not like checkbook.io and how outdated it feels and looks. Also the processing time with them is too slow. I just end up transferring rents from my business bank account instead. Once we found DoorLoop we felt like we didn't need to hire out for property management any more and took it over ourselves. DoorLoop gave us a lot more freedom and control over our business and that has helped us to grow. Pros The customer service department is amazing. The Tenant portal and Leasing portion of DoorLoop are my favorite and most used features, but I use and love most of the features offered. Cons I have difficulty remembering the correct way to get to the feature I want. February 2, 2024 5.0 Pros There is a lot to list as to why I genuinely suggest DoorLoop to fellow property managers. For one, ease of access and design. In the property management world there is a lot of complexity. DoorLoop solves this by their minimalistic design but in depth features. The customer success extremely fast and always there to answer questions and troubleshoot. I can't say one bad thing about anyone that I have interacted with. Please don't change this because people make companies great and if you veer away from this, it will affect your bottom line! I've seen it happen countless times. Cons I know its coming, and I can't wait, but inspections. It is VERY important as a property manager to be able to conduct inspections of our properties. Right now i am using a third party app to do so which isn't ideal. I will be very excited once it releases! Also, from previous experience in competitive property management software, its important to be able to attach bills and expenses to tasks and maintenance requests. As of now I can only reference them between each other in the notes section, being able to see bills and expenses live in maintenance tasks or orders would be amazing! Very effective tool for our business that helps our team members track and report their individual responsibilities. Pros We needed an all in one solution for residential, commercial, short term, and construction projects. Although DoorLoop isn't made for some of these, it was very easy to implement their features for all of our needs (Their task tracking and accounting are super helpful in project management) Cons Seems like there are some small features that they don't have that would be very useful. For example, no short term rental feature, only month to month or fixed term leasing periods. The task Tracking in DoorLoop was much better, and in general DoorLoop seemed more user friendly and flexible. Switched from [RentRedi](https://www.capterra.com/p/199707/RentRedi/) Was a cheap option that was good for tracking a few residential properties, when we merged the management of all our properties, we needed a more robust flexible solution. March 6, 2023 5.0 Doorloop is an excellent system, but the support staff has helped me use a lot of its features. I am a realtor using it for a small number of rentals, so finding the right, less-expensive, features-filled system was important and DoorLoop is it. Pros Lots of features to make every part of rental management easy! And the support staff makes learning the system very easily. If you start in the middle of the year your work will be 10 times as hard setting up. Customer service is amazing and the reps are very informative. I love that I can get help with any question in the matter of minutes. It accurately tracks all of our shopping plaza and storage unit tenants and takes out most of the work. Do verify all of the lease information entered by DoorLoop for you in the initial set up as I found a few tenants were missing information or listed as being charged the incorrect rent. Fixing it was super easy but just a warning. I would definitely give it a try as they are constantly updating and adding things users suggest and I suspect this product will only get better with time. Pros After setting up your account the software itself is user friendly. It takes a few weeks to get used to everything but customer service reps are extremely helpful and patient in helping you throughout the process. Cons Some customer service reps do not read your questions thoroughly and will send you help suggestions that you have stated to them you already tried. Others are amazing and extremely helpful so I would say 9 out of 10 customer service reps are amazing. I wish there was more accounting based webinars/ help articles going into common problems and scenarios. I also really wish they allowed for you to pay for your doorloop subscription via a bank account instead of Credit Card only. Review Source VP Vishan P. Pros DoorLoop is very easy to use and someone is always available for assistance if needed. They are very accurate and prompt with their responses. There are also many help videos to watch that are very useful as well. Cons I seem to have difficulty with the task section of the program and don’t know exactly how helpful it is. When life is busy on other vectors, I don't have to be checking on what day is is and who's paid what by when, or which leases are signed or renewing soon, or which insurance confirmations I have. I've always hated things like having to personally apply and insist upon late fees, and the software gives me a much more impersonal and even-handed way to enforce policies and rules across multiple tenants. I can immediately see what is or isn't wrong with a quick look at the dashboard. Now that I'm getting more comfortable with things like online signature templates and rental listings, I think it will be even easier going forward. Pros I went from renting out one house to managing 10 rental units in (literally, I'm not making this up) one day. And this was in addition to my Real Job of managing a small manufacturing company. It was a shocking transition and I quickly learned that I couldn't possibly keep track of 10 tenants, payments, late payments, books, etc. by myself and not lose my mind. I chose DoorLoop on the grounds of their customer service and features that simplified my fragmented life, like integrated online messaging, signatures, payments, and other tenant portal features. They also did a great job of helping me set it all up in the beginning, so my overtaxed and overstressed self didn't have to take yet more time to figure it all out from scratch. Customer service has also been great every time I've needed assistance since. Cons It can sometimes be a little complicated for what I need (for example, I do my main accounting in another package), but the more I get to know it, the more I realize that some of the features are things I might use later, or can easily skirt around. Basically, there's a learning curve... but I'm not sure how there ever wouldn't be with a full-featured software package. There seems to be a way I can get anything I need to do done, in a systematic and automated way... once I figure out what that is. Reason for choosing DoorLoop Recommendation from a fellow landlord, strength of introductory presentation, inclusion of features I really needed at a reasonable price point, onboarding process simplified by DoorLoop folks uploading most info from existing leases and property info. Pros It has been an absolute pleasure working with DL. Very well thought off software. The accounting modual definitely beat QB and I am a heavy user of QB. Having everything in one place make it very easy to manage the accounting aspect of PM but also other type of work that I do. I am currently using this software for some of my loan management for example and I cant wait until they open up the API and allow for some customizations because at the point this can even replace my CRM Cons Need open API's pleasse and intergrations, also the ability to customize some of the fields. For example would be amazing if we can rename some of the tabs.
