The hiccups with DoorLoop have been minimal and easily remedied by the simple fact of the company's attention to their customers. The online tools are a tremendous help, the online chat support personnel are extremely knowledgeable and professional. Once up and running, we were not abandoned like so many other programs do. The support continues and check ins from staff continued even after we were up and running. Pros The fact that the owners now can see for themselves the rent information and outstanding balances has been the most beneficial - so far. We have barely scratched the surface on what this product can do and it has already been saving us time, money and energy! Cons There are some items that could be tweaked but I haven't found a feature that falls under not liking this product. After over thirty years of managing rentals the old-fashioned way, we were forced to find a better solution when the person who handled everything became ill. We didn't know what we were doing or how things were supposed to be done. With the help of the folks at Doorloop, we were able to transition to a system that makes everything so much easier and faster to do. Cons Once we grew accustomed to a new way of doing things, our property management has become so much more efficient, the tenants are happy and the owners are happy. This makes managing them very easy for first timers. I do believe the price is a little high compared to other programs, but we find doorloop worth it. Pros The ease of use between multiple bank accounts is a lovely feature. Tracking expenses and i love the reports we can get from a click of the button, like the rent roll. The automated processing and accounting for rent payments is help. We also find the "Connect to Bank" feature helpful with reconciliations. Pros DoorLoop makes it easy to access all of your property management needs in one place. Cons We have had a few issues here and there with the payment processing, but they were resolved. We are still using QuickBooks desktop for the first year as we onboarded after the first, to ensure accurate financials. I hope to move our accounting over to DoorLoop completely in 2024. Cons They have been evolving and some of their base processes change. They do it for improvement, but it is difficult as an existing user to change processes on the fly. It has helped me organize all my properties. Pros It is a user friendly for people who need a software to help hold all real estate documents and be able to allow tenants to pay their rent through. I use the website and app on my phone, as they are both very useful. Customer service is a plus, they are always there to help on chat or zoom. Cons The third party merchants they use can be difficult to work with, but they have since change merchant. The support has made the clunky transition between PM software way less daunting. Pros I was drawn in by the aesthetic and features of the platform, captivated by the intuitive, simple, and effective features, and wow'ed by the above and beyond customer service. I was previously using quickbooks and it was a little clunky and relative overkill for what we needed out of our accounting software. This simplified the process while consolidating the management side of what we needed. Having multiple properties across multiple LLCs manageable from one screen is already a big time saver. Cons Most of the features that are missing are currently being added. One things I would be interested in seeing is a way to pull information from receipts to auto populate into bill pay fields (though, I realized this is a feature that is a bit more complicated to add). The fact that you can attach photos and documents to each bill satisfies that for me. The main drawback was my having limited time to learn the new software. But that's on me. :) Pros It creates a central location for all tenant/landlord communications. June 28, 2023 5.0 100% Top notch. I love it. Pros The product is very easy to use for both the tenant and the landlord. During the demo call I was expecting them to tell me at the end and I'm glad they did. I did some research prior to booking a demo but doorloop stuck out the me the most. When I heard that we could have 20 properties under one account for one price, I was sold. We have the intention of building our real estate business to over three homes this year and to find out that I could use one price for 20 properties, that was amazing. Once I actually paid for the system, I had amazing help from the staff at Door loop, Constant support, and it's just so easy to use! I will be keeping Door Loop for a very long time! After paying for this service, renting properties to tenants have been a breath of fresh air. There is so much stress that we no longer have to deal with. Cons Honestly, as of right now there's nothing that I can say that I do not like about door Luke. They have been such a great service to me and it has helped me out a lot. We were dealing with a tenant that always paid late and since door loop has came into our business, it's been a breath of fresh air. However, what makes DoorLoop superior to other options--is the company and their customer service. They want to hear your feedback and always have new updates being released to further improve an already great software. If you run into issues, or if any of your clients/tenants have issues, their support team will always make themselves available to you, your clients, or tenants. Cons The biggest problem I have with DoorLoop is not being able to delete inactive bank accounts and other inactive things like past tenants, old prospective tenants, and old properties. Cons As with most applications, it takes some practice to learnthe nuances of the system - ensuring payments match with charges and automating deposits required some practice to ensure cash flows match. We started with task tracking as a priority, but their lease management is good and their tenants portals with the easy set up is terrific. Cons Sometimes there are reports we are like that they do not yet offer but they are slowly getting them all there. Sometimes how they associate things takes awhile to get comfortable with. Each member of our team can log in and view rent paid, rent due and repair requests. Having it all in the same place is priceless. Cons I don't really have anything I don't like about doorloop. There are upgrades often so many issues are addressed as needed. Reason for choosing DoorLoop I checked many other systems out and Doorloop has everything we need in one and the charges seem to be less overall for what we needed for our business. It is easy to use and has clear menus to move about. Being in a browser based software allows me to use duplicate windows so I am on multiple screens at the same time. Pros The excellent customer service has been the most important feature for me. Any issues I encounter are usually easily solved by chat. For more complex questions I can book a one-on-one meeting. Pros The robust, but easy to use, accounting system was my main draw to DoorLoop, but I have been pleasantly surprised by rest of the features. Owner and tenant portals, customizable website, using my own California Association of Realtors leases, and organization of my properties has been a pleasure. The customer service has also been wonderful. From my rep, AJ, who patiently explains everything to me, to the help bubble online. Even AJ (a different AJ from my rep), who took care of my website, is very easy to work with and EXTREMELY helpful. He sends me personalized videos of how to fix any issues I create on my site AND fixes them for me. I am not an accountant, have never wanted to be an accountant, and do not like accounting, but DoorLoop makes the process painless, for which I am very grateful. Cons I manage both short and long term rentals, so I wish the website was able to add a date feature to search for homes. Since I do not manage that many properties, this is not a huge issue, but if I grow much bigger, I think it would be a nice option to have. Pros I most importantly love the customer service. if you have an issue you cant figure out you hop on to the chat and they help you. if it is a more complex issue you schedule a zoom call and they walk you through it. There really isn't a better way to summarize the system. Pros There are way too many things to list that I like about Doorloop here, but the short answer is simplicity. The system is designed to be used by anyone, and implementation is fairly straight forward, and the customer support/onboarding ROCKS! I have used other sytems 10x longer than Doorloop, and still struggle to find my way through other systems. Doorloop is the easiest to use, simplest to implement, and best supported product on the market from what I can tell. Cons My only complaint about the system is some of the menus are a little clunky between different portfolios, especially around storing leases. This is largely a end user issue once you understand the system, but it is one of the few things I had to bug support about (and they answered it thoroughly). Any time I have had issues, support is there for me! Pros Starting with finding the right tenant all the way to paying the owners, doorloop is the one stop shop I needed to start and grow my property management company. The constant upgrades and evaluations have kept me happy. I will gladly be staying with doorloop! Cons I have to keep an active property specifically for "viewing application". I want to do a basic screening for prospects before letting them in to see a home. This is a work around that does cost me to do.
