The whole staff has been very pleasant to work with. Having a personal training person has been very appreciated. He has checked on my progress, kept in contact with me and made sure that the transition to DoorLoop went smoothly. I have enjoyed the webinars that I have been able to attend. The information was very helpful. I would recommend DoorLoop to any property owner or manager.

Pros

I have worked with DoorLoop for a year now. I have learned a lot from this program. It keeps excellent track of all of the rents, payments and financials for me. It has eased the management of my rentals. All the updates they have done over the last year have made the whole programs even more efficient.

Cons

Very few things that I don't like. I wish units would be separated on the owner monthly report, for ease of identification.

### "Great UI and new features added frequently."

DoorLoop has really simplified our property management, first in collection of rent, second in accounting of rent, and third in having a centralized place to manage so, so much. I was initially looking into a separate accounting system that could report by project, but DoorLoop already handles everything we need in that regard. Simple reporting for our accountant made tax time a breeze.

Pros

DoorLoop is an already great product with a very smooth, modern interface and the company keeps adding features, including some I didn't know I needed until it arrives! :-) Best of all, the support is exceptional.

Cons

The company-wide vs property-specific settings can sometimes get confusing because there are so many options. Also, a few features are hidden gems that take some effort to ferret out. The support is fantastic, and they sometimes reply after hours, but posted support hours are limited, especially for people on the other side of the country.

The interface was attractive, the price was right, and the company was doing the right things in the right way to provide an encouraging outlook.

### "50 Units- New to Doorloop and Loving It!"

It has been great to move to software management, but I did need to have accounting help.

Pros

Live online updates to rent payments, maintenance labor charges and credit card expenses, once assigned to a unit. It used to take me 1-2 months to tally how much we have spent on a unit, now I can get it real time, which is powerful!

Cons

It was a daunting task to add in all expenses for the year in October when we started, but now it is just the monthly up keep, which is not bad. I wish there were additional ways to pay online for those that do not have bank accounts. The 3% credit card fee is not agreeable to tenants.

We are a small real estate investment business that is growing. We needed to move away from the manual and paper way of doing business to expand and provide a better solution for our tenants. DoorLoop hits the mark to get make that transition and get started.

Pros

The UI is very intuitive and the features cover most of the necessary aspects of owning and managing a rental property.

Cons

Communication with the tenants. I like the ability to make announcements, but it would be even better to have threaded discussions with the tenants where the communication can be tracked and referenced later. The other piece that is missing is connecting with Furnished Finders \[SENSITIVE CONTENT\] for posting rentals and managing communication. The mid-term furnished rental market is not being served by any property management software. We require a blend between short-term and long-term features. Everyone is going after short-term (AirBNB) and long-term. There is a huge market for this and a giant void.

Pros

At Victor Management, we've been using DoorLoop, and it has truly simplified our property management processes. DoorLoop makes it easy for our tenants to pay rent, access statements, make work requests, and engage in mass communications. These features align perfectly with the diverse property portfolio we manage, including short-term rentals, multi-family units, and commercial/retail/office spaces. DoorLoop has become an integral part of our operations, and we highly recommend it to anyone in the property management business. It's been a great addition to our toolkit.

Cons

The features I believe that are missing are the ability to have to bank accounts connected to a property:- One for rents- One for escrow funds

Doorloop has streamlined our daily workflow in many ways. The best part of working with Doorloop is the customer service. STELLAR!

Pros

It comes down to service. Our previous provider lacked quality customer service. Doorloop is a breath of fresh air. They truly go out of their way to make this product the best it can be and to assist in training. The ENTIRE team is amazing. Special kudos to \[SENSITIVE CONTENT\] who consistently overcome hurdles we have faced and make this product perfect for our organization. \[SENSITIVE CONTENT\] makes is clear on a daily basis that his job doesn't stop with sales, he has become like a friend and he goes out of his way to be helpful! \[SENSITIVE CONTENT\] is the best, always sticks to his promises and figures out new ways to impress us on a daily basis!

Onboarding with a new software after 8 years with our previous company was tough, but Doorloop went above and beyond to walk us through every step and make it so much easier.

We are very happy with DoorLoop. It makes it easier for us to track charges and payments, as well as giving us access to a professional-looking statement for our tenants. Very happy with the online payments.

Pros

We love using DoorLoop to track rent charges and payments. This is the bulk of what we use it for. We do not yet use all of the accounting functions. It automatically posts the charges along with any late fees, and notifies the tenant of those charges. I love that it gives our tenants the ability to pay online, as so many things are done this way nowadays. They even have the option to pay with a credit card if necessary. I can print a statement any time, easily access copies of invoices, and add notes to their account.

Cons

We are a small property management company, so we probably use DoorLoop differently than others. Tenants are responsible for utilities, but our City requires the landlord (us) to keep utilities in our name. So, we charge the tenants to reimburse. Currently there is no way to post the charge and include an attachment of the bill that THEY can view in the portal. We have to create a separate communication and include that bill. So I'm doing everything twice. Also, I wish I could filter the lease search by property and also by "active" leases. Currently, it auto sorts to the tenants first name and if I set a filter for active leases, it still sorts the same way.

Solving having all of our software in one place. Its nice to have doorloop to go to for all of our management needs.

Pros

Product is easy to use overall. The display is nice, looks good and easy for tenants to use overall. I never have trouble finding what I need in the system

Cons

Sometimes the app is not accurate, or the search bars dont work in certain tabs of doorloop. Sometimes tenants say that they arent recieving notifications from announcements as well. Also would like character count to go up.

Pros

The product is fairly intuitive and has role based access that can be customized for various users of the system. The customer support is great and the online help and training is very good as well. The doorloop team takes time and quickly answers questions/concerns. The product is also improved regularly with new features and options made available nearly monthly.

Cons

The one feature I miss would be the ability to move a tenant from unit A to unit B during the lease period. This may be an edge case but I have had a few times where a tenant had to move to another unit but kept the original lease - doorloop requires you start over on the lease to accomplish this at the moment.

It's been up and down. Coming from appfolio, the transition wasn't the best... but it wasn't exactly any one person's fault. Our entire database wasn't exactly "ready" for the whole transition. It was underestimated.

Pros

How much detail is shown about leases, and options within tenant pages.

Cons

The lengthy animations of dialog boxes sliding and moving, as well as the inability to press enter, or space to be recognized as a basic left click for whatever box is selected.

Reason for choosing DoorLoop

We hope that DoorLoop continues to meet our needs. We still have a couple of needs yet to be met, but that's more on the accounting side, and I, personally don't work very much on that side of things.

It has been a pleasure to work with all the DoorLoop employes. The online help has been outstanding.

Pros

DoorLoop has a great global search. Once we research all the varied functions and understand how to use them, they provide a multitude of various reports that can be easily pulled up & printed. The online support is the one thing that outshines the other companies that we have tried. DoorLoop responds to inquires immediately & follows through on a personal level until we fully understand the answer to our problems. If we have a problem that is not available with DoorLoop, they look into integrating a solution for our problem.

Cons

When we print un-paid rents reports, it would be helpful to have the phone numbers of each tenant listed.

My experience has been stellar. Whatever issues I have had are overwhelmingly made up for by their amazing customer service/support. I'd do it all over again if I had to.

Pros

It's a great and robust platform. Like anything, there's always room for improvement. And I'm looking forward to every improvement they make. However, by far the best feature and benefit is their AMAZING customer service and support. They have been very accessible and extremely patient with me. Their accounting knowledge has been very helpful, as I had very little of my own and don't enjoy it. So their help allowed me to get over that hurdle.

Cons

Setup and learning some of the procedures was most difficult for me. Set up was really my fault, as I was busy to and it takes time. Learning the procedures is really due to my lack of accounting lingo. Some of the steps weren't as intuitive as I'd like. But again, it's likely due to my lack of accounting jargon.

Most intuitive and seemed like the best to go with if I considered the best end in mind for my business. Plus, again, their support is great.

Since I have been using DoorLoop it has saved me time and time is most important to me when working for two companies. It has been such a help and I love that DoorLoop automatically generates tenant Rent's without me having to enter them manually.

Pros

It is easy to use once you go through the training. It's accurate, time saving and well worth software. You won't be disappointed.

Cons

The training can be very long with learning certain things and there are a lot of tabs to click in order to get to something.

I wouldn't be able to effectively perform my duties as a property manager without this system. It would be archaic to do it how I did it 15 years ago (spreadsheets, etc).

Pros

The cost and the initial introduction to the product was very professional.Once I began using the system, the online chat for assistance was critical. They have helped ease me into the system and I still have so much to learn.

Cons

I am sorry I can't incorporate lease preparation in this system.

It has been a very positive experience. The team is eager to schedule the training sessions.

Pros

The software is very comprehensive and does require a learning curve. The layout is pretty simple for the average user and the training as been very helpful. I feel like I'm getting an extremely useful tool on one hand with the added training of how accounting really works simultaneously on the other hand.

Cons

Only having been with the company for a few months, I have recently learned that there are some additional features that potentially could be added. Such as, keeping better track of maintenance schedules and invoicing owner clients.

I enjoy using Door Loop for over the year. Nice interface and many functions available.

Pros

I love that I can customize my overview and put my most important windows there, also all my information is in one place and can be found anytime. Customer service is outstanding

Cons

I would like to have an option to set text messages to my phone number or pop up notifications about tenant actions. Payment processing takes long time so sometimes it's up to 10 days between tenant payment and money being processed to my account. Also would be great to see every transaction separate, not in bulk.

After using two different programs in the past, it was much easier to make the switch. I am enjoying the easy handling of the program, I would like to see some changes in the payout area, such as a less expensive way for tenants to pay their rents. Some do not have checking accounts, and debit cards/prepaid cards is all they know. The higher percentage kills them to process a monthly rental payment.

Pros

The ability to of having a lease signing program in DoorLoop, instead of having to copy and paste your documents in a different system. This allows for less mistakes to be made.

Cons

Having to reset rental applications due to issues within the system. We have had to give refunds, so prospects could submit another application to apply for one of our rental properties.

### "A pretty solid choice for property management"

Customer service has been great and I'm optimistic that Doorloop will continue to improve their software in the near future. Although the text limitations and communication credits are annoying, I'd still choose this software over the competitors. It's simple to setup, tenants seem to enjoy the mobile app, and is reliable for collecting rent, assigning tasks, etc. We've tried 3-4 other management software options and are proud to stick with Doorloop as we grow.

Pros

Customer service is incredible. Software is reliable and adequate.

Cons

Text messages are limited to 140 characters through the portal. Communication credits are required for lease signing. These credits cost money in addition to the monthly payment. This seems like a silly money grab and should be included in the premium. There could be more automated features for lease signing fields.

Pros

Saves us money versus quickbooks with payment processing fees. Has some more property management features than quickbooks.

Cons

Not the easiest to learn/onboard, has recquired hours of additional sessions with customer support staff. Lack of forecasting and tracking is disappointing, also the lack of interest in pertinent feedback suggestions/requests been upsetting when we know these will continue to be issues moving forward.

### "From no record keeping to full recordkeeping."

I have used lots of online systems in my life and am a Salesforce administrator. I judge systems by how easy they are to allow intelligent people to do simple tasks. If that is not possible the rest does not matter. The system will not be used. Doorloop accomplishes this and we are getting the data into the system.

Pros

I liked that when I showed it to my workers they immediately said "this is easy". Everything else is secondary. That is they key. They should not have to know arcane accounting principles, etc. That stuff should be hidden from them. But they should feel like they are power users at the same time.

Cons

I think it should be easier to do more advanced accounting concepts without having to resort to Journal Entries. For example, there is no reason that doorloop should not be able to handle depreciation with standard profiles for 5, 7, 15, and 27.5 years.

Quickbooks is built for Accountants. That is not what my workers are. Excel is built for number Gods. Many corporations are run on Excel but what they save in not buying a platform the spend in people that know how to use it. Neither of these were options for me.
