I love this software. We have an office, and still use DoorLoop. I've had two accountants check it out and they were impressed. The customer service is SO quick. And I've got 3 Owners with logins, for their OWN portfolios, and they are impressed as well. If you've got 10 or more properties, even if you're in town, I recommend this software. If you manage for property owners, I suggest using this software.

Pros

I like the most that my tenants can put a work order online and get a response; whether or not the office is open.

Cons

There's a LOT of accounting reports, and some reports I felt I need but it's hard to get.

### "Great platform for people new to the industry "

We were new to the property management business and spun our tires for a couple of years trying to manage tenants and get our finances straight, for a fair price. DoorLoop came along and was easy to implement. It helped us get everything organized and under control. It's been very easy to train new hires on.

Pros

I loved how easy it was to get DoorLoop started. I have tried other well-known platforms in the industry and struggled to get them working. Many oversold their features. All of DoorLoop's features that I have use have been a success. Always meet my expectations.

Cons

I think that DoorLoop is a newer platform so there are still some features that need to be added or have only recently been added, like expense tracking by unit. I think more established platforms have all the features flushed out already.

### "Property Management is hard. DoorLoop makes it easy."

Before DoorLoop, our property management was done entirely manually for decades, with a mix of digital and physical data, so ease of onboarding and flexibility in the system to work with our long-established methods outside of a structured platform. The platform is robust enough for our needs, but not so deep that it is overwhelming. DoorLoop has brought organization to the chaos of physical files, out-of-date spreadsheets, leases old and new, checks, etc. An intuitive interface, and ease of onboarding for our team and tenants were key, as was top-notch support. And as previously mentioned the steady roll-out of new features and improvements is a joy. We could not be happier with our decision to adopt DoorLoop into our business.

Pros

I can't imagine running my business without DoorLoop - it is my second brain, keeping tabs on the minutia of my property data, leases, finances, and so much more. The interface is extremely intuitive and easy to set up, and hit the ground running in a matter of days. I'm impatient, so set up most of my properties before ever reaching out to support, but wish I would have waited for the excellent onboarding process, which is very hands-on and supportive. Overall, support is excellent and always there to help, they respond quickly, are knowledgeable about the product, and take ownership. Finance/accounting in the platform is heavily modeled after Quickbooks, which made that part of the transition very easy. New features are always being added, workflows streamlined, and minor annoyances fixed. I could not be happier with our decision to adopt this platform.

Cons

There is still some daylight between DoorLoop and a full-featured accounting platform like Quickbooks. Transaction importing and categorization have some room for improvement, ie: auto-detecting reoccurring transactions, Plaid bank connection stability, and the ability to manually import transactions when necessary. Bills and expenses function entirely differently from each other, which can be confusing at first. Pro tip: just use expenses. My holy grail feature would be the ability to import invoices and automatically generate a bill or expense, or at the very least populate the vendor, invoice number, amounts, etc. This would save me hours every week. I've needed support to step in a handful of times with payment processing, but they have always resolved any issues I've had. Reporting can be frustrating, especially coming from Quickbooks, with no ability to create and save custom reports and limitations in how you can cross-report data and accounts. The default reports are fine and ultimately get the job done, but I would love to see this area improved.The help/support database is constantly being updated but often, the only way to find an answer to your question is through support chat, which, again, is always excellent. I would love to see the introduction of a user forum to share tips, tricks, and hacks for common problems that the support team may not have gotten around to writing an article about yet.

Pros

DoorLoop has made my small business so much more managable. It has made it so easy to stay on track with all crucial aspects of my business. Anything I could possibly need is already all integrated.

Cons

I just wish I could've gotten more hands on learning. DoorLoop haas great costumer service and i can reach out whenever i want through the app but when i starting to use it it did get a little overwhelming, I just wish someone could've sat with me and helped me with integrating and any other questions i had.

I can't say enough about how good the support has been! I've never had an issue getting an answer or solving a problem using the chat system. During the day response is usually almost immediate!

Pros

The ability to track our leases and the Tenant Portal are the most important features for our business. It was an easy transition to incorporate it into our business processes once we got past the learning curve. Support is fantastic since we are able to get answers to questions or difficulties almost immediately at any time via their online chat system.

Cons

There is a learning curve up front, but once we got used to it the product is easy to use. Some of the complexity is due to the extensive feature set.

### "Why I chose DoorLoop to Manage My Properties"

I found the setup of the system straightforward and fairly intuitive. I was offered a couple sessions with customer support to familiarize me with the software, but I already did that on my own. So if you're one who is easily intimidated by software, DoorLoop is already setup to cater to you. Once setup, the automated nature of most areas of property management in the software makes me feel like I have a back office taking care of all the annoying and tedious work so I can relax and enjoy property ownership.

Pros

Once the system is setup, the automation in just about every area of the site is excellent and turns a challenging task (property management) into a very manageable one.

Cons

I was disappointed to learn that when a tenant pays with the ePay option, it takes 9 days for the money to hit the deposit account. I'll adjust my lease to compensate for this next year; I just wish I had known before locking in this tenant.

I liked the video support and customer support in general, seemed like DoorLoop was more prepared and polished and so far I'm super happy with my choice. I also watched a lot of YouTube reviews of both software offerings and that helped tremendously to have those out there.

I love how they do everything. Very easy to use and very strong customer service. I have dealt with other types of management systems and this by far is the best. I want to thank \[sensitive content hidden\] (used to be salesman has since been promoted well deserved) and \[sensitive content hidden\] (customer onboarding). I cannot thank them enough for their time and for their dedication. Being in this industry of property management this has been the best decision we have made for our company for organization and payment processing.

Pros

Whenever I have issues with the product, I can usually get a hold of someone within about 10 minutes or less. It gives me plenty of time to start working on other things that I do. The customer service is prompt and accurate and extremely accommodating.

Cons

I am in Commercial Real Estate property management. I deal in storage units as well. It is good for storage units however for overall marketing on commercial properties it does not fulfill this currently. I know they are working on this sector. I know that with the technology they do provide, this feature will be more effective once they have completed working on it.

Very positive experience. Lining up the on-line rental payments has been a big plus & time saver.

Pros

The support has been terrific. Anticipated a learning curve after so many years of QB - but most features intuitive and help always there. I also like the flexibility & how the company listens to users and makes adjustments. I have recommended slight changes in features & they actually updated with those changes installed.

Cons

Nothing i really 'like least' - there seems to be a bit more of a learning curve - but program does more & it just takes time to understand all the features & steps to get to where you want

I'm not really sure what this question is asking. I vetted up to a dozen alternative RE Management software programs & chose Door Loop. I chose Door Loop because of the promised support (delivered) and overall feel and comprehensive approach included. I use a separate file management system (File Center), Outlook, etc. along with this program.

Our overall experience with DoorLoop is wonderful.

Pros

First of all, we love that DoorLoop is a cloud base system so we can log onto it using various way, from our phones to a desktop computer and see everything in real time. We also like how customizable it is and that we don't have multiple programs to keep track of everything. This program tracks it all! Not only can we keep track of rents, but also look at maintenance requests that still need to be completed. It helps us stay organized and productive.

Cons

Bank reconciliations could be improved. If I am in the middle of a bank reconciliation but need to toggle to another area, when I come back, I have to start all over again. Sure the boxes of cleared transactions may be checked, but it would be helpful if there was an option to save so when coming back to it, I could just click on the partially reconciled statement. We have 5 portfolios and I wish we had the option to assign a cost just to the portfolio instead of a certain property. (Currently, we created "dummy" properties and assign costs to those, but those add cost to the program, since we are charged by each door we have.)

It’s just 100% positive. What else can I say? I can honestly say I have never in my life said that about a piece of software or a commercial product. The combination of thoughtful product development that can be customized to your specific needs, and the level of support from live people is so refreshing I. This age of AI and automated everything often makes getting help a challenge and takes great chunks of time. Not with this product!

Pros

The support team from Doorloop is the very best in the business. They are always there, even when they are closed! I am impressed beyond words at how fast, friendly and smart they are. If you are working on an issue at 10 at night, you will have help by the next morning. If you wish you could do something beyond the software’s capacity, they will review the thought and if feasible the programmers get on it, and you’ve got it. They help correct your mistakes too, so the boss doesn’t see your stupidity!

Cons

Sometimes I get confused about where a certain feature can be found and I have to mess around. I think that is me, not the program. Some features I use more than others so it is just from a learning curve.

I am please I purchased the product, and plan on renewing it when my 1 year anniversary comes up.

Pros

I like that it imports transactions from my banks. I like the reporting feature that breaks costs down by property. I like the lease tracking and renewal feature.

Cons

I don't like paying to pay bills, hence I don't use it. There are times that if you dont follow the recommended steps to do an event, such as lease renewal, you can screw up the property, and need to go to technical support to clear it up. I call that stupid user mistakes, but DL will let you make them.

Reason for choosing DoorLoop

I don't remember the exact specifics, but DL seemed to meet all my needs. I liked the interface and the weekly updates to the product. While not the least expensive, it was a lot less than some I looked at. I have just enough properties to kick me into the 'next tier' competing with the big boys, hence more expensive.

I've been using DoorLoop for three months - the onboarding was well supported, and so far it's been an amazing experience. I can manage all aspects of property management - maintenance, leasing, accounting, marketing, file management. I'm really happy with DoorLoop!

Pros

My favorite thing about DoorLoop is that it's extremely user friendly and transparent, easy to navigate, while it has tons and tons of features. Whoever did the architecture part on this, did an amazing job. It's well built, fast, robust. It has everything a property manager could ever need: lease tracking, accounting, storing files, communication with tenants and vendors (and owners if you're managing third party properties). You can even link it up with your bank account for real time reconciliation. It has third party partners for insurance, for lease marketing, payment processing - whoever designed this knew exactly what a property manager would find useful. Onboarding was a breeze - there is live help, my questions are expertly and efficiently answered within hours (sometimes minutes). I feel like I have a team at my hand at all times. I was on Rent Manager before (as a landlord), and I couldn't wait to leave that platform. I was researching various options, and DoorLoop was by far the best from the get go. I'm so so glad I made the move.

Cons

There's not a lot I don't like so far. It will take some time for me to fully grasp and see through all the capabilities, but that's more of a plus than a minus.

I found that the DoorLoop system offered everything I needed (and more) in a well organised and easy to use way. It feels like there's an extremely robust system that is somehow easy to use and easy to learn. While cost wise the alternative might have been somewhat cheaper, the extra features AND the well designed user interface makes this the perfect choice for me as an owner/property manager.

I was an owner user of Rent Manager. I found it to be not user-friendly at all: a very slow system, very little customisation, the reporting wasn't organised at all. If I wanted to see what one property was doing financially, i had to pull a report. In DoorLoop I just go into that unit and every piece of information is right in front of me. Part of it is the visual: I feel like Rent Manager didn't take advantage of software architecture/customisation opportunities, they just built an online system based on what previously was done on paper. DoorLoop is designed with the user in mind from ground up.

The overall experience with Doorloop has been amazing. It has given us the confidence to run our business accurately giving us more time to spend on family and less administrative tasks. The recording keeping functionality and docusign functionality is honestly amazing.

Pros

Door loop has changed they way we do business. It has allowed us to successfully manage our business with the comfort of knowing it is being done accurately, professionally and efficiently.

Cons

I wish the payments were free for all tenants, not just e-checks. E-checks are sometimes returned due to the fact that tenants forget to make sure the funds are in the account. We prefer the card payments because they are guaranteed. The free fee is attractive and make sense because our tenants pay weeekly.

### "Not Designed for the Accountant at Heart"

It is a start up so you are going to get a very start up based experience. Meaning, that you may end up knowing more than the person helping you. I quickly found that after using the product for an hour I knew more about certain parts of the software than the sales rep. I was also a little disappointed that the sales team does not know "Property Management" they are just trying to see you a product. So be prepared to educate on the business to some degree. They are all nice people and they do want to do a good job, they are just in their words "new". I think that in several years they can dominate the market, but they are not there yet. I find that they are responsive and I liked that you communicated by Zoom, it felt more personal.

Pros

Single software to address numerous concerns around managing your real estate. The Customer Service was helpful. It feels fresh and clean and is easy to navigate and requires little learning curve to get going. It gives you a intuitive feel when using the majority of the product.

Cons

Basic Betty is how I felt the product was. So while I was excited that this would be a single software to do it all, I quickly learned that it was just your basic approach to each process they help you manage. So while they can do the majority of what you need in the rental property management space, they are not doing any of it at an expert level. Meaning, you get the entry level for what you are trying to do. The accounting package is okay, but it is not great, you probably want to strongly consider a true accounting software for accounting. They can do more, BUT the name of the game is "work around". I wanted to track specific details for my tenants, like their basic demographic information not an option, told you can just enter random notes in a note pad. Your Google/Apple contacts has the ability to track more information about your tenant that your property management software. That is now where I wanted to be. I want to track expenses at the "Unit" level, they cant not do that they track at the property level, so if you have a single property that has multiple units (Apt Complex, Duplex, Storage Facility) you have to create "properties" for each of these to be able to track expenses for them. Settings are at the Property Level and so you would get the opportunity to change settings for each unit over just changing those setting one time. This can create a lot of work for you if you plan to have larger properties.

So far it's been great. Any kinks I may have are easily addressed via customer support. They are quick to respond and guide me step by step through any issues. There's a learning curve but they guide you through the onboarding process and offer support wherever needed.

Pros

Everything you need to manage your property is within this one program so it makes managing so much easier and it has the best tool so it's so much more professional than creating everything on your own from scrap. I love that reminders for rent collection are automatically sent as well as past due reminder.

Cons

I can't send messages to my tenants from the app unless I purchase a bigger plan but with only 4 doors it doesn't make sense. I wish I could just add on the messaging part without having to upgrade my plan.

Overall, we are very pleased with DoorLoop. Our members love the portal and being able to set up their payments through an automatic deduction or schedule it every month. They are also able to get notifications and documents through their portal. The reporting is very good, also receiving and making payments is very easy. Setting up the chart of accounts using our format was very easy. Overall a very good experience.

Pros

The flexibility DoorLoop offers to test to ensure your business model will work in their system. We spoke to 3 other major property management software systems and they were unwilling to pursue investigating with us. We like how easy the system is to use and all the help including the on line training material.

Cons

That we were not advised prior to implementation that to get the full functionality/integration of automatic bank reconciliation and syncing, we needed to verify that our bank would accept the interface. Therefore, we have to do manual bank reconciliations and have to check our bank account for the actual balance.

### "Best Apartment Management Platform!"

Overall, it has been a very seamless transfer, smooth experience, and very few complaints that weren't addressed and taken care of in rapid fashion. I have very little negative to say about DoorLoop as a company and the people I have interacted with who work there. Two thumbs up!!

Pros

The way that virtually everything you need to run a Multi-Family Dwelling is on the DoorLoop platform. Additionally, the customer service, from onboarding to setup, to handling random things that come up during the normal course of business, has been amazing!!

Cons

As an apartment owner with only 80 units, the price for DoorLoop as a relative cost to what we bring in is much higher than larger operations. In my opinion, the price is pretty steep considering there are useable alternatives for next to nothing. Yes, they don't quite have the functionality and integration as DoorLoop, but there is still an efficiency curve that doesn't quite fit us, however we still use DoorLoop because of the exceptional service and product it provides.

There is so much to love about Doorloop. We realized we needed a web-based platform convenient for our tenants. We exclusively own and manage our own industrial real estate consisting of large industrial warehouse parks. I did extensive research in converting from our older property management software, MRI, to a new platform. After reviewing several other competitors (Yardi was very overpriced & a boring demo, Buildium didn't appear as user-friendly as Doorloop, Appfolio never called me back after multiple attempts, and there was one other that didn't have an accounting platform integration), Doorloop was the clear winner and stand out! The team at Doorloop is one big happy family and they make you feel like part of their family right out the gate. \[sensitive content hidden\] was our account exec who provided the demo and is always very responsive to any question, no matter how big or small. The demo she provided sold us instantly. We have been working exclusively with \[sensitive content hidden\] to get us onboarded and he has been beyond fantastic. You will find the platform appears very residential-based. The support staff and technical writers have been very happy and excited to do whatever they can to incorporate changes in the software to accommodate the needs of our industrial/commercial-based needs. They have exceeded our expectations thus far. We are still in the on-boarding stage, but we are very excited to use this new software. It's so incredibly intuitive!

Pros

The learning curve of what the software does, manages, tracks & reports on has been long for me. If I saw an overview from an unfamiliar outsider standpoint to a fully functional software solution to property management issues, it would have been a game changer for my learning curve. My learning took longer because I didn't know where each piece fit in to managing a property. I never felt I knew where I was in the process of beginning to end what the software does. The videos should be "Teach me to use" not just "show how to enter"

Pros

The tech support chat feature has been a wonderful help! During business hours, there is a live person to answer my questions as specific or as general as I need. They've been knowledgable and easy to communicate with. I love that I can freely make suggestions to improve the software and they are open to receiving my input. It has definitely been my favorite part of using the software!

Cons

Some of my suggestions have been to improve the onboarding tutorial articles & videos. The nature of a tutorial is to assume the audience has no idea what you're doing or why. But many times I didn't see the 'big picture' before the minute detail of entering data, so I don't understand the "why" before the "do". As a newcomer, I did not see the data being used after it was inputted, so I didn't understand how & where it showed up in practice. (Running reports, sorting by property, searching for a work order, solving an accounting issue, etc) I would like to see each tutorial article made into a video. Each video should define what the terms mean in each module & show where they show up and how each can be used, sorted, searched, and why one would need to do so. So an Intro and Summary should be added to each video/article to show how it fits into property management usage. Each video should be feature focused so that the How-To is bringing us to Using a Feature. I'd like to see "example problem" videos that show how to navigate the software to find the solution. Another aspect is that some modules require multiple clicks to "drill down" into the part that needs to be edited, creating a deeper learning curve, but I guess when the software manages so many details, it needs to be parsed into sections. This product does not work well unless it is the sole method for managing the properties. For example, entering manual payments & deposits is cumbersome!

### "Perfect Property Management Solution if you love Automation"

Honestly, it's been a game-changer for me. As a one-employee company that relies on contractors to subcontract work to, it feels like DoorLoop is handling a lot of the "back office" work while I can make sure that the key functions are being done to move the business forward.

Pros

The reason I chose DoorLoop is that it was one of the ONLY solutions that had Zapier integrations. For property managers, Zapier is a must have automation tool, but unfortunately many other tools on the market for managing rentals don't support it. This was the primary reason I chose DoorLoop, but so many other surprises have come along with it, such as the customizable website and tenant portals to continue to grow our companies barnd.

Cons

The price is higher than other products I was using previously, but honestly, the automations and the value have made it worth it. Still, it may not be great for some folks with only 1 - 2 properties. For those managers with more who are looking for a scalable solution, this is your best bet.

### "Excellent Property Management Software"

Great experience thus far. I have no major complaints.

Pros

DoorLoop pretty much handles every aspect of my property management business very well. The tenant experience is incredibly intuitive.

Cons

DoorLoop took a while to learn and set-up. This is because there are a lot of features. Additionally, DoorLoop uses double-entry accounting. This is a professional accounting method, which just requires training / understanding.
