DoorLoop support staff work hard to answer questions quickly. DoorLoop has a fantastic system that's dynamic and allows great flexibility for all management quirks. Cons I would love to see the window of time that DoorLoop sits on the tenant's payment before depositing to owners bank to be shortened in duration. Cons Would prefer to have interaction with helpdesk over the phone or zoom. Sometimes I don't receive a clear answer from the text messages online which delays. I love the ease of use, and the fact that I can click in the bottom right hand corner to talk to someone for help whenever I need it. Someone responds in a quick and timely fashion which is helpful always, and I never go without an answer. Cons I honestly dont have a ton of cons about DoorLoop. I have submitted requests for features for my landlords to have access too, and they are working on that. While it is very expensive it has saved our office a lot of time by collecting rent payments online, monitoring late payers, and sending renewals and new leases. Pros The ease of collecting rents from tenants, sending out leases to sign electronically. This saves me a lot of time to take care of other tasks in my business! Cons I have been unable to connect my banks accounts with Doorloop to manage the "EXPENSE" side of accounting. One of my banks apparently wont sync with Doorloop. This is very frustrating. Reason for choosing DoorLoop Customer service was the main attractions to us. We know that we would need extra help (and still do!) and we wanted to have that support whenever we needed it! Their response time is incredible and helpful every time. Cons I like everything about the service. However, from a developer's perspective, I think the onboarding process needs to become more automated. We were considered a "larger" company, so they hand-held us through the onboarding process but I can only imagine how much of a nightmare that will become once dozens of larger companies are coming and going every week. Getting onboarded can be a little confusing, especially if you've never had experience with anything like DoorLoop or rent tracking systems. DoorLoop provided live on-demand training with a coach that made it pretty quick and easy to get setup and running. I would highly recommend DoorLoop for, at least, small to medium sized organizations. I have found DoorLoop VASTLY superior and less expensive than a traditional property management group. Pros I use DoorLoop most for tracking tenant maintenance requests. DoorLoop makes it a one-stop-shop for seeing a maintenance request from start to finish. This has been most valuable to us since transitioning from a property management group. Cons We have been using DoorLoop for around a year, and so far I've found zero problems. I honestly cannot think of anything that needs to be improved. I'm sure there's something, but everything has been spot-on so far! Reason for choosing DoorLoop DoorLoop is graphically appealing, intuitive, inexpensive and just felt right. My wife actually found it. I wasn't skeptical for long, and it's worked out great! We are very happy we made the choice to go with DoorLoop. I am so appreciative to their staff as they were very helpful as we got started and are always pretty prompt in responding to questions. Pros We like that this software keeps things organized and all in one place. We rely on the accounting feature as so much of property management relies on good bookkeeping. Cons As with all growing companies there are a few quirks about the software I would love to see develop better. One thing that has been a little bit awkward is when we onboard a property and the owner would like us to do some work before we rent it. The software has no way to let them contribute funds to their property. Our owners have ended up having to send a check in the mail. This has not been ideal. I don't hesitate to recommend it to other apartment operators for their business. Pros DoorLoop has an ease-of-use scale that allows you to get up and running with your property business in a very short period of time. The ability for residents to access a resident-facing portal was important in this day and age. I compared competitors and their products, availability of a resident portal, on-boarding time and chose DoorLoop because it allowed us to get moving on with understanding the apartment community and it's "quirks." Cons Limited option for screening and background check and lack of integration with BlueMoon TAA online lease application. The DoorLoop's partnership doesn't allow us to take advantage of the revenue stream we could otherwise have with some others. The current offering costs twice as much which means our residents would be paying more for application and screening fees. Our own business relationship with an outside service allows us a greater revenue stream while allowing us to charge a smaller fee for the same service to our residents. This means that we have redundant process where we have residents do their online lease in Bluemoon, then have to create a link to the application from DoorLoop just to be able to get to the payment screen for the residents.Another challenge is reporting for a partnership with passive investors. In order to accomplish this, we have to export to a CVS file and generate a spreadsheet report that provides the right information to our passive investors. October 3, 2023 5.0 I did a lot of research on finding the best property management software that works for us with a reasonable price range and this is it for us! I am very satisfied with this product and look to continue using this for many years to come. Pros The software is user friendly. I have found more tools to use that I need at this time. Reporting is amazing as well as the dashboard feature which is my favorite! I would like to highlight here that their customer support is TOP NOTCH! It will be very hard to find this type of support. Since so many of my tenants are coming through Airbnb at the moment, I'm probably not getting $60 worth of value every month, but if more tenants come through Furnished Finder in the future, then it will be worth $60/month. The customer service is really exceptional, and DoorLoop is the best property management software I have been able to find. Pros DoorLoop has great customer service. From day one, they walk you through all of the setup and follow up to make sure you understand everything. They are quick to reach out to you if you have a question at any point later on. They want to hear your feedback, and will act on good ideas that you give them. My tenants find it easy to pay their rent through DoorLoop, and they receive automated invoices and receipts. Cons The rental application feature is a bit clunky to use, and I wish there were a way to split the cost of the TransUnion credit report fee between the applicant and our company so that we can stay within New York State guidelines. It would also be great if there were the option to save application templates that could then be applied to rental units. I would like to be able to easily see on the Dashboard the expected date that undeposited rent will be deposited into the company bank account. I would love to have a budget feature so that I could utilize all the accounting features. Also, it would be great to be able to have rent reported to the credit bureaus. Property Manager Real Estate Used the software for: 6-12 months ### "DoorLoop Review" December 25, 2023 5.0 Pros DoorLoop provides a wide array of utilities for property managers. Tenants can apply online, pay online, and be screened via TransUnion. The system tracks payments in and out and owners can jump on their own portal and run their own reports at any time. If someone comes into the office and pays with a check, I can immediately enter the payment in on the cellphone app and submit a picture of the check as part of the record of the payment. The system will also automatically email the tenant that the check was received. There are settings to send reminders to tenants when rent is due or if they are late to help reduce forgetfulness. They are always updating the system to add new features. DoorLoop has howto guides and videos to walk you through how to do anything. But if there is still an issue, their customer service people are very responsive by immediately getting on an online chat or getting on a Zoom call to help you. Cons There are a few features I would like to have added. I have mentioned a few to DoorLoop who has stated they are working on a few of them. That is one thing I have noticed is that they are always improving the program and adding more features so that in time I am getting more of what I want. HOA President Non-Profit Organization Management Used the software for: Less than 6 months ### "How Doorloop Worked for Us" March 2, 2023 5.0 With doorloop we were able to reduce the amount of time needed to tend to the homeowners. The collection of fees was a manual process that had its risks. The ability to collect fees using various options was an impressive attraction for us. This product solved those challenges and gave us the abilities we were searching for at a price we could afford and one that fit our needs. What makes doorloop better? not being forced to accept and pay for what you don't need. Pros After a very detailed training session and after having all our questions answered (sometimes several times), we were able to easily integrate the platform to suit our style, and getting the HOA members on board was simple. The team we worked with seemed to always be available to answer our questions or expand their instruction or refer us to helpful tools. We never felt like we were bothering them. They explained every aspect of the site and what our money would afford us. They checked in on us often, and never used pressure sales tactics yet, they thoughtfully offered recommendations and explained their reasoning which demonstrated to us that they were listening to what we wanted and not what they wanted to sell to us. Cons One thing we hope gets addressed as soon as possible is adding the proper language and labels for HOA's. We had to explain to our homeowners that they were not tenants. The homeowner elements need to be like the tenants as some of our homeowners were caught up by called tenants. Reason for choosing DoorLoop We are a small HOA (36 units), and your a la carte abilities; being able to give us what we needed without so many of the other things we did not need. Great, easy to navigate platform, and the reporting features are similar to more expensive similar software I have used in the past. I wish it was integrated with the PetScreening platform. Pros I appreciate the corresponding "Need Help" information buttons for whatever task you are attempting in the software. It is a very user friendly platform, with a central "Create New" button to lead you to any task needed to be performed. I went with this company because of the owner and tenant portal options. The accounting features, and "application to tenant" process are very simplified and time saving. Amazing reporting and maintenance features. Cons My cons would be that the accounting is property related accounting, and if you need to account for monies such as interest and opening bank deposit you have to create a "dummy property" to account for that money. It took awhile to get the online payment portion set-up and the starting limits on amount of money allowed to be collected online for rent was too low and took extra work to "ask" for it to be raised, and until the limit was adjusted my tenant could not pay through the tenant portal. The cost to send documents through the software to be signed such as a lease are charged per transaction, and seems high to me, but you can also upload a signed lease so you don't have to use it. The tenants are also charged a ACH fee. Reason for choosing DoorLoop I have been in long term property management for several years and used Appfolio with a former employer. When starting my own firm for LT Property Management I looked and and tried out several software options. I found DoorLoop to be the best software for the price. There is more than what I expected. I needed a platform to replace my property management team and Door Loop is proving to be an excellent choice. They provide on-line training to guide thru training of its features. I have since gone 'live' within two months of initial setup and rents were collected with no hiccups. I also had to turn one property and did so with only a one day vacancy. DoorLoop provided the basis to list, and screen tenants and provide background checks to make the best decision possible for tenant selection. Cons Onboarding sessions always seem rushed with only 30-45 minutes of training. Then rescheduling can be around a week away. In fairness, you can use the help feature and someone live will address any issues that may arise. There are many how to videos, but they are short and circustantial. It would be great to possibly have lectures on all the features, especially the accounting and reporting capabilities. I would love to learn more about the power of Door Loop. If I didn't understand technology I would have left after the first month. Pros Overall ease of use, portal payments, connectivity with our bank. Cons The rollout and training was almost all done on our own. We spent lots of time filling out a spreadsheet but the initial setup done by DL was incomplete and had many discrepancies. I use this frequently. Cons The slight lag in accounting. And the fact other than using another 3rd party to send an echeck that’s costs a fee, there is no easy way to return security deposits.
