I really like it. I almost don't want to tell others, because once my competitors see that Appfolio, Yardi, or other platforms don't really offer what you need. And not having to use Quickbooks is great!

Pros

I love the platform and look of it. It's so easy to navigate!

Cons

The lack of training in the short time frame allowed. It has excellent modules for self-teaching, but the components offered are so good, you want to be able to have someone help you set a goal line of setting things up, and seeing how they work.

Reason for choosing DoorLoop

For it's potential. I do have some issue with the leasing part, because I am losing a valuable program called Rentlinx next week, and no one compares to that as far as syndication and global advertising, which I offer to all my clients, and has been my edge over just using Zillow.

The software itself is not updated regularly, which means you'll be working with outdated technology. This is unacceptable, especially considering the premium price. Unless Doorloop significantly improves their customer support and software updates, I strongly advise against using their service.

Pros

Not recommended. Doorloop is overly expensive and fails to deliver adequate customer support. Poor value for the cost.

Cons

After purchasing their plan, I found it impossible to get help from their customer support team. It seems they're only interested in making sales, not providing assistance.

I strongly advise against using DoorLoop for your property management needs. Initially, the salesperson convinced me to pay for a full year in advance, as I often do with services. However, the experience quickly deteriorated. The trainers, working from home, frequently had poor internet connectivity, wasting half of the training sessions (one hour) on fixing their internet issues. The onboarding process was so cumbersome that I had to complete it myself after multiple failed attempts. Additionally, I was not informed about the extra fee for a merchant account needed for rent collection, which was a primary reason for choosing the software. After realizing the high cost, I discovered several other services offering more features at much lower prices. When I decided to cancel within 60 days of starting, I was denied a refund. Despite paying for a full year, I only used the service for less than 60 days, leaving me feeling unfairly treated. Based on my experience, I recommend seeking alternative property management solutions that provide better value and customer support.

### "Worst PM software on the market "

Absolute worst company I have ever done business with. In the matter of two weeks I worked with them they had two reps quit which provided confusion to me as a customer. Also they have many hidden fees that you find out after you pay your main subscription. Do yourself a favour and go with a reputable PM software. DoorLoop is too new and it’s a bunch of kids running around not knowing or understanding how to operate. And don’t even get me started on their customer service and support

Had an app but overall still pretty bad

Cons

Everything….. the inconsistency and lack of transparency with their back end team made me want to run the other way so fast

It's easy to use and setup, and I really like the templates for leases, forms, etc - by state. You can be in any state and have legal forms at your disposal which is very useful for smaller firms.

I really appreciate the features of DoorLoop and easy of setup with templates for forms, leases, etc.

I was not able to find anything I didn't like about DoorLoop at this time.

I loved their onboarding and the platform itself is very clean and easy to setup. I had no issues getting everything firing and all of my tenants seem very satisfied with it. It helps make the rent collections a much easier process.

Pros

I love the autopay feature and the tenant portal.

Cons

I did not like the intial setup fees, I also didn't like the fact I can't do one-off charges for renting out conference rooms etc. but they do not market that they do that so it's not an issue just would be a 'nice to have'.

Excellent. Have recommended to friends and will continue to do so. Thank you, DoorLoop! You've really helped me to manage my properties and create a better communication flow between me, my maintenance team and my tenants.

Pros

Customer service is my #1. They exceeded my expectations. The program itself is easy to use and when I have questions, they're there to help me!

Cons

Though the program is very user friendly, but they still have some kinks to work out here and there that require some searching for answers, but they're always happy to submit a ticket on my behalf of a request to improve the program (if an answer doesn't exist already).

Reason for choosing DoorLoop

AppFolio wouldn't accept me because they said I was too small. They weren't friendly. RentRedi... their base price looks good but they don't have as many features as DoorLoop and they wanted me to purchase another program that linked to their program for accounting. When setting up tenant profiles, if I made a mistake I'd have to create a whole new thing instead of being able to edit. DoorLoop is fantastic and they have excellent customer service. They don't disappoint.

Overall, this software has been essential to our business. We are very happy we made the choice to go with DoorLoop. I am so appreciative to their staff as they were very helpful as we got started and are always pretty prompt in responding to questions.

Pros

We like that this software keeps things organized and all in one place. We rely on the accounting feature as so much of property management relies on good bookkeeping.

Cons

As with all growing companies there are a few quirks about the software I would love to see develop better. One thing that has been a little bit awkward is when we onboard a property and the owner would like us to do some work before we rent it. The software has no way to let them contribute funds to their property. Our owners have ended up having to send a check in the mail. This has not been ideal.

I pretty much when into detail of all my main concerns and what i enjoy. I do appreciate all the support which a lot of companies lack. All are very friendly and knowledgeable and if they don't know the answer they will find it and not just throw random answers.

Pros

\-I love the easability, tenant portal and newest owner portal. -Tenant portal I do love the announcements and how I can see if tenant has viewed or not.-I love the chat feature to easily get answers and videos available throughout so anyone can easily hop on and learn the software

Cons

\-I wish there was owner portal announcement option-I would like to have the option when paying out owner distributions to be able to change the default, as of now until their accounting gets into the business aspect I have to manually change each, default is currently epay-processing payments, i really would like to be able to have security deposits to be able to into a separate account automatically, we have to transfer this into the right account each time it also has to be changed in doorloop to reflect the correct account. feedback from support was to just transfer once we receive it or request a check. -the ability to use the lease - esignatures, create lease templates, would be something i would like to utilize in the future but right now it is challenging so we are using "Dotloop" for all our esignatures needed.

Pros

It is very easy to use and is very powerful. There is more than what I expected. I needed a platform to replace my property management team and Door Loop is proving to be an excellent choice. They provide on-line training to guide thru training of its features. I have since gone 'live' within two months of initial setup and rents were collected with no hiccups. I also had to turn one property and did so with only a one day vacancy. DoorLoop provided the basis to list, and screen tenants and provide background checks to make the best decision possible for tenant selection.

Cons

Onboarding sessions always seem rushed with only 30-45 minutes of training. Then rescheduling can be around a week away. In fairness, you can use the help feature and someone live will address any issues that may arise. There are many how to videos, but they are short and circustantial. It would be great to possibly have lectures on all the features, especially the accounting and reporting capabilities. I would love to learn more about the power of Door Loop.

I've been using DoorLoop for three months - the onboarding was well supported, and so far it's been an amazing experience. I can manage all aspects of property management - maintenance, leasing, accounting, marketing, file management. I'm really happy with DoorLoop!

Pros

My favorite thing about DoorLoop is that it's extremely user friendly and transparent, easy to navigate, while it has tons and tons of features. Whoever did the architecture part on this, did an amazing job. It's well built, fast, robust. It has everything a property manager could ever need: lease tracking, accounting, storing files, communication with tenants and vendors (and owners if you're managing third party properties). You can even link it up with your bank account for real time reconciliation. It has third party partners for insurance, for lease marketing, payment processing - whoever designed this knew exactly what a property manager would find useful. Onboarding was a breeze - there is live help, my questions are expertly and efficiently answered within hours (sometimes minutes). I feel like I have a team at my hand at all times. I was on Rent Manager before (as a landlord), and I couldn't wait to leave that platform. I was researching various options, and DoorLoop was by far the best from the get go. I'm so so glad I made the move.

Cons

There's not a lot I don't like so far. It will take some time for me to fully grasp and see through all the capabilities, but that's more of a plus than a minus.

I found that the DoorLoop system offered everything I needed (and more) in a well organised and easy to use way. It feels like there's an extremely robust system that is somehow easy to use and easy to learn. While cost wise the alternative might have been somewhat cheaper, the extra features AND the well designed user interface makes this the perfect choice for me as an owner/property manager.

I was an owner user of Rent Manager. I found it to be not user-friendly at all: a very slow system, very little customisation, the reporting wasn't organised at all. If I wanted to see what one property was doing financially, i had to pull a report. In DoorLoop I just go into that unit and every piece of information is right in front of me. Part of it is the visual: I feel like Rent Manager didn't take advantage of software architecture/customisation opportunities, they just built an online system based on what previously was done on paper. DoorLoop is designed with the user in mind from ground up.

Honestly, it's been a game-changer for me. As a one-employee company that relies on contractors to subcontract work to, it feels like DoorLoop is handling a lot of the "back office" work while I can make sure that the key functions are being done to move the business forward.

Pros

The reason I chose DoorLoop is that it was one of the ONLY solutions that had Zapier integrations. For property managers, Zapier is a must have automation tool, but unfortunately many other tools on the market for managing rentals don't support it. This was the primary reason I chose DoorLoop, but so many other surprises have come along with it, such as the customizable website and tenant portals to continue to grow our companies barnd.

Cons

The price is higher than other products I was using previously, but honestly, the automations and the value have made it worth it. Still, it may not be great for some folks with only 1 - 2 properties. For those managers with more who are looking for a scalable solution, this is your best bet.

Cons

When updating rents or the lease it takes about a day for the rent charge to show up in tenants transactions. Often there will be duplicate rent charges, sometimes on the correct day of the month and sometimes not.

Pros

We love the ease of use with this software. As well as the amazing customer service staff! Any time we have an issue we are assisted quickly ( usually less than 10 minutes )

Cons

The only complaint that we have is when we first signed up for DoorLoop we were able to run credit card payments through the portal. Now it says impersonating a tenant. We have quite a few guests that stay with us annually and used to take their payments through the portal but now have to have them write a check or utilize square.

### "Multifaceted for many types of rental properties"

Overall doorloop has streamlined our lease tracking, billing process, collections, and accounting for all of our rental properties.

Pros

we are able to use this software across all of our rental properties and manage them in one place even though they are all very different rental property types. (apartments, campgrounds, VRBO)

Cons

There are some minor adjustments I would like to see in features, but this can all be custom programmed if you choose to pay for it.

### "One Place for Data and Coordination"

I love this software. We have an office, and still use DoorLoop. I've had two accountants check it out and they were impressed. The customer service is SO quick. And I've got 3 Owners with logins, for their OWN portfolios, and they are impressed as well. If you've got 10 or more properties, even if you're in town, I recommend this software. If you manage for property owners, I suggest using this software.

Pros

I like the most that my tenants can put a work order online and get a response; whether or not the office is open.

Cons

There's a LOT of accounting reports, and some reports I felt I need but it's hard to get.

### "My best friend DoorLoop"

Overall DoorLoop has helped my business be more sustainable. I don' have to bear so much mental work anymore and i dont have to be present 24/7 anymore. Now my business can run smoothly all the time.

Pros

DoorLoop has made my small business so much more managable. It has made it so easy to stay on track with all crucial aspects of my business. Anything I could possibly need is already all integrated.

Cons

I just wish I could've gotten more hands on learning. DoorLoop haas great costumer service and i can reach out whenever i want through the app but when i starting to use it it did get a little overwhelming, I just wish someone could've sat with me and helped me with integrating and any other questions i had.

The learning curve of what the software does, manages, tracks & reports on has been long for me. If I saw an overview from an unfamiliar outsider standpoint to a fully functional software solution to property management issues, it would have been a game changer for my learning curve. My learning took longer because I didn't know where each piece fit in to managing a property. I never felt I knew where I was in the process of beginning to end what the software does. The videos should be "Teach me to use" not just "show how to enter"

Pros

The tech support chat feature has been a wonderful help! During business hours, there is a live person to answer my questions as specific or as general as I need. They've been knowledgable and easy to communicate with. I love that I can freely make suggestions to improve the software and they are open to receiving my input. It has definitely been my favorite part of using the software!

Cons

Some of my suggestions have been to improve the onboarding tutorial articles & videos. The nature of a tutorial is to assume the audience has no idea what you're doing or why. But many times I didn't see the 'big picture' before the minute detail of entering data, so I don't understand the "why" before the "do". As a newcomer, I did not see the data being used after it was inputted, so I didn't understand how & where it showed up in practice. (Running reports, sorting by property, searching for a work order, solving an accounting issue, etc) I would like to see each tutorial article made into a video. Each video should define what the terms mean in each module & show where they show up and how each can be used, sorted, searched, and why one would need to do so. So an Intro and Summary should be added to each video/article to show how it fits into property management usage. Each video should be feature focused so that the How-To is bringing us to Using a Feature. I'd like to see "example problem" videos that show how to navigate the software to find the solution. Another aspect is that some modules require multiple clicks to "drill down" into the part that needs to be edited, creating a deeper learning curve, but I guess when the software manages so many details, it needs to be parsed into sections. This product does not work well unless it is the sole method for managing the properties. For example, entering manual payments & deposits is cumbersome!
