Very responsive and flexible. Even if we weren't making more money, which I think we are, it would be worth working with Parkade just for the huge amount of work they took over managing the garage in our downtown apartment complex.

Pros

As I'm sure everyone feels, our situation seems pretty unique and complicated. Parkade's implementation team (i.e. Dash!) were unbelievable about figuring out creative ways to accomplish everything we needed. They also took responsibility for making it as easy as possible, all the way down to helping us design and order new signage.

Cons

They're definitely still investing in their admin interface. It's getting better quickly, but sometimes we need to ask for information we can't access on our own. Luckily, they're incredibly responsive about getting us what we need.

Pros

Parkade has fantastic customer service. They respond to any inquires very quickly. The app is incredibly user friendly.

Cons

The response time to parkade users can be a bit delayed in the middle of the night when cars are reported through the app.

It's been great so far since transition! Parkade has made our business run smoother and bringing in more revenue.

Pros

We no longer have to manage our parking in house. It is such a relief to have Parkade take over and handle all parking related issues for us. Parkade is responsive and takes care of all our resident needs.

Cons

The only thing I did not like with Parkade is that they told our residents that our leasing office was in charge of rates and can do approvals. I think there should be a better communication/ wording to residents as they assume we can make all these changes as long as we approve in the leasing office.

Our experience has been overall great since starting with their support service in 2025. The app is very practical and easy to use both for parkers and with their management capabilities. Their philosophy on management is to put it on them, they will take charge of all conflicts and with a large property, in a metropolitan area, that is invaluable.

Pros

They are very responsive on email. Our property uses them for multiple buildings, and their support staff are all rockstars.

Cons

The one thing that I like least about their service is there is no phone number to speak to someone.

Overall, it has been a good experience. Once we officially labeled the parking spaces, we did really have any hiccups with operating the app.

Pros

Easy parking garage management. The system makes it very easy to identify cars that are not paying and/or are not registered with Parkade. From here, it makes it easy to tow the vehicles.

Cons

Parkade would be a better service if there was a human element to parking enforcement. In its current state, the property management team still needs to completely manage the garage for towing, fines, etc. Parkade would be more valuable if they had a human employee who assisted with patrolling the garage on foot with the purpose of fining and towing vehicles as needed.

From the PM side, I can say it is very user friendly and I love the reports we receive to let us know what is happening after hours. It is easy to navigate to help residents and the customer service team has always been super helpful when we need to reach out for assistance.

Pros

The parkade team is attentive to reports, they give fair pricing for the area, and it is overall an easy to use platform for all users. The app is simple to navigate and you can book a spot in less than 5 minutes!

Cons

Not all issues are able to be reported without it being in the moment, this would be a nice feature to add incase the plate etc. aren't visible

I would like to have customers pay for parking before they enter the parking garage. That way it limits the amount of non-paying customers.

Parkade oversees and manages all aspects of parking operations to ensure efficiency, compliance, and revenue optimization within the garage. Their responsibilities include: Parking Inventory Management Maintaining a live map of all parking spaces, including assigned, unassigned, guest, and reserved spaces. Resident Parking Assignments Allowing residents to select, reserve, and manage their parking spaces through the Parkade platform. Access Control & Permissions Managing which vehicles are authorized to park in the garage and ensuring only approved users have access. Enforcement & Compliance Monitoring unauthorized parking and coordinating enforcement actions, including warnings and towing when necessary. Guest & Short-Term Parking Management Facilitating guest parking and short-term reservations (if enabled), including tracking usage and availability. They will not build out customizations within the APP for you according to property needs. We have requested this however we're simple told they don't do that. We've appreciated how other vendors can accommodate customizations. This is not offered at this time.

Parking management will never be perfect. License plate readers are great, but the cost is high and the resident experience is poor. You run into the same issues with double parking and complaints about wrong charges. Parkade found a gap in the market to provide a creative solution that balances high end offerings (including reserved parking) with software that allows for revenue control. I'll continue to bring them to every property I go to - lease up or stabilized!

Pros

The customer support team, both for the property and residents, is without a doubt the best in the game. Their response times are unmatched, and they always solve the problem. They do an excellent job working autonomously and truly keeping issues out of property management's hands.

Cons

All issues I've had since working with Parkade, such as ease of use with parking reservations, have been resolved since I've been a customer.

Overall experience with Parkade is fantastic! Highly recommended to use their services for more complex buildings or buildings who specialize in private access; not only for parking but for storage and other secure areas as well.

Pros

Parkade's customer support team is top tier! They are quick to respond and do so around the clock. Also, they are usually still available in the later hours. The reporting system is also very timely which helps to solve Resident disputes.

Cons

Sometimes regulations/notes aren't equally seen across all the team members so you may have to repeat yourself to newer team members or ones that do not deal with your account as often.

Overall I really like it. We do not have any guest or extra parking in our community so it is a great idea for that, also if they do not have a car they can make some extra money.

Pros

It is very easy to manage my residents in the lot, it also helps keep track of their license plate numbers. That is sometimes difficult to get from them ourselves so that helps a lot!

Cons

The booking system is a little tricky to learn. I still have a couple issues and I wish there was an easier way to talk to customer service than email.

This company genuinely wants to provide a service and do it well. We use other vendors that are always changing staff and not bothering to fill new staff in on their clients, and it is not like that with Parkade. Communication is friendly and solution-oriented.

Pros

Parkade is one of our most responsive vendors, and are always supportive (almost instantaneously) for both our residents and staff. We are at ease knowing that our parking is handled professionally, the information is accurate, and that we can always call on them for help.

Cons

There are some updates they could make that would keep better track of lease end dates, and subsequent changes to pricing.

I would recommend this vendor to a multi-family vendor in a heartbeat, the customer service and response time is top notch. I have had great interactions with all the team members at Parkade and think the platform is super easy to use.

Pros

The onboarding resources are thorough, and implementation of our self‑parking resident garage was straightforward. The resident and community app operates seamlessly and efficiently, significantly reducing the operational workload for our team.

Cons

Would love billing quicker at the end of the month for accruals, but it works just fine. Also, splitting our valet lot from the self lot continues to be an issue.

Parkade is very simple to use. It has been a great tool for parking in several locations. The customer support is also top-notch!

Some of the reporting features were difficult to navigate early on. But most of these issues have been resolved quickly.

It would be great to have a really streamlined and easy tow procedure. Also, I love that tenants can flag cars parked in their spot, but I wish there were more automated prompts once identified, like to either tag or tow the vehicle as the incident occurs. maybe there is a way our courtesy patrol guard can receive notification of parking volations.

Parkade helps us save time as an HOA management company. We no longer have to approve requests for parking swaps or get involved in parking transactions between residents because Parkade usually handles it.

There is nothing I dislike about Parkade. This software really helps our team! However, their customer service team makes it hard to dislike Parkade, since their responses are so prompt.

Cons

One challenge is that the Parkade team is not on site, which can limit immediate, in-person enforcement. While communication and response times are very quick, the violation process itself feels restrictive, as there is no ability to tow vehicles right away for non-compliance.

Parkade makes things simple and Hassel free. The app really makes things easier for everyone involved. Reserving a spot is easy and the support team is absolutely fantastic and quick to respond with any issues

Pros

Parkade is easy to work with and user friendly. Support always answers quickly and is extremely helpful.

Cons

I'd say the only downside would be the garage door opening button requiring cellular data or Wi-Fi. Sometimes it takes a long time to load and if service is down, I fear not being able to get in or out.
