My experience over the last 20 years has been great. They have continued to develop and improve their products for their customers and the industry.

Pros

RealPage provides an entire suite of products for a property management company to utilize to manage the properties, which can streamline processes and reduce overall training and increase adoption of products.

Cons

At times, responses can be slow or the expectations of implementation time frames are not communicated appropriately.

I really like that the software was able to offer so many options to make managing a property more efficient. Not needing to go to multiple sites for assistance is definitely something that we all need.

Pros

The ease of use. I had never used it before and it was very easy to learn. The customer service was great. THe products offered like document storage, integrated resident portal, compliance all great to have in one place

Cons

Using their compliance department was difficult. They seemed to be following from prompts and not well versed in actual property management laws and affordable housing.

It's alright! It syncs with our other systems and website for pricing but it feels a bit clunky to use overall.

Pros

I use the LRO "lease rent options" portion of RealPage for our daily unit pricing. I like how it synthesizes the unit prices and details and is always accurate with our Yardi system. I like that you can look at the detailed breakdown prices with different lease lengths!

Cons

The pricing is not always accurate, and it does not have accurate square footage for each unit. It is a bit slow and refreshes and signs me out frequently. I am unsure of what a lot of the main screen means, even after a year of using it.

My overall experience with RealPage is an excellent one. Being a property manager has become easier with this app it keeps many things in one place so you don't lose important information.

Pros

The thing I like the most about the RealPage app is it helped me keep different properties organized.

Cons

The thing I like the least about RealPage was it was hard to access one time in the country there was no service to access the app, other than that it is great to use everyday.

My overall experience with RealPage was mediocre. It does have a lot of really good features and integrates with a lot of other products but learning it was not as easy as other products.

Pros

The help center was my favorite thing about RealPage. While learning to use the system it was wonderful to be able to navigate to the help center to get all my questions answered.

Cons

RealPage was one of the more confusing programs to learn. Once you've learned how to do something it gets easier, but it wasn't as user friendly as other similar products.

It doesn't take long to learn any of the RealPage software. I have used OneSite and OnSite for their property management software. I also used AIRM and Yieldstar for daily pricing. Once you spend a few weeks working with their products, they are very easy to use.

Pros

It was user-friendly and they were constantly updating the application to improve their product.

Cons

Although I love that they are constantly trying to improve, constant changes were kind of irritating. I wish they would at least have calls or short videos to walk through the changes they made.

Pros

What I liked most about RealPage was security, customer support, performance and speed, tenant management, and small business use.

Cons

What I liked least about RealPage was the property management portion of the software that was implemented.

Bill page is user friendly. Although it always has been, again I will assume that continued use and makes things even easier

Not sure if it is easier to navigate or if i have just gotten better at navigating. I guess it's like most things the more you use it the easier it is

Cons

I don't really have any dislike. As property managers we are programmed to acclimate ourselves with various programs.

Their sales team is likely 25 times the size of their customer support team, and it shows. There is no human interaction when it comes to asking them for help, which is very common due to their broken interface.

Pros

It consolidates several things into one HUB.

Cons

No customer service. No human beings to interact with whatsoever. You get a buggy and broken platform to work with and access to a chat bot and handful of "training videos". Good luck.

I would say overall rating is very poor i would not recommend anyone using this platform for the company is dishonest, they treat you very poorly and no manners at all. I feel sorry for the people that have joined them and invested large amounts for this site will be closing soon and they will lose their money for i was on a similar website doing exactly the same and when they got to a certain amount, they closed site and moved with the people's money

I like the simplicity of the website and thats about all that is good

Cons

There managers treat you like a baby. Then i asked for another manager doesnt read my messages then they blocked my account and removed me from the group. I have invested in this Company and i did not get my refund back nor my commission that i am supposed to get daily

Pros

Great for lead tracking and communication, which is a very important part of the job.

Cons

There is a bit of a learning curve and it can be more difficult to teach, but once you get the hang of it you're good to go.

### "RealPage is a nightmare for vendors"

I'm a vendor who was requested by a P.M. company to sign up with RealPage. I wish I said no in the beginning. I paid the $200 to get my profile upgraded. Then I paid $109 to get the P.M. company listed on my account. I filled out R.P.'s outdated W-9 online, then they emailed me that they needed an "updated" W-9, not the one that is supplied in THEIR website. I submitted the new one via email, they still send emails stating that they need it... Another major negative is that I paid $109 to get the P.M. listed on my account, but the P.M. is requiring $1M liab + $1M excess liab/umbrella + $1M auto with additional riders. All totaling over $10K in additional insurance premiums over what I currently carry ($1M gen liab/$500k auto, no excess/umbrella). The job was only going to pay $8k gross, that wouldn't even cover the insurance costs, much less the time and labor. After all is said and done, I'm out of the prospect and $309 for this experience. They don't offer refunds. I turned off the auto renewal. I hope ZRS prop mgt reads this.

Pros

Nothing at all. They need to offer refunds.

Cons

Their 5 platforms don't work well with each other so it's hard to navigate between them. They need to update their W-9 on their site and stop wasting peoples time by having them submit new ones. You don't know what the PM requirements for insurance are unless you pay $109 to find out.

Not good, I which communication and support are just not there. We can't sit on hold for 45+ minutes each time we need to call. Or wait days or weeks for a reply to emails.

Pros

The software is pretty easy to use and has all the features that we need.

Cons

Customer is horrible, long hold times, support takes days and even weeks to reply to emails.

15 years ago it was good for the times, not so much today. There are better options.

Pros

Relatively easy to use, offers a decent amount of canned training data, great if you are not accustomed to robust reports and customization

Cons

This software should be capable of texting all tenants at a property simultaneously, but you cannot. The canned reports are lacking and you have to pay extra for the reports you really want if you are already familiar with what software should provide. Customer service is terrible and time consuming; they bounce you around to foreigners that seem unfamiliar with the software. The price is too high and the a la carte pricing is pitched as a positive but it is not. You have to have a relatively high unit count to even use their software.

### "Could be better"

I've been disappointed with the software for what we are using this for. This may be perfectly practical for other apartment complexes, but for us in student housing, this has really made us struggle more than succeed.

Pros

When searching for residents it's nice to have the more option next to their name for quick access to features instead of clicking into view and scouring for information. Scanning payments goes fairly smoothly.

Cons

This system is not student housing friendly. The online leasing and guarantor process is a pain to toggle between their prospect portal for signing and generating their credentials to their applicant portal once they've signed. It's confusing for the customer to have 2 different log in credentials for signing and making payments. Sometimes you will receive an "Unable to Locate Account" alert and will need to manually deposit checks to the bank because real page experienced an error processing someone's check. To add, you cannot try to re-scan because the check will then be a duplicate entry, although it did not successfully go through. It will also charge a Non-Sufficient Funds fee when it isn't truly NSF. Sometimes functionalities stop working. For example, we are able to assign leasing consultants if an applicant selects "House". We have had this feature for over 3 years. When the functionality stopped working (on only some accounts), their IT department responded that this isn't a function although we had been using it daily. The overall look of real page feels dated. It's not user friendly.

My experience with Realpage has been a good one. I love the continuing education opportunities that have been made available and the fact I can always reach someone on the phone to walk me through issues that I can't resolve on my own.

Pros

For a decade now, Realpage has been a trusted companion for me. From time to time, there are outages and bugs that have to be worked out, but the wonderful folks at Realpage always get us back up and going in a timely manner!

Cons

As with any software, I guess the only thing would be the outages and freezing up from time to time.

### "Perfect for all of your apartment pricing needs"

In the three years that I have been using RealPage, I have had few gripes with the software. We have used 2 separate iterations of RealPage Yieldstar and both have strengths and weaknesses. Everyone at my office has had a great experience using this software. Their team is also very helpful if you have any questions or problems. Minus the few small gripes I would happily recommend RealPages products to anyone in the property management industry.

Pros

Realpage has a pretty simple user interface, with tons of ways to get all of the information you need at a glance. The dashboard will go over new lease rents, revenue, and revenue trends in an easily digestible visual graphs and charts.

Cons

Pulling reports is quick, but the formatting on most of the reports you pull make them pretty hard to print, or easily go through without quite a bit of searching for what you need. in our use case (We only use Yieldstar) It is pretty pointless for us to be put in the home page when we only one option to go to. I wish there was a way to have the default home page set to the dashboard.

### "Easy functionality with Bulk Functions "

Pros

I like Onesite's use of the bulk functions. For student housing where you have typically one generic move in and move out date, it's great to be able to just click right down the line for all move ins and move outs. This feature is also helpful for us when posting late fees and entering multiple invoices at once. This by far was one of my favorite features that really saved us a lot of time! Additionally, I really liked that if you entered an invoice and were over budget in a particular category it would alert you. I also liked that each month all the month end reports were saved in the AME reports section.

Cons

I disliked that when you pulled up a unit in Onesite, it would bring up all past, current, renewed, etc. at the same time. I found that sometimes it was really confusing to try and see who was in a particular unit at the time. Additionally, I found it really hard to know what reports pulled exactly what, sometimes I would have to pull multiple reports to get the a specific piece of information.

Pros

Absolutely nothing. It is close to impossible to get good assistance. Newsflash, if you bought into this software to make your life easier, you are in turn causing your clients such a hassle and many hours of wasted time.

Cons

It is constantly a battle to get good help. I upload insurance documentation and the person on the other end can never follow it since they are not educated properly how to read insurance documents. If items do not match up word for word they are unable to see that it is still valid. They have a checklist and if it does not meet the checklist they say it is wrong. That is wrong, it is just different verbiage based on an insurance contract that will not always match up with what they have on their end, but getting anyone to understand this takes multiple phone calls and emails. I end up wasting the equivalent of 8 hours for something that should take no more than 30 minutes.

I have worked with RealPage for over two years now and have always been pleased with it. It was easy to learn and have not had any issues with it.

Pros

I really enjoy using the asset optimization feature of the software. It allows us to accurately track our rent prices and compare them to the market. It is very easy to use and always pulls up very fast when I am working with a client.

Cons

One thing I do not like about the software is that it should show the lowest price as the earliest date available as opposed to immediately. It may be a setting error on our end, but it lists the cheapest price as today, even thought the earliest a person can rent and move in to a unit is 3 days in the future. It is a marketing hurdle more than anything else, because the client wants the cheapest rate, but it is not possible.

I would like to see if there were other ways of searching for someone by using other "descriptions". At this time, there is by name, plate #, social #, and phone #. I would also like there to be a feature that you could add in a gate card number or a key faub number.

Pros

Reports are easily accessible. OneSite is very user friendly for Tax Credit and Market mix communities. The features for residents is just enough and easy to use. I love the main page and how you can customize it to what exactly you need to see.

Cons

The only con I would have is the limitations that the On-Site staff has when creating levels. This may be a function that corporate only has access to but since letters are mainly generated by the leasing office, I wish there were more options.
