I stumbled across Avail accidentally while looking up specifics for owning rental property in North Carolina. The informational articles were incredible helpful. Eventually, they led me to an invitation to trying the software. I was a bit hesitant and skeptical at first. It sounded “too good to be true”. But, here I am 2 years later and thrilled to death with Avail and all it has to offer. I highly recommend this software to anyone with rental property. The value compared to the cost is amazing. Even if you only own one piece of rental property, you NEED Avail to make your life easier.

Pros

Avail makes being a landlord easy! It’s a very intuitive and effective site for listing rental properties, finding and vetting tenants and more.

Cons

I have no problems or issues with Avail. When I do have a question / problem, Avial’s support team responds quickly and professionally.

Overall I have been able to find a workaround​ or get a hold of someone​ fairly quickly. I appreciate the service and look forward to seeing its full potential.

Pros

The software is easy to use, easy to access, and as long as you have a PC you can jump on and do anything at a moments notice. I look forward to an APP interface.

Cons

Having trouble with notifications, Having a few payment issues but overall been very good. Thank you.

Listing available apartments on multiple sites all in one go, as well as creating new leases is extremely simple and flexible.

Cons

Web-based software is naturally susceptible to local and national internet outages. Rare, but when there is a problem, the software is entirely unavailable.

The online lease process was a breeze.

Pros

LOVE the online leasing plus esign feature. I have been a cozy user for a long time and I switched to be able to do state specific paperless leases.

Cons

Sometimes, the tabs make it hard to navigate when you are trying to find something. Cozy was a bit more simple to use. However, Avail for sure has more features.

It’s simplified and sped up the leasing process. Helps with putting together a contract easily and making minor modifications where appropriate. Love the automated emails and reminders but also the flexibility and control over the emails

Pros

Ease of use Digitize the experience for landlord and renter

Cons

Just a few minor things - changing name on contract in middle of lease. Sort of like a contract adjustment but not a deal breaker.

Overall it was good and understand it is a growing platform. The pricing is a bit high to jump on with a bunch of units. Still exploring if it could be used in full and track payments well.

Pros

It is easy to use for applications and background checks

Cons

Leases were not great. It would be great to load an existing lease format and be able to electronically send and have populated by renter.

Pros

It puts everything in one easy to use format for landlords and tenants.

Cons

It takes too long to get rental payments deposited into my account. The fee for tenants to pay by credit card is too high.

Great experience getting a lease written within an hour for 2 properties, including mold and lead paint notifications, if needed. Customer service helped my tenant sign digitally in Denver, while I reside in Seattle.

Pros

ease of use and ability to make written lease changes to comply with the association bylaws; ability to digitally sign; free trial period; and speed of customer service to assist where needed. I didn't need the other features but if I did, it appears that the other features would be extremely useful to a property owners as they get into the rental business.

Cons

I could not find any that customer service couldn't help with.

PERFECTION

Pros

Ease of use for back end and front end for tenants is an absolute game changer. And the customer support is the best I've seen in property management. Period.

Cons

I would have to say I haven't found a con that's noticeable at this time. I do have a commercial property with multiple tenants that I wish Avail would have lease templates for as well. This isn't crucial in my business but I could see it as another paid service I would definitely use in the future as I scale.

The software is easy to use now that they’ve updated it.

Cons

You can’t pay on weekend or past a certain time. Withdrawals actually occur the day before scheduled payment day.

There are no problems that avail solves in a nicer way than other much more user friendly apps.

Pros

there are few pros besides it works barely

Cons

Every time I try to pay the site makes me do a full on security check up. This is ridiculous I payed last month from the same IP address I payed the same amount and I payed with the same card. I used my account that I already had to enter a user name and password in. The additional pin and my social and my birthday are not things I should have to input every time. Your system sucks if this is intentional and is extremely unfriendly to users, not going to mention the random 3 day transaction period. I am going to recommend that our landlords switch over to Venmo, such a better more user friendly app.

Pros

The ability to not have to be on site to collect rent is great. Also having the capability of recording rent collected in cash rocks.

Cons

The delay in the deposits sucks. The pro software makes it seem like a next day availability of the funds, but that’s not the case. I’ve waited almost a week to have access to my money. Customer service also needs work... 24/7 is the only way to go.

It’s easy to use and the lease templates are there. The only thing is it’s not too easy to delete applications if you did not chose that person to rent your space to. I might just need a crash course though!
