They allow you to not only market, screen, setup a lease, and collect rent from tenants but take the whole hassle of maintenance requests and put it into one simple area. Avail has definitely allowed me to save money from not requiring a commercial property management company to "manage" my properties. Pros For the small to medium sized Real Estate investor, Avail is perfect to allow you to maximize your profitability while keeping on top of the most important management decisions. It is super easy to use both from a Landlords and Tenants perspective. Believe me, one of my tenants is an elderly lady with almost no computer experience and she was easily able to setup her tenant profile and complete everything for rent payments. Cons I don't currently have any commercial properties but have plans to purchase some in the future. The Humans at avail" March 20, 2022 5.0 Avail is great. Working with affiliate sites -- is non productive and a waste of time. TIME IS EXPENSIVE. I don't have time to deal with sites that it is impossible to have contact the managers. IT'S very frustrating for me and the people who are trying to contact me. People keep clicking on every picture that's nice and then have no idea who I am when I respond to them. I would much rather just deal with Avail -- and not have to put up with the aggravation of dealing with the others. STRESS LIKE THIS TAKES A TOLL. Pros I hate this software. It's clearly not customized for Avail ... It keeps saying things like .... "what do like about this product. PRODUCT?????? Avail IS NOT A PRODUCT!! IT'S A SERVICE. They're not selling beans, people. Cons The connections with other rental agencies pretty much suck. I got emails from people on affiliate sites, stating that my responses to them got cut off by there software and were useless. I think "Hotpads" was the affiliate. The thing that I hate about this software is the the inflexibility of responses. I have one bedroom for rent in a fabulous four bedroom townhouse. After years of having landlords require physical rent checks, this has definitely improved my life. Pros Really clear layout in the interface, great use of color scheme to make sections/action items seem intuitive. Very smooth "motion" operation (clicking things has a very effortless flow, vs. blocky). Visually pleasing while covering all the necessities. Cons Once my rent auto-payment has been "authorized" - but before it's been deposited - there is no way from the tenant side to cancel the payment (that I can tell, anyways). My living period in my unit ended a month early, so I wanted a way to cancel my auto-payment since it hadn't gone all the way through yet to withdrawal/deposit, but there doesn't appear to be a good way to do this vs. just waiting for the payment to clear and having the landlord refund. The payment had just been authorized the night before, so pretty quick turnaround. Super minor thing though! Everything else has been perfect. It provided an online payment presence for my residence and simple online payments, accounting and tracking of leases and tenants. Pros Ease of use was the best part of the product. For a landlord with just a couple of properties, it's great. Cons It lacks some functionality of the App folios and Buildium, but it doesn't try to be that type of product. Pros The Avail software provides legal documents that you can edit and customize. It also walks renters through the steps to pay online. You can track expenses by unit, and BEST OF ALL… when you have a vacant unit there is no added charge to upload your photos and advertise it on all of the standard rental sites. The software lets you accept online applications and schedule showings to find your new tenant. Cons I would like to be able to use the Avail lease with tenants who do not use the internet. At present the system doesn’t allow that, so I have had to download other software to convert the Avail lease to word and edit it, then upload a scanned copy after signatures are added. It would be nice if there was a way to just do my editing online in the Avail software and print it as an “Externally Signed Lease”. Reason for choosing Avail I chose Avail based on price for value after reading about it and various other products. I started with the minimum rate and then upgraded after I saw how powerful it was. Wish the ease of modifying existing properties would be better. Pros The tracking of rental payments, and ability to discontinue payments if proceeding with eviction, charge automatic late fees, or stop accepting payments after lease end. Cons It is very cumbersome to make modifications to an existing rental such as a lease renewal. The deposits to the landlords account take way too long to process and only with a paid subscription do they go faster. I was sold on this feature and upgraded my subscription only to find out the enhancement had not been made yet. Pros Anyone who is interested in renting a property or even purchasing one, should be using Avail. It has really become the go-to for the industry. Cons Deleting the ad after the property has been printed, could be a little quicker with visibility to the toggle that turns off the post. I just wanted a program that was easy to work with, my tenets could set up their accounts for payments, and I could easily watch the accounts. I also like the ease of access for all my houses or just one house, and how I can keep my contracts, repair requests, and payment online. This was perfect for everything I needed in my company. Pros I love how easy the program is to use, the direct deposit option, and how its customizable for what I need. I can change lease prices per month, I can see if a payment is declined easily, and I can quickly check all my houses. Cons When I needed to change the rent price I had to cancel the whole thing and put in a new 'lease'. Once its set up for tenets changing items in bulk is not easy . Reason for choosing Avail The ability to work in the system before paying was a huge bonus. Then the cost for what I needed compared to everything else makes this an easy choice. It grows with my company depending on houses that I have and I like that I don't need to constantly call to change my subscription. I can just add houses and Avail adjusts for me. October 13, 2021 5.0 As a first time landlord, managing all the aspects of our property was very intimidating and overwhelming. Avail took the weight off our shoulders by making the entire process easy, listing, leasing, maintenance, payment processing and resident communication. I decided to buy the upgrade for maximum support due to it's low cost. The support team is beyond amazing, helpful polite and professional and they pick up the phone quickly! Honestly I though this type of support was dead. Pros As a first time landlord and someone who works in the rental space, there are many products out there. I chose Avail because they are an all in one solution including; setting up listings on major platforms for lead gen, lease management, payment processors etc. After using them for almost 6 months I couldn't be happier with their services. Customer support is TOP NOTCH! Cons None at this time. If I had a con it would be more help with setting up the screening criteria.
