I LOVE the customer service. I don't worry about not having the answers or understanding things because I know customer service will patiently go over things over the phone, or on weekends, through email. Haven't found anything similar with this kind of ease of use or customer support.

### "The Most Amazing Landlord Software Ever"

I love Avail, it saved me the trouble of dealing with the issue of charging my tenant late fee when she forgot to pay rent on time. It's great to document all the maintenance activities and the rent record.

The avail app is ok but not my first choice for finding applicants. It's an ok free option if you are in the market for a place to list your rentals but there are better free choices as well.

Pros

Last time is used the avail app it was freee which it should be. With it being free it may be an app worth trying out with nothing to lose

Cons

The things i liked the lease about the avail app was the functionality and glitches. I would sometimes have trouble receiving messages. There were also some glitches where people were prompted to fill out the avail rental application even though I disabled applications. Hopefully these glitches have been fixed

### "Highly recommend website for easy landlord tracking "

We've been using it for almost three years with our one rental property and place to use it for another property this year. It has been so easy and helpful for a reasonable cost.

Pros

Very easy to post the rental property, receive inquiries from interested parties, accept applications from tenants, create the lease, and accept payments for rent.

Cons

It would be very helpful to be able to post to larger home sites such as Zillow to increase interest in our rental property

Overall its good if you manage one or a few properties. Its gets so pricy if you want to manage more units.

Pros

As a new landlord, Avail made it easy to write up the state specific lease agreement. Publishing my listing in multiple website. Template documents for receipts and much more.

Cons

The fee kept on increasing. I started of with $5 and now I beleive its at $9. I would appreciate if the fee is back around $5. Even as a promember it takes a few days to get the rent payment. It would be nice if the payments are instant.

Cons

The main downside is the cost. It can get expensive if you are managing multiple properties because there is a fee for each unit managed, and if you don't cover the fee then the tenant will have to.

It's a no brainer since it's free and it works really well. My tenants like it and I like it. What's more to love

Pros

Super easy to use right out of the box. Easy to learn. Really great value since it's free! It's let me really manage my tenants and my one lease so far really easily. Easy to use features feel secure and lets me grow my business. Referred to a family member and he was able to get it rented in a couple of weeks after trying manually by themselves for months. This is a no-brainer

Cons

No cons that I can share. Just great. Even referring was a simple process. I wouldn't think twice about this if I had to do it all over again

Pros

### "Excellent apartment management system for sole proprietors"

Avail has an increasingly good customer service team for us as owners/managers and for tenants alike. We regularly offer suggestions to Avail for improvement and believe they take our suggestions into consideration.

Pros

The cost is affordable. We can use and adapt Avail's model lease to create excellent, personalized leases and rules and regulations. Most importantly, Avail provides lease language specific to our state. We were able to set up the structure for managing our 20 apartments in a reasonable amount of time. When we ran into a glitch, we simply called Avail and they walked us through. We use Avail for advertising apartments, leases, and for receiving and tracking security deposits and rental payments.

Cons

It would be very helpful if Avail offered an accounting process that easily integrated with QuickBooks. It isn't easy to download and provide easily understandable payment records each month. Thus we create our own spreadsheet that we provide to our accountant. We have recommended that Avail offer a limited access option for our accountant to view payments for security deposits and rent, and hope this happens soon.

Reason for choosing Avail

Affordability. General ease of use. Best range of options for the cost. We also liked that the company is located in Chicago (our time zone).

Stress imposed and the need to share extremely sensitive documents by email to get around the system and multiple phone calls for each application and to each party is an extremely poor experience, Lost opportunities, and put our personal information at risk, all with zero outcome and benefit.

Pros

ez to launch. that is it. wish I could say more the review requires more letters so am just typing more.

Cons

1) poor attention to catching user errors and explaining the problem to fix so user can proceed. 2) lack of awareness of use cases that real life users experience. Seems you cant live at same address 2x in past, cant own an address other than your current address. cant have prior rent be 0 (at least give a warning for that, (ie if you owned it).. and anyone without a credit rating will get stuck with a mysterious error and no explanation (which mean no foreign people can apply, which is some regions is an illegal restriction to impose.. but this software is by lack of function imposing it) 3) API (Application connection) hand of from Avail to Transunion is horrible.. sometimes TU get some info, no info, all info.. whatever the case.. the user gets no feedback.. Software that guarantees phones 4+ phone calls to 3 different parties Landloard, Software, Credit Check Company... is NOT a software Solution,, it is a Problem. 4) UI/UX lacking basic feedback.. can I save. can I come back. how do I go forward, did that work... Im stuck, now what...

### "Great software for starting out"

As a family investing in multi-family properties we're wanting to manage them ourselves but we're also starting from scratch. Avail is a great option for listing, leasing and rent collection, which is a HUGE help. It's not perfect but for the price I think it's the best option right now. I'd recommend for anyone with small portfolios or just starting out.

Pros

The software is great about streamlining processes. It takes something like listing the property, which could take hours to post to individual sites like Zillow, Apartments.com etc, and lets you post in a matter or minutes.

Cons

The software can sometimes feel like a hammer when you need a scalpel. When you post your listings the software will scrub out anything that looks like contact information. I assume this is because they want all the communication captive in the system. This is in theory but it forces us to use clunky lines of communication while simultaneously trying to make a first impression with prospective tenants. There are enough examples of how that manifests itself that my newest tenant just moved in and isn't exactly thrilled when I tell her we have use Avail for certain operations.

### "There are scams on your website !"

Very easy to use and looks fine for landlords, cannot say that for prospective tenants !

Cons

I was looking for a studio to rent. I filled the application as required by your website which looks very trustful. I thought you were doing some background check or at least ID check for the landlords posting offers on your website ! I was victim of a scam, a fake landlord tried to steal me 5,000$ of prepaid rent without allowing me to visit the place, even if I work 10 min away from this studio. The person was always pushing back the visit arguing that some new applicants would prefer a later date, or that they had too much work on that day and had to delay the visit of one or two days. Then the person told me that according to your website, I had the best application and should make a deposit to make a reservation, otherwise other applicants might do so and take the lease. The information required by your website are highly sensitive, I uploaded a copy of my French Passport and my international VISA. I have now revoked the access to my application for this landlord but they might have copies of my documents now. And who knows what they plan to do with them. You should be more professional ! It is very good to provide background check tools for landlords but you might be providing 'trusting' services and then helping swindlers to make up their scam ! I will contact your service and hope you could help me and compensate me for this unfortunate experience !

### "I really like Avail, and it's improving"

I have rented property for two years, starting with one and now have four properties. Avail has worked as sort of a rental guide for me. From listing, to lease, to collecting payments, Avail has helped me run the flow of being a property owner/manager. I feel like I look more professional to tenants and it keeps me at an arms length on the day to day issues.

Pros

I like: Support: open a support ticket and they respond within a couple of hours AND solve the problem. The notifications it gives tenants when rent is due and when they're late. The ACH payment system The listing tool to list my rental on numerous sites with only entering the information once.

Cons

\-The lease tool can be a little clunky. -Lease renewals are a bit difficult to figure out. -A tenant moving to a new unit I manage with a new lease was hard to set up or figure out.

Overall I am pleased with the processes in place, they give me the ability to refer to AVAIL as my management service company when speaking to the tenants.

Pros

The ability to remove ourselves from the money collection piece of the tenancies.

Cons

The Reporting module is weak, whomever designed the options doesn't seem to know what kinds of information or trends a landlord or accountant would need, and the data they are looking for. The format they comes out in requires too much time to get to a usable spreadsheet.

Reason for choosing Avail

Ability to put the vacancies on many site giving it a true professional quality as well as the screening process. Now that we have tenants I don't want to live without the rent collection modules.

### "A must have for rental owners and managers!"

So far the customer service and support has been great. Any time I need anything or have a question the team has gotten back to me quickly. Easy to use and has really improved my ability to manage my rental.

Pros

This software adds ease to both the start of the rental process (application review and acceptance) as well as ongoing support of the rental. It allows for electronic payment collection and can allow for multiple payers for a single unit to take out the guesswork of who still needs to pay and removes the need for one tenant to carry the burden of payments. This software allows for customization of what is required, how payments are processed and tickets that can be cut and addressed in the portal.

Cons

There are some additions that could improve the software including integration of payments to utilities and auto payment requests, addition of an app for on the go management.

As for integration of payments to utilities and auto payment requests, just to clarify there are some things that we make standard in order to give landlords more flexibility. Since utility costs may vary from month to month, a landlord will need to manually add that fee in. Still, I certainly understand the need and will be sure to pass this information to my head of product. Also, a mobile app is definitely on our product roadmap. In the meantime, our website is optimized for mobile device usage so your tenants can easily access it from their mobile device's web browser. Pros

I like the fact that it is a one stop shop for all of the things I need related to the management of my properties. I can advertise, screen tenants, draft and sign leases, collect funds and keep track of maintenance requests.

Cons

The only free option is a checking account.

### "BAD Customer Service"

It can be easy to use and maneuver but not all tenants may have the capability to use the system. My tenant also got charged an additional $94 and could not figure it out. I had to give him credit on his rent for the amount he was charged.

Pros

I like the fact that it was easy on my end but not so much for the person leasing from me.

Cons

The person leasing from me had to submit a photo with a paper with today's date, and it was not done correctly, so the system rejected it. The tenant did it again correctly, and it looks like it was okay, but now the tenant's account is locked. No one answered the phone, and I tried helping the tenant, so I had to go old school and pick up a check from him. I email the company, and automation gives solutions, but that is not what I need. I have left messages to return my call, and no one returns my call. I really liked this program but was very disappointed with the customer service.

Reason for choosing Avail

I will look for other products. This one caught my attention, and stuck with it. I should have researched it more before jumping in.

### "Great software for small scale landlords"

Overall, I love Avail and don't see any reason to use another software.

Pros

I use this software to keep track of just two properties, and I like it because it's very affordable for small landlords like me and still provides all of the features I want from a professional property management software.

Cons

I wish the billing system could be more flexible. For instance, there doesn't seem to be an easy (from-the-dashboard) way to mark an invoice as paid from my end if a tenant gave me a check instead of using the system.

Because of the difficulty in generating a simple lease renewal I had renters leave through frustration.

Pros

Easly tracks and maintains income processing and late fee notifcations with reminders sent to renters in a timely manner

Cons

Very cumbersome to generate a lease and very very difficult to understand the functioning of the software in general.
