I LOVE the customer service. I don't worry about not having the answers or understanding things because I know customer service will patiently go over things over the phone, or on weekends, through email. Haven't found anything similar with this kind of ease of use or customer support.

### "Great for self managing your rental units "

Overall the experience has been great using the platform. Customer service is also easy to reach if you have questions, navigating as well.

Pros

What I like most about was how easy it was to set up the units in the software. It makes self-managing your properties easy as everything in the dashboard. It allows you to save money on hiring a pm company to handle your properties.

Cons

The thing I liked least about was that some of the leases did not seem to be as thorough as having a certified lease, but avail allows you to upload your own lease if you don't like the free options they provide.

### "OK option for marketing property"

The app is ok but not my first choice for finding applicants. It's an ok free option if you are in the market for a place to list your rentals but there are better free choices as well.

Pros

Last time is used the app it was freee which it should be. With it being free it may be an app worth trying out with nothing to lose

Cons

The things i liked the lease about the app was the functionality and glitches. I would sometimes have trouble receiving messages. There were also some glitches where people were prompted to fill out the avail rental application even though I disabled applications. Hopefully these glitches have been fixed

Pros

I like that makes managing rental properties simple. Listing units, screening tenants, collecting rent, and tracking expenses all in one place saves a lot of time and keeps everything organized.

Cons

The main downside is the cost. It can get expensive if you are managing multiple properties because there is a fee for each unit managed, and if you don't cover the fee then the tenant will have to.

We have been using exclusive for over 5 years now. Even our tenants love it! The ease Avail gives from listing the property EVERYWHERE, background and credit checks, creating leases specific to the state with options to add custom clauses, collecting payments and managing repair requests- AVAIL DOES IT ALL and for an incredibly reasonable price.

Pros

The ease of use and quality of services offered. Customer service was quick to respond and very helpful the one time we needed them.

Cons

I wish they had an app for easier access. It would be nice to be able to check messages and payment statuses from my phone.

Overall its good if you manage one or a few properties. Its gets so pricy if you want to manage more units.

Pros

As a new landlord, made it easy to write up the state specific lease agreement. Publishing my listing in multiple website. Template documents for receipts and much more.

Cons

The fee kept on increasing. I started of with $5 and now I beleive its at $9. I would appreciate if the fee is back around $5. Even as a promember it takes a few days to get the rent payment. It would be nice if the payments are instant.

I use for my property management company. Avail is a helpful platform for small landlords who want to streamline their process. Cons

### "Beware of Avail payment systems "

Cons

Landlord using for 5+ years now. Poor customer support and lack of support during payment disputes. Avail is great for happy-path conditions, but if anything misfires with payments or credit card disputes, Avail has no support available. Very disappointed to have represented by Avail and no confidence in using Avail payment systems moving forward.

### "This product is a dumpster fire"

My experience has been nothing but negative. I don't understand how someone ever thought to ship this product in this state. No I am not going to set up automatic payments. Why would I trust 's security back end when their front end app is designed so poorly? Why do I need a third party to leech off of such a simple process when they can't even do it right? The only thing that would save Avail would be to allow payments to process from my account to the landlord's account the same day they are submitted, including weekends and holidays.

Pros

There are no good features. has literally taken something as brain dead as paying rent and added a bunch of barriers to be able to be able to do it efficiently. Their competitors for online payments are PayPal and Venmo or literally a bank transfer. Alternatively if I wanted the inconvenience of blackout payment dates I could use a check.

Cons

For software that is supposed to make payments easy, this does the complete opposite. Rental payments are to be paid on the first. In the classic days of literally just giving your landlord a check this was simple. I write a check, I give it to my landlord, they cash it. We even have new technological improvements such as using PayPal or Venmo to do this all online. has managed to take this simplicity and convolute it to a point where I do not know when my payments will be received by my landlord. Take for example today 4/29/23. I log into the portal, go to pay my rent and lo and behold for some reason the option to pay my rent on 5/1/23 is not available. The first is not a bank holiday. The first is not a weekend. The first is a regular Monday that if I had used any other payment method my rent would be on time and in my landlord's hands day of. If I had used PayPal or Venmo, my landlord would have received cash in their account today, before my rent was due. This is not the first time where this issue has occurred. The dates to submit payment seem to shift without reason. Do I submit a payment request two days before or three? Weekends don't count? They don't work holidays? Why is Monday a blackout date?

Support has been terrific. Definitely contributes to my impression that is well on its way to having the “Cadillac” identity in landlord management solutions. Nice work with your payment and Leasing setup. Also nice work with much of the marketing tools. Add premium adds (pay for top of list advertising) and syndication to the rest of the online rental sites and you’ll go from a convenient but moderately effective marketing solution to a slam dunk! Or, partner With RentLinx.

Pros

has thoughtfully designed. The features it has work well and they have a more solid foundation in there product than any of the other offerings I explored. Avail has a great product in what feels like a budding market.

Cons

I’m looking forward to tackling some new problems (feature requests): - user selectable widgets on the dashboard, new info options here (time sensitive actions pending in tenant on boarding, maintenance requests, financial performance KPIs, etc) - Kanban style board of maintenance requests - scheduling automation or better yet, partnership with other providers (ShowMojo) - marketing: listing distribution (partnership with RentLinx.com) - Application fees for Smart Move are prices higher than all competitors in your market. My biggest interest is in Avail continuing what you’ve done well: implement features that eliminate or minimize the things that cost me the most time in managing my properties. My biggest suggestion is to assess whether there are niche service providers that do a better job of tenant lifecycle management than you currently do. I’d so, partner with them or match/exceed what they are doing by developing that out in your system. - enable me to block CC payments or include language in the user agreement taking full liability for disputed payments. - listing syndication details seem to loose a lot in translation.

### "Easy to use software for new landlords"

Easy collections management, automatic payments and lease renewals.

Pros

Although Rentalutions offers a ton of functionality, I like how easy it is to setup a payment schedule. Cash flow is important as a Landlord, and Rentalutions will send tenants reminders about payments if not made before a certain date. The landlords also get notifications when payments are made and notified regarding the date of deposit in their account.

Cons

I wish there was a way to trim down the functionality. The new UI is slick, but I really only use about 25% of this product. I find that the screens are a little crowded now.

I had a small problem when I accepted an application from a tenant. Somehow they made a duplicate application. But customer service jumped right in and helped the tenant and myself to resolve it quickly. I've asked for technical help a couple of times and they always get back to me shortly.

I can easily see maintenance request previous leases and a payment history then I'm able to print off for taxes. The software is just easy to navigate.

Cons

Nothing. Everything has gone well. I can't say I've had any issues that would be negative in over a year.

Reason for choosing Avail

Because the other products I researched were more expensive and did not offer the customer service I'm receiving.

### "Ease of use"

I keep saying to my wife, I wish we had started using a while ago. It has been a huge game change, saving us tons of time and trips to the medicine cabinet for Advil to alleviate the headache doing the whole process on your own can bring.

Pros

Honestly, it's the ease of using the software. Everything is very laid out very clearly. Navigating the software is very simple and my tenants seem to have no problem setting their payments, signing the lease and everything else that comes with renting such as renters insurance and providing documentation.

Cons

That not all features are available yet, such as uploading your own lease and having tenants signing that. ALTHOUGH, is working on that and that is in beta right now. They were kind enough to let me use the beta version and it works extremely well. There was also another issue I had where a tenant accidentally paid twice and I couldn't adjust the payment. I three tenants under the same lease and the one payment from one of those tenants I couldn't move, yet. You are able to move the WHOLE rent amount for those of you wondering, not a partial amount. Once again, Avail has been so great and took care of that issue for me.

### "Great software for property management "

I've been able to easily manage my out of state properties with the help and ease of . The maintenance communication layout has allowed me to better track and manage maintenance requests and their associated costs. Additionally it's offered a great platform for managing an e-signed lease agreement.

Pros

is perfect for small property management teams with the ease of marketing your rental through their site, reviewing applications and general tenant screening, creating a lease agreement and tenant maintenance requests. All of these features are easy to use and the overall lay out of the site is user friendly and well displayed.

Cons

The only con I run into with this software is that the automated emails that go out to applicants and tenants do not include an option to cc or bcc the landlord.

Excellent overall

Pros

The software is very easy to use once you are familiar with the program. It does a great job of helping us keep track of all of rentals in one convenient place.

Cons

Not as much with the software but with the lack of tutorials of the software. I think it would be beneficial to have several tutorials on how to enter units into the program. Customer service was great at helping every time we called but would have been nice to have something else to go by.

makes it very simple and easy for me to manage online rental payments. Avail was the first software I signed up for and I made the best choice. I am very happy with the software and extremely happy with the customer support they offer. I would highly recommend them to others.

Pros

Product is easy to use and easy for my tenants to use as well. I have never had a tenant struggle with understanding how to use the software.

Cons

I don't have a need to integrate with another software at the moment so have no issues at the moment.

Pros

So far it great... there is a learning curve like any other program

Cons

I recommend a video ICON in the sections of user's input areas providing a pop-up to video view allowing the user stay on page and ease of use. 2nd I wish I could create customize URL. 3rd Wish I code generate a HTML code allowing to put on my other websites direction to landing page for the property.

Reason for choosing Avail

This allows me as agent to provide an addition service to my client without funneling the funds, payment. Goes directly to owner and then I charge a monthly fee for services.

### "Perfect for any first time user"

5-star so far, with the experience, ease of use, customer service, and receiving rental payments.

Pros

I paid the $5 a month for the premium version and was happy I did so. You get a ton of benefits with the free version, I just enjoyed customizing my lease, and allowing my tenants to not have to pay the convenience fee associated with paying rent. I really enjoyed the syndication between all the websites when listing my available unit. I do believe that having my available unit on so many different rental websites helped me find a tenant faster as well. Really enjoyed the ease of contacting prospect tenants. Also, I’ve found the rental payment portal easy to use. I haven’t had to deal with a maintenance request so I have no opinion on that service yet as I’ve had the account for roughly 3 months. Lastly, customer service is above a 5-star! I called on a Saturday morning and spoke with an rep instantly without being on hold or anything, was truly amazing with how fast my problem was solved and the lady I spoke with was extremely friendly and very helpful.

Cons

Very user friendly once you understand the process and how everything is set up online. After a few times logging on, I understood the layout better. Really no complaints as of yet.
