Owner Construction Used the software for: 2+ years ### "Stessa is Quicken for Real Estate" July 6, 2021 5.0 I absolutely adore Stessa and tell everyone about it. I'm probably their biggest fan though I'm a small time investor. It is literally the single best accounting app I've ever used and better then working with a CPA or accountant. It's made my life significantly more simple around tax time and for that I am eternally grateful. Pros The auto import from my connected accounts including bank and credit card accounts. It also is the biggest help with my taxes that I could ever dream of. Every year I just print out the tax report for each property and my tax guy barely has to ask me any questions. Cons To be totally honest there is nothing I don't like. I will say I haven't tried their mobile app in over a year because it used to be pretty weak but I hear it's been updated and very nice now. It’s easy to use and even has reports that are highly customizable. Pros It’s specific for landlords so I don’t have to manipulate it to fit the standard needs of a landlord to track money that comes in and out. Cons I would like to see the ability to separate an expense among several properties from the app on my phone. Currently you have to access it by logging in from a computer. Unfortunately, the software was not intuitive and became confusing, especially when it came to allocations. There is no clear way to track personal funds invested as a loan to the company, which is a major drawback. I contacted customer support and only received links to articles and videos, which did not address my specific situation. Scheduling a phone call was not practical—the first available appointment was five weeks out. If you are used to proper double-entry accounting, I recommend sticking with QuickBooks. Also, do not pay annually—the subscription refund policy is terrible, and you will not receive a prorated refund. Pros I was hoping it would be user-friendly for my one self-managed short-term rental property, but it did not meet my expectations. Cons Horrible customer support—even with a Pro subscription. They really dropped the ball. Pros I had high hopes from the promises of the pro account level, but have been left with zero support and no options to cancel for any pro-rated money. This is a step up from a scam and I regret ever using this product, much less giving them money. Cons The lack of customer support, even on the pro level, is everything here. If anyone had been available to help me work out kinks, I could have stayed a potential customer and had a decent experience. But the frustration of needing help, stalling on payments/setup, and then being left alone after spending hundreds of dollars, is beyond infuriating. Investor Real Estate Used the software for: 6-12 months ### "Really helpful for portfolio analysis and organization" May 22, 2019 5.0 This has helped me categorize and organize without me having to "reinvent the wheel" trying to set up a spreadsheet in line with the tax code. Pros This software takes all the input and then collates it and calculates it giving you an analysis of individual properties as well as the portfolio in general. It helps me as a newer investor to categorize my transactions which I suspect will be very helpful when it comes to tax season. I like the mileage tab as well as I was bad about recording my mileage and this tab serves as a reminder for me. I'm very excited to see how helpful and effective the software is when it comes to tax time! Cons So far I have no complaints at all about this software. It's user-friendly and allows me to easily categorize expenses. I actually really appreciate the simplicity of the app, sometimes using apps with robust features makes everyday use overwhelming. There are items that can be improved but overall really happy with what Stessa is offering to their customers. Pros Free software that is very easy to use and set up. Running reports is a breeze and makes tax time extremely easy to manage as well. Cons The dashboard can be a little confusing since it considered capital expenditures in your cash flow. If you perform a roof replacement as part of your investment, it shows the average cash flow in a negative for a long time which can be misleading. Obviously, this is offset by a higher value of the property but I would like to see a feature to exclude extraordinary items in the cash flow analysis to see the property's sole operating performance. Lastly, the syncing of bank transactions can be up to a day delayed until they show up in the software. Stessa is critical for tracking income and expenditures for tax time. Lease tracking and document aggregation across property managers is also done very well. Cons Some bank integrations are broken and Stessa does not seem inclined to fix them. I have to enter some transactions manually, which is annoying. I received emails with links to add information, then links said information was already received. I cannot even get a person to call me after weeks of effort via email and online submission. It’s as if my money is held hostage. I spent so much time setting this up, and they have proven to care nothing about me as a customer and now I’ve wasted countless hours. They fail to tell you to use it you have to use THEIR checking account. So you jump through hoops to set up a checking account you dont want. Then you try to get the money out of the account you didnt want in the first place and its a nightmare. And every problem is not their problem its your problem or your banks problem. But it would be useful to have a functionality that allows to split the multi-family units into their own units for reporting purposes. We now own 15 long term and short term rentals and as much as I wanted to replace our customized excel spreadsheet, it still worked best for our needs after trying other programs specifically for investment properties or general accounting. I always gave up because it just didn’t quite work well enough. Stessa has been the only program that I have found that is easy, seamless and still tailored to every property we own. I can finally get rid of the old spreadsheet. I can’t wait for tax season next year where I have a full year of management with Stessa. It has made attaching receipts, invoices and cash flow so easy. I am so thankful and excited to have stumbled across this program. It works.
