March 1, 2019 5.0 I have used Wheelhouse Pricing to create a baseline for my rental on Airbnb. It has helped me to find the optimal price in a big way! Pros The tools is easy to use, very well integrated with Airbnb and super accurate as far as anticipating seasonal variations of rent prices. The customer support is second to none, with very responsive chat features and email follow-ups. Cons Can't really think of anything negative. Got additional sales that I wouldn't have received if the Wheelhouse had not accurately and daily adjusted my prices. Also won higher priced guests which I would have priced lower. So the Wheelhouse tells me when to be aggressive and when to be relatively conservative. Pros Suggested price scientifically calculated based on tons of relevant data round the world. The trend of price is not very different from what I would price if by myself. It also gives me some insight if there is some gap between what I had thought and what the system suggests. I love this tool! Pros This service saves me lots of time. Prices went up with over 25% is my estimate. The service evolves, for example with dynamic minimum stays. I love the ability to set % discounts for certain periods and also to set price manually. Cons Glitchy sometimes. Base price changes without warning. Would like additional control of min price, I want to set the min price differently for different periods (for example if I need to fill out a week I will go lower on price, but its hard to do currently). Over the course of the 2-3 months I have been using it, I have seen an increase of revenue on a monthly basis. My listings tend to book in waves, with a few bookings at around 6 weeks out, then a few more at about 3-4 weeks out and several within 2 weeks. What this tells me is that I am getting guests who plan but do not overpay, and also the last minute ones who end up paying premium prices. Cons I am very satisfied so far, but realistically, I need to observe its performance over the course of the entire year to see how it does over high and low seasons. Pros It recommended prices much higher than I'd have thought to try -- and I get them! I also like the reporting feature a lot (seeing my occupancy rate, for example). Cons I don't find the system super intuitive, and would prefer a flat rate to a percentage based fee system. Pros Easy to use and setup, seems to price our property well as we fill up but not too quickly. I like that various parts of the pricing algorithm can be tweaked. Cons I would like comparison tool showing how our property is priced vs how wheelhouse would price our competitors and why. That would help me understand better how the price can be affected. Pros Easily set pricing adjustments for weekend and season, and drop the price for vacant dates. The price is also very good -- no monthly charge, just pay 1% of your earnings. The customer service is outstanding! They are continually updating and adding new features to be cutting edge. Pros The easy use of this software is great! The ability to set guidelines that are best for my listing, combined with their pricing algorithms, gives me an edge up on being competitively priced. The market is complex and Wheelhouse allows me to tweek for seasons, weekends, holidays and many other variables. It also allows for easy tracking of and application of different revenue stratergies. Cons \- would be nice to set up a date at which the system would start analysing historical data. I transitioned from renting 1 room to renting the whole place and kept the same Airbnb listing. When I am on the specific page listing I have to go back to the home page and wait for the home page to load before I can choose another listing. It would be a much better user experience to use a drop-down menu on the specific listing page. January 18, 2018 5.0 Pros That it takes the hassle out of figuring out a price for our airbnb and keeps it up to date for us. So we don't need to worry about our pricing or wonder if we're leaving money on the table. Cons We started using WheelHouse when we first set up our AirBnb, we hadn't booked any nights yet and the data wheelhouse used to set our initial price wasn't very accurate. The initial price was about 200% more from where it's ended up after 30 something bookings. But now it runs great, so it definitely needs history in order to be accurate to market.
