March 1, 2019 5.0 My experience with Wheelhouse I believe, has gained me a lot more income from my listing then I could have achieved just myself. The research one would have to do would be tremendous. I think it’s a great service and a no brainer when operating a listing. Pros Very easier to use and lots of important information provided to help make your listing preform at its best. Cons It could update pricing faster and of course more booking platforms. Cons Dynamic pricing software can get very expensive with a percentage of booking share vs. a flat rate. Also, you can't export the rates to use on your personal website. January 18, 2018 5.0 Pros I like the customizations to pricing models, which allow users to set a strategy for their rental pricing. It is helpful to set general guidelines and targets and to allow the software to fluctuate pricing within those parameters depending on occupancy, demand, and time to stay. Cons I really wish the cleaning fees could be removed from the analysis and that wheelhouse had more information on market cleaning rates. We currently outsource our cleaning, so those earnings -- which show up on Wheelhouse analytics -- aren't accurate for us. I assume this is a common problem, so a simple toggle to say show metrics with or without cleaning fees would be helpful. In addition, it would be nice if Wheelhouse could suggest cleaning fees based on market rates, or at least give a sense of the range of cleaning fees and prices in the area. Review Source James L. No issues Pros It is super easy to set up and sync into Airbnb. It automatically adjust to the market and keeps help me maximize my profits. Cons For one of my properties its always pricing way over what the market will bear even on a conservative setting. Pros I like that it's user-friendly and takes the burden of having to price our rental property ourselves. As a host on AirBnB, it's great to be able to run the rental property without spending too much time worrying about competitive pricing, keeping up with local events and being on top of what other hosts are doing in the way of nightly prices. Cons There's not much I don't like. The only thing I think would be helpful would be to provide rationale behind the numbers...other than that, no complaints. Cons Beyond Pricing allows you to see how other listings are doing and also priced which I wish Wheelhouse had as well. Also, it would be great if the reports could get updated on-demand. April 5, 2018 4.0 Pros It's fairly easy to use and has tons of features. It can be clunky on mobile at times, but still easy enough that I often update from mobile. It's really helpful and smart in maximizing profits for your short term rental and for the low price they take, it's worth it. Their customer service and openess to feedback is top notch. Cons A little clunk on mobile. Sometimes the load times are slow regardless of platform (3-10 seconds.) I think a lot of new features on in the works, but havent seen any updates in a while and I think there is a lot more that can be done to help maxmize profits (and I'd be willing to pay a bit more for that) Review Source EP Eva P. I don’t trust Airbnb’s Smart Pricing because Airbnb wants to maximize their revenue, not yours. Wheelhouse Pricing has my best interest in mind and their pricing model is aligned with our joint success. Pros I like that it lets me capture higher rates when demand is peaking due to some esoteric events I’d never know about in town. I’ve been using for a while now and it’s indispensable. Cons It would be nice to see more of the technical data behind the pricing — like occupancy/demand by zip code I’m in and comps to other similar units to mine. But that’d just be icing on the cake. My average nightly price has greatly improved. So much so that I am concerned I am overcharging.. - 100% automated. I no longer have to monitor prices. Every Monday I check to see if I have any vacancies for the week following and manually adjust those prices. Other than this, I do not touch my pricing. Cons \- No native currency charges. All other services I've used, including Airbnb Smart Pricing, have failed in important ways, raising prices too high, too low, or making other pricing mistakes. It is absolutely worth the money – I no longer have to monitor my pricing, but when I do want to get in and manually tweak things occasionally, it’s very easy to do so. Cons There’s really nothing that I dislike about the product. I also don't have to worry about getting bookings when the prices are at a default rate if I haven't been able to raise it due to demand or local events. Cons It seems to set my base price quite a bit higher than my unit/market warrants. Cons I don't think more than 9 months out is very accurate in terms of the pricing it generates but I may not be completely accurate with this.
