Cons I wish there were additional payment recording options. Multiple tenants use cashapp, Venmo etc. Cash, check, etc are the only options. The customer support has been helpful and quick, the dashboard is nice and adding/uploaded leases is nice. I only have 1 property I'm using Innago for, but I look forward to adding more. Pros It's free with a nice user interface and allows tenants to pay electronically. I can adjust payments, upoad lease documents and track on a nice dashboard the status Cons Some learning curve to find things and change things. I had to change the lease amount and it was a bit confusing where to go to find the area to change. Also, it might be something in the future? It's simple to use, easy to configure and works as expected. Very economical too. Pros Ease of use, simple. lightweight yet feature-rich. Economical too. Appropriate even if you just have one rental or several rentals. Cons I wish the money could be disbursed sooner. If the tenant is making the payment outside of Innago, landlords should have the ability to record the offline payment by categorizing it correctly as "Wire" or "ACH" and include the relevant transaction ID for tracking purposes. I often have the thought that I can't believe Innago is free considering all I am able to do with it. In a world where nothing is free, it is nice to discover a product the "little guy" can make use of without a heavy monthly cost. Pros Innago has a robust set of features that can all be used without a monthly subscription. This was really important for me because I manage only a handful of properties for a non-profit. It was easy to set up and seems to be secure. I like that tenants can connect with me through the app about issues and pay their rent electronically. I can stay on top of all the important details of our properties without taking a lot of time. Cons There have been a few times I had trouble figuring out how to do a simple task. I haven't always found online help to be helpful. But, customer support has been very responsive when needed. As a property manager, this has been a very effective way to save time and money. Our HOA’s are receiving monthly and annual fees on time keeping accounts receivable to a minimum. Pros The amount of time saved by giving homeowners the option to pay online has been incredible. Our HOAs have also saved on the cost of mailing billing statements and reminders. Cons The learning curve is a little steep at times. In saying that, online answers are often very helpful. The tabs and document structuring keep information consolidated and accessible, while the reminders about timelines and dates are very useful. Pros I like the organization of the tabs and document structuring in Innago, which keeps all of my information consolidated and easy to access, especially for tax prep. The graphics that outline applicable information are helpful, and the reminders about timelines and dates, like lease expirations, are extremely useful. The initial setup was very easy, and the step-by-step guides ensured that I had all the necessary documents and covered all bases while allowing me to skip parts that weren't applicable. It was great to learn about things like renter's insurance that I needed from the software. I also appreciate that Innago has everything I need for rental management, eliminating the need for other tools. Cons Although the information is consolidated well, a minor complaint would be navigating and filtering data. The filters are great, just not laid out well. Maybe saving searches? There has been a steady stream of improvements in the approximately 2 years of our use of it. I'm happy with the functionality provided, and anticipate additional features and functions. Pros It has given our business the ability to formalize more processes, and offer our tenants more and easier features, communications, and functions than what we had previously. The software for the most part is self-explanatory, with only occasional need to refer to the help on contact support. Cons It's still in the process of growing into a fully robust software package. There are some limitations that are built in the software that prevent us from doing all that we would like to do. All features necessary for rental apartment management are included free of charge. Pros Ease of setup and the virtual elimination of paperwork. And the whole application and approval process is much faster. Most tenants choose online rent payment, thus eliminating the old check collection and deposit work. Much more efficient. Cons The three day waiting period (more likely 5-7 days, including non-business days) to deposit the first rent payment. Therefore tenants need to wait longer to move-in. I found it through a web search and appreciated its ease of setup and user-friendly interface. The crucial features for me are rent collection, setting up templates, and electronic signatures. While I'd prefer no cost for ACH deposits, I understand the need for this fee. I would definitely recommend Innago. Cons I would prefer that the ACH payments would not charge $2 but i understand that’s how they make their money because it’s free for landlords. As someone managing a small portfolio, I didn’t want to pay for tools like AppFolio that are geared more toward larger landlords or property managers. With Innago, I can collect rent online, manage leases, and keep everything organized without paying a monthly fee. The tenant may need to pay fees here and there but I do not incur any platform costs. Rent collection has been super smooth. I like that I can set up automatic payments and late fees, and the system handles reminders to tenants. Payments usually hit my bank in a few days, which works fine for me. Digital lease signing is very convenient. I upload my own custom lease, use templates, and send it over for e-signature—it saves a lot of time and back-and-forth. Tenants seem to appreciate the simplicity of it too. Cons Reporting is basic. It gets the job done, but if you want more advanced financial reporting or tax-friendly breakdowns, you might still need to use a spreadsheet or another tool on the side. Tenant onboarding could be smoother. If a tenant enters something wrong during setup, it can be frustrating to fix. I’ve had to resend invites or make awkward workarounds a few times. Customizing forms is limited. I wanted to tweak the rental application to include some specific screening questions, but there wasn’t much flexibility there. We love the fact that we can send potential tenants to fill out an application and pay for a background check and how we are able to approve or deny them and connect them with a property and set them up. It streamlines our process and makes it easier for us to do our own in-house property management. We are all about efficiency and Innago is a big part of how we are able to be efficient in our Tenant management. Plus the fact that tenants can submit maintenance requests and we have the system to keep updates and provide photos throughout the process is amazing!
