The website is very well organized, it is easy to add new tenants, edit/modify/create invoices, keep track of the finances, use filters in the income/expense sections to focus on any particular tenant/timeframe/type/etc. I have explored various features over the past few months, and really the only thing I was surprised by, and maybe that is just good to be aware of, is the inability to sign a lease from your phone, it can only be done on the website. The positives and benefits of Innago far outweigh this one downside. I cannot imagine moving to a different platform. To top it off, not a single complaint from any of the tenants so far. I expect the software will help me find information much more easily when it comes to filing our tax returns. Pros Developing a custom lease agreement, fillable forms, e-signature, best of all this is free and makes the tracking of leases, payments, security deposit refunds, and overall financial tracking easy. Cons Lease signing from a phone is not possible or it prompts to do so from a computer. This adds a delay to my process of signing the lease. If the tenant is making the payment outside of , landlords should have the ability to record the offline payment by categorizing it correctly as "Wire" or "ACH" and include the relevant transaction ID for tracking purposes. I often have the thought that I can't believe is free considering all I am able to do with it. In a world where nothing is free, it is nice to discover a product the "little guy" can make use of without a heavy monthly cost. Pros has a robust set of features that can all be used without a monthly subscription. This was really important for me because I manage only a handful of properties for a non-profit. It was easy to set up and seems to be secure. I like that tenants can connect with me through the app about issues and pay their rent electronically. I can stay on top of all the important details of our properties without taking a lot of time. Cons There have been a few times I had trouble figuring out how to do a simple task. I haven't always found online help to be helpful. But, customer support has been very responsive when needed. Pros I like the organization of the tabs and document structuring in , which keeps all of my information consolidated and easy to access, especially for tax prep. The graphics that outline applicable information are helpful, and the reminders about timelines and dates, like lease expirations, are extremely useful. The initial setup was very easy, and the step-by-step guides ensured that I had all the necessary documents and covered all bases while allowing me to skip parts that weren't applicable. It was great to learn about things like renter's insurance that I needed from the software. I also appreciate that Innago has everything I need for rental management, eliminating the need for other tools. Cons Although the information is consolidated well, a minor complaint would be navigating and filtering data. The filters are great, just not laid out well. Maybe saving searches? Like saving a search for whole year data. Previously used calendar reminders to manually check and follow up on outstanding payments made through PayPal or Venmo. Tried about 10 different platforms and by far the best. Excellent for monthly collection I now use it for maintenance requests and Tennant communication. Tennant communication has gotten a lot better since it first rolled out. Innago appears to be investing heavily in the platform as it has continually improved over the last couple of years Pros Ease of use, tenants have an app they can use, monthly billing with automated late fee calculation Cons Lease templates are uneditable after creation. I found it through a web search and appreciated its ease of setup and user-friendly interface. The crucial features for me are rent collection, setting up templates, and electronic signatures. While I'd prefer no cost for ACH deposits, I understand the need for this fee. I would definitely recommend Innago. Cons I would prefer that the ACH payments would not charge $2 but i understand that’s how they make their money because it’s free for landlords. Pros I absolutely love for its minimal cost and how it allows me to manage many rental properties, both commercial and residential, with minimal effort. It takes care of most of the work, and I only need to monitor it. Innago handles tenant interactions and manages rent collection, which frees up my time significantly. I give it a five-star rating and would recommend it to small landlords, especially because its pricing model is literally minimal. The setup was very minimal, and I'm so happy that I did it.
