Overall great app. Easy to use for landlord and tenant. I love being able to track all things in one place.

Pros

I like Innago because it has multiple functions included in one app. Applications, lease tracking, backgrounds and Maintenace all in one spot.

Cons

I wish there were additional payment recording options. Multiple tenants use cashapp, Venmo etc. Cash, check, etc are the only options.

So far so good. The customer support has been helpful and quick, the dashboard is nice and adding/uploaded leases is nice. I only have 1 property I'm using Innago for, but I look forward to adding more.

Pros

It's free with a nice user interface and allows tenants to pay electronically. I can adjust payments, upoad lease documents and track on a nice dashboard the status

Cons

Some learning curve to find things and change things. I had to change the lease amount and it was a bit confusing where to go to find the area to change. Also, it might be something in the future? It would be nice if they could integrate a "pay near me" service - maybe that's something on the horizon?

Overall, my experience with Innago as the owner of Minikaal Corporation has been very positive. It was straightforward to set up, and it quickly became the central place where I manage applications, leases, rent collection, expense tracking, report generation and tenant communication for my residential rentals. Innago has significantly reduced the amount of manual, scattered work I used to do across different tools, and replaced it with a clear, organized workflow. The interface is intuitive enough for daily use, but still powerful enough to support real-world landlord needs as my portfolio grows. Customer support has also been excellent whenever I have questions, which gives me confidence in using Innago as a long-term operating system for my rentals. Overall, it has made my property management more efficient, professional, and scalable.

Pros

What I like most about Innago is that even being a free software, it feels designed for real-world landlords and property managers, not just for demos. The interface is clean and intuitive, so my team and tenants adopt it quickly, but it still has the depth to handle applications, screening, leases, and rent collection without feeling clunky. The second thing I value is the responsiveness and attitude of the support team. When Innago becomes part of your core operations, fast, knowledgeable help matters a lot, and they’ve consistently delivered that for Minikaal Corporation. Also, Innago had a short learning curve, and was a breeze to setup. Finally, Innago clearly listens to users and keeps improving the product in ways that actually matter day to day, which gives confidence that it will keep scaling with our portfolio.

Cons

Overall, Innago works very well for Minikaal Corporation, but there are a few things that could be improved. The first is session stability: I’ve noticed that the app occasionally logs me out unexpectedly, which interrupts the workflow when I’m switching between tasks or devices. Second, I would love to see more built-in communication capabilities. Right now, not being able to email tenants directly from within the app limits how centralized my communication can be. Adding native email and more robust messaging tools would make Innago even more powerful. Finally, automated messaging similar to what Airbnb offers would be a huge win: things like pre‑move‑in, post‑move‑in, pre‑lease‑termination, and post‑lease‑termination message templates that go out automatically based on dates and triggers. That level of automation would save a lot of time and create an even more consistent experience for tenants as the portfolio scales.

I have been using Innago for 3 years now for two rental properties. It's simple to use, easy to configure and works as expected. Very economical too.

Pros

Ease of use, simple. lightweight yet feature-rich. Economical too. Appropriate even if you just have one rental or several rentals.

Cons

I wish the money could be disbursed sooner. If the tenant is making the payment outside of Innago, landlords should have the ability to record the offline payment by categorizing it correctly as "Wire" or "ACH" and include the relevant transaction ID for tracking purposes.

Pros

What I like most about Innago is how simple and dependable it is. Everything from payments to communication is streamlined, so I’m not wasting time trying to figure things out or dealing with glitches. It just works.

Cons

Nothing at the moment. The only thing possibly is how long payments are processed but other than that,I feel like this has been encountered with past vendors we have used.

Overall my experience has been very positive. I often have the thought that I can't believe Innago is free considering all I am able to do with it. In a world where nothing is free, it is nice to discover a product the "little guy" can make use of without a heavy monthly cost.

Pros

Innago has a robust set of features that can all be used without a monthly subscription. This was really important for me because I manage only a handful of properties for a non-profit. It was easy to set up and seems to be secure. I like that tenants can connect with me through the app about issues and pay their rent electronically. I can stay on top of all the important details of our properties without taking a lot of time.

Cons

There have been a few times I had trouble figuring out how to do a simple task. I haven't always found online help to be helpful. But, customer support has been very responsive when needed. It also takes several days for payments to post in our bank account after a tenant has paid online.

It’s great!! I wish I’d started with Innago earlier. As a property manager, this has been a very effective way to save time and money. Our HOA’s are receiving monthly and annual fees on time keeping accounts receivable to a minimum.

Pros

The amount of time saved by giving homeowners the option to pay online has been incredible. Our HOAs have also saved on the cost of mailing billing statements and reminders.

Cons

The learning curve is a little steep at times. In saying that, online answers are often very helpful. Any time I’ve gotten stuck, customer service is a quick phone call away and we’ve always managed to resolve issues quickly.

I like the organization of the tabs and document structuring in Innago, which keeps all of my information consolidated and easy to access, especially for tax prep. The graphics that outline applicable information are helpful, and the reminders about timelines and dates, like lease expirations, are extremely useful. The initial setup was very easy, and the step-by-step guides ensured that I had all the necessary documents and covered all bases while allowing me to skip parts that weren't applicable. It was great to learn about things like renter's insurance that I needed from the software. I also appreciate that Innago has everything I need for rental management, eliminating the need for other tools.

Cons

Although the information is consolidated well, a minor complaint would be navigating and filtering data. The filters are great, just not laid out well. Maybe saving searches? Like saving a search for whole year data.

I find that Innago really helps with invoicing and collecting rent from my tenants effectively. I also appreciate that it's free, which is a huge plus for me. Additionally, the initial setup of Innago was pretty easy.

There is always an issue with their banking partners. It takes to long for the money to be deposited in my account

Excellent. I certainly refer my other real estate friends to Innago regularly. There was a small learning curve in the beginning, but once I got it figured out, it’s been a very affordable solution for all of our business needs

It’s very affordable and allows me to automate both my tenant approval process and billing. The tools let me manage the property without being physically present.

When I first got it because I was switching from another platform, it took me a little while to figure out where everything was compared to my old suite.

Excellent. I was struggling with rent collection and tracking. Previously used calendar reminders to manually check and follow up on outstanding payments made through PayPal or Venmo. Tried about 10 different platforms and Innago by far the best. Excellent for monthly collection I now use it for maintenance requests and Tennant communication. Tennant communication has gotten a lot better since it first rolled out. Innago appears to be investing heavily in the platform as it has continually improved over the last couple of years

Pros

Ease of use, tenants have an app they can use, monthly billing with automated late fee calculation

Cons

Lease templates are uneditable after creation. Have to upload a new template and start over to make lease changes.

It was easy to transition over to, and the customer service was great when I had questions. The pricing is much better. I’m not paying for a bunch of features that I don’t need and would never use.

Pros

It was easy to use and very intuitive. The old program was much more complicated to do simpler tasks.

Cons

I haven’t really had an issue. There was a learning curve at the start, which is normal and the couple of questions that I had to call in or answered prompt and easily.

Cons

Not having another language option, Spanish, impeded my ability to communicate with ease to tenant.

Pros

That its FREE! It advertises my vacancies with several other plaltforms, creates leases, notifies tenants of past due invoices, keeps up with my income and expenses.

Cons

The chat section doesn't work when tenants are trying to reach out and that cases them frustration. The online applications set up could be improved upon as well.

I'm loving it. I almost forget I have 6 rental units because so much is automatic. I'm looking forward to spending more time leveraging Innago's features to help me as much as possible.

Pros

The best thing about Innago for me is the "one-stop-shopping." That is, instead of my scattered record keeping system, Innago keeps almost all aspects of my rental business organized for me. Recording and depositing rent checks is now automatic! Innago helps me do a more professional and formal job at tracking maintenance issues, which also helps at tax time. Innago also gives my rental business a professional front end, not just for me, but also for the tenants. It helps us all take the business more seriously. And Innago is fairly easy to use. Lastly, Innago makes it possible to go anonymous if you wish (for better protection of assets against frivolous lawsuits). We only have 6 rental units (3 duplexes) so Innago more than handles the job, so that most of the time I hardly give the rentals a thought. When I've had questions, I was reasonably pleased with customer support which seems to be staffed with courteous and knowledgeable people.

Cons

I've only been using Innago for about 9 months, so any criticisms I have may be due to my inexperience. But I sometimes have a difficult time finding certain information. It's all there, but not always intuitive to my way of thinking. For example, I tend to think of the rentals in terms of the Tenant and the corresponding Property. So for multiple issues dealing with tenant Mary, I'd expect to go to Mary's tenant page and take care of these things. But Innago's data organization is mostly first by function. To take any action (raise rent, issue invoice, comment on maintenance request) Innago has you go to the Leases, Income and Maintenance modules, look up Mary in each one, and perform the actions. I sometimes find this approach tedious, but to be fair, there are some actions where the Innago strategy is a better approach. Both ways of thinking systems have their place and of course I want both!!

Very easy to use! When we first started using innago, we werent sure about it because its not quite as complex as buildium or appfolio etc. but so far it has everything we need for a small pm company.

Cons

It would be nice if there were some additional features, like automatic styled monthly reports that we can schedule to go out to owners to take that off the plate

My overall experience with Innago has been fantastic. I was recommended this software by a family member who had used it in the past and it was and still is a fantastic recomendation.

Pros

Very easy to use and the functionality of it is great. Being able to coordinate lease signatures, managing rental payments, recorded expenses, and going all the way down to financial reporting makes filing taxes super easy.

Cons

Sometimes it is hard to log in and being asked for 2FA when I don't have it set up, but overall I am really happy with Innago.

Overall it's great, I use it for anything I need to do for collecting lease/utility payments, doing credit/background checks, storing leases, etc.

Pros

I enjoy the user interface, and how it sections things off in a clear manner. It is a clear way to track and I enjoy how it already has almost anything I need to do already built into the system.

Cons

The software I used to use didn't charge fees to tenants for making payments, so now some of my tenants mail me checks to avoid paying through Innago.
