Nous étudions la possibilité de nous orienter vers une autre solution, malgré le renouvellement automatique reconduit pour un an.

Pros

J’utilise Smoobu pour la gestion de locations saisonnières, mais je suis de plus en plus insatisfait.

Cons

Déçu par l’évolution du service. En 1 an, le tarif a augmenté de 97 €. Sur recommandation de Smoobu, nous avons migré notre site vers leur nouveau CMS : rien ne fonctionnait, nous avons dû le refaire deux fois, avec au passage une perte de référencement du site d’origine. Il reste aussi des textes non traduits (ex : “CreditCart” au lieu de “Carte bancaire” sur le paiement CB), ce qui n’inspire pas confiance aux clients. J’ai le sentiment que la qualité et la localisation FR ne sont pas une priorité.

Ne vous faites pas avoir !!!! Une fois que vous avez fait l'effort de tout paramétrer.... Vous allez vous prendre en moyenne 20 % d'augmentation tous les deux ans.... Je vous prévienne un mois sur l'autre ... Vous n'aurez pas le choix vous serez pris à la gorge ... Le Channel manager dans l'ensemble est correct, voilà mais ils ne sont vraiment pas réglo.... Ils n'ont aucun scrupule à vous mettre au pied du mur .... En janvier 2023 ils ont augmenté mon abonnement de plus de 50 % En janvier 2025 ils augmentent pendant bonne mois de plus de 20 % Dommage que je n'ai vu aucune amélioration justifiant ses augmentations. Ne leur faites surtout pas confiance !!!!

J'ai utilisé Smoobu en période d'essai avec une intégration à mon compte AirBnB existant. J'ai trouvé l'expérience très mitigée, l'outil ne m'inspirait pas plus confiance, l'interface utilisateur est médiocre, l'application mobile pas mieux.

Smoobu dispose d'une bonne intégration aux plateformes de locations courte durée ainsi qu'à différents partenaires.

Cons

L'interface utilisateur n'est pas très intuitive est pas très agréable. Le système de design du site internet n'est pas franchement très convivial.

Good customer support. Smoobu is good if you need basic functions; it lacks some more advanced functionality compare to other PMS. Easy to navigate.

• Messaging: No option to archive messages currently. • No push notifications from Airbnb & Booking to the Smoobu app when a guest (Airbnb) sends an enquiry only (before they book) I do not receive this into my Smoobu messages. • when a guest books and the booking confirmation email is sent, it does not appear in my Smoobu message inbox either so I dont see the communication trail. • Attachments on messages, it is not possible as portals like Airbnb and Booking.com block messages with these. • As we are still sending messages through their connections, we have to abide by their rules. • For now, it's just text for messaging - which is why we offer the Guest Guide as a workaround to help you • Cannot re-order item in Guest Guide • Font size formating in Guest Guide does not work for me

There are many cons and pros to this chanel manager, but we are still planing to use it as moving from it with a lot of properties would not be worth our time. The chanel manager offers us stability majority of time and a website integration.

Pros

Smoobu app is a good starting point for anyone who want to give a chanel mannager a try.We currently have 27 properties and all of them are managed through smoobu. Website is built through smoobu (you can check it - www.poloapartments.lt)As a user for more than 3 years, I can recommend this program as it is easy to use, responsive and gives us a lot of functions.The price is very good compared to all other chanel managers.

However, there are flaws. For example, our website is built on 3 different languages, while smoobu check-out is only in one language. I have personally been requesting this change for more than 1 year. No progress. (To add, they do boast that they adapt their program to their clients needs).Some times there are maintanances that make the smoobu completely offline. If it happens in a busy period, you might get double bookings.The invoices just as the check-out page is only in English with no other language choices.When uploading a property to smoobu, there are only a few ammenities to select. There is no free parking selection window. It is very important to have.To add, smoobu engine does no allow to select the amount of children or pets. It only allows selecting adults.There a

Bislang bin ich mit Smoobu voll und ganz zufrieden. Mit jetzt 9 Einheiten ahne ich langsam dass ich bei weiterem Wachstum neue Funktionalitäten brauche. Noch kann ich alles abdecken indem ich bei Drittanbietern die Integrationen nutze. Zb beim Messaging, Checkin-Automatisierung, Meldescheinen und Gästeapps.

Pros

Eine komplette Sammlung von Funktionalitäten die man braucht um seine Ferienwohnungen zu managen. Ich verwende seid 2018 Smoobu. Angefangen von 1 bis 9 Ferienwohnungen jetzt habe ich und nach jetzt alle Funktionalitäten im Einsatz. Es ist im Vergleich zu anderen Lösungen günstig und man muss nicht wie bei anderen Lösungen immer mehr Pakete dazubuchen.

Cons

Habe über die Zeit eine Reihe von Verbesserungsvorschlägen gemacht für Funktionalitäten die mehreren nützen könnten. Leider bis jetzt noch nicht implementiert doch anderes scheint Priorität zu haben und es gibt Fortschritte in der Software.

La experiencia ha sido muy positiva. Le daría un 9,5. Es el mejor channel manager de todos los que he probado. Lo recomendaría a cualquier persona.

Pros

Probé varios channel manager de gestión de alquileres vacacionales y Smoobu es el mejor de todos con diferencia. El diseño de la web es sencillo y ofrece muchas más opciones y funciones que otros software. Decidí usar Smoobu porque es uno de los pocos que integra la app Check.in para hacer el registro de viajeros y el envio de partes de forma automática a la policía. Esto permite ahorrar mucho tiempo. La sincronización con todas las plataformas es perfecta. Nunca ha dado ningún error. (Use otros channel manager que daban errores de sincronización). Y además el precio es más bajo que otras plataformas con menos funciones. Alguna vez contacté con atención al cliente y resolvieron mi duda rápidamente.

Cons

No hay ningún aspecto negativo que pueda destacar.

Covers all my basic needs. Gets better every year. Has a reasonable price. The support is just top.

Pros

Smoobu is probably the Channel Manager with the best 'Features/Price' ratio. We state that after we have done seriously evaluations for two years. It has all functionality a small - middle accommodations managing service will be needing. The subscription is very reasonable too. They haven't stoped improving since I know them and they have the perfect support :)

Cons

There are some minor functionality issues with the user interface. This does not affect the functionality, it is just that sometimes one can not but notice that some things could be a bit more 'up to date' in the user interface.

### "Did not work for my Vacation Rentals"

I used this software about every minute of the free software trail, switching both my airbnb and vrbo 5 listings from current software to Smoobu. what a nightmare. I've been using Bookerville which is loaded with features, but doesn't quite have the smooth look of Smoobu. Instead of throwing my efforts into Bookerville, I thought all Softwares were the same.... No they are not. My Smoobu experience had be fall in LOVE with Bookerville and take the effort to expand my use of their numerous fully developed features. Describe my overall experience with Smoobu? Above all it convinced me that I had the best vacation software in Bookerville over all its competition.

Pros

Very attractive. It has a very clean feel to it and nicely visual

Cons

There were quite a few issues that I thought they may over time address, but I'd have to say the absolutely most shocking shortcoming of this software was an inability for guest who comes to your website to get an itemized quote. I actually called and arranged a VERY early morning conference call with this European based company.... and this is just one of the crazy, head scratching things about this software. It allows you to imbed a link from them to your own company website for guests to get a quote; but this is a total quote.... No itemized quote. So if you've got a $1000 refundable deposit, guests don't know that, its just this HUGE total, without details on cleaning fee, taxes, options, refundable deposit, etc. From here, the guests can contact you for the itemized quote and book. What the heck? why can't they book on line? why can't they see an itemized quote? This is just one of the things that Smoobu knew hosts would want, but that they didn't bother to do right.... and unfortunately one of so many half way done things .... I guess so they could add it to their feature list, but it is completely useless. Just having an itemized quote and booking the guest later would have been a huge help, but they couldn't be bothered to do this.... and with refundable deposits in one HUGE total ... hosts will have to clutter their websites with explanations.

Reason for choosing Smoobu

I didn't choose Smoobu above other products. I tried the Free Trail and while it took about every minute of the full trial to realize .... pretty much at every turn, this was not the best option for me, a vacation home owner who has 5 rentals of various sizes. The smallest sleeping 2 people going right up to the largest vacation house in my tourist coastal market, sleeping up to 27 people.

What you are looking for is a high end agency solution that can cover all your details for your business. we are however targeting owners and we are providing a very affordable solution. So indeed our software may not be what you need. But please also note that a product you are looking for will cost you a multiple of Smoobu. Also e.g. if you want to put a deposit you can add it to the extras that will not be displayed in the overall costs of the booking. So for your main point there is actually a solution we can offer. ### "Gutes Marketing und schöne Benutzeroberfläche, aber leider wenig dahinter"

Leider konnte ich bei den Nachteilen keinen weiteren Text mehr eingeben.. Meiner Meinung nach ist das Buchungstool nicht für mehrsprachige Websites anwendbar! Weitere Probleme: 1. Buchbar bis: hier sind nur Werte ab 30 Tagen gültig. Um die Apartments zu sperren, habe ich die Zahl 1 eingegeben. Dennoch konnte über Booking gebucht werden, was wiederum Kosten verursachte! Ich wurde schroff darauf hingewiesen, dass es in der Dokumentation steht, dass hier nur Werte ab 30 Tagen akzeptiert werden - eine Fehlermeldung bei der Eingabe eines ungültigen Wertes -> Fehlanzeige! Das verstehe ich nicht unter Benutzerfreundlichkeit. 2. Bookingflow Plugin für Wordpress: Dieses hatte falsche Verfügbarkeiten angezeigt. Von einem Supportmitarbeiter wurde ich darauf hingewiesen, dass das Tool von Kunden entwickelt wurde und daher kein Support angeboten werden kann. Die Entwickler sind nicht erreichbar und die Website des Plugins ist gelöscht. Kein Kommentar. Ich habe mit mehreren Supportmitarbeitern gesprochen und hatte nie das Gefühl, dass man über die Funktionsweise der Software Bescheid weiß. Leider erhält man keine konkreten Antworten oder nur die Rückmeldung, dass ein Problem der Technik übergeben wurde. Danach lässt man den Kunden im Regen stehen. Konkrete Vorschläge für die Weiterentwicklung werden ignoriert. Eine derartige Enttäuschung hätte ich gerade nach der vielversprechenden Werbung nicht erwartet. Ich kann Smoobu daher nicht empfehlen.

Einfache Einrichtung, das moderne Design und die Flexibilität bezogen auf die Plattformen, die dem Benutzer geboten wird

Zahlreiche Support Tickets wurden geöffnet - kein einziges bisher erfüllt. Was der Kunde bekommt, ist eine Standardantwort wie: "vielen dank für das Feedback! Wir arbeiten ständig daran, Smoobu besser und einfacher zu machen." -konkrete Lösungen werden von Smoobu allerdings nicht angeboten. Der Großteil bezieht sich auf das hoch angepriesene "mehrsprachige" Buchungstool. 1. Die Sprache kann dabei nur über die Browsersprache eingestellt werden - eine integration in eine Website mit Sprachschalter ist daher nur wenig sinnvoll, denn dafür wäre eine manuelle Festlegung der Sprache notwendig. Die Anforderung wird nicht umgesetzt, da die Funktion der Mehrsprachigkeit laut Anbieter trotzdem gegeben ist. 2. Nehmen wir an, wir leben mit dem ersten Punkt und gehen über die Browsersprache.. Nun kommen wir zur Übersetzung selbst, die mehr als dürftig ist. Die meisten Teile des Tools werden von Smoobu automatisch in 15 Sprachen übersetzt. Das Ganze jetzt noch einheitlich für eine einfache Website zu machen ist quasi unmöglich. Egal, dann bekommt der Benutzer das Buchungstool in seiner Sprache und den Rest auf Englisch. Nächstes Problem: Es können die Zusatzoptionen wie z.B. Nächtigungsabgabe, Stornobedingungen usw. nicht direkt übersetzt werden. Dazu muss immer jeweils der Deutsche und der Englische Text eingefügt werden. Der Outcome ist, dass der Benutzer (egal welche Sprache er spricht) sowohl den deutschen als auch den englischen Text auf der Website sieht.

Hallo Matthias, das tut mir leid zu horen. Ich kann leider nur ein Ticket zu einem ganz anderen Thema finden. Evtl. meldest du dich bei uns einmal damit wir die Aspekte klaren konnen. Das Buchungstool wird automatisch in die jeweilige Sprache des Browsers ubersetzt, alles vollautomatisch, daher auch keine Ubersetztungsmoglichkeiten. Wenn eine Ubersetzung deiner Meinung nach nicht korrekt sein sollte ist das anpassbar. Die Details empfehlen wir in der Regel in den AGB zu platzieren. BookingFlow ist ein externes Tool, daher auch nicht in unserer Hand. Dass die ersten tatsachlich 81 Tage einmalig durch uns freigeschaltet werden mussen ist ein bewusster Sicherheitsmechanismus um Doppelbuchungen durch fehlerhafte Bedienung des Kunden zu verhindern bei Setup. Zusammenfassend, mit tut es leid, dass du nicht das Produkt erhaltst, dass du dir wunschst. Deine meisten Anmerkungen sind aber leicht losbar. Viele Gru?e Philipp

### "Highly recommend Smoobu - even if you are a small operator"

Smoobu Customer Service is Fantastic! I always get a quick response, and they never make me feel 'dumb' - because sometimes I ask some off-the-wall questions! I highly recommend Smoobu to all vacation rental owners. We only have 2 units, and we couldn't do it without them!

Pros

What we like most about the software: ease of use, communication templates/scheduling of messages, ability to update rates and they immediately update across all connected OTAs, ability to set % increases on OTAs over our direct book rates, Digital Guest Guidebook (& how easy it is to customize regarding what guests see before, during & after their stays), & the ability to nest units. There's more to like out the software, but these are the top items on our list.

Cons

Always looking for more features, but what they already have far exceeds previous channel managers I've used.

Pros

Firstly, for someone who has hardly used a channel manager, the learning curve is always going to be a thing no matter which service you decide to use. This was the case for me, after reading countless reviews I decided to trial Smoobu and am now a paid user. And when the learning curve is unavoidable, Smoobu truly shines with their CUSTOMER SUPPORT - it is definitely one of their best features. Their chat team works in German-time (and they are not available 24/7), but it was definitely handy when you're based overseas. Their e-mail support team I find are VERY experienced, fast, helpful, patient, understanding and respectful - I seriously only have praise for them! They truly helped a novice channel manager user like myself troubleshoot, configure, and set up the optimal solution that works best for my particular business size and workflow. Regarding the SOFTWARE FEATURES, I think we always tend to want more, and more of the available features offered more seamlessly and automated, so I don't think it's even fair to expect EVERYTHING, and the simplicity of Smoobu's software - both in UI and UX, once you get a grip on it, is a HUGE asset that eliminates and minimises all the headaches we go through as owners and managers. And finally - PRICING. Based on my own research I think their overall quality offering is astounding vis a vis the cost. I am thoroughly impressed with the service and am grateful that I found something I am happy to pay for and proud to continue using!

Cons

EMAIL SUPPORT > CHAT SUPPORT: Though chat support is easier to access, for an actual conundrum or a multilayered question you're facing I would definitely go through their e-mail support since they can constructively engage with your problems (maybe also because they have more time to respond?), and you really feel that they are there to help you! But the chat team is great too for small questions you might have (but sometimes they disconnect in the middle of a question - but don't be discouraged and take that to e-mail or maybe call though I haven't tried that personally!) GOOD DESIGN BUT NOT YET MIND-BLOWING: It is minimal, clean and ticks all the right boxes in terms of UI / UX and it is not at all problem for internal admin use, but for someone who comes from a creative industry background (e.g. used to the intuitive approach of Apple products and have done consumer-facing communication work) I do think their consumer-facing features (like their new GUEST APP and WEB EMBEDDABLE BOOKING TOOL) can be further reimagined based to align themselves with consumers who are spoiled by Apple, Google et al. providing great design to the mainstream. So in sum, based on a philosophy that good design → looks great and ALSO heightens practicality. TWO-WAY SYNCS VS iCAL SYNC: Not a con but a note - with Airbnb when you sync via their two-way sync it makes it impossible to view or edit your calendar on Airbnb. It's great but I found it easier to iCal sync like the rest of the platforms!

Tutto sommato consiglierei Smoobu a chi ha un business di Property Management legato a circa 10 strutture . Dopo emergono alcuni limiti che potrebbero limitare la scalabilità.

Pros

Smoobu è uno strumento dotato di una ottima usabilità. Alcuni passaggi del settare le proprietà e i calendari potrebbero non essere super intuitivi, ma il team di supporto è molto presente e aiuta

Cons

Sicuramente l'aumento importante dei prezzi nell'ultimo periodo. Ci sono anche diverse limitazioni per quanto riguarda la connessione a due vie con alcune ota minori.

It is really easy to use. No complications, no difficult to set up functionalities. The property web facility is a plus. The support team is really friendly, knowledgeable and listens to customers!. I am getting lots of emails from competition but I am not planning to move from Smoobu. I really love Smoobu simplicity.

Pros

Pros: 1.-It is a very easy to use software. Getting familiar with smoobu is really simple, practically instantaneous. 2.-The migration to Smoobu is really simple and staff is always willing to help. 3.-They have a very useful and very easy to configure web functionality. 4.-I love the functionality of being able to synchronize rates from smoobu with the most important sales channels. 5.-The synchronizations works perfectly. It has never failed so far. No double bookings at all. 6.-The system rarely crashes down and if it does, it is momentarily for maintenance. 7.-You can set up Smoobu in different languages. It is truly multi-lingual. 8.-Perhaps this is one of the strongest points of Smoobu. It is true that communication with the customer service department is easy, fast and always in a friendly and professional tone.

Cons

Cons: Given that it is a software that it is designed to be easily usable and does not complicate its functionalities, there may be people who miss less avant-garde features but in my case in particular I love that everything Smoobu offers works perfectly and without complications. They are currently developing a solution for the new PSD2 regulations, which is more than welcome.

Many synchronization problems that I suppose have already been resolved. It was not multilingual and the support did not solve anything.

### "Subida de precios. robo"

El producto es de calidad para luego subirte el precio. Cuidado!!

Cons

Despues de trabajar con su plataforma desde 2019 y tenerlo todo bien organizado como channel manager, PMS, web , guest app……Han decidido erróneamente subir precios. Subscription anual de 220€ a 313€. 93€ mas!!!!!!! Sin escuchar a sus clientes y poco les importa!!! Así q…..corre y búscate otra cosa porque cuando lo tengas todo con ellos te meten la apuñalada por la espalda y te dirán, es lo que hay y esta en su derecho de anular la suscripción, evidentemente es lo que he hecho. El mismo servicio y pagando casi 100€ de mas…..no gracias!!!

### "Smoobu is the best"

Smoobu is the best software I ever had. The management are considerate enough to waive my fees because I forgot to temp stop the subscription due to pandemic. That the total value of money, trust and confidence to smoobu and the management.

Pros

I have tried a lot of software but I lasted for more than two years in smoobu. Easy to use software and no limitations to connect in all channels. Synching the room rates and blocking and unblocking the dates were so easy too. Management of Smoobu are easy to deal with, as well. I highly recommended smoobu software.

Cons

Change the daily rates is still manual. I would like to recommend to just a click and it will apply to the certain period.

Reason for choosing Smoobu

Because of the value of money and the time spent. Management have the heart too.
