The customer service team is 10/10 and the product's price point can't be beat. I've used two competitor products as well, but ultimately settled on Pricelabs and haven't looked back since. Cons At this point, this is the best pricing software in the market so I have no complaints. The \[SENSITIVE CONTENT HIDDEN\] himself answers most of my customer service questions. I think that speaks volumes to how engaged their team is. When people ask me how much one night is, I can say, sorry I don't make the prices, it gets worked out automatically... Cons The price. Pros Pricelabs is a must for Airbnb hosts. Whilst it can be a little complicated for the not so savvy in the maths department, it's worth learning. It's made simple with a Zoom call from Pricelabs themselves who have a really great team who will guide you, so it's easy to implement. You can tell them what type of bookings you want and talk about your strategy, be it more longer stays, or simply 100% occupancy. I love the fact that you can see the daily occupancy in your suburb, and you can see up to ten other places \[your competition\] and see if they are booked or not. With this information, you can then make better decisions on your rates. You will look back and say what I said "I should have done this earlier". Owner Real Estate Used the software for: Less than 6 months ### "Great in theory, UX can be a little confusing" May 27, 2021 5.0 Overall I'll continue to use it because I like the pricing algorithms, however I don't know if I see the value long term. Some of the pricing seems overboard (ex: $700 a night seems very high?). I wish it was more affordable or I'd have all 10 of my properties up with Pricelabs, but it adds up and I don't fully see the value quite yet. Pros I love the pricing algorithms that it uses comparing vacancies in the area, other pricing in the area, etc. I trust that these prices are on point with what the market is saying, and I'm getting the highest booking amounts vs when I used to price them myself. Cons It's confusing and not very user friendly. It's also extremely expensive if you have multiple listings. It doesn't seem very straight forward or easy to understand, so all I use is the basic pricing & synching, but notice all of the other features. They just seem confusing and not very straight forward. I'll continue to use it for a few more months just because the pricing is impressive, but I think it should be able to sync itself every 2 hours, not every 14 hours. Review Source AM Ami M. It great to set your pricing parameters and forget about it. Pros We used this software for multiple short term rentals concurrently. It was easy to use and effective. Saves a lot of time. Cons Could be nice to add a feature that you could turn on or off which would a increase prices automatically increase prices when local events are happening. Such as concerts or sports events. Comparing to other pricing tools I experimented PriceLabs suggest much more dynamic prices. Other tools suggests very flat rates. You can also make use of gap availabilities by automatically reducing minimum stay requirements for the gaps. Support people are very quick to answer you in a very comprehensive way. It's hard to believe there are such people in the world but there are! Cons All is good, not possible to write anything negative about this product. However, PriceLabs please remember that we're delegating one of our most important aspects of our businesses, pricing, to you. So please keep working and making your tool even better! This software its saving me a lot of time and is doing better job that i will ever do myself. I cant recommend it enough. Cons It works perfectly with airbnb but it doesnt support booking.com, thats the only negative i found. I just stop listing my properties in booking.com due to this fact. Pros Pricelabs was easy to set up and link to my Airbnb account. It has a lot of features that I'm not totally sure about yet but the items I use are fabulous. I was unsure about the higher price per night but, I got booked at the higher rate! I am using the Market Dashboard to compare other Airbnb's in my neighborhood. Cons There are a lot of options to customize prices and I haven't learned them all yet. Reason for choosing PriceLabs It was the one that experienced Airbnb hosts recommended. Support is fast and responsive and everybody goes the extra-mile to ensure you are getting the best of the software. Integration with our VRMS is seamless. Overall, it definitely contributed to increase bookings and navigate through the seasonality inherent to our business. The support is quick, available and well informed. Cons nothing to report, there is nothing I don´t like in the software. Owner Hospitality Used the software for: Less than 6 months ### "This service is awesome" April 4, 2021 5.0 I was recently using a property manager to update my listing and pricing. They did a great job for us but fell afoul of our local government rules so I was forced to abandon them. My biggest concern was how to do the dynamic pricing to maximize my revenues. Pricelabs came through like a champion. They not only met my expectations but far exceeded them and allowed me options that my previous platform would not. For example, I restrict my bookings far in advance to longer stays only in order to keep the calendar free and encourage longer bookings. The pricing tools are amazing and appear to be optimizing both my bookings and my rates. As soon as I have a few more reviews under my hat under the new listings plus super host status, I'm confident I'll be making much more profit than under my old system. Pros PriceLabs makes me money. I'm getting longer stays at higher rates with this service. Cons The software is a bit complex to understand; particularly for minimum stay requirements. Also, it wouldn't update VRBO until I selected an option for check-in days but this was not obvious. If an option is required to work, the software should default this option to on. At a minimum, it should give a warning message when you click the save button. Review Source DC David C. PriceLabs is modern, flexible and fairly priced. It's improved our workflow by eliminating manual rate updates and allowed us to market and price our properties in ways that wouldn't be possible without a true yield management tool. We thought we were experts at setting our rates but PriceLabs has often offered insights that have allowed us to monetize even more efficiently. We're thrilled! I have complete control of the guardrails and can easily adjust the base price to factor in the unique seasonal qualities of my rental. The ability to integrate across my 3 rental platforms put this platform on top. Definitely worth the subscription for the added revenue and ease of use! Very much worth the money for your time. Pros I love the customizability. I love that I can change so many different aspects of pricing and I get real-time updates of demand to know exactly where I can price my unit to be competitive.
