My company manage 200+ Airbnb rentals and after our start with PriceLabs we've seen a big increase in revenues aswell as a smaller worklord for us. I am growing my Buisness this year and hope pricelabs continues to better there product and reach in the industry. Pros Pricelabs keeps me competitive without a lot of effort on my part. I also really like when I get a high nightly rate because pricelabs adjusted due to high demands or events that I was unaware of. Manager Hospitality Used the software for: 1-2 years ### "Great option for price optimization" August 26, 2021 5.0 Pros Airbnb optimizes for nights stayed at solid prices. This makes sense since they are representing both the guest and host. Where PriceLabs shines is optimizing for revenue while actually minimizing nights stayed! So as a host, if I can host fewer people for fewer nights but make the same revenue, there's less maintenance and more time to handle it. Plus you can create rules so you're not gouging your clientele and adapt to local regulations. Cons APIs were easy for me to use, but it helps that I have some technical knowledge. When it was costing us money we dropped it. Cons This product did nothing for our rental business. We understood how to use the tool, it was not difficult to use. It just does not work well. Their customer support was non-existent. Best value price optimizer and has good integrations" September 12, 2017 5.0 Automatic regular updates to all of my listings which helps with marketplace Channel SEO. Also obviously more optimized revenue capture. Pros The best is that PriceLabs Integrates with my other various software I use for my Vacation Rental Booking Manger service. Also the price point is great. Cons It under prices the biggest local events. But it is easy to over ride so isnt to big of a deal. It does not seem to accommodate weekly and monthly stay rates or discounts. PriceLabs does a good job in theory pricing nightly rates. But with short term and vacation rentals it is more appropriate to calculate a multiple night rate. Chef / Content Creator Used the software for: 1-2 years ### "Realistic dynamic pricing" May 18, 2018 5.0 Pros I love the customizable options for minimum night requirements that roll on each day - its great filling up my calendars with longer stays but still being able to fill in the gaps with short stays automatically. The price point Pricelabs sets seems achievable. I've used a few other pricing tools and they set the price way to high that I recieve no bookings. Setting a minimum, base and maximum price really helps with this. Cons Would be great if it could syncronise directly with my channel manager, Uplisting and be able to control the minimum night stay requirements for other channels than Airbnb. The software is easy to use and helps me manage my vacation rental. The system updates prices and coordinates calendars on several booking platforms. I monitor and tweak as needed based on market conditions but other than that it's hand off for me. At a recent major holiday the software listed my rental price about 20% higher than I would have done manually. The home was booked and the guest commented the price was high but comparable to other places they had looked at for that holiday. Money in my pocket. Pros Initial setup is easy, integrates smoothly with my listing platform, and suggested booking prices are on trend with my market. Cons More advanced settings are not as intuitive but for the size of my operation I dont really need them. I love being able to set specific pricing rules for upcoming vacancies, discounts for certain kinds of properties, and discounts for orphan nights. Pricelabs has reduced my time updating pricing, increased occupancy, and increased revenue. Simple and easy way to increase your revenue with dynamic pricing. The new Multiple Calendar view helps to manage multiple listings to update pricing in a very fast way! Pricelabs team is incredibly helpful, during the COVID they are supporting us with new features and insights, as the Market Dashboard with future market trends, which I find really helpful especially in this period. Pros Plug and play - log in and automate everything. Guidance is provided and settings are fully customisable. This has pushed my occupancy up from 30% to 60% minimum per month. This has helped our company go from making a loss to being profitable. Cons Whilst $9.99 is nothing in the scheme of things, having to pay an extra $10 for market analysis is a bit lame. Cons I do wish it were real-time instead of synced once a day, and syncing should be allowed to “queue” if it isn’t allowing a sync right away due to just having synced. I’ve had real human interactions every-time I’ve asked for help with any problem I’ve had and they have even proactively gotten in touch with me when something wasn’t working correctly with the integration of my account with my business page. This proactive approach tells me that the company is made of humans who are passionate about the work they do and are concerned about each customer they have. (I have one property, so I could easily be overlooked.) PriceLabs has my back and makes me feel confident in my pricing and other important and complex data. Pros The ease of use is one of the best things about PriceLabs. All I really (have to) do is share access with my business webpage and they do the rest. There are probably a million other options for customizing the software to my business, but they seem to know far more than I do so I feel confident that as I continue to learn the skills they already have, I won’t be overcharged or underserved by PriceLabs. It’s like my safety net. Cons It’s a bit complex in verbiage & details at times but I also accept that there is a lot to know and understand about all the different data that contribute to the final outcome that gets made each day for my business. Cons Although the basic features are easy to navigate and use, some of the more detailed features have a little bit of a learning curve but not difficult. And theres plenty of customizations and guard rails to customize it for your property Cons The UI is a little tricky to figure out sometimes. Also theres so many features, its not always clear what they do, so sometimes you have to go look up a help article on the name of a feature before you know what to do with it.
