Pros There is no better software for managing a large portfolio. Bulk actions are easy. Mass reporting exports work flawlessly. I can scan a large cohort quickly and accurately. It’s the best! Cons The red branding is tough on the eyes. I know the company needs to stand out, but red sends a subtle signal that something is wrong. All are top-notch and I can't say enough good thing about their team/support staff. They make it so easy to succeed. Pros Smart pricing and listing optimization is ALL they do, and it's done extremely well. I love that price optimization isn't an afterthought. The support is also crazy amazing. Other tech companies should take note. Cons The system can be a bit overwhelming but the support is top notch. If I run into any issues, they're quick to jump in and help right away. The platform is overly complex, unclear about the actual benefits, and extremely difficult to navigate. My mistake was forgetting to deactivate the tool after the trial ended, which only resulted in losing money. I found no real value, no clear purpose, and no tangible results. I do not recommend this platform at all. Pros I did not like it. I did not understand how to use it or how to get the best results from it. No support was offered. It makes revenue management a lot simpler with all the various controls and options that it provides you. It has definitely simplified my pricing work. Pros The ability to set up seasonal rates as well as the visual presentation of your calendar rates across your properties. They also continue to improve the product with regular updates and their customer support has been fantastic. Cons Learning curve and sometimes it can price properties too high and so that needs to be tweaked. The first time our regular 'our-price' $295 a night property got a 3 day PriceLabs-set $895 a night booking, we fell over in shock. Then we realised we knew nothing about our true market pricing (really, how could we?) and that this easy to use tool had the \*real\* market data that catapulted our turnover 3-4x, and our occupancy above 90% every month. Astounding app and worth it's price many times over. Pros Makes sensible pricing for 1 or 100 properties, a breeze. Intuitvely, just a genius algorithm. Cons It was the speed at which it returned large area property prices, but even that has been markedly improved in 2025 and is no longer an issue. Of course the evaluation comes at the end of the season with the results of using pricelabs compared with previous years but the signs are more than encouraging. PriceLabs has been great. I learned a lot about how to best use it thru YouTube videos of other vacation rental owners using the product. It was great to hear which features they used and why. Pros I have been able to make more money than I ever expected by letting Price Labs set my pricing. Cons At first it was overwhelming to understand all of the options. However when I figured out which options I needed to start with, I was able to learn more and try additional options. As I grow and am onboarding new properties, it is allowing me to scale with ease and a bit of setup, but I am getting it down and in the future, I can see myself delegating this task to someone else on my team. Pros I use PriceLabs for years and I use it every day. It helps me tailor pricing for the many properties in my portfolio. I especially like the seasonal pricing feature where I can fine tune pricing per month for each of my properties. Cons Software is only as good as the user who sets it up. PriceLabs is very customizable, but it isn't perfect and doesn't know the markets as well as I do, so I find that I need to further tailor pricing for certain days more than it does as it can be off, but it helps to have a great baseline. The other biggest drawback with it, is it is complex the way I am using it, so took me over a year to learn it. I am grateful over for having the opportunity to use it. Pros I have used competing systems and am very satisfied with PriceLabs. The level of customization is incredibly rich to the point that I can have a pricing strategy that leaves very little, if any money on the table. I am also very pleased with their pricing structure. They don't milk us on a percentage, but on a per unit rate, which comes out to a bit cheaper than the competing systems I have used in the past. The don't have phone support on demand, but are quick to respond to emails and can set up support calls with appointments. Very satisfied overall. Cons Due to the richness of the customization, there is a bit of a learning curve to figuring out how to best set everything up. As they have added features, the interface has gotten a bit cluttered. That said, once you understand how it all works, you have a very powerful tool in your hands. I also don't see much value in the marketplace dashboards. They are lacking more development. But the dashboards are not essential to the usefulness of the system as a whole. I tell everyone I know about it and encourage them to use it - whether they use my referral code or not. When I began using PriceLabs I only hosted my own suite and had no idea what price point to list at. PriceLabs has successfully allowed me to increase my nightly rate by 40-60% and I still am achieving high occupancy rates. This means PriceLabs directly increased my profit by 40-60%. Pros I like the ease of use the most. PriceLabs is easy to set up, easy to customize, and easy to reach a competent customer service team if you have any questions. Cons Honestly there is nothing I like least about this software. While some products require an advanced skillset to learn (which they have a plethora of helpful videos and instructions for), some great features I put off using while I was still new to the software as it was just too overwhelming in the beginning. Reason for choosing PriceLabs Because I could set everything up without a sales call.Wheelhouse got ruled out because it doesn't appear from their website they accepted clients with less than 10 listings.Beyond wants users to schedule a demo with a rep.I didn't want to do any of that. I just wanted to get started. PriceLabs also came with a FREE, no credit card required 30 day trial. We can maximize our revenue to make sure we are staying above the rest. Pros There is more data than you know what to do with but you can hone in what matters most to you and your market and stay one step ahead by pricing yourself where you need to be to get the days that would go vacant otherwise.Being able to see the other rentals in our area and there revenues and mirroring their pricing to maximize our profits has been a game changer. Cons There are times when you can get to a point of analysis paralysis with all the different options but if you stay practical and don't try to overthink it you can get what you really need to make a difference in your revenue. December 31, 2019 5.0 PriceLabs is far better at setting prices for my vacation rental than the listing software's price tips, which are consistently low. While it took some time and study to learn how to set up my listing, once it was set up, it didn't need much watching. My income increased and my workload decreased. Customer service is very prompt and clear. It is definitely worth the price. Pros Using PriceLabs significantly increased my income from my vacation rental property. Also, while it is complex, once you understand all the options and get it set up, it pretty much runs itself and you only need to keep an eye on it, not do the heavy lifting. Cons While my income increased significantly, my prices kept going up (I was heavily booked) and eventually got to the point that my guests started giving me 4s on value. I had not set a maximum allowed price because I didn't think about that happening. Once I set a maximum price, I stopped getting dinged on value. Reason for choosing PriceLabs I chose PriceLabs chiefly because it uses a neighborhood concept to determine the pricing. This means that they collect the number of reservations in a sampling around my place that's large enough to be statistically significant. And they include hotel reservations in that sample. Then, for example, if 6 months out my neighborhood is booked at 18%, where as usually it is 12% (or 11 months out the usual is 2% but a weekend is booked 5%), their algorithms infer that the 6% difference will grow to something much more significant as the dates come closer, and bump up my prices accordingly (based on what they've seen happen in similar instances in the past). The other services I looked at used event trackers. However, in looking at the events that they indicated would cause my price to go up within the 3-month test period, they listed a neighborhood event that was in a second-string suburb on the far side of my large metropolitan area, an event that I was certain would have no affect on my reservations. So I chose PriceLabs and have not been disappointed. Review Source GE Gal E.
