It is the best most simplify software I have ever used. I think there is room for improvement on the leasing and marketing side and the accounting system. Maybe offering a way to collaborate with quickbooks or other accounting softwares if desired

Pros

TurboTenant is tremendous tool for those of us managing RE Holdings portfolios whether personal or for clients. The annual payment is insignificant compare to the great amount of features you can use for all the day to day activities. There is a fantastic communication feature with tenants, via email or text message through the app, allowing the tenants to feel that they have their landlord within reach. This communication also allows to keep record of every communication. I love the fact that you can tailor your own lease, upload one that has already been signed or use the template and adapt it to your State specific needs. I have reached to customer support and find great customer service. In general the system is easy to use from listing, to marketing to leasing to tenancy and every management tool that is needed. The software performs extremely well and is fast to update data, specially reporting and the accounting.

Cons

The accounting could be improved along with the reporting. There is room for allowing a more easy way to title and use a different view of all the units under management

### "Just what I was looking for! "

it has made my entire process as a new landlord much less scary and much less complicated. I cannot express enough how great of a tool this has been for my landlord endeavor.

Pros

Where do I even begin!? The ease this platform has brought to managing my tenant - from listing to leasing, is incredible. It handles my leads, schedules viewings, creates lease agreements, and even sets up automatic payments for my tenant. It’s truly a one-stop shop for everything a landlord could need. Their customer support is top-notch and always available. They have an AI bot for quick questions, and if that doesn’t solve your issue, you’re connected right away to a human. Honestly, this setup has helped me resolve both small and big questions faster than I ever expected. I’m genuinely impressed by the entire platform. This will be my 3rd year renewing my membership, and I give them a 100/10!

Cons

to be completely honest so far nothing. I do wish it had street-easy/zillow integration on their listing feature though.

There were other platforms in dont recall their names but they all were not made for new landlords like me, it was mostly made for big shark landlords with 100 properties. Turbo tenant is suitable for all sizes of landlords and it really is true meaning for great value for your money. especially when I only have one property to manage.

### "My 5star Experience with TurboTenant!"

I've had a wonderful experience overall with Turbo tenant. I've used quite a few of the other documents. It's definitely like a one-stop shop for Landlords. The whole site is user friendly.

Pros

I like how the lease is already formatted in such a perfect professional manner and tailored to meet my states rental standards. I'm able to record keep my tenants payments and send them receipts. The property Management feature helps me out a lot during tax time. Any time I've had a problem customer support was always there right away.

Cons

I don't like it when the platform is already fixed a certain way and I've gotten use to it, but then Turbo Tenant well do something else to it and rearrange things. If it's not broke please don't fix it.

### "A Landlord Lifeline"

We will continue to utilize the pro version of turbotenant because of the great value it provides landlords. It has been a great easy experience on all ends.

Pros

I love using turbotenant for the ease of use for multiple properties. All of our tenants have said they like having messages , payments, and work orders in one place making it a one stop for everything for them and us. When there is a maintenance issue it is a quick and easy process to put in a trouble ticket and then me the landlord to go assign maintenence and then message all tenants the timeline for maintenence to happen on property. I can see all leases assigned to each tenant and which tenant needs to pay. My tenants love the check in feature when they pay or just to have the autopay turned on. We have the pro version to handle multiple leases, bank accounts, and payments deposit to our account faster. It is a better value than paying for multiple leases.

Cons

Turbotenant customer service works normal business hours. When we have had problems it has been after hours and we have needed to wait for the office to reopen for a resolution.

My overall experience with TurboTenant has been great. The software is very intuitive and the dashboard is very helpful to help me keep track of payments made by tenants.

Pros

I like that TurboTenant can be used to screen potential tenants without obtaining their social security number while have the prospective tenant pay for this service. I also like that TurboTenant can easily generate state-specific leases at a reasonable cost.

Cons

I like least that it can be difficult to edit tenant information after it has been accepted or already entered in TurboTenant. For example, if you spell the tenant's name incorrectly and the screening is performed with the incorrect name you may need to contact TurboTenant's Customer Service to make the correction.

### "Great software, great App"

So far my experience with Turbo tenant has been great. The customer service is responsive, which is a huge benefit, especially when operating multiple properties and running into situations and scenarios with tenants and setting up everything. Myself and the tenants really enjoy the app and it’s been definitely a positive experience Utilizing that when managing multiple properties.

Pros

I personally like the mobile access that allows me to connect with my tenants as well as them connect to me with regards to maintenance and messages. The electronic payments are a huge benefit as well, and tenants seem overall happy with the whole experience, which of course makes me happy

Cons

I do like that Turbo tenant is always improving their app and website, I think that the accounting firm they use is overpriced and I would wish that they could adopt some sort of expense reporting similar to how Stessa works.

I would highly recommend this software. My business runs more smoothly. The features are amazing. I have used it for a few years.

Pros

TurboTenant makes managing my rental properties so easy and efficient! I have saved much time by using all their features, especially online rent collection (tenants can choose ACH or card payments), the e-signing feature, and the maintenance request portal. I feel confident I have a steady paper trail with the messages to my tenants, and I have looked back on those messages as needed.

Cons

I wish it was easier to contact a live customer support agent. They do offer amazing support, but sometimes the only choice is to send an email versus chatting or calling someone.

### "Lower your overhead with TurboTenant"

Overall we've been very happy using TurboTenant for our properties over the last two plus years. It's made property management really easy to navigate, and allows us to trim expenses without having to hire a true dedicated property manager.

Pros

Very easy for us to manage our properties and tenants within TurboTenant. TurboTenant is helpful in tracking payments across multiple forms, leases, renewals and has automation that allows emails on your behalf to be sent to tenants. There's even an option for pay by portal, or online.

Cons

There's some helpful features that seem gated on different plans, which is to be expected, but we were initially under the assumption that our tenant could pay via the online portal, which is true, but there is a hefty processing cost. Had we know what the cost was, we could have disclosed that better, but it looks like there's no way to tell until/unless you ask directly OR your tenant attempts a payment. It didn't make a great first impression, but I understand the reasoning.

### "Automation for rental business "

Overall it's a platform I like to use and it has allowed things to be simplified in our rental business

Pros

I enjoy the features that allow for automation such as payment reminders for tenants, late fee reminders etc. I also like the ability for tenants to input things like maintenance requests

Cons

I feel like some of the paid features are overpriced such as the premium subscription. I feel like there should be tiers because i only got the premium for one feature which is allowing tenants to not have to pay a fee for rent payments. This is nice but I'm also paying for alot of resources i don't need and use such as leases, document and other templates. I am also a landlord with only a few properties so i will end up canceling my premium due to the cost not adding up to the value for me.

### "Positive TurboTenant Experience "

My overall experience with TurboTenant has been positive. Again, it is super user-friendly for the tenants, and I like that they even offer other services through the software, like being able to build your credit while making on-time rent payments.

Pros

I am only familiar with TurboTenant from the tenant perspective rather than the landlord/property management, since that is what my current landlord uses, but so far it seems pretty user friendly and notifies me easily.

Cons

Again, I can only see the software as the tenant, but so far, I have no complaints about it as I am able to see all my documents, previous and current maintenance requests, messages between me and my landlord, and past and current rent charges. So far so good - no complaints.

Awesome! I currently do my best to refer it out. Not much more to be said. The only other thing I would hope for is a way to download the screening.

Pros

Ease of Marketing and Lead gen, especially the pre-screeners. Also appreciate the amount of platforms you guys advertise on us for a great price!

Cons

Limited number of questions you are able to ask on pre-screener. Also not as room share friendly as I would have hoped. It is often confusing for potential tenants and they often think it is a 1 bedroom 1 bath house.

TurboTenant made managing my rental property much simpler. The interface is clean, the tools are intuitive, and their customer support responded quickly whenever I had questions. While it’s not perfect, the convenience and efficiency definitely outweighed the small drawbacks.

Pros

The platform is incredibly easy to use. I loved how quickly I could list my rental and share it across multiple sites. The tenant application process was smooth, and the built-in background and credit checks saved me a ton of time.

Cons

Some of the features, like automated rent payments, felt a bit limited compared to other services. I also wish there were more customization options for lease agreements.

TurboTenant has been an integral part of my rental management process, especially with regards to marketing and lead generation features.

Pros

The marketing feature is the best. Rental property details are fed out to multiple Internet sites. Candidates are sent a pre-screener that helps pre-qualify before moving forward with an apartment showing.

Cons

There is no built in accounting function. It is a separate feature that costs extra to use, from another company. Software would be better if it was integrated into TurboTenant itself.

### "Great, effective tool for landlords!"

It's been great. The only thing I would want is for the application to be able to add an admin fee by the landlord. Or I would've used their application tool as well.

Pros

It gives a lot of value. I'm able to market, list, talk to potential tenants in a high quality form.

Cons

It's a bit difficult to navigate. Once you exit out of a certain part of the application it's tough trying to find that specific page again.

### "I dont know what we would do without Turbo tenant"

I am grateful that someone took the time to create this system. It has saved is time and money and given us the ability to manage a property while living in a different town.

Pros

I love how easy it is to use the website along with all the tools one needs to manage a rental property all at the tip of your fingers.

Cons

What we like least about Turbo Tenant is that it takes a few days for the collected rent to reach be deposited into your bank account.

Pros

Turbo Tenant is a great tool to assist with tenant management. It’s easy to use and has been a true lifesaver for me as a property owner.

I seriously can’t think of any cons. I have no complaints. The price is reasonable, not expensive for the benefits provided.

I liked it but it became slow and froze a lot. Also when clicking and moving throughout the site there were glitches where pages wouldn’t load etc.

Pros

This is a truly easy software to use! As a landlord it makes life SO much easier!

Initial set up was a bit wonky but after that it is smooth sailing.

Do not trust their information regarding applicants. None of it shows you what is accurate. Do your own research, since they will not back up their information.

Pros

Nothing at all about it was good. Nothing

Cons

False information provided. The applicant had 7 evictions, yet none were shown with the report provided by TurboTenant. Unbeliveable how they can still be in business.
