### "Game Changer for landlords of a few units - worth the hype"

Exceptional customer service helping me with my amateur/rookie questions and unbelievable value for the investment. I CANNOT BELIEVE HOW CHEAP THIS IS. I have become cocky as a novice landlord because I avoid most of the headaches I've heard in my landlord group because this app just removes them giving me excellent tenants and a central information dashboard to do what I need.

Pros

Listing a property and finding quality tenants felt like an insurmountable challenge, but TurboTenant's listings consistently give me AMAZING tenants. It is worth it for that alone. It streamlines candidate communication, scheduling walk throughs, and lease management with automatic document signatures and it helps me chase down important paperwork like renter's insurance and helps me stay on top of tenant responsibilities like sending receipts when I receive rent payments. Imagine having an automatic marketing app, customer management system database, docusign, paralegal / accountant assistant getting ALL the paperwork and management company admin ALL IN ONE. Game changer for me as a landlord with a few units.

Cons

Sometimes on loading the Android version of the app, it tells me the app needs to be updated. A small bug compared to the powerhouse functionality.

### "TurboTenant is a Great FREE platform for Landlords"

Overall, TurboTenant has saved me time and effort to market vacancies, screen applicants, and communicate with my leads.

Pros

It is a free platform for landlords and is built by landlords. TurboTenant will market your rental on 20 websites, and the platform hosts your leads, applicants, tenants. The platform gets paid when applicants pay the application/credit check fee. The credit checks that they run are also soft pings on the applicant's credit. I have been using the platform for over 10 years, and I love it and thought you would to. TurboTenant does offer additional fee-based services if interested. Some of the other features I love include Showing Scheduling/Reservation system; Integrated Text Messages and Emailing direct from the platform. TurboTenant also offer good customer support.

Cons

TurboTenant currently does not support marketing on the Zillow family of sites. They used to but lost the ability to market on their sites. I would love it if TurboTenant brought these back as they are the leaders in the industry in most markets.

My home was not rented after 3 months with TurboTenant. Their leads were poor. I asked for a refund and was denied.

Pros

I liked the idea of having tools in the same place

Cons

The leads were few and far between and mostly went nowhere. The 'pre screening' they touted was never completed by potential tenants. The lease tool did not allow for any alterations I needed for my specific needs.

My overall experience with TurboTenant has been great. The software is very intuitive and the dashboard is very helpful to help me keep track of payments made by tenants.

Pros

I like that TurboTenant can be used to screen potential tenants without obtaining their social security number while have the prospective tenant pay for this service. I also like that TurboTenant can easily generate state-specific leases at a reasonable cost.

Cons

I like least that it can be difficult to edit tenant information after it has been accepted or already entered in TurboTenant. For example, if you spell the tenant's name incorrectly and the screening is performed with the incorrect name you may need to contact TurboTenant's Customer Service to make the correction.

### "Happy with the Platform"

My overall experience with TurboTenant has been positive. There are more pros than cons. The platform mostly user-friendly, and I appreciate how fast and thorough the background and credit checks are—they often reveal line items that prospective tenants weren't aware of. TurboTenant continues to improve over time, and I also value the webinars they offer. It's clear they’re committed to supporting landlords and enhancing their services.

Pros

I've been using TurboTenant for a few years to manage one rental property, and it’s been a great experience. What I like most is the ease of use—everything is simple to navigate, and I can download reports quickly, which is helpful during tax season. It makes property management more efficient for a DIY landlord. I'm now preparing to use it for a second property and feel confident it will continue to support my needs.

Cons

It's difficult speaking with a live person. While their AI bot has improved and now answers most of my questions, there were times early on when I really needed to talk to someone, and it wasn’t easy to get direct support. Also, I think the screening questions could be easily accessed after the applicant has applied. Once I have an applicant, I’d like to review their previous responses, but finding them isn’t as intuitive as it could be. A more user-friendly layout for that feature would be helpful.

Been with Turbo Tenant for over 4 years. Can say I could not run my property management without Turbo Tenant.

Pros

Hard to say as I like all the facets of TurboTenant. One big item is that they offer telephone live agent customer support! In the vast universe of the internet this perk is vital!

Cons

Sometimes I find it difficult to locate certain information. For example, to find an archived file. It can take me awhile to figure out exactly where some information is. I find their on line help to be of little, if any use at all.

It's been very helpful to me and my tenants; we both have a portal to log into and keeps records of payments and maintenance requests.

Pros

It's super simple tool to setup and use. Lots of great options for creating leases, screening tenants and dealing with maintenance request. My tenants like the pay options that they get, and I like not having to cash check or visit the bank. If you're looking for a back end to manage your rentals give turbo tenant a try especially if you don't feel investing a ton into management software.

Cons

Even with a paid plan it can take 3 + days for your rent check to be deposited but probably not on Turbo tenant's end.

### "Secret review may be disastrous to you!"

Poor. Very poor.I had heard they were worth a try, mistake.I had lots of promises from them as I was evaluating services - so I created an account and blasted through all of the properties and setup and was trying to lease a property... BOOM. It all fell apart after that.... no explanation.

Pros

The interface is nice compared to other services that were considered. Pricing, site speed, and features were leading factors that led us to subscribing to their service.

Cons

Support is hit/miss. Might get a quick response or wait days. No phone support.Unusual to have a secret review process that will reject tenants application for signing a lease. No explanation, it's private tenant information so they can't tell the landlord. Then they also have a secret review for landlords that just might get you banned - After you've set up homes, leases, entered bank and payment information - why so deep into the process? Who knows.... and remember the private and personal tenant information they can't share? Well, they can't share your private and personal reason for closing your account. Support isn't able to confirm why it happens - what are the secret personal reasons? All of the possible criteria are non-issues.

I chose turbotenant primarily because of my initial communication with them and what it was supposed to offer. Lesson learned! Because of this I lost two good applicants - met all criteria, but in this market you gotta be right on or they go to the next one in line.

### "High Hopes, Terrible Customer Service and Practices"

Initially, it was good experience--but they started charging more money without many additional features and poor customer service. They even started charging my tenants for ACH out of the blue (after years of doing ACH without fees). Do yourself a favor and keep looking for software that won't nickel and dime you for mediocre service.

Pros

I truly wanted to like this software. It was very promising, but after 2 years and numerous issues--I am giving up and finding something new. Their prices raise drastically year after year. $30 and now $100/year without much benefit. They lock you in to their system and then raise their prices. AVOID this company.

Cons

Cannot provide a credit on the tenant's account. Cannot integrate with outside leasing software. Takes 10+ days to get your money.

### "Hands-down the best software I’ve used"

Overall one issue and everything else 100% positive. For a free software program that does it all, highly recommended.

Pros

I am able to keep up with four different rental properties in one place. I’m able to create a lease for nine dollars, able to have my lease signed electronically and store it digitally. This software lets me know when the lease is about to expire and if I need to make any changes I do not have to pay again. Everything else about this is free! I’m able to keep documents, messages from tenants, previous tenants all in one place.

Cons

Worst thing is: if the tenant pays through Turbo tenant, it takes 10 days to deposit into your account. I do not understand this when PayPal/Cash app, Venmo etc. the money is immediately available. However, I do not have to pay through TurboTax and you will be able to manually select that they paid and send a receipt by email.

### "Good product for the cost, but you are not getting everything"

The product and the company appear to me to be fine. Just be sure you know what you are not getting and be OK with that.

Pros

Cost. Great product for Property Managers just getting started.

Cons

This is not really a complaint. After all, you get what you pay for. The things that are missing that you may not need, or know you are going to wish you had are 1099 reports, customer portals for both tenants, and especially landlords. They, like almost all, provide some forms that are supposedly legally approved. But, there is no law firm associated with or printed on the forms. What are you supposed to do? Tell your client these addendums, etc are all within Florida law, just trust me. That is a great way to lose your client. But, here again, they did not promise anything more. Just saying you might find you should have done more research before buying........ Changing, later on, is a PIA.

A+++ - I have recommended to others who are landlords and most thoughtbit sounded great.

Pros

It was easy to use and very intuitive. I loved that I didn’t have to handle payments for background and credit checks making it all very easy.

Cons

I honestly have no complaints. I have one property and was new to becoming a landlord and it out all of my administrative concerns to rest!

Pros

The software is easy to use and I especially loved the renter application and background/credit check process - super quick and efficient and I love the format and information it provides.

Cons

It should add Zillow to the places it posts.

I was able to get the best tenants from Turbo Tenant. I like that it gives you all the information to be able to decide who "fits" best at a property I'm renting.

Pros

It covers everything and even some things I would not have thought to ask. I like how it is formatted and easy to read.

Cons

As a Landlord, waiting on applications and prospective leads to confirm who they are after they have applied before I get the report, this is new since I've used this app since 2016.
