“It seems that I could always get a call back from sales when I was initially looking at transitioining to Hemlane, but now that I've committed and set up payment, I can only get answers on set up challenges, by submitting a request and waiting 24 hours for a response, that then asks for more details, and screenshots and wait another 24 hours for another response. When I'm pretty confident, the issue could have been remedied with a 30 minute phone or zoom call.“

Very good and easy to use. Inexpensive basic system. Always listen to customers and strive to improve based on feedback

Pros

Value, ease of use, interface works well on phone too. Great for self service prop management tracking. We have a team and work orders can get assigned. Rent collection is a breeze - why pay a PM 7-10% to collect your rent when you can automate it here.

Cons

Accounting interface could use some work - ease of tagging, reductions of duplicates from system and bank, ease of integration with systems such as stessa

Usability ,and accuracy of data. The ability to be an out of state landlord. I have until now used a property management company.

Cons

I think can be more affordable especially the complete version. Because the complete version, price wise is not far from using a regular property manager.

Terrible. I would not recommend this to anyone. They are not friendly. I just get told to speak to someone else, who tells me I need to speak to someone else.

Pros

The billing section is alright. The maintenace section works. These are the only two things I havent found bugs in yet.

Cons

Prospective tenants messaging is broken. Prospective tenants are unable to reply. It just takes them to a pre qual application. The lease generator has bugs. What is filled out when creating the lease, isnt accurately transferred to the actual pdf document. The customer support is useless. \[sensitive content hidden\] replies with a "not my problem" attitude and says I should speak to my onboarding specialist.

Overall, has made it easy for me to scale to a number of properties I never thought was possible as a solo property manager with very little external support (no permanent staff, only one assistant). Hemlane handles the rest with ease.

Pros

The team is always listening to feedback and making constant improvements to the product to make it the best software it can be for its customers! It is easy to use and bugs are fixed quickly. Integrations with Plaid is seamless at this point, and the interface is easy for dummies and assistants to use.

Cons

If I had to put something here, it would be how many steps I have to take to retry a failed payment.

Very satisfied. I recommend it to any landlords. My rental property was in a different state and that wasn't even an issue.

Pros

I have used for 2.5 years and am very satisfied with its features and services. When I became a first time landlord, Hemlane was a life saver as it streamlined the entire process from advertising to communication with potential renters, background checking, maintenance setup, and all the way to payment setup. The fee is very reasonable too. I can't think of another alternative as I found the services by typical property management teams are extremely overpriced. Their customer service is super good and reliable. Especially, Lacey was very helpful, going extra mile explaining to me about some complex new features that I couldn't understand quickly. I would recommend Hemlane to anyone who's looking for an alternative to typical property management. This should be the new norm of property management!

Cons

Nothing at the moment. I didn't use their repair service coordination because I could handle it with my home warranty myself (only a few cases).

Portal is very user friendly for both tenant and landlord, but the best part is the 24/7 North American staffed service coordinators. They rock!

Cons

I was previously a user of the property management software called Avail. During my time with this service, I encountered a few problems that prompted me to switch. Firstly, the platform was somewhat unstable and exhibited occasional glitches. These technical difficulties sometimes prevented my tenants from logging into their accounts. As you can imagine, this was an inconvenience for all parties involved as it impeded crucial functions such as rent payment and maintenance requests.Additionally, I discovered that the system enabled some crafty tenants to manipulate the rent payment process. Specifically, they were able to appear as if they had paid their rent on time by setting a delayed "withdraw" date. This meant that although it looked like the payment was made on schedule, the money wouldn't actually leave their bank account until a later date, effectively allowing them to pay rent late without any apparent violations.However, I should clarify that my experience with Avail was prior to their acquisition by realtor.com. Following this acquisition, it's entirely possible that significant changes have been made to the platform, including addressing these specific issues. The software could have undergone considerable upgrades and bug fixes that have improved its functionality and reliability, although I cannot confirm this as I have not used Avail since it was purchased by realtor.com. I had a great educational initial call with the team, have had great support and does what I need it to do for a great price point, especially for starting out. Many of the other companies start out at $150 or more a month and I think I am at about $40 with a couple properties. I like how integrated everything is from marketing to applications, to documents for the lease to the Mangement process. Highly Recommend!

Pros

Excellent Price point, features, quick support responses, owners and tenants portal, and the ability to add 24/7 repair coordination and late payment mediation.

Cons

A few of the features take a little bit of time to get used to and on the financial reporting as a property manager my clients cannot see all of the financials unless I send it to them or download the report for them so a " all transactions view" would be nice.

Pros

Extremely comprehensive self management portal. Virtual assistants dealing with repairs are also very efficient.

The invoicing - it does not break down which property's charges. Makes it hard to report each property's expenses.

### "Payment processor assistance"

We had a tenant attempt to rescind a payment on their side, which our bank naturally blocked. This triggered the normal security precautions, but would have shut down our payment processing throughout the next billing cycle. \[sensitive content hidden\] saved the day; it is not hyperbole to say \[sensitive content hidden\] saved me tens of hours of work and tens of thousands of dollars. The customer service is timely and precise. The transparency of my customer service was unmatched and honestly a level of helpful I have never experienced anywhere else

Cons

I am not confused about the payment processing safety trigger, however, I am confused how a tenant’s misuse caused my ability to receive payment to be put on pause. The tenant is contractually obligated to pay the lessor and at no point should ever have the ability to rescind a payment after submittal. I have the ability to refund the tenant and would naturally go through my own accounting to deem if a refund was warranted or not. The fact one tenant being an idiot can crash my system is odd.

Good, efficient. As I said, Requests are responded to in a timely fashion, and when you a renter that is extremely important.

So far the onboarding was great, my tenants also signed in and registered theirs recurring payments
