I have used other software platforms and found them tedious. When I started my own company over 15 years ago, I started with and have been a raving fan ever since.

Pros

is not just a software provider, they are a true partner in our growth and success. CINC software is intuitive, easy to use, and a selling point when marketing to new clients.

Cons

is changing so fast, and providing more and more features, that I really need a full-time employee dedicated to bringing my staff up to speed on what's new.

We really have had a great time in using ! Even with the changes and learning we’ve found great options and ways to work through any issues.

Pros

I can’t wait for connect to come out. We chose this platform for the easy to use accounting, and portfolio/management capabilities.

Cons

The Communications are not easily built - to be pretty, such as newsletters - but it’s coming and we can’t wait. Also looking forward to lifestyle capabilities.

### "It could be a great product BUT improvements are needed sooner than later"

Much improvement is needed in the owner information, core accounting and reporting. No audit trail for transactions. Increase staff for development and higher level support to speed up improvements and fixes.

Pros

Integration with bank, strongroom and Vive. Auto bank reconciliation and group reporting and scheduled reporting. Simple/lower level support tickets usually are resolved quickly

Cons

Lack of ability to fix errors we make in the system via journal entry or invoice. Group reporting cannot be properly used to run a past month. System is not set up to run group reporting for fiscal year end other than December. Owner information is not set up to accommodate contact information for more than one owner. Collections module is over the top complicated. Custom reporting is not user friendly and in some cases cannot be exported to excel. System is not able to accommodate California laws regarding e-communications/opt in or out.

Excellent since 2016! I’ve been an account for 30+ years and used many systems for accounting yet is by far my favorite !

Pros

Awesome technology and best accounting proceeding where daily work is streamlined. Owner portal in real time.

Cons

There is room for improvement in the violations processing but it has come a long way since 2016. And templates could be more user friendly.

Some things have been made easier. Some more difficult. Overall positive experience after the first year of growing pains.

Pros

Using the system to send violations. Specifically when CAMs use the app to put in the violation. It is less great when using the desktop to create a violation and having to add a picture

Cons

Broadcast and snail mailers are extremely cumbersome. It takes 100 steps to send any out. It is also unclear (at least for how our company is set up) to determine who is getting the emails from the directory or web users

We find the automations helpful. Conveniently, the software has the majority of the features we were looking for.

Cons

Lack of customization on some items, my accounting team has requested. It's time-consuming to have to go to multiple websites for all features.

It's too late. I'm overall it's been good. Support's been very helpful but the amount of data that requires to go in has been overwhelming and the login process was a nightmare and so I'm looking forward to the future.

Pros

I like the apps I appreciate the interaction between homeowners and boards, but there is a lot more that we can do

Cons

Not real pleased with the reporting processes. I don't like the fact that things are not dynamic so I look forward to the new app and seeing how dynamics will work, but yeah, there's a lot of room for improvement there.

It is a good product. As a user, I don't have many issues, but as an admin, I could see there being some hoops to jump through to get easier access to information for Associations.

Pros

It serves it's purpose for all-in-one HOA integration technology. It provides easy access to homeowner information and other reports that may need to be generated.

Cons

It is not quite as user friendly as other options on the market. There can be difficulty in the fields used for generating reports and bank account information/reports are a little finnicky.

Pros

The robust functionality, the intuitive interface, the easy integration with banking.......all combine to produce an experience worth writing home about. We use the software in a managemeent company with over 300 homeowner associations, and the flexibility and full-featured software allows us to serve our clients with some of the most advanced technology available. Technology should help drive the business forward, and with , we are able to craft solutions for all kinds of associations -- no matter whether condos (mid-rise, high rise, garden style), single family homes, townhomes, or mixed use communities. The CCR module, association setup capabilities, the standard and custom reporting features, the bank integration---all have been well thought out and programmed not only to make lives easier for those at a management company but also for boards of directors who can present to their communities and themselves a very transparent accounting solution for all. We have set up a modifed accounting system which works well for us, but I know others who use accrual accounting and the software is robust enough to easily handle both. Ability to view check images for invoices and homeowner payments has proven very convenient in troubleshooting questions from boards or homeowners.

Cons

A few screens need rethinking. For example, the screen in which you compose the message on a statement has potential, but the screen itself offers only a small viewing space. Integration with the web portal for homeowners and board members works, but is limited by some of the functionality of the legacy CINCWEB. The new web product being rolled out this year eliminates this bottleneck and restricted functionality and brings it into the 21st century, but until you upgrade, there can be some frustrations compared to other web products.

### "If you're used to manual posting this system is NOT for you! "

Pros

Ummmmm....this will take awhile to come up with. We are 6 weeks since we went live and this has been the worst 3 months of my life. Perhaps after a year, we might see some positives. Right now, there are none!

Cons

A/R - If you're used to clicking on an owners account to email a statement forget about it. Actually ANY report you want to view, you have to create a PDF, or excel file and you can not click on the items contained in the report to guide you to more information. It is a batch posting system, multiple steps are required before items are posted (often times requiring upper management posting). You have to constantly watch which association you are in, it is extremely easy to input information for one association into a wrong account. The provided training is minimal AT best! 70% of our boards are ready to walk after this transition. The numbers are wrong, the bank conversion that was required to go with it was a nightmare. We are extremely behind because of the lack of training. And the system managed to screw up about half of our homeowner's mailing addresses. It has been awful! I suggest that if you are considering it, do ALOT of research and find a company to provide you with a review that is NOT being paid to do so. This system is very finicky and all you need to do is miss one click and things go AWOL. The system is not Tab friendly and when it allows a Tab, the next screen is not. It is inconsistent and not user friendly.

Our comprehensive implementation process yields successful implementations and satisfied customers who are able to get to work immediately on our system, in nearly every case. Clearly, this customer has not had the implementation we wanted, and for that, we apologize. Occasionally, we find that our customers require additional resources to complete implementation. This is the case with this organization, which is transitioning to CINC from another system. To date, we have provided numerous support and education opportunities for this customer that go above and beyond the typical implementation offerings. We have extended these resources as a goodwill gesture. We hope the writer will reach out to us directly with any issues.

Systems has been great it has taken my company to the next level. It has also allowed us to cut my accounting dept in 1/2 and put those employees in other rolls to help grow our company. I am working faster and more efficient with with a smaller staff.

Pros

The per user fee not per door! It allowed us to complete financials in a much faster time period and gave us a easy to use portal system.

Cons

No Quick easy way to document calls Its very important for us to document everything and the current system is very time consuming to document because of the different tags that must be entered A

Customer service and the product had much more to offer than any other software we looked at. This was the best decision I have made to help my company grow and be ahead of my competition
