### "I am a raving fan of CINC Systems"

I have used other software platforms and found them tedious. When I started my own company over 15 years ago, I started with CINC and have been a raving fan ever since.

Pros

CINC is not just a software provider, they are a true partner in our growth and success. CINC software is intuitive, easy to use, and a selling point when marketing to new clients.

Cons

CINC is changing so fast, and providing more and more features, that I really need a full-time employee dedicated to bringing my staff up to speed on what's new.

They are always extremely helpful and throw a great conference. I would still recommend this software to anyone that was considering switching.

Pros

It is very user-friendly to both internal managers and the residents of the community. You can upload documents to the website with ease, and homeowners can access their information 24/7. The customer support is easy to use and is fast.

Cons

The homeowner page needs to be updated to differentiate between the different owners' information, ie, the emails and phone numbers. It would be nice to see this split out. We were told a different platform would be coming last year, and it did not happen because of the integration with RNO (I believe that is the name of it).

### "It could be a great product BUT improvements are needed sooner than later"

Much improvement is needed in the owner information, core accounting and reporting. No audit trail for transactions. Increase staff for development and higher level support to speed up improvements and fixes.

Pros

Integration with bank, strongroom and Vive. Auto bank reconciliation and group reporting and scheduled reporting. Simple/lower level support tickets usually are resolved quickly

Cons

Lack of ability to fix errors we make in the system via journal entry or invoice. Group reporting cannot be properly used to run a past month. System is not set up to run group reporting for fiscal year end other than December. Owner information is not set up to accommodate contact information for more than one owner. Collections module is over the top complicated. Custom reporting is not user friendly and in some cases cannot be exported to excel. System is not able to accommodate California laws regarding e-communications/opt in or out.

We really have had a great time in using cinc! Even with the changes and learning we’ve found great options and ways to work through any issues.

Pros

I can’t wait for cinc connect to come out. We chose this platform for the easy to use accounting, and portfolio/management capabilities.

Cons

The Communications are not easily built - to be pretty, such as newsletters - but it’s coming and we can’t wait. Also looking forward to lifestyle capabilities.

Excellent since 2016! I’ve been an account for 30+ years and used many systems for accounting yet CINC is by far my favorite !

Pros

Awesome technology and best accounting proceeding where daily work is streamlined. Owner portal in real time.

Cons

There is room for improvement in the violations processing but it has come a long way since 2016. And templates could be more user friendly.

Some things have been made easier. Some more difficult. Overall positive experience after the first year of growing pains.

Pros

Using the system to send violations. Specifically when CAMs use the app to put in the violation. It is less great when using the desktop to create a violation and having to add a picture

Cons

Broadcast and snail mailers are extremely cumbersome. It takes 100 steps to send any out. It is also unclear (at least for how our company is set up) to determine who is getting the emails from the directory or web users

Pros

Their team members are fantastic! System is great and user friendly. Very ambitious with staying on top!

Cons

Some support time of response can tend to lag. My only other complaint is sometimes emails get hung up.

Overall, CINC has been good to work with, it was time consuming to get setup but the team was helpful.

Pros

We find the automations helpful. Conveniently, the software has the majority of the features we were looking for.

Cons

Lack of customization on some items, my accounting team has requested. It's time-consuming to have to go to multiple websites for all features.

The system itself is very user friendly. All accounting related reports are informative and concise.

Cons

I hear a lot that items are in development but don’t get additional information when it comes to future roll out dates

Cinc is the only property management software that incorporates everything needed to manage your properties.

Cons

Inability to enter credit memos in the vendor invoice side has caused accounting issues for our associations and their vendors.

Great so far! The CINC team has been wonderful to work with every step of the way. You all definitely know how to curate a wonderful experience.

Pros

We are currently going through implementation. The team has been great and the process has been efficient. Looking forward to all the new features and how this will improve our operations and the residents’ experience.

Cons

The set up is overwhelming, as expected of course…….. but least like about CINC? TBD at this time :)

CS is very supportive via their Case submittals, training videos, webinars and annual conferences. CS listens to customers suggestions and implements the improvements for all customers to enjoy.

Pros

The ability to use this software so quickly from anywhere and any device is awesome. We are able to answer our customers requests quickly and completely from wherever we are is awesome.

Cons

It times out without warning and too quickly.

They are times where the file queue or batch posting takes too long to load or does not load at all.

Effective cost saving software. Labor savings have been significant. SAS model has served WFH environment well.

Pros

Reliability - the software is reliable and responds quickly. There aee hundred of reporting options.

Cons

Customer communication could be better. Use training is online through video and whitepapers. Not best options for some employees.

The entire experience was great! Honestly had a great time being my first CINC Up. Meeting everyone for the first time will be something to remember.

There hadn’t been anything to complain about. Everything went pretty well, only thing would more live music!!

Cons

CINC doesn't have basic HOA management needs covered. No process to approve architectural requests. Getting approvers set up for invoices was a disaster.

If your primary concern is banking relationships for ease of accounting, then this is the product for you. But if you need helpful reporting on the status of regular and preventative maintenance; that easily references material specs, standards, and warranties; you will be much better served looking elsewhere.

Pros

24/7 access to all owner account matters and various community data/reports

Cons

1) Getting the run-around. For example, being told "out of town for a week" without assigning an important issue to someone else. Meanwhile, making you think that progress was being made, only to discover that nothing was being done for 1 month. 2) Terrible maintenance reports- particularly, if you need a brief summary of work that was recently completed, still in progress and on-hold. For this will takes many pages as it fills the page with info that you don't need and must merge 3 separate report queries; 3) accounting glitches from 2 different management companies who use this program as being "Ghost" programming issues (from the words of tech support at Cinc) and thus never getting a real answer about the cause.

Thank you for this valuable feedback. We have searched our customer base and cannot locate a customer with the name of Paul H. It appears that Paul may be a board member of a homeowner¿s association. We do not sell directly to HOAs. It is important to note that since the time this review was written, we have made a number of improvements to address the specific concerns outlined in the review. We are continuously improving our support practice, primarily though the addition of personnel skilled in accounting and technical issues, and through an upgrade of our support protocols. Additionally, we have made a great number of items available to our end users (the property management companies) for self-service on support issues. We have updated our reporting, including maintenance reports, to provide clearer information to our users. We encourage Paul to follow up directly with his HOA¿s management company.

Very good on the whole but some nagging issues keep it from being perfect.

Pros

Intuitive most of the time and the integrations are industry leading. The accounting portion is fantastic.

Cons

Some of the features are extremely helpful in theory but need to be more thought out and fully realized. The correspondence template editor is atrocious. Training is far too surface level. More in-depth knowledge should be given up front. Much of what we have learned we've learned on our own and some of that has been contrary to what we were trained on in the beginning.

Excellent automated workflow process if the initial setup is done properly. CINC has the power to manage your business easy, flexible and collaborative. Also, helps with time management and efficiency which leads cutting business expenses.

Collection module. Alerts feature. Banking Module.

Cons

Violation module is difficult to setup or use form majority of users.
