Life-changing for my team. Before FinQuery, lease accounting was a monthly exercise in anxiety. We had leases scattered across spreadsheets that were inconsistently updated, and I lived in constant fear of a material misstatement during our audit. Now, I sleep better. The software enforces discipline—it won't let you close a period until everything is balanced, which has forced us to clean up our processes. The transition from our legacy system took about 3.5 months, and while the data migration was tedious, the implementation team held our hands the entire way. Two years in, I can confidently say we've cut our lease-accounting close time by over 50%. It isn't perfect—data editing could be smoother and performance could be snappier—but for critical financial infrastructure, this is the gold standard. I genuinely trust the numbers it produces, and in my role, that's everything

Pros

The "What-If" Scenario Tool: I regularly use this to model early terminations and renewals before committing to them. It shows me the exact P&L impact instantly—something we used to pay our consultants to do. Centralized Document Repository: Every PDF lease agreement is attached directly to its respective record. No more digging through network drives or email attachments. The Alarm System: Automated email reminders for renewal windows, CPI adjustments, and expiration dates have turned us from reactive to proactive. Audit-Ready Reports: I can export a full disclosure package with a single click. Our auditors now request reports directly from the system rather than asking us for spreadsheets

Cons

Editing Approved Leases is Friction-Filled: As mentioned, modifying a lease after it's been "approved" forces you through a re-approval workflow that requires re-populating fields. It feels overly restrictive for minor administrative corrections. Report Lag Under Heavy Load: During the last week of each quarter, when everyone is pulling reports simultaneously, the system noticeably slows down. It’s not a deal-breaker, but it tests your patience when you're in a rush. Steep Learning Curve for Non-Accountants: We tried to let our facilities team input some basic data, but they struggled with the accounting terminology (e.g., "incremental borrowing rate"). It's definitely built for finance pros, not general end-users.

[Microsoft Excel](https://www.capterra.com/p/176574/Excel/)

ASC 842 Compliance: Excel simply cannot handle the sophisticated ROU asset calculations, lease modifications, and impairment testing required under the new standard without constant manual re-work. We were one bad formula link away from a material misstatement. Audit Risk: Our external auditors were flagging our spreadsheet-heavy process as a key deficiency. We needed a system with a locked-down audit trail, version control, and point-in-time reporting. Broken Links & Human Error: We had multiple instances where someone accidentally sorted a column without expanding the selection, completely scrambling months of data. We needed a system that mathematically enforces double-entry balance

It has been an excellent experience overall. The platform is highly secure, which is crucial for handling our financial data, and their customer support team has been incredibly responsive whenever we need help. It has drastically reduced our compliance risks, making it great value for money.

Pros

The lease management side is very organized, and the automated tools save us a ton of time on manual data entry while preventing simple accounting errors.

Cons

The reporting features can sometimes feel a bit rigid. While the standard templates are fine, customizing specific financial reports to match our exact internal formatting takes a bit more time and effort than it should.

If an organization had a large portfolio of leases, LeaseQuery would be justifiable. There are some areas that could be worked on in LeaseQuery with ease of use, and with LeaseQuery integration, but it does do the accounting for the leases and compliance.

Pros

It's a powerful, reliable system for managing lease accounting and compliance. LeaseQuery manages lease data in the correct ways and is consistent across reporting and statements. Streamlines effort in lease accounting greatly once setup and provides for much more accurate reporting. Looks like a stable system and well supports auditing and compliance.

Cons

Would have the potential to be integrated better with internal systems if the organization required customization of workflows or the incorporation of data from sources other than traditional business applications. User interface looks a little dated when compared to other modern Saas offerings and setup/onboarding is not without a bit of a learning curve.

Overall it’s very helpful and useful for any organization facing challenges managing their accounts to reconcile. It can ease your life way more than it sounds. As you grow, it doesn’t let you feel pain of the difficulties managing accounts of business.

Pros

Saving of time doing stuff from manually as it helps doing load schedules, lease accounting etc automatically and way easily and can be viewed hand in hand at the same time instead of looking at 10 multiple sheets softwares or windows.

Cons

Reporting could have definately be improved by providing more customized optioned to fetch reports as per need so is the interface of the software as at times for certain times, it turns out to be complicated enough to do the simpler task

Overall, my experience with LeaseQuery has been positive. It provides useful tools for lease management, tenant management, reporting, and maintaining better control over lease-related information. The platform helps improve accuracy and organization, while also reducing manual work. Customer support and email/phone assistance are helpful when guidance is needed, especially during implementation or when handling more complex reporting requirements.

Pros

LeaseQuery is a strong lease management and lease accounting platform with a clear structure for organizing lease data, tracking key dates, and improving visibility across a lease portfolio. I especially like that it helps centralize lease information, supports reporting needs, and makes compliance-related tasks easier to manage. The platform also provides good value when compared with the time saved on manual tracking and spreadsheet-based processes.

Cons

The system can take some time to fully learn, especially for users who are new to lease accounting software. Some workflows could feel more intuitive, and advanced reporting or setup may require support or training. A smoother user experience and more flexible customization options would make the platform even stronger.

For me and the nature of my job, LeaseQuery has been a reliable tool for managing lease portfolios at a large scale industrial operation like a cement plant. It brings structure and compliance to what would otherwise be a complex, spreadsheet-heavy process, thus increasing efficiency with a fairly reliable and secure environment.

Pros

LeaseQuery simplifies lease accounting and ASC 842/Ind AS 116 compliance significantly. The lease schedule automation saves considerable manual effort, and the dashboard gives a clear picture of all active leases. Documentation and report management are very efficient and significantly reduce workhead.

Cons

The interface has a learning curve for new users, and some advanced customisation options feel limited. Personally, in my opinion Customer support response times could be faster for urgent queries.

Overall, my experience with LeaseQuery has been positive. It offers good value for money by streamlining lease and basic tenant management processes, improving accuracy, and reducing manual effort. The platform is secure, reliable, and strong on compliance and reporting, though improvements in usability, reporting flexibility, and more advanced tenant management features would make it even better.

Pros

LeaseQuery does a great job simplifying lease accounting with automation, accurate calculations, and strong compliance support for standards like ASC 842. Lease management is very efficient, making it easy to track and manage multiple leases in one place. It also provides a secure environment for handling financial data, and customer support is generally responsive. Basic tenant-related tracking is available, which helps maintain visibility alongside lease data.

Cons

The user interface can feel a bit complex initially and has a learning curve for new users. Reporting is useful for compliance but lacks advanced customization. Tenant management features are somewhat limited compared to dedicated property management systems, and pricing may be on the higher side for smaller teams.

We switched from manual tracking primarily Excel to LeaseQuery to improve accuracy, automate complex lease accounting calculations, and ensure compliance with standards like ASC 842. Managing leases in spreadsheets was time-consuming and prone to errors, so moving to a dedicated solution helped streamline processes and improve reporting reliability.
