\[sensitive content hidden\] is the reason we stay with Resman. She has and continue to Manage us through any hurdles. The Software is the best option in the industry in my experience and I have used Real Page, Yardi, MRI, and other products and hands down Resman is the best experience.

Pros

Boardroom based single landing page for functionality. Keep the system this way or it will become Yardi, Real Page, MRI, and they are terrible user experiences.

Cons

Resman is growing fast and you need to make sure you hire and fire the correct people so that you Brand continues to strengthen.

we love the online features, as a business continuing to grow Resman feels like it has grown with us, there really is nothing lacking that I can think of

Pros

the features are very easy to navigate and almost everything we can do as an admin, there are a few times we have to call just because it is something out of our ability but when we do call everyone is very helpful and knowledgeable. I believe that the customer service has grown alot in 3 years before it was hard to reach anyone but now it is very efficient.

Cons

so far you all have kept the pace with other software, the ease of Resman is very nice to work with

### "Resman is like the "I can read" books"

Overall, my managers are able to track everything they need daily utilizing the boardroom. No stone is left unturned and everyone knows where they stand and what is needed to meet their goals daily.

Pros

I like that this software is so simple and easy to use even for the non-accounting type person. I believe it has made those persons even stronger in their financial analytics.

Cons

I would like for all our outside applications to be integrated with Resman. It would be better for this to be a one stop shop without having to log into other apps. However, I do believe we will see this get better as the software evolves to allow the integration of the other useful applications we use.

I have had a great experience and anytime I have to reach out to support they are super friendly and helpful.

Pros

I love that it combines my Application/Lease software, screening software and payments into one program and I am not having to go to each individual one.

Cons

In invoices if you have a credit due to a return you have to go and back out the original payment so it can be applied to that transaction vs just being able to select one that has already been paid out.

### "Great Full-Featur Program and Easy to Learn/Use"

With managing almost 350 units, we were swimming in Work Order and Maintenance information that was hard to keep track of. ResMan has removed that burden and everything is within reach for accounting, maintenance, property managers and Administrators. We are adding several hundred units to our Management Company over the next 12 months and we know that implementation will go well.

Pros

We came to ResMan from using QuickBooks only and keeping all our property Management in files, on our server in electronic format and/or lists and lists and files of Maintenance records. We loved how easy Implementation went, and how, like QuickBooks, you can drill down to the details in ResMan. We now have all of our property management documentation in one place from Tenant files to Maintenance to Affordable Housing reporting information. Each time we contact support for assistance, the response is quick and very effective.

Cons

We still have not "cracked the nut" with the Tax Credits Compliance Reporting seamlessly working with our Nebraska Housing Finance agency. We are doing the Compliance Online with our funding agency manually until we can get back to working with Support and our Funding Agency to get this reporting in the format we need. We know we can find a solution but our Management Company is growing so fast right now, we are tackling getting our new units into ResMan and then will get back to solving the Tax Credit Compliance reporting piece.

Reason for choosing ResMan

We were looking to have everything in one location and all connected to the units and or tenants with ease so we do not spend a lot of time looking for important information. Detail that is available with clicks of the mouse. We have 3 managers in 3 different towns and the fact that we can all get onto the same programs and share all of the information online has made our Managers very efficient. We found everything we were looking for and love the ResMan program. Once we have expanded our Management Company to include several hundred more units, our final task is to work with ResMan support to streamline the Compliance on Line reporting with our funding agency. ### "Poor support for complex program, Lots of features, big learning curve (even experienced managers),"

Liked the client format and ability to gather & share info w/clients. Liked integration with Bluemoon leases.

Pros

Lots of features (ability to upload photos, pets info, vehicles, leases). Seems simple at first, until you begin adding data & its counter-intuitive. Does have wide variety of multiple Report choices. Nice format to send client emails, notices and statements.

Cons

Very long-learning curve (even for experienced managers); sell \`ease of moving into their system, but it isnt easy and doesnt have a smooth transition (& havent heard of any of our peers who did either). support isnt available in evenings (when mgrs. often need help, as apt offices are very busy during day hours). Unresponsive to recommendations. Chat (during day) is not very quick (are friendly) and has to escalate issue (which may take several days of going back & forth before issue is resolved if it can be resolved. Posting collections affects NOI and bottom line greatly (many owners/mgrs. who are doing major rehabs in class b-c-d properties no longer even list collections (which used to warn future landlords about a resident) because it affects their bottom line so negatively in Resman. There's not a way to make some GL accts options (or to have as optional or line-item info in reports as has been requested). Vendor invoices dont lay out like industry standard. Initial settlement statements input (even if done by Resman) and security deposits can mess up your system for years. Corrected posting errors in banking info cannot be hidden but show up, making scrolling post those corrected errors very long and disjointed. We have many friends in MF industry and all report difficulty & complexity of Resman, but like some of their better features. It isnt user-friendly or simple. Can have complex integration w/other partners initially or until you have kinks worked out.

I have only used Resman for 9 months, but I do like that it many things you can get to with 2 clicks or less.

Pros

Knowing how to use all the features is great! When I first started it wasn't super clear but after training and working with it daily having this tool helps everyday functions in management and leasing.

Cons

I highly dislike that there is not an app. Our maintenance would greatly benefit from one.

I am in LOVE with ResMan. I would be devastated to move to another software. Even with the simple glitches its still a 10/10 for our property.

Pros

I love how easy you can access everything you might use all in 1 place. It's easy for every level that you come in on and it's so versatile whether I am using it under COA or LLC

Cons

There are only a few glitches with ResMan, but the good far outweighs the bad. 1) Applications process, some time it glitches in the last couple of steps and we end up having to move to a paper app. 2) I would love if there is a way to remove charges out of the original delinquency list of just delinquent rent.

### "Resman User Friendly - I Love It"

Overall, Resman is the best bang for the buck, user friendly, two clicks and I have what I need. You can follow any transaction back to it's beginning OR check tenant accounts for proper postings. You can navigate very easy and account for everything from Purchase Orders to Closing Reports. An overall joy to use.

Pros

I like Resman because I only have to make 2 clicks and I'm viewing whatever I need to do my job. I have worked with other software and I still can't find a specific report without help. The bad part is that somebody told all the property management companies in my area that the others are better and now we can't find many that use Resman. PLEASE GET MARKETING BACK UP TO SELL THIS SOFTWARE. We need this in commercial too.

Cons

Customer service used to be better and instant, now it takes a couple of days to get a representative to reply BUT I still love Resman.

The other property management software in the market is a nightmare to use. You can't find anything without jumping through hoops to get too it. Easy choice.

Love the thorough reporting Payment processing is easier than ever Support is always very responsive with appropriate timing

Cons

The onboarding process was undesirable.. we had to basically manually onboard ourselves after the transfer, with most of our questions going unanswered. Our rep, \[sensitive content hidden\], couldn't really answer anything and would just point us to the knowledge center every time, even though we had exhausted that option already. She would then just put in a support ticket, which was nothing we couldn't do ourselves. Maybe just a more hands on rep for onboarding clients would be helpful!! Other than that, I love the software and am happy with the reports, and accounting abilities.

### "Not expensive, but also not very user friendly"

The simplest thing that normally I could figure out on my own always turned into an hour long call. 1/2 the time I am given the wrong answer when I call and am required to call back because they are wrong about how certain things work.

Pros

I like the prospect system, work orders, communication tracking, things like that.

Cons

The ledger & accounting system is the worst I have used. You really need to check the other rent management programs and see how easy they make it compared to this system. The simplest thing that normally I could figure out on my own always turned into an hour long call. 1/2 the time I am given the wrong answer when I call and am required to call back because they are wrong about how certain things work.

\-I love the ease of use. Uncomplicated. -I can access the resident portals from my side, easily fix their issues or check on the status of their rent payments. -I like the list at the bottom, I can create reminders for myself. -We can send the applications and lease agreement over to the applicant a lot more quickly, we generally get the deposits and fees paid asap because they are linked to the applications.

Pros

\-User friendly. -Residents like the portal/ that we can send them payment links, set up autopay, call, email and text to exchange important information. -Makes the leasing process easier.

Cons

\-Occasionally it can be slow to load, but that does not happen often.

### "The Ups and Downs of Resman "

Resman is easy to use for everyday simple task and very efficient, the problem I have experienced is not being able to correct a mistake or back up when needed simply and quickly. Overall I would absolutely recommend this software to other property management companies.

Pros

I love that it is so easy to navigate. I will be paying bills and need a GL Code, so instead of pulling out the list you can just put like paint in the search bar and get the Code you need. Simple and efficient I like that our background screening and rent payment site is accessible within Resman. I love the little lizard guy. I like that you can stroll over something and get an explanation of it's function, that is wonderful.

Cons

I have no way to back up, so I have to pull the addresses back up while working in them. I do not like that you cannot just enter someones phone number without getting their birth date and social, it will not let you save the number without it and some people don't like providing that info when all you really need is an updated contact number. I have had issues when trying to take a roommate off the lease and creates an accounting nightmare that I have yet to be able to correct. When doing the move out reconciliations I have found that a simple mistake will create double charges.

ResMan is good software, it is very user friendly. The ResMan support staff is very professional and courteous. The training we received when we first implemented the software at our company was first rate. Overall I think that ResMan is great.

Pros

I've used many different property management software systems over the years and ResMan is one of the most user friendly. I think with minimal training someone could very easily use ResMan and intuitively figure out how it works and how to accomplish most tasks. I have used ResMan since June 2015. I know our company has asked ResMan to add features, customize reports, etc and the software support has been very good. Typically anytime we have a problem or find a glich with the functionality, ResMan support is quick to reach out to us and usually is also quick to offer a solution.

Cons

I have noticed that when ResMan runs an update or adds a feature or enhancement, there can be issues with the functionality of other unrelated features. My experience has been that those minor issues that I've encountered have been corrected very quickly and usually before I have the opportunity to report them. Also, I feel that while there are a great deal of available financial reports however the reports features aren't as in depth or as numerous as what you might find with other property management software.

Group messaging. The system should be set up to access pdf and word documents to send out in group messaging without having to upload them to the system.

Pros

Regarding the ownership side of multifamily, ResMan makes managing and overseeing the assets so much easier and efficient. I have experienced using almost all of the property management software platforms and ResMan is by far the most functionally competent one out there.

Cons

My only con is that all of my assets aren't using ResMan, working on making this change mandatory.
