Pros The convenience of tenantcloud is great. I log in with biometrics and right off the bat...i see my properties any rent that has been collected. Pros I like the fact that everything is kept in the same app, can be checked using our phone and all the information is available at all time. July 26, 2018 5.0 It saved me a ton of time. Pros I could not have made it through my first year of managing my 4 properties without this. This is the 3rd year of using this soft and I'm loving it. They are continually improving the app. I am very pleased with the use of this program and my tenants love the convenience of paying their rent online. And maintenance requests are like a game. So easy, that even my elder tenants use it. Cons Well, they don't have a phone support, but once you figure out how to use support tickets you get used to it. Cons They made some changes and got rid of a feature I liked (sending payments to tenants). They also added ACH fees, which was one reason I chose this software originally. I can give you more feedback in a few months when I start to actually use it with my tenants. Pros It is quite easy to use and have all what I want in property managing. Cons I wish you can have it more international user friendly by giving options to add/remove options. For example, I try to add equipment that are commonly provided in my country but then it's not available in the dropdown options so I have to compile them all in other. Pros Tenant cloud allows you to collect online rent via ACH for a small fee charged to you or the tenant, and forward that amount to up to 5 different bank accounts. I really like it's extra features such as a place to store information regarding gate/door codes, paint colors, etc. You can upload the leases for easy reference and sent messages to tenants such as rent increase notices and stuff needing signatures. Highly recommend! Cons there are a few minor glitches that i have pointed out to their dev team and they are responsive to fix it. I want to go out and buy buildings and fix them up and rent them out. If I have to deal with the software, I just don’t need it. Pros My property manager seems to have created an acceptable level of efficiency. We can manage most everything. Cons Stop with the advertising! Stop with asking me to upgrade! I use all my own contracts and all my own paperwork. You should make it easier for us to do that. You should be integrated with a document signing software so we don’t have to go outside of your software or piggyback onto your software. My property manager would add more here. Pros The lead generation product, the credit and background are the most impactful products of tenant cloud, built all in 1. Cons The dashboard was kind of complicated to read at first and it was hard to find out what each link/feature offered or needed to be used for. But I guess that's normal with any interface. Cons Tenants have said app is glitchy, hitting back button in Accounting resets all the filters so can't stay focused on one property or transaction type, and it doesn't have any type of reconciliation to double check the books. It's not entirely intuitive with how some property expenses end up as Property Manger's income. Like a Pet Fee I believe, would be landlord's income but shows up as Property Manager's income. Cons Sometimes tenantcloud support tells me why something isn't working as expected, dismissing the issue rather than acknowledging it's a problem or taking the opportunity to make it better. June 23, 2022 4.0 Great! We still have to do accounting outside the system, but it adds a lot of value for us at $144/yr. We would be open to paying more for financial integrations. Pros Tenant coordination. Easy to get them set up and paying rent. Property database tracks everything for a property. Cons Financial integration only supports Quickbooks Online. This is beyond disappointing. We have every property in it's own LLC, so it makes it cumbersome even if we were to use QBO. Not sure what it is, but missing the "hook" to get service professionals to buy-in to TC. We don't miss things like we did in the past managing different housing leases. I highly recommend to anyone to give it a try! Pros Tenant cloud gives an extremely affordable option to purchase exactly what you need for your size of real estate business. We like the functionality of Tenant cloud with it accounting options, lease management, and end of year reporting to provide us what we need for our end of year tax reporting. Cons I would like to see Tenant Cloud not be as redundant in many of its drop downs. It can over complicate some of the costing and maintenance items by having many of the drop downs sound to be the exact same thing. I would also like an option for smaller businesses to be able to use the free portion and maybe just pay for some of the tax reports at the end of the year instead of carrying a higher software subscription. It's easy to list vacant units, screen applicants, move in tenants, receive and track payments, assign maintenance requests and keep everything on the go with the mobile app. The support team is great. I have been asking for an autopay feature for a while and after few months they got back to me saying it was ready. Overal, I'm happy with my choice. Pros I am using TenantCloud for a while now and I really think they are doing a great work. I love the updates and the new design for the website. I like that for a small charge it gives you a bunch of valuable features. Especially I like that option of running the right report in the system and having the option to pay myself or having the tenant pay. Cons I think it is great that this product always have updates and adds different options that are valuable for landlords. Google doesn't have addresses for the properties in my country so as a result when I try to add a property it shows an error message saying "your property is not found on google" Pros Lovely tools for my startup property management company. I'm in the process of trying the free version before paying Cons Google maps does not have sufficient deta of every single neighborhood in the world so by making the feature compulsory through google you only limit your market to developed cities while not giving a damn about all other properties which are located in smaller towns, developing and remote countries. Make it easy for every single property in the world to be managed through the software...
