After that, it provides many of the features i needed in management platform, is very easy to navigate on the tenant side, a feature that would be a deal breaker as tenants don't want to spend a lot of time trying to find what they need, and the ability to record other company income and expenses suck as vending machine proceeds is a major plus. Cons Would like to have the ability to offer an online application without it being tied to a specific property, or requiring me to lust the property first. Also would like to see the ability to add new vendors on the fly through the expense form. When a maintenance guy brings mw a new receipt for payout, i often have to cancel the entey to go back and add a new vendor first. The "Connection Invite" issue needs to be addressed as well as more customization (like being able to disable the CC option for tenant payments before they accept connection; instead of waiting to manually do this after each accepts the connection)Overall a great product Pros I like the dashboards, owner portal specifically, and how quickly the payments are processed. Being able to handle all rent/owner distributions in one location is great. Cons Seen in my review, someone cannot "accept my connection" unless they use a unique link via email. If they sign up outside of this link they have to completely wipe their account before I can resend the invite. This needs to be changed! Review Source Lee G. This has given us a more secure platform to receive payments from tenants, track the status of payments, and keep a library of invoices and other documents (for both tenant & landlord). Pros For use in small scale property management scenarios, by owner - it's very helpful to associate tenants with rent obligations; and have a platform that automatically generates invoices and receipts. It's extremely helpful to have a secure platform that tenants and landlords can use for payment, and is user friendly. This is an organized and accessible way to ensure tenants have the right access to documents, as well as generates receipts following their payments. Seeing payments pass through multiple stages on the platform is helpful to stay updated. Very helpful for use across small scale landlords. Cons For use in small scale property management scenarios, by owner - The processing time from payments to transferred into landlord account is longer than expected, and the only area that I would really like to see improvement in the free version of TC access. It is way better than appfolio and a tenth the price AND easier to use. Did I say the support sucks? Pros There are so many features you have to have in a property management solution. I like the application system, background checks, automated ACH systems, ability to put my leases and proprietary documents in, listing ability, accounting systems, pretty much everything you need in here is done really nice. Most important it looks like a modern tool and works well on my phone, tablet, and computer. I reviewed many, many systems and most had a very old school and bulky user interface that was not enjoyable. Cons they change things and make old features paid for features...Their customer service and tech support is pretty crappy. Used to be phone call (which is the best), then chat (which is meh), now it is a stupid ticket system that creates LOADS AND LOADS of extra work on my part and I don't think the tech support actually reads the tickets. Pros I love that there is payment processing at no expense to the owners or tenants and a well rounded accounting software included in the annual fee. Cons Currently there is not the ability to pay/refund/ or move money to tenants outside of a security deposit. I would like that feature back. For example, we manage a lot of single SFHs and we do not have a property manager on site. It would be nice to take the "schedule a tour" feature off of our page. Instead have them fill out an application and we can contact them to schedule a time. I think there are things that can improve to make it more user friendly but once you figure out how it works it is great. For what we need at this time, I think Tenant Cloud is a great system for Property Management. Pros The ease of accounting once you learn how to use it. I am able to deduct expenses from the owner distributions which makes things much easier. The ease of communicating with the tenants and owner through the portals is great. I like that TC emails me each time I have a communication I havent checked, whether a note from a tenant/owner or a new maintenance request. Cons YOU HAVE TO watch videos to learn this system. There is a BIG learning curve. Things are not as user friendly as they appear. The Customer Service has not been great, especially on the phone. People are abrupt and send what appears to be a lot of canned responses to issues. There is also usually a few hour delay for responses to issues and there is NO help on weekends. Already, in the three months that we have been using it, we have saved over $540 by not using the program that we were using last year! Tenant Cloud does everything that our other program did (minus the report that shows balances owed), and it does a lot more too such as tracking what improvements each unit has received like new paint, carpet, appliances, etc. I just am in love with this money-saving program! Pros I absolutely love the value of Tenant Cloud! It has close to the same features as other programs that we have used for hundreds of dollars less a MONTH! No other tenant management program can beat the price tiers of Tenant Cloud. It is super user friendly! I love the free listing syndication to the other rental sites (we have filled all of our empty units faster than if we were trying to do it alone). Whenever I have a question, I just pop it into the chat, and it is answered within seconds by customer support - so that's an excellent feature. I also like having the photo option on each tenant, so I can remember who is who when they walk into my office to pay rent and expect me to remember them - I don't know of another program that has this. I also love that you are able to track improvements done to each building and unit (such as paint, new carpet, appliances, etc. ) so you know when things will need to be replaced. Tenants can also pay their rent/bills online or put in work requests! Cons I wish there was a report that would show just the tenants who owe money; however, I do like the fact that you can pull up any report in either PDF or Excel because if you pull it up in Excel, you are able to edit the report and remove the tenants with a $0 balance (it just takes more time). Reason for choosing TenantCloud Tenant Cloud does everything Buildium does for a lot less money. Tenant Cloud can hold a lot more units (175) for their lowest pricing tier, while Buildium only holds 40 units at their lowest pricing tier (which is still more expensive than Tenant Cloud). Since we have 48 units, we were paying a lot more than we wanted to. They can pay online. They can send in maintenance requests via the software. I can add utility bills or early termination fees. It automatically adds the late fees for the tenants. Customer service responds quickly and clears up anything needed. Pros It is so easy to keep your tenant's information all together- the lease, the payment history, all other documents. I can take care of payments and things from the app on my phone. Cons It works pretty well for us. It would be nice to combine all the rentals on to this platform, but I am unsure if all income would report to the proper tax ID. Owner Real Estate Used the software for: Less than 6 months ### "The price hike got me out" July 17, 2023 5.0 It's been good, but when your price went up by almost 60% to $144, I opted out, and switched to TurboTenant. I did not feel the value was there for your new pricing. I would have been okay with a maybe a 25% hike, but it made me jump ship. Turbotenant is cheaper, but lacks features. However, with someone like myself, who gives consistent feedback, they have been upping their game, slowly but surely. Both of you have high end customer support and active development teams. However, you are currently more feature rich, and if your price point was closer to $100, I'd probably come back. Pros I like the auto payments, the maintenance Kanban board, and the ability to track your appliance part numbers, etc. Improved mobile functionality would be greatly appreciated, at least when it comes to the maintenance tasks. Cons I think your organization of leases and tenants is very clumsy. It takes me a few minutes to remember where to go to find the right tenant/lease. I wanted something that was simple and inexpensive for managing the one property we are renting out, and Tenant Cloud has delivered over the years. Our tenants have appreciated the simplicity of the system and it’s been very easy for them to submit maintenance reports and set up automatic payments, the two most important factors for a simple rental situation like ours. Pros Very easy to keep track of payments and expenses. Very user friendly for our tenants, especially when setting up automatic payments. Cons For a landlord that only manages one condo, the initial setup feels a little daunting just because the system is so robust as to accommodate multiple properties. Took a little getting used to, and the tech support was great in helping that process. Didn't have time to figure it out. The daily SPAM, the reply to asking about stopping the emails and I'm glad I didn't try to get Verified. I see a number of complaints on that process. Plus when I reached out to their online support chat, I was asked if I had an account with TC. At that moment I didn't because I wanted some answer before wasting my time. The reply was you have to have an account for us to talk to you!!! REALLY?!?!?! Pros It had a fresh look and it was somewhat easy to figure out without looking for or asking for help. Cons 14 days trial is not enough time to really put this service through it's passes. The daily SPAM to upgrade and use other services and not being able to stop them. Per customer service, (my words) live with it or don't use our service. Pros Being able to automatically track rent payments is the very best part. Cons On recurring transactions, it would be nice to update amounts without having to delete and redo entire transaction.
