Owner Executive Office Used the software for: 2+ years ### "Great system for property managers!" July 17, 2023 4.0 The overall experience with TenantCloud has been great. I have not found the need to look for a "better" company to provide services. Pros The feature that is most impactful to a small property manager, is the feature that allows your listing to populate on popular rental websites. Additionally, the whole listing process is most important, as it features a background check option and it's all in one system, TenantCloud. Beyond that, the "one-stop-shop" that TenantCloud offers with automation to the property manager/tenant relationship is imparable. Cons A feature that could be improved through the TenantCloud system is ease of use or knowing where to find the feature. For instance, for the small property manager who doesn't work in the system full time, it's difficult to find what you're looking for. However, the help team via chat is wonderful and quickly answers questions and provides help. Additionally, there are tutorials that I would recommend someone new to the product review. On the sixth day, a daily late fee accrues. Keeping track of the late fees, over multiple properties, is challenging. TenantCloud allows late fee tracking, decreasing the risk of making an accounting / invoicing error. Cons We listed a property and received hundreds of leads. Once the property was leased, deleting the leads' information required a click on each name rather than a 'select all' option. Wrapping up the listing was more time consuming because we had to select each unique lead before deletion. Reason for choosing TenantCloud We chose TC because of the podcast. Broker Real Estate Used the software for: 6-12 months ### "Tenant Cloud gets the job done for us" February 20, 2024 5.0 The staff and customer service at Tenant Cloud has been great. Pros I like how clean the system is and easy to navigate. Cons The only thing thing that I can mention that I like the least is that I wish the payments could be faster. But this is not a Tenant Cloud issue, just a payment processing issue until we want to pay more for transactions or charge our residents to run transactions through their cards. Reason for choosing TenantCloud The only difference that I saw was that reconciliations can be done through Door Loop - but since I'm already here, no need to switch. I'll still do recons through QBO anyway. It's safer for me to stay with Tenantcloud because I am a loyal customer to good products. Pros The best part about Tenantcloud is that the customer service and sales have always been personable and available. I love the fact I can have me or my clients call in and they love having live help. Cons Since the trade from Dwolla to Stripe it's been difficult having new accounting protocol and keeping track of the income and expenses in real time. It keeps things centralized and organized for my Management business. Having this system helps me grow my business. The customer support, when issues arise, help issues get solved quickly both for me and my tenants. The big downside is the cost per month. I pay $100 per month when other apps are less expensive. I started using this application when it was significantly cheaper (free initially). Pros \- TenantCloud messenger - Maintenance requests - Listings - Customer service is very helpful and mostly available Cons \- Many times it takes too long to load when you are going from page to page - Stripe system takes too many days to clear rent payments to bank - You can not change the "tenants pay separate" back to "tenants pay jointly" once it is in the system - If tenant was on month to month but then you extend their lease to a one year lease at a higher rate, the system doesn't update their rent amount automatically the next month when it switches over. - It costs too much per month. The features are there, but can be hard to use or find. The user interface could use a redesign. The price structure is good for me, and the feature balance would be perfect if execution was sharper. Pros The features are right and all basically work as they should. The price structure works best for my properties and tenant base and will be something I could growth with. Cons The lease and document templates are difficult to use in the standard product offering, perhaps solved in “growth” mode? The organization of the user interface can be counterintuitive and clunky until you get familiar with it and you risk forgetting. Better cross referencing and access is needed, titles and descriptions are not always clear. More user guides needed. Reason for choosing TenantCloud Combination of feature mix and pricing. More interaction with customers letting us know what new functionality is in the pipeline could help with customer retention And satisfaction. Pros We have about 50 rentals and depended on Quicken and Excel before Tenant Cloud (TC) to manage our rentals. We reached a point where we just had to get more efficient. After looking at a number of alternatives, we selected Tenant Cloud. So happy we did. It has GREATLY simplified the advertising, leasing and rent tracking process. The payment reminders, online payment capability and auto late features have increased our overall rent collections. I also really appreciate that I constantly see TC making improvements in their software and customer support. Highly recommend it. Cons You are pretty much on your own when it comes to reconciling Tenant Cloud with your bank account. I’ve been told since we purchased TC that functionality was on the way to help with that but still have not seen it. Also, allowing for more customization and ad hoc reports is needed. Reason for choosing TenantCloud Positive reviews and price were key factors. Tenant Cloud reviews don’t look as good last time I checked though. Competitive space - please keep pushing forward. After that, it provides many of the features i needed in management platform, is very easy to navigate on the tenant side, a feature that would be a deal breaker as tenants don't want to spend a lot of time trying to find what they need, and the ability to record other company income and expenses suck as vending machine proceeds is a major plus. Cons Would like to have the ability to offer an online application without it being tied to a specific property, or requiring me to lust the property first. Also would like to see the ability to add new vendors on the fly through the expense form. When a maintenance guy brings mw a new receipt for payout, i often have to cancel the entey to go back and add a new vendor first. The "Connection Invite" issue needs to be addressed as well as more customization (like being able to disable the CC option for tenant payments before they accept connection; instead of waiting to manually do this after each accepts the connection)Overall a great product Pros I like the dashboards, owner portal specifically, and how quickly the payments are processed. Being able to handle all rent/owner distributions in one location is great. Cons Seen in my review, someone cannot "accept my connection" unless they use a unique link via email. If they sign up outside of this link they have to completely wipe their account before I can resend the invite. This needs to be changed! Review Source Lee G. This has given us a more secure platform to receive payments from tenants, track the status of payments, and keep a library of invoices and other documents (for both tenant & landlord). Pros For use in small scale property management scenarios, by owner - it's very helpful to associate tenants with rent obligations; and have a platform that automatically generates invoices and receipts. It's extremely helpful to have a secure platform that tenants and landlords can use for payment, and is user friendly. This is an organized and accessible way to ensure tenants have the right access to documents, as well as generates receipts following their payments. Seeing payments pass through multiple stages on the platform is helpful to stay updated. Very helpful for use across small scale landlords. Cons For use in small scale property management scenarios, by owner - The processing time from payments to transferred into landlord account is longer than expected, and the only area that I would really like to see improvement in the free version of TC access. It is way better than appfolio and a tenth the price AND easier to use. Did I say the support sucks? Pros There are so many features you have to have in a property management solution. I like the application system, background checks, automated ACH systems, ability to put my leases and proprietary documents in, listing ability, accounting systems, pretty much everything you need in here is done really nice. Most important it looks like a modern tool and works well on my phone, tablet, and computer. I reviewed many, many systems and most had a very old school and bulky user interface that was not enjoyable. Cons they change things and make old features paid for features...Their customer service and tech support is pretty crappy. Used to be phone call (which is the best), then chat (which is meh), now it is a stupid ticket system that creates LOADS AND LOADS of extra work on my part and I don't think the tech support actually reads the tickets. I have used other service that transfers in 2 days instead of 6. My rating would be a 5-Star if this could get adjusted. Its easy enough for me to use and customer service is always there when i cant figure something out. Pros I really like the tenant portal. I like that the renters can use this to help their credit. Any time i have an issue customer service is right on it. Cons the documents feature is hard to navigate (im not great with tech so prob. just me) When i try to copy and paste it comes in all over the place and it takes more time to fix than to just type it in. For example, we manage a lot of single SFHs and we do not have a property manager on site. It would be nice to take the "schedule a tour" feature off of our page. Instead have them fill out an application and we can contact them to schedule a time. I think there are things that can improve to make it more user friendly but once you figure out how it works it is great. For what we need at this time, I think Tenant Cloud is a great system for Property Management. Pros The ease of accounting once you learn how to use it. I am able to deduct expenses from the owner distributions which makes things much easier. The ease of communicating with the tenants and owner through the portals is great. I like that TC emails me each time I have a communication I havent checked, whether a note from a tenant/owner or a new maintenance request. Cons YOU HAVE TO watch videos to learn this system. There is a BIG learning curve. Things are not as user friendly as they appear. The Customer Service has not been great, especially on the phone. People are abrupt and send what appears to be a lot of canned responses to issues. There is also usually a few hour delay for responses to issues and there is NO help on weekends. Reason for choosing TenantCloud It appeared to be user friendly and was inexpensive. Definitely get your monies worth. Cons I have repeatedly requested that they make the time that late fees get applied a selectable option so that we can be in line with our lease agreements and not overcharge tenants or lose out on additional late fee income.
