Pros It makes it easy for me to track rent payments, receive payments, and conduct the other rental business I must complete. Cons I have not found anything I did not like, there are items I haven't taken full advantage of but nothing I do not like. Its easy enough for me to use and customer service is always there when i cant figure something out. Pros I really like the tenant portal. I like that the renters can use this to help their credit. Any time i have an issue customer service is right on it. Cons the documents feature is hard to navigate (im not great with tech so prob. just me) When i try to copy and paste it comes in all over the place and it takes more time to fix than to just type it in. It would have been nice if I could have gotten some 1v1 when i started. Pros Seems like the whole package. Works great. Cons Training could be better. Move in/ Move out checklists should have been a part of it a long time ago. Making ur own lease or importing a lease is very difficult or cumbersome. I generally use it for accepting applications, background checks, unit FMV checks, listing a unit across multiple platforms, accepting rent, and bookkeeping. Pros Very comprehensive on the landlord's side, covers everything from A to Z on property management. Cons So comprehensive at times that using certain features is not intuitive. The asking for bids from Service Pros comes to mind. I have had certain tenants mess up signing up for the portal on their end (accidentally signed up as a landlord for free trial) and it's a real mess to fix - should be easier. It has empowered me to manage my small portfolio and given me courage to grow it. I think I can add some more properties and manage it without headache. Pros I love how all the necessary information is centralized on one platform. This eliminates the hassle of bookkeeping and record-keeping. I can have a complete view of my rental properties and easily contact my tenants, all while the system maintains an audit trail. It's also flexible enough to accommodate human errors and correct them. It is used friendly, works well, and is fairly simple to understand the layouts and the features of it. I do enjoy the fact that the platform is secure, and offers a variety of helpful tips. Pros This platform is very smooth, user friendly, and has a great price for the product! Cons I do not like the feature of not being able to delete messages and attachments from the chat between landlord and tenant. I feel there should be such an option.
