Been utilizing them for the last 10 years. Pros Ease of the operating system. Available application for both Apple and android. Payment processing option. Cons No text message notification to Tenant, does not allow reminders via text to tenants. I think it’s a very important feature to add. Also speed up. The payment processing will be good. I am able to manage all of my properties through my app and laptop. I am no longer using multiple sources for applications, background checks, payments, service calls etc. i am only communicating with my tenants through the app! This has been very freeing as I used to get messages on my personal phone, which can be disruptive. I am looking forward to taking more online classes and working with the support center to pull accounting reports for EOY reports. Tenant Cloud is easy to maneuver through & the support center is very responsive. We are acquiring more rentals this year and am looking forward to utilizing the report and accounting options. Tenant Cloud is great! Pros After I had my initial onboarding with tenant cloud I had no problem adding my properties and getting started. I have been using tenant Cloud for almost a year now and the software has streamlined my leasing process. Once the potential tenant has the application link it is a simple step by step process to get the answers I need to approve a potential tenant. I am slowly added service techs and handymen so my tenants can now use the app to request maintenance. I no longer have texts coming to my personal phone line. The separation has given me some privacy from the tenants. I can send a bulk message to all or direct. Processing the rent payments is also easy. We have 2 owners and 3 properties so we are able to separate incoming rents to separate bank accounts. I am able to add all of my service and maintenance invoices so I can pull reports at the end of the year. We will be acquiring a few more properties in the next year so I will be using the direct customer service line often. The account managers are ver responsive and always have answers to my questions. Overall I have had a great experience with Tenant Cloud. Cons The payment processing time is a bit long and too many emails. I wish Tenant Cloud has an option for Verification of Rent. Overall tenant comms and records are the best. Pros Communication with tenants and tracking of activities. As a owner I can manage my properties with very little oversite. Cons Adding in Service Providers isn't smooth. Chat is a bit buggy but not a deal breaker. Transaction tracking has improved tremendously. Pros Tenant Cloud provided a simple Platform for Landlords to keep record of all tenants income and expense. We liked that the we were able to call Customer Service to help us navigate through TC in case we had questions. It provided security and easy access this app. Cons I just wish there were some features that were not available on TC. The developers are constantly churning out new updates to improve the software. Pros Very easy to use property management platform for tracking leases and tenant charges. Allowing tenants to pay through the portal which will auto apply the payment to a tenant's ledger has saved a lot of time with monthly bookkeeping. Cons TenantCloud does not support the full financial reporting aspect of running a rental business. It's great for tracking P&L but has no balance sheet meaning I still need to use Quickbooks. Vendor management could use some improvement as well so that FEINs can be tracked for simpler 1099 process. The features make managing my properties easier and the help center is amazing. Pros I like how they have the help center. It's great for tenants and landlords. When tenants need help, they can walk them through the steps. They are always nice when I call and answer my questions. Cons There are a few things I wish they would add. Cons There are some features such as when signing the lease agreement, the landlord will not be able to view the form unless both signees has signed. We prefer to view the document even if only one of the tenants has signed. Pros We utilize the platform to manage multiple our residential and commercial properties. For the value of the money we are able to use one platform for a reasonable amount per property. The customer support during the onboarding was very helpful in ensuring that we had every property properly set up. The website access is very straight forward and easy to use. I am thankful that we can now cut the expense of using quickbooks because this software has all things "accounting" on the platform. I also feel that the security is top notch and has kept our information secure thus far. We hope that is stays this way!! Cons The manual data entry is a bit much but worth it in the end. Especially when you have multiple properties that are listed on the platform. I was looking for a PM software that has it all and their top tier is very affordable compared to some of the other platforms. Also the QuickBooks online integration is very helpful! Cons I can’t say I have any at the moment. Although I have had some issues keeping my Tenant Cloud account connected to my QuickBooks online account. When it is connected it works well.
