I was looking for a software that would make being a landlord simple, and TenantCloud checked that box. Pros I love how easy TenantCloud is to use for me and my tenants. I am a new landlord and TenantCloud made it simple to figure out alongside my tenants. I only have to make adjustments as needed, but besides that I leave it alone and it runs the operations for me. The customer support is also great and responsive. Cons Some adjustments, like editing rental or contract details take a lot of steps to find, when it seems like it should be a quick and easy adjustment when needed. January 20, 2026 4.0 I've been using TenantCloud for over 2 years for my small portfolio of 10 properties. It's a great tool to manage applications, leases, tenant payments, and accounting. I moved from Apartments.com and I'm much happier with TenantCloud. Pros Handling applications in-app along with background checks and deposit payments makes the renting process smooth and as easy as it can be! The accounting side is simple and provides the tracking and accounting that's required come tax-time. Cons I struggle with lease changes and renewals. The interface is a bit clunky and I find myself doing something wrong which results in having to redo it and causing confusion with the tenant. I'm sure I'm doing something wrong in the process... but it's still not as smooth as it should be. Also, while tenants can setup auto-payments, it's not pushed by the platform, so the tenants need to be reminded to set it up - and then they forget to pay. A huge improvement would be to basically default (with the tenant's consent) to setup auto pay, and let them opt out of it if they don't want it. Most/all of my tenants do want autopay, but it's an extra step for them, and when the rent increases, they need to set it up again. Everything related to that can be done on one platform effectively. Pros 1\. Absolutely perfect for small businesses with great cost. 2. Managing rents and properties are not a big deal now. Taking rents online through app is safe and hassle free. 3. Giving rent reciepts and invoice generation is also a quick job to done. 4. Managing and checking properties availability is quick and easy. Cons 1\. Customization in the platform is very limited and restricted. 2. However, in my case, the accounting and reporting struggles have outweighed the benefits, and I’ve started looking at alternative solutions. I think it could be an excellent fit for certain landlords or property managers who value affordability and are willing to work around some of the quirks. My advice is to test the workflows that matter most to your business before fully committing. Pros TenantCloud has a clean, intuitive interface that’s (mostly) easy to navigate. I appreciated the wide range of features it offers in one place—tenant screening, online payments, communication tools, and even a tenant-facing app. For the price, it provides a lot of value and makes property management feel more professional and organized, especially for smaller portfolios. Cons The accounting functions have been difficult to work with and have created challenges in keeping accurate financial records. I had to turn off the QuickBooks Online integration because it was too disruptive to my books. While the features look great on paper, the real-world workflows often feel clunky and require more effort to manage than I’d like. Also the onboarding & new customer support is quite terrible. September 22, 2025 5.0 Other than the listing reliance on Google only that has caused me significant issues (and they won't change anything as of my last conversation), so far so good. Pros One stop shop for all your property management needs. You can list and manage all your properties for a pretty decent price, especially when compared to everything else that is out there. Their customer support is responsive and you almost always get a live person. Lease management is a breeze, too! Cons The accounting management and reconciliation process is a little funky, but that does not make it any less manageable. It just adds an extra layer of learning that I wish was not there. Also, they only use Google to verify addresses, so good luck listing a brand new house to lease if google doesn't recognize the address yet. Totally not cool. Tidy yet fully featured platform that has allowed me to consolidate all lease management & rent payments with a single interface. As soon as the platform can handle credit card reconciliation properly & build out its reporting a bit more, our CPA says we can likely ditch QuickBooks Online for any accounting features we need which would be huge. Their development pace is very aggressive which we love! Pros The simple interface and approachability of the platform are spectacular -- so easy to use. And the app team is developing new features at a rapid pace. My tenants absolutely adore using TC to manage and pay rent. Cons The pricing model restricts usage of limited access accounts (like CPA access) which is a bummer. And it has some rough edges when managing commercial leases (like rent escalation schedules; CAM charge adjustments; etc). My only two gripes. I used a previous software for a couple years and it was very hard to use in cumbersome and very expensive. I made the change about nine years ago and never looked back. Pros Tenant Cloud is a very affordable easy to use software program to manage rental properties. Anytime I need help. I call tech-support and they always give me taken care of it minutes. Same thing for the tenants, Tech Support is always there to help. The program has robust programming for applications and I like that I can keep my leases in an electronic format that is shared with tenants. Pros Good value for the money. I have several apartments and we use tenant cloud to manage all units. It is much cheaper than the next best option. Cons I wish it would be more customizable for each states laws and compliance thereof. I like that the support is fairly quick and there's YouTube videos to watch as well for help. Cons I really am frustrated that I don't get tax forms included with my basic subscription. It's a user-friendly interface for my tenants, allowing them to access both via a web browser or a mobile app, and they offer an excellent level of support for all customers. Pros TenantCloud offers a great entry-level property management software for my small real estate portfolio. I appreciate that I can pay an affordable price for the features I need now with the option to add on to the software as I grow. I love that their customer support gets back to me and my tenants within 24 hours. Cons There isn't much that I don't like about TenantCloud. The only issue I've run into is that the number of equipment records allowed at the lower subscription levels is too low for the number of properties allowed at those same levels. It does what I need it to do - though it could certainly be better. The significant changes last year made me regret choosing TenantCloud. If I were just an owner, I'd pursue other options. As a property manager, there aren't many better options out there. Pros The best features of TenantCloud are for property managers. TenantCloud enables appropriate interactions between both property manager and owners and property manager and tenants. This capability is the only reason I have continued with TenantCloud. Cons TenantCloud implemented steep price increases last year, then changed payment processors and added/increased payment processing fees. Unfortunately, once you're setup with all your properties, owners, and tenants, it is difficult to switch to another platform. TenantCloud also does not incorporate true accounting. It does have a transaction page, but doesn't truly track the inflows/outflows of all the money. The effect of some options are difficult to understand when setting things up like a lease. I think they are very innovative and taking the responsibility seriously to offer the best product in the market for me. Pros Software was very easy to set up. Customer Service is very responsive and I like the ability to talk to someone live when needed vs all electronic communications. My tenants also have been able to correspond directly with TenantCloud on payment issues. Cons I don't currently have the ability to do bank reconcilations via TenantCloud, so I still need to use a bookkeeping software package to track financial information. I love the customer service and feedback. Tenant cloud doesn’t provide advance documentation but it’s a good overall software. Pros The customer support. I am new user for this property management company and it’s been trial and error for me but the customer support has helped me along the way to make my life easier. Cons I got audited from Oregon real estate agency per normal routine and I realized the documents I was able to download for them was not meeting the standards for their requirements. So I had to create my own PDF document for the agency. So my only suggestion would to provide documentation approved by Oregon real estate agency since I pay for the services. The user experience is fairly seamless and easy to navigate, this was a priority for me. The onboarding support is through and on going. I was looking for a PM software that has it all and their top tier is very affordable compared to some of the other platforms. Also the QuickBooks online integration is very helpful! Cons I can’t say I have any at the moment. Although I have had some issues keeping my Tenant Cloud account connected to my QuickBooks online account. When it is connected it works well. This integration could be made easier.
