December 15, 2024 4.0 It is very useful platform to avoid any move and forth in managing the properties for reselling, renting or for lease as well. Everything related to that can be done on one platform effectively. Pros 1\. Absolutely perfect for small businesses with great cost. 2. Managing rents and properties are not a big deal now. Taking rents online through app is safe and hassle free. 3. Giving rent reciepts and invoice generation is also a quick job to done. 4. Real Estate Used the software for: 2+ years ### "A solid platform for managing properties!" January 15, 2026 4.0 I've been using TenantCloud for over 2 years for my small portfolio of 10 properties. It's a great tool to manage applications, leases, tenant payments, and accounting. I moved from Apartments.com and I'm much happier with TenantCloud. Pros Handling applications in-app along with background checks and deposit payments makes the renting process smooth and as easy as it can be! The accounting side is simple and provides the tracking and accounting that's required come tax-time. Cons I struggle with lease changes and renewals. The interface is a bit clunky and I find myself doing something wrong which results in having to redo it and causing confusion with the tenant. I'm sure I'm doing something wrong in the process... but it's still not as smooth as it should be. Also, while tenants can setup auto-payments, it's not pushed by the platform, so the tenants need to be reminded to set it up - and then they forget to pay. A huge improvement would be to basically default (with the tenant's consent) to setup auto pay, and let them opt out of it if they don't want it. Most/all of my tenants do want autopay, but it's an extra step for them, and when the rent increases, they need to set it up again. However, in my case, the accounting and reporting struggles have outweighed the benefits, and I’ve started looking at alternative solutions. I think it could be an excellent fit for certain landlords or property managers who value affordability and are willing to work around some of the quirks. My advice is to test the workflows that matter most to your business before fully committing. Pros TenantCloud has a clean, intuitive interface that’s (mostly) easy to navigate. I appreciated the wide range of features it offers in one place—tenant screening, online payments, communication tools, and even a tenant-facing app. For the price, it provides a lot of value and makes property management feel more professional and organized, especially for smaller portfolios. Cons The accounting functions have been difficult to work with and have created challenges in keeping accurate financial records. I had to turn off the QuickBooks Online integration because it was too disruptive to my books. While the features look great on paper, the real-world workflows often feel clunky and require more effort to manage than I’d like. Also the onboarding & new customer support is quite terrible. September 18, 2025 5.0 Other than the listing reliance on Google only that has caused me significant issues (and they won't change anything as of my last conversation), so far so good. Pros One stop shop for all your property management needs. You can list and manage all your properties for a pretty decent price, especially when compared to everything else that is out there. Their customer support is responsive and you almost always get a live person. Lease management is a breeze, too! Cons The accounting management and reconciliation process is a little funky, but that does not make it any less manageable. It just adds an extra layer of learning that I wish was not there. Also, they only use Google to verify addresses, so good luck listing a brand new house to lease if google doesn't recognize the address yet. Totally not cool. Tidy yet fully featured platform that has allowed me to consolidate all lease management & rent payments with a single interface. As soon as the platform can handle credit card reconciliation properly & build out its reporting a bit more, our CPA says we can likely ditch QuickBooks Online for any accounting features we need which would be huge. Their development pace is very aggressive which we love! Pros The simple interface and approachability of the platform are spectacular -- so easy to use. And the app team is developing new features at a rapid pace. My tenants absolutely adore using TC to manage and pay rent. Cons The pricing model restricts usage of limited access accounts (like CPA access) which is a bummer. And it has some rough edges when managing commercial leases (like rent escalation schedules; CAM charge adjustments; etc). My only two gripes. I used a previous software for a couple years and it was very hard to use in cumbersome and very expensive. I made the change about nine years ago and never looked back. Pros Tenant Cloud is a very affordable easy to use software program to manage rental properties. Anytime I need help. I call tech-support and they always give me taken care of it minutes. Same thing for the tenants, Tech Support is always there to help. Cons I wish it would be more customizable for each states laws and compliance thereof. Over the last three years, I've submitted well over 30 ideas to make my life easier that they could implement into the product, and I don't think any of them have been implemented. Pros Templates to create leases and notices. And the ability to schedule rent increases. Cons The transaction tracking. If I want to see the last time a person made a payment it's almost impossible to do sometimes. If I get a check from assistance that applies to multiple months trying to record that and track it within TenantCloud is nearly impossible I have to do that outside of tenantcloud for tracking purposes. Tenantcloud won't create a report to help me build the year-end CRP reports for the tenants even after requesting for multiple years... it's an easy report to build... I would also love the ability to automatically do rent increases on a schedule with a notice sent out prior. I would also like the program to figure out pro-rated rent automatically when starting a new tenant not on the 1st of the month. Apple iPhone/MAC users can't use safari to fill out the application or manage their account so I always have to teach them to use chrome or download the tenantcloud application on there phone. I am able to manage all of my properties through my app and laptop. I am no longer using multiple sources for applications, background checks, payments, service calls etc. i am only communicating with my tenants through the app! This has been very freeing as I used to get messages on my personal phone, which can be disruptive. I am looking forward to taking more online classes and working with the support center to pull accounting reports for EOY reports. Tenant Cloud is easy to maneuver through & the support center is very responsive. We are acquiring more rentals this year and am looking forward to utilizing the report and accounting options. Tenant Cloud is great! Pros After I had my initial onboarding with tenant cloud I had no problem adding my properties and getting started. I have been using tenant Cloud for almost a year now and the software has streamlined my leasing process. Once the potential tenant has the application link it is a simple step by step process to get the answers I need to approve a potential tenant. I am slowly added service techs and handymen so my tenants can now use the app to request maintenance. I no longer have texts coming to my personal phone line. The separation has given me some privacy from the tenants. I can send a bulk message to all or direct. Processing the rent payments is also easy. We have 2 owners and 3 properties so we are able to separate incoming rents to separate bank accounts. I am able to add all of my service and maintenance invoices so I can pull reports at the end of the year. We will be acquiring a few more properties in the next year so I will be using the direct customer service line often. The account managers are ver responsive and always have answers to my questions. Overall I have had a great experience with Tenant Cloud. Cons The payment processing time is a bit long and too many emails. I wish Tenant Cloud has an option for Verification of Rent. I am new user for this property management company and it’s been trial and error for me but the customer support has helped me along the way to make my life easier. Cons I got audited from Oregon real estate agency per normal routine and I realized the documents I was able to download for them was not meeting the standards for their requirements. So I had to create my own PDF document for the agency. So my only suggestion would to provide documentation approved by Oregon real estate agency since I pay for the services. It ended up being that my tenant cloud account wasn't operating correctly but it was fixed.
