### "The calendar sync finally gave me peace of mind"

gave me back the mental bandwidth I was spending on calendar checks. Setup took a couple of onboarding sessions, and the daily workflow is now genuinely calm instead of stressful.

Pros

The channel manager is the reason I stayed. My Airbnb, Vrbo and Booking.com calendars now update in real time through direct API connections, not iCal. Before I had two double bookings in my first year of hosting. Since switching, zero. The unified calendar view means I can see every reservation across every channel in one place, and adjusting availability only takes one click instead of logging into three separate extranets.

Cons

I'd love more granular channel-specific rate rules — for example, different cancellation policies per platform within the same rate plan. It's workable as is, but more flexibility would help.

was sold as a complete solution, but the app simply doesn’t work. After 3 weeks, I still had no usable features, yet no refund was offered.

Our system is sending them correctly, but we’re dependent on Vrbo’s fix. Regarding the technical issues with Booking.com, the initial connection request was missing requirements, which delayed the process. Once the correct information was provided, the connection was completed on September 11. My overall experience as been a 9/10. Again, with the exception of a few minor reporting bugs and the lack of some (nice to have) features, has delivered on all fronts. I would recommend (and have recomended) this PMS for anyone needing to manage their listings on multiple platforms.

Pros

I have been using (Pro) over the last year I have found it to be very useful in managing my two listings across Booking, VRBO, and Airbnb. Additionally, the website builder was also very easy to use and set up. The security of the site seems fairly standard with a 2FA option that I use. Customer support is very helpful with the option to chat or call, and the onboarding process was individualized. Payment for the platform is again fairly standard with the options to pay by month or by the year and the payments are auto drafted. All in all, I have found the platform to be a fair value for the money.

Cons

I have noted a couple of bugs in some of the reporting tools that come with the Pro level subscription. most notably, when records the number of nights book they are actually reporting on the number of days booked. This is def not the industry standard as we charge per night in most cases. I have reported the issue months back and it has not be corrected. This particular bug has a downstream effect on other reports such as ADR as well as others. One feature Lodgify does not support and I hope it does soon is the ability to include short videos to the website. This is particularly useful for property walkthroughs and for compelling landing pages.

### "Best way to setup a direct holiday rental website"

Hugely successful. We get regular direct bookings. People often find us on Google maps after first finding us on Airbnb or Booking.com. We are now taking bookings for our second summer and even though it’s still only February we already have more bookings than last year. Around 50% of bookings come direct, saving a tonne of commission fees that would otherwise go to Airbnb and Booking.com

Pros

With I was able to make a professional direct booking website for our gite in France. It synchs calendar availability with Airbnb and Booking.com. Very easy to use and I had my website ready to use within the trial period, making this a zero risk purchase decision. Lodgify made it easy to integrate with a secure payment processing service (Stripe). We use the automated price optimisation facility which gives me a lot of confidence that we are maximising both our daily price and occupancy. The AI help system is REMARKABLE! Virtually all questions I have had were quickly solved. And when I needed human tech support that has been quick and super helpful. Probably the best customer service I’ve ever had from a software company. Help articles on subjects like SEO have helped me further improve performance. Our property now ranks top for our main search criteria and we have direct bookings via Google maps.

Cons

Integration with Vrbo was too difficult. But that has since been solved and in truth the technical problems were the fault of Vrbo whose technology stack is a hodgepodge of old systems held together with sticky tape, the result of years of acquisitions and cobbled together integration.

True location independence. I approved a booking from a ferry in Greece last summer, it shouldn't be remarkable, but it is.

Pros

The host app is how I run 90% of my business now. I can approve booking requests, message guests, check the calendar, and pull up reservation details from anywhere, no laptop required. Push notifications keep me on top of new inquiries. The guest app is equally underrated, my guests get their check-in instructions, property guides, and local recommendations in one place, which means I'm not answering 'what's the Wi-Fi password' for the 500th time.

Cons

Android push notifications occasionally arrive a minute or two after the iOS version. Minor, but I've missed one or two time-sensitive inquiries because of it.

Response time is one of the biggest levers on review scores. With I respond faster with less effort, and it shows in my ratings.

Pros

The unified inbox was a game changer. Every message from Airbnb, Vrbo, Booking.com and my direct booking site lands in a single thread tied to the reservation. AI-suggested replies have cut my average response time roughly in half. Scheduled and automated messages handle the routine questions — check-in time, Wi-Fi password, parking instructions — before the guest even has to ask. I feel on top of things in a way I never did before.

Cons

I'd love better multi-language AI replies. I host a lot of European guests and the English suggestions are sharper than the French and Spanish ones right now.

This is one of those features that pays for the subscription several times over in a single high season. Essential if you're serious about maximising revenue.

Pros

Dynamic pricing was the single biggest revenue lever I found. Rates now adjust automatically based on local demand, seasonality, day-of-week and lead time. I used to spend every Sunday night tweaking rates across channels. Now I set my minimum, maximum and base strategy once and let the system run. My average daily rate is up roughly 22% year-over-year without adding a single property, and my occupancy actually improved too.

Cons

Initial setup takes real thought — you need to understand your minimum and maximum thresholds and know your market. The defaults are a starting point, not a plug-and-play solution. A more guided setup flow would help newer hosts get it right faster.

Overall, its reduced time, reduced redundant and complicated tasks and puts everything within view. Having the ability to edit multiple or all listings in a single window is a game changer when you make organizational or procedural/pricing changes as a business owner.

Pros

I have been a customer for years, onboarding was great, connectivity to OTA's takes some waiting (some are immediate), but once everything is connected, its smooth sailing, easy to navigate and use, and packed with features. Stripe payment account creation was perfect for us. Helped us get organized and financials can be easily exported for YTD and Year End reporting, etc. The few times I have needed support, the team has been responsive in an appropriate amount of time based on the issue at hand. Overall, I am very satisfied with Lodgify.

Cons

The only constant in hospitality is change. I wish would have a pivot or sleep function. We sold and closed our hospitality business in one city, and began construction of a new business and properties elsewhere. We still needed a website (pre-opening marketing, email marketing capture, announcements, blog posts etc). But we wouldn't be generating revenue for a decent amount of time. The only other issue (this was a few years ago) was that Booking.com was sooo confusing to use and didn't sync properly or well at the time, which created several issues with financials and double bookings. We are looking forward to getting back to revenue to see if this has changed.

Cons

The customer service has decreased. Professional plans used to have phone access, but they quietly removed that and only retained it for the Ultimate plan.

I like the team and the service, and how quickly they solve things. Sometimes they have to escalate certain issues but usually it works out quickly.

Pros

I love because it is easy to use and has all the features that one would want in managing properties.

Cons

Customer service is not available 24/7. Also, there is never a disclaimer when one sets up a service that costs additional, on the charge so you get supposed with it.

Very responsive team but everything is by email for the most part. The representative who did the initial setup call was amazing and was very helpful.

Pros

I like that it integrates the calendars and payment options and comes with statistics to help me manage the property.

Cons

Given the location of the property in Costa Rica, my payment options were limited and was not able to use the pay cleaner service. I also wish I ye website builder was more user friendly and that was automatically marketed.

I didn’t have contact with anyone till I cancelled so I can’t tell you what the onboarding experience would have been.

Pros

I liked the look of the platform and the platform calendar sync feature. I loved the idea of saving me time.

Cons

It’s way too complicated. Too many features and too many steps to get it all functioning. For me, I lasted a couple of weeks and deleted it and cancelled out of pure frustration. I’m 56, quite tech savvy for my age .. and I couldn’t confidently get it up and running.

Very happy with the functions, ease of use, and integrations with Air bnb and VRBO. I would recommend to any other vacation rental owners.

Pros

Ease of use and calendar. Ability to utilize the app on iphone and ipad. Visibility of customer payments made and remaining balances.

Cons

The reports are only available with the premium subscription. Sometimes there is a delay in messages received from Air BnB customers.

I've gotten used to using the new calendar format and website overall and find it to be a big improvement over the original.

Pros

Calendar sync. The prevention of double bookings is a HUGE plus. Also, I really like the "Ka-Ching!" sound alert on my cell phone whenever I get a new booking. Makes my day.

Cons

I wish could accept credit card payments directly for booking.com reservations. Cancellations and no-shows are killing me with no way to collect the cancellation penalties imposed by booking.com.

It gives me exactly what I need to run things smoothly now, without being overwhelming. At the same time, I really appreciate that it’s built to scale. As I grow, I feel confident the platform can grow with me instead of needing to switch systems down the road. I also value the integrations with other services, like insurance, which help simplify the operational side of hosting and make everything feel more streamlined and professional.

I absolutely love . What makes it stand out is that it brings everything together into one unified platform, instead of juggling multiple systems. It makes managing listings across different channels so much easier and far more organized. I especially appreciate how simple it is to track everything in one place without feeling overwhelmed. The fact that it also includes my own direct booking website is a huge bonus and makes my business feel more professional while giving me more control. Overall, it has streamlined my workflow and made managing my rental so much easier. Highly recommend for anyone looking for a centralized, user-friendly solution. Also the customer service has been excellent

Cons

Initial setup requires some upfront effort to connect all platforms and optimize settings. Once it's done it's great, but getting there takes time.

My experience has been great so far, my property has more visibility and it easy to manage, i will argue it is good value for money the customer support has been great as well

Pros

The ease at which yoy can have your property liested on mamy platforms and onlmy y need to manage it from one

Cons

Nothing to note at the moment, i will say continous improvement on the general user interface allowing for easier axcess to tools

I'm brand new to being a STR property owner and even before we closed on the duplex I knew I wanted to list my property on multiple OTA's and make my own direct booking site. I did my research and was the solution I chose. Still getting to know the system!

Pros

I find it easy to navigate around the platform and customer support has been extremely responsive. I need to dive into the website builder more in order to create a more interactive platform, but I'm glad gives me that opportunity.

Cons

Lag time exists on email correspondence I receive directly from airbnb to appear in the system.

My experience with so far has been pleasant. The representative was succinct, detail-oriented, and did a wonderful job presenting information in a way that was easy to understand. They were patient, clear, and professional — a true asset to your company.

Pros

What impressed me most about was the representative I worked with. They were able to meet me exactly at the point I was at in the process, understand my situation, and then clearly explain and walk me step-by-step through to the point I needed to get to. That human ability to listen, adapt, and guide was what made me a customer today. No amount of automation, tutorials, or knowledge bases could have replaced the clarity and trust that came from that conversation.

Cons

Nothing yet. My hope is that the type of personal, human-centered experience I had today translates into a long-term business relationship.

Pros

What I appreciate about is having complete control over my property, without any commission charges from third-party platforms.It feels secure when using it.

The fact that there isn't a lower charge when you are using some of the service provided through the platform.”

Overall, it is a simple, user friendly channel management software that enabled me to manage my listings across multiple channels, and also gave option to create my own website for the rental (which I did not).

Pros

The most likeable feature of would be it has very simplified and easy ways to create professional looking websites for users like us, hence increasing the potential for direct bookings.

Cons

Pricing is definitely one of the biggest concern compared to the other competitors in the market who offer more features/customizations and better customer support at a lesser cost than .

### "Basic platform"

Meh. Nothing great to review. Just a bland platform with nonspecial bells or sparkles.

Pros

Ease of use and interactions with all of the booking sites.

Cons

The added costs for nearly everything othet than absolute bare minimum for the software. Want a simple report..you have to pay more for that, want to see your payment history from a vendor...you have to pay more for that, want to see metrics...you have to pay more for that. For $500 a year..you get zero reports, zero insight, just a basic platform. At minimum we receieve no less than 2 emails about "upgrading our plan" additional hundreds for basic reporting functions that should be included as bare minimum in your software. Often with 3rd party sites..messages do not come over to misisng valuable and important communication from guests.
