I like that there is a tenant portal and easy pay system that provides convenient method of collecting rent. Cons I do not like that there is no calendar that is integrated within work orders. The simplicity was what made me fall in love with the software. I started out with 3 rentals and in three years I had 22. The reports that I ran for tax season was so helpful. I was able to file my own taxes. I would recommend this product for anyone that has two or twenty two houses. Pros How entries are posted to the journals immediately and I can run a new report on the spot. Nothing has to post overnight. Cons I don't like the format of the rent statements, I have to explain it to most of my tenants. I think that it should start off with the rent amount for the current month, then the late fee for the current month, then the past due rent as a whole not broken up. Then the balance due. When my low to mid income renters get behind, they pay on the past due balance for a few months and pay the current rent. The option to create how the statement will show would be nice. I did have some issues with setting up the credit card/ACH as they were not as helpful. But again, I worked through it and it's ok now. Pros What I like is the cost and thoroughness of the program. It does basically everything I need it to do. Cons For me, it took a little while to get the hang of it, but once I navigated around and learned it, I like it. I received a few follow emails after I signed up that I ignored because I am pretty self efficient. \[SENSITIVE CONTENT HIDDEN\] reached out and stated even if you do not need nay help I would still like to welcome you and see how everything is going. We scheduled a call and within the first five minutes he was helping true up a couple of items. He was great and provided great value. I learned that I am able to screen tenants with the software also. Cons There are not any cons about the software in my opinion. What I like the best is not only the information that is provided, but the customer service. Cons I have not found anything not to like about this product. It is by far the best in the industry. December 10, 2016 5.0 When I started out as a landlord about 2 years ago, I looked at many of the free or inexpensive property management products. I tried several of them, and there are quite a few good ones. In my opinion, is the best one. I find it very easy to use and quite versatile. It seems more intuitive than some competing products. The Customer Support team responds to questions very quickly. I can generate virtually any report that my accountant needs. I can easily see how my investments are doing. So far I believe we selected the right software. Pros Ease of use and allows us to do every thing we need to manage our properties effectively from rent collection, maintenance, application validation, marketing, reporting and more! Pros The program itself is actually very easy to use once everything has been downloaded, etc. Its is very good at listing properties, etc. and works well when dealing with tenant maintenance request and progress. Cons When you are doing online payments for the first time it takes some time and seems to be a bit more time consuming than anything else but once everything is set up payments are super easy. It allows you to easily run background checks and credit reports to help evaluate potential tenants. The income/expense graph gives you a quick snapshot of the company's financial standing. The reminders for ending lease dates and payments are valuable tools to help you keep up with important events. Rentec makes marketing your rental properties easy. Upload you photos and information in one spot, and Rentec sends it out to multiple sites. Cons The only downside I have found with this software is its inability to integrate with QuickBooks. Pros The introduction and training video was very informative and useful. User friendly, I have no trouble inputting my client and tenant information. Options for an upgraded version if I need it later on. Both options are very affordable for a small company like ours. I've only had to call for support one time and that went very well. Cons Hmmm... don't really see any Cons. Maybe it was a bit too easy for me to add a tenant more than once. I thought I needed to add the tenant and then add the new property. Somehow I ended up with two tenant's with the same name and one of them was "inactive" so maybe create a message that says "this tenant already exists" or something when the name fields match? Pros My favorite feature is the easy pay. I also love the simplicity of creating one ad on Rentec and it automatically syncs to all the consumer real estate sites. I checked out several website based and desktop software and Rentec was the best fit for me Cons The biggest concern I can think of this system doesn't track my real estate loan . There were very helpful before setting up my account and have continued to be very responsive when I have questions or even suggestions for new features. As with anything new, it takes a little bit of time to learn all the features and how to navigate around, but it's well worth the time it saves later on. Pros Has greatly simplified my record keeping and lease process. The EasyPay option for online rent payments works great along with the online application process. It doesn't have a section or page to set up tasks only by user/manager/owner. Some reports cannot be ran by house or investor. Only by the whole portfolio.
