Our company had recently switched from a different PMS system to 365Villas and we couldnt be happier. The product and its interface is very easy to understand and extremely easy to use. Not to mention the options are limitless! Our experience with the team at 365Villas has been nothing short of amazing! The transition, onboarding and the ongoing support has been greatly apprecited and everything has been seamless. Our account manager and all the team members that have helped us thus far have all been extremely patient in answering all of our questions and making sure that we understand the full capacity of the system and its add-ons. They have even gone a step further to show us all of the ins and outs of the specific channels that we are connecting to, to make sure that we are using them to their full potential - This is something that we didnt have in the past and we greatly appreciate! I would 100% recommend 365Villas! Thank you 365Villas, you have a client for life!

Pros

365Villas has released a new, very user friendly interface for their PMS software which makes it easy to manage properties while on the go. Also, the responsiveness and dedication of the representative and support team remains unmatched!

Cons

There are many add-on options to the software. This is not really a con as you use what you need. You can add on to you subscription as you need, but there is a fee.

You consistently went above and beyond, spending way more time with me than I ever expected, answering every question and anticipating next steps before I even knew I’d need help. Whenever I reached out, I received a prompt, proactive response. Whenever I encountered an issue, either you or another support team member followed up immediately until everything I had raised was either answered or resolved. Onboarding this new system has been daunting, especially with so many moving parts and considerations and my lack of experience in the business. I’d be lying if I said I wasn’t totally overwhelmed and a bit nervous to move to production, especially as it relates to the money collection, movement and deposit taking! That said, with the responsive support network that you have, I feel confident that I’ll be able to get the assistance if and when needed. Your attentiveness and expertise made the process less stressful and a far more of a positive experience than I was expecting. I’m sincerely grateful for the dedication and time you spent with me I and look forward to continuing and growing our partnership. I’ve got a commitment for another property that should start in a few weeks and I’m confident that this is just the beginning.

Pros

The breadth of the offering is truly impressive and the support received and time spent towards training during the onboarding process exceeded all expectations.

Cons

Difficult for me to speak to this given my near non-use of the platform so far. So far what I've been able to accomplish on the platform has met my expectations. To select one thing - I may call out the pricing plan and the need to lock in with 5 properties to start. As a startup PM, paying for properties you don't manage is difficult but if this cost is designed to offset training and onboarding, I get it.

### "Promising system that falls short in key areas"

We used the system for around 10 months and invested a significant amount in the setup. GuestWisely offers some great features, but there is still a lot of manual work required. Channel connectivity was unreliable, and although we requested multi-unit Airbnb support from the start, it was finally confirmed as not available. We had to create workarounds that were far from ideal and led to lost bookings. The lack of a mobile app also made daily operations more difficult, as our team had to log in through a web browser to check updates. Ultimately, we decided to move away from GuestWisely mainly due to poor customer service, connectivity issues, and the absence of proper multi-unit functionality.

Pros

GuestWisely (former 365Villas) dashboard had a clean and simple layout that made it easy to manage all bookings efficiently. The direct website integration worked smoothly, and the automated message templates and workflow automation were very well designed. These features helped streamline communication and daily operations effectively.

Cons

Customer service is very poor, especially during weekends when there is no support at all. We experienced many issues with channel connections. The onboarding process initially seemed professional, but in practice, there were frequent connectivity problems with the system. There’s also no mobile app to manage communications and operations on the go, and no real-time notifications. Another major limitation is the lack of proper multi-unit functionality with some channels like Airbnb, which forced us to recreate listings and lose valuable reviews. This had a significant impact on reservations and flexibility in assigning guests to different villa units.

Guestwisely takes care of so many aspects of the business that it's hard to pinpoint any specific one. I can, however, say with confidence that introducing Guestwisely early on in my business has was the best business decision I have ever made

When it was 365Villas, the back-end had a lot of latency. This has largely been sorted out since in migrated to Guestwisely.

I have had 365villas for approximately 1 year. I waited this long to do the review as I was waiting until I was able to utilize all the features. It took me a long while to set up the online platform - Caribbean banking system. Once I was ready to go 365villas was there to help do the final steps. I am pleased overall. They are always looking at ways to improve and make the product even better. I would highly recommend 365villas.

Pros

Initially, it was an affordable option for my small property management company. It was a leap of faith for any of the systems out there, as it does take some initial work to get it up and running. I did have a few hurdles and feel the support team has been there every step of the way. You can reach out to support at anytime and the turnaround time is very efficient. It was fairly easy to upload the properties and super easy to make edits and updates once set up.

Cons

If I had to find one thing, I am not a huge fan of the email layout in the system. I am getting used to it but does not feel intuitive for me.

I'm very happy with the software. It's changed how we operate our bunisess and has given us the tools we needed to grow.

Pros

The software is robust and allows you to pick and choose which modules you would like to have, based on your business needs. I love the website integration and booking manager. It has really helped to organize our bookings so that we don't miss anything and it can be shared across our entire team.

Cons

As with any software, it is a lot to learn. I recently added the channel manager to my account, and that has been another steep learning curve. Maybe it would help to have continual group training sessions on different topics.

Pros

What I appreciated the most was, above all, the availability. I was always able to schedule an appointment within the same week. I really appreciated that the meetings lasted an hour, which is very generous compared to other platforms that sometimes offer only 15 to 30 minutes. I appreciated the professionalism of the people who supported me throughout this process and the time they devoted to me. Often, the meetings went a little beyond the scheduled time, and they always stayed with me a bit longer to answer my questions. I received exemplary support—better than I could have imagined. Guestwisely is a complex platform, but thanks to all the meetings I was able to attend, I managed to gain a good understanding of how it works. I also appreciated the respect I was shown. Since English is not my first language and I am new to managing rental chalets, I didn’t always understand things right away, but the people who supported me were always very respectful and patient with me. In short, thank you very much—this is a truly wonderful company!

Cons

Almost nothing! Perhaps the complexity of the platform and the website at the beginning, or the fact that several option require payment. Aside from that, I have nothing to say.

As a property management company, we were looking for a channel manager to integrate different properties in different booking platforms. We found 365Villas and we are very happy. The team is very attentive, helpful and efficient. Answers are given as quickly as possible and they care about the customer. After purchasing the package, several free learning sessions are given and if any further questions arise, the team is available to arrange more sessions. I would especially like to thank Hind, Irina and Leonardo for all the patience and time they gave and are giving to help. Thank you.

The platform is relatively simple to navigate and quite complete. It takes just a few sessions with the team to start understanding how this channel manager works

The reports are really useful, its connection and sync with Rentals United is very accurate. The contact with our Account Manager, \[sensitive content hidden\], its fluent and very efficient. The software is perfect to manage many properties and its good value for moneyI recomend!

They are constantly imporving different areas and I believe that some need (and will) to be further improved: - Pricing setting- Housekeeping Report- Introducing and erasing "notes" in the check in report

Ease of use and how the developers thought about all the little things needed when managing properties and calendars

Cons

There are a few features that would suit our needs that are not on the system. Owner logins and blocking is very basic and more 'control' would be great. Reservations - integrating better with Outlook rather than either taking over the emails or not using 365Villas for emails is not enough.

Our Owner Login feature is highly customizable so perhaps we can offer some assistance here. Our email can be integrated with Outlook in various ways, but ultimately the fully Unified Inbox that is purpose-built for vacation rental businesses and integrates not only with your other communication mediums such as text messaging, Airbnb Messenger and WhatsApp, but also the entirety of your rental management workflow is the way to go. It's much more powerful than anything a stand-alone email system could ever offer, and you can still monitor and respond to messages from your external email. To be honest I'd like to use 365villas but I had to stop the on boarding process, becouse of problems with my old website, which had made my needs higher and than 365villas price to high for me, during this pandemic period, when market is uncertain and unstable....

Easy of use, without any doubt! Intuitive, easy to use, well organized and smooth onboarding. The person who assisted me in on boarding is reliable and well organized!

We have seen 365 Villas professionalize over the years and they have helped us raise our standards. I feel they have advised us in our best interest. They have implemented the features we demanded and their customer service has been attentive. Great value for the money. It is a proper software for our business size.

Integrated accounting feature. It lets you do your operational accounting and connect to QuickBooks if you want to.

Cons

The mobile website is not as complete as the desktop version.

365Villas is the single most important tool we have. The system is working 100 % and their customer service is the best you can find under the sun.

Pros

365villas has been the single most important partner to grow our business. To have the websited and create our own direct channel have enabled us to take on B2B customers and we are less depended on external channels. The management system for guest bookings are great. We can recognize that the company truly understands their customer base. Several developments per year ensures us that these guys are not resting. It is getting better all the time.

Cons

We would like to have a module for reservation of saunas. This must be a calendar with option to choose timings of the day and pay online. Just like with the cabins.

### "Short term Vacation Rental Property Management Software Solution"

Bottom line - We have about 9 months experience with the team and product. While the learning curve has been significant, I wouldn't change my decision to go with 365Villas. Modular and scalable pricing of a full functionality product like this is rare. Your not going to find something better if your business is young, small but is going to grow. A key learning - While I'm a computer and software expert, my partners are not. The business and product is complex so there is a need for a product subject matter expert. That's me. Don't make the mistake of not having/growing one of your own.

Pros

Maybe the most important thing I can provide a reader are my credentials - I'm a EE/CS and Harvard Business School grad with 30 years of experience as VP of Engineering of both small and large Silicon Valley Computer companies. I have spent the last 10 years developing software on my own, aka writing my own code. Managing a family owned Vacation Rental Property business is my third career. Pluses - the product is quite modular and the only product in the market place that is priced that way. This is not an easy thing to do as a developer, so I'm impressed to start off. This modularity allows a small family firm like ours to add features as we develop the skills to make use of them, aka we don't pay for things we don't use until we are ready. As a developer myself, I've come to know the support group. They have been exceptional. Product Quality is very good and getting better as feedback from users like me helps improve the product. Breadth of Functionality - The developers are regularly introducing features that continue to flesh out the functionality of the product.

Cons

Training materials - there is quite a bit of written and hands-on training material available, but the learning curve is still quite steep. Having an exceptional and responsive Support team has been instrumental in supplementing the available materials as we learn. No Mobile version. You have to use a computer. It is my understanding that the introduction of a mobile client is imminent. Responding to Guests in a timely fashion is a key part about this business. One is not always in front of ones computer.

From the beginning the team was always helpful and support is great. I would not hesitate to recommend anyone looking for integrated website and reservations system to give it a try!

Pros

We have been using 365 villas over 1 year now, we worked in the past with MyVR and after that AVANTIO and to date this is the best one we have used. They recently launched new rally good features that we have been requesting for years to other systems like having final total pricing when placing dated and searching for availability. Also the integrated websites they have now are really sleek and great looking for the Luxury Market.

Cons

They took some time to enable VRBO and IRBNB inquiry only booking but now that feature is available and we currently have no more requests for them as everything works as we want it to.

overall we are happy with 365villas and we are now exploring more possibilities that the system offers. We can make more use of the system and we will do so. Pros

All our data can be centralized and most of the business can be dealt with from on platform. This is very handy and saves time.

Cons

Not being flexible enough with creating contracts. For example, changing the format of the contract, per client as not always we can work with the same contract. Also we would like to be able to choose between a contract with prices and one without prices if for example a booking is added through a third party channel like Airbnb. Then we want to create a contract through 365, but without prices.

We think service is very important and the account manager role provides and extra layer of strategic support above and beyond our hardworking help desk team. It has been a pleasure working with 365villas from day one. They provided the entire team with online training till everyone was happy and fully understood the software. Always available when you need assistance. They continue to monitor every users needs to insure they keep on building the system to be the best it can be.

Pros

I love everything about 365 Villas. Having everything in one place - from reservation, owner statements, maintenance to housekeeping. We have been through so many other software but just never could get everything under one. 365 Villas has made property management so much easier.

Cons

There is honestly nothing I can say I do not like about this software.

Pros

The integrated accounting in 365villas is excellent, it take into account every aspect of property management and enables you to create a high variety of reports. The booking and guest communication features are also superb, very professionally written system templates, easy to customize and access. Overall great experience. Excellent costumer service, very attentive professionals and great PMS training staff to truly understand the software.

Cons

The only thing that comes to mind is that it would be nice if the software could also generate reports as PDF files in the format the system presents it to you before making it, instead of only being able to download/ send as an Excel file.

Short term property management is a time consuming business. Therefore any efficiency gains enable us to spend more time on marketing our houses to increase sales. 365Villas has provided us with a number of efficiency gains but still provides accuracy and valuable summary financial information for tax purposes. Their well earned professinal approach rubs off on us giving guests and owners a feeling they are being managed by competent professionals.

Pros

• Automated messaging saves a lot of time and gives guests the impression they are being treated with a personal touch and are very much on our radar. • The accounting features minimise time spent on calculating tax amounts and provide comfort that owner expenses are all accounted for. • P & L statements provide useful information for snapshots of expense and seasonal trends used to trim the business. • Owner statements save so much time compared to my previous software. • Calendar functions allow quick assessment of payment status, enable quick notes to be made and I can work out availability for each property at a glance. • The program has many very useful tools which I use frequently such as the payment manager, bookings sheet, email templates and many more. • There is now well located online help resources to explain how things work or what a particular feature does.

Cons

• There are some small flaws, such as the need for more obvious cancellation notifications, that don’t impact the overall use of the product.

When we were looking for a better software system to handle our small portfolio of short-stay holiday houses, each with a different owner and pricing structure, a priority was to find something that was easy to use, reliable, and clever. 365 Villas is all this and more! The initial set-up process was unbelievably easy and straightforward. The 365 Villas system is very intuitive and adaptable and the staff are very friendly and quick to help with any questions or concerns. Adding tariffs, seasons, special pricing, additional charges, unique commissions and booking fees is a breeze. We love the monthly reporting feature for property owners that allows us to provide an accurate breakdown of all rent, commissions, and property related expenses. Owners can also log-in to view how their property is performing and access their running expense reports at any time. It only took one person just a couple of days to set up our whole business on 365 Villas!! Honestly, it's so easy to use you may not need much help from the 365 Villas steam but it's great to know they are there and, although they operate in a different timezone to Western Australia, they will always get back to you with tips and advice. The easy-to-view booking calendars are so intuitive. For example, you have the option of hovering over a shaded section of the calendar to see the guest's name or clicking on it to be taken to the guest booking itself and drill down into the booking details if needed. We love the automated email reminders about guest arrivals and departures, as well as the ability to tailor templates for sending guest arrival emails or sending notifications to cleaners via email etc. Most importantly, this software really works in terms of maintaining accurate booking calendars across multiple properties with multiple owners and it also handles the accounting side of the business very well. In summary, this is a fantastic all-in-one property management package. It was just what we were looking for and we are very pleased we have found it!

It's an all-in-one package that handles bookings across multiple properties as well as handles accurate monthly reporting requirements for multiple owners.

Cons

Minor issue but it would be great if the filtering-by-date function could be changed from the American system to the Australian eg. dd/mm/yyyy instead of mm/dd/yyyy.

### "Hands down best vacation rental software out there"

365 Villas allows me to manage my 5 vacation rentals with minimal effort on my part. Their platform has allowed me to automate everything once the booking is entered. I have been a user since 2016 and literally could not do what I do without their platform. I list on all the popular booking engines as well as take direct booking from my own site. 365 Villas consolidates all my bookings into a single dashboard with daily e-mail reports for check-in’s and outs. I would recommend the 365 platform to anyone looking to make their life easier when it comes to managing their vacation rental property.

Pros

Automated e-mails are sent to my guest a week prior to check in with access info and details, reminders are sent to my housekeepers 1 day before their arrival, follow up e-mails are sent the day after check in and then again a day before checkout with instructions. Days go by when I do not do anything- everything is on autopilot.

Cons

The 365 Villas team is very open to suggestions and improvements. Anything that I have ever wanted and requested was eventually added. No real cons to this software.
