Avis plutôt mitigé, dans le sens où l’outil est globalement bon et présente un vrai potentiel, mais il n’est pas encore totalement abouti et mérite encore d’évoluer et d’être complété. Lors de la transition, l’équipe a su se montrer réactive dans les moments critiques, ce qui a été appréciable. En revanche, certains éléments qui nous avaient été présentés et qui ont motivé notre choix de passer sur Kinnovis ne sont pas encore pleinement au rendez-vous aujourd’hui. Ce qui reste néanmoins rassurant, c’est votre écoute et votre volonté de faire évoluer l’outil. Kinnovis dispose d’une vraie souplesse et d’un fort potentiel de développement, ce qui est essentiel dans un environnement en constante évolution.

Pros

Les points que nous avons le plus appréciés concernent avant tout la prise en main et la modernité de l’outil. Kinnovis est intuitif à utiliser et bénéficie d’une interface moderne et agréable au quotidien. La possibilité de l’utiliser simultanément depuis plusieurs postes de travail, que ce soit sur PC, tablette ou smartphone, est également un vrai plus. La connexion entre nos différents outils est aussi très appréciable : portail de réservation en ligne, contrôle d’accès, smartlocks… Cette interconnexion apporte une vraie cohérence à l’ensemble et simplifie fortement la gestion. Enfin, les possibilités de personnalisation et d’automatisation de certaines tâches permettent de gagner du temps et de s’adapter plus facilement à nos modes de fonctionnement.

Cons

Les points d’amélioration concernent principalement la facturation et le pilotage. La facturation, aujourd’hui très liée à Stripe, manque encore de souplesse (et son coût reste un sujet), notamment sur la proratisation des remises. Cela nous oblige à facturer à date anniversaire et non au mois calendaire. Dans le même esprit, l’impossibilité d’émettre automatiquement une note de crédit lors de la résiliation d’un contrat nous oblige encore à sortir la calculette et à faire notre règle de trois… un peu anachronique pour un outil aussi moderne. Nous espérons clairement que l’arrivée de l’outil de facturation propre à Kinnovis, en nous libérant de Stripe, permettra de corriger ces points et d’apporter la souplesse attendue. Côté reporting, nous ressentons également un manque par rapport à notre ancien CRM, notamment l’impossibilité d’afficher simplement le churn (différentiel entre entrées et sorties sur une période donnée) sans avoir à faire de recoupements. Enfin, certains indicateurs nous manquent au quotidien, comme la répartition du chiffre d’affaires (box / assurance / autres ventes), mais aussi des données de pilotage telles que en plus de la surface louée, le nombre de boxes, le loyer total potentiel, la valeur totale assurée et le montant des primes d'assurance ...

Le langue et surtout la volonté affichée de faire évoluer l'outil, l'équipe réactive et surtout le fait que Kinnovis ne soit pas seulement prescripteur mais utilisateur de son propre outil via Store Room. NB : vous avez omis Atenea de Ssolid dans votre liste

Das Team ist super nett und kennt sich einfach aus. Helfen auch immer gerne. Onboarding hat super geklappt. Die Software ist recht neu aber hat schon so gut wie alles was ich brauche. Wichtig war für mich der automatische ID Check. Der gesamte Prozess muss einfach automatisiert sein, für Endkunden als auch für mich als Betreiber.

Pros

Features sind auf selfstorage bzw. Garagenparks entwickelt. Super wichtig und gut gemacht. Support läuft.

Cons

Ein paar Kleinigkeiten die aber bald kommen sollten. Es ist einiges einzustellen im Zuge des Onboardings, es gibt aber einfach viele Features, die zum Teil verpflichtend sind und andere optional.

Our onboarding experience with Kinnovis has been one of the most frustrating and unprofessional business interactions I’ve had. Despite paying the onboarding fee immediately, we faced repeated delays, chaotic communication, and constant out-of-office replies from different team members without prior notice. The data we provided was ignored or mishandled — including basic errors like auto-filling incorrect move-in dates and copy-pasting spreadsheet headers as client names. Issues we raised were often ignored, and integration steps they claimed weren’t done had in fact been completed weeks earlier. Over several weeks, we wasted time repeatedly updating data because Kinnovis failed to act on information we had already provided. When I requested a refund due to non-delivery of services, they refused and shifted the blame entirely to our side. P.s. They trade good reviews for discounts

Pros

The only thing they arrange promptly are their sales calls — everything after payment is slow, disorganised, and lacking accountability.

Cons

This was supposed to be a long-term partnership, but it quickly became clear there was no accountability or reliability. I would strongly caution anyone considering working with Kinnovis to think twice — especially if you value timely, structured, and professional project management.

Generally a very good, clearly a purpose built CRM for the Self Storage industry

Pros

It's very easy to track leads by name and location. This allows myself and the team to manage our leads effectively and efficiently

Cons

My biggest grievance is that I can't add a "blanket" booking plan. It would be much easier to add "6 months" or "12 months" etc across the board, and it can be used across various locations and unit sizes. This also includes the one time products. I wish they were available across all sites.

The overall experience so far with Kinnovis has been fantastic. some amazing features. would love to see a change to customers owning multiple containers and receiving 1 invoice for all per month instead of 1 invoice for every individual container they rent. this would be the cherry on top with Kinnovis.

Pros

How truly automated it can make your self storage business. we are over the moon with the simplicity, yet effectiveness of it. it has really changed the way we operate as a business, streamlining all tasks and improving efficiency in the short and long run.

Cons

the ability to not send 1 invoice for multiple containers. i.e if someone has 19 containers on our site they receive 19 individual invoices instead of one for all.

Very helpful, friendly and dynamic company

Pros

It allows me to fully automate my monthly billing, saving a significant amount of time. The system is user-friendly, and support is always readily available. There is also the functionality for online booking. Good software
